건축행위 유형별 필지의 공간적 특성 비교연구 (A Comparative Study on Spatial Characteristics of Parcel by Type of Building Construction)

  • The purpose of this study is to identify the spatial characteristics of the parcels in which building construction occurred. In recent, urban development patterns in Korea have been shifting from the past. Small-scale development at parcel level is becoming more important in accordance with individual location needs in the low-growth era unlike public lead large-scale urban development in the rapid growth period. Therefore, it is necessary to study the spatial characteristics of the parcels where small-scale development takes place for future urban development management. This study used the chi square independence test, t-test and ANOVA (analysis of variance) to identify the spatial characteristics. The results of the study show that there is a spatial characteristics difference not only between building construction and non-building construction parcels, but also by type of building construction. The parcel where the building construction occurred have a higher proportion in detached house, major commercial districts, district unit planning areas, and commercial areas. In addition, it is caused by parcels, which are large scale and economically valuable, and are influenced by traffic factors such as urban centers and subway accessibility. As a result of each type of building construction, the parcels where the building use change occurred have spatial characteristic difference compared to other building construction, while the spatial characteristics are similar between the new construction/extension and new construction/extension with change of use. Based on this results, it will be possible to identify areas with high demand for small-scale development in the future and to utilize them for planning management of urban development. Furthermore, it will be possible to manage development demand by type of building construction, and to prepare differentiated plans considering the appropriateness of development plan, availability of infrastructure, and harmony with surrounding environment.

  • The small-and-medium sized construction sites are in weak state of safety management because of the variable working environments, the lack of safety techniques and the weak economic conditions, and industrial accidents of these sites were occupied 60% of the total construction accidents. Recently, the safety engineer's number are not to be enough at the small-and-medium sized construction sites. Therefore, the safety engineer's works are addition to more and more. This paper is a development of the integrated program which using composition of construction safety management expenses. It is an management tool which helps to saving time of construction safety engineer. A method of development composition, to used Brain Storming for a place of meeting to construction safety management counselors.

  • 정부의 국민생명 지키기 3대 프로젝트의 일환으로 전체 사고성 사망사고의 절반이상을 차지하는 건설현장에서의 재해예방을 위한 감소대책과 근본적인 변화를 위한 안전 중시 문화 확산을 위해 사전예방의 실효성 있는 위험성 평가 방안이 필요한 실정이다. 건설재해 중 중 소규모 현장의 재해는 전체 건설 재해의 88.9%를 차지하고 있으며 이는 안전관리감독자의 부재로 인한 관리소홀과 사전 안전조치 미흡이 가장 큰 문제점이라 볼 수 있다. 이에 대한 중 소규모 건설현장의 재해예방을 위해서는 현장의 위험성을 평가하고 예방할 수 있는 적극적인 방안이 무엇보다도 필요하다고 생각된다. 이와 같은 관점에서 본 연구는 건설재해의 발생빈도가 높은 중 소규모건설현장의 재해율 저감을 위해 건설현장 안전관리 문제점을 도출 분석하여 재해다발요인의 중점 위험항목과 선제적이고 실천 가능한 위험성 평가 방안을 제시하는데 목적이 있다.

  • 중소건설업체는 열악한 경영상태 전문인력 부족, 기술력 부족 등의 여러 문제로 인해 그 기반이 매우 취약하다. 이린 상황에서 IMF 이후 대형건설업체들의 수주난과 경영 악화는 대형건설업체의 하도급을 수행하는 중소건설업체에도 전가됐으며, 이에 중소건설업체의 생존을 위한 전반적인 변화와 정보기술 도입을 통한 경쟁력 확보가 요구되고 있다. 본 연구는 중소건설업체의 프로젝트 관리방안 측면에서 중소건설업체의 특성과 기존 대형건설업체 및 상용 SI업체에서 개발한 정보관리 시스템을 분석하여 중소건설업체를 위한 프로젝트 정보관리체계를 구축하고 이를 관리하는 지원시스템 모델을 제안하고자 한다. 이를 통해 중소건설업체의 프로젝트 정보관리 능력을 향상 및 생산성 향상을 통한 경쟁력을 확보할 수 있을 것으로 예상된다.

토지이용 특성을 고려한 소규모 농촌유역의 비점오염물질 유출특성 해석 (Characterization of Runoff Properties of Non-point Pollutant at a Small Rural Area considering Landuse Types)

  • Attention has increasingly focused on the pollutant load discharged from rural area since the enforcement of total maximum daily loads (TMDLs) in korea. As one of the methods to control the inflow of pollutant load during wet weather events, local governments are attempting to apply non-point source control facility. To design those facilities appropriately, it is essential to understand the runoff characteristics of pollutants such as TSS, $BOD_5$, $COD_{Cr}$, TP and TN. In the paper, the quantitative analyses for pollutant runoff characteristics were examined in a small rural watershed with the area of about 53 hectares. For a dry weather day and wet weather events, variation patterns of dry weather flow and runoff characteristics of wet weather flows were monitored and investigated. The runoff model using XP-SWMM reflecting the landuse types of the watershed in detail was simulated to perform the sensitivity analyses for several factors influencing on their hydrograph and pollutographs. As a result, for the case of medium and small rainfall events (i. e. total rainfall of 35.8 and 17.5 mm), the impervious area including green house, roof and road which covers relatively low portion of total area (i. e. 16%) caused substantial first flush and the majority of total runoff load. Therefore, it has been concluded that the runoff characteristics of each pollutant and distribution of impervious area should be considered for the establishment of the control strategy of non-point pollutant runoff at a rural area.

중소건설기업의 직무배태성이 이직의도에 미치는 영향 : 조직몰입을 매개로 (The Effect of Job Embeddedness in Small and Medium Sized Construction Companies on Turnover Intention through Organizational Commitment)

  • 본 연구는 서울, 경기, 인천지역 소재 중소건설기업의 종사자를 대상으로 하여 중소건설기업 구성원의 직무배태성이 조직몰입을 매개로 이직의도에 미치는 영향을 규명하는데 목적이 있다. 표집방법은 유의 표집법을 활용하였으며 최종분석에 이용된 표본 수는 316명으로 입력된 자료 처리는 SPSS 20.0 프로그램을 이용하여 통계분석을 실시하였다. 분석결과, 첫째, 중소건설기업 구성원의 직무배태성의 하위요인 적합성, 희생과 이직의도 간의 상관관계에서 유의한 부(-)의 영향을 미치는 것으로 나타났으며, 연계는 유의하지 않은 것으로 나타났다. 둘째, 중소건설기업 구성원의 직무 배태성의 하위요인 적합성, 희생, 연계 순서로 조직몰입에 유의한 정(+)의 영향을 미치는 것으로 나타났다. 셋째, 조직몰입은 이직의도에 유의한 부(-)의 영향을 미치는 것으로 나타났다. 넷째, 조직몰입은 직무배태성과 이직의도 간의 관계를 매개하는 것으로 나타났다. 따라서 중소건설기업 구성원의 직무배태성이 높을수록 이직의도에 영향을 미치는 요인임을 알 수 있었다. 이는 조직 구성원 개인이 추구하는 가치의 적합성, 업무열정, 조직에 대한 애착 등을 향상시킴으로써 이직의도에 긍정적인 영향을 미칠 수 있음을 시사한다.

Computer Vision-based Continuous Large-scale Site Monitoring System through Edge Computing and Small-Object Detection

  • In recent years, the growing interest in off-site construction has led to factories scaling up their manufacturing and production processes in the construction sector. Consequently, continuous large-scale site monitoring in low-variability environments, such as prefabricated components production plants (precast concrete production), has gained increasing importance. Although many studies on computer vision-based site monitoring have been conducted, challenges for deploying this technology for large-scale field applications still remain. One of the issues is collecting and transmitting vast amounts of video data. Continuous site monitoring systems are based on real-time video data collection and analysis, which requires excessive computational resources and network traffic. In addition, it is difficult to integrate various object information with different sizes and scales into a single scene. Various sizes and types of objects (e.g., workers, heavy equipment, and materials) exist in a plant production environment, and these objects should be detected simultaneously for effective site monitoring. However, with the existing object detection algorithms, it is difficult to simultaneously detect objects with significant differences in size because collecting and training massive amounts of object image data with various scales is necessary. This study thus developed a large-scale site monitoring system using edge computing and a small-object detection system to solve these problems. Edge computing is a distributed information technology architecture wherein the image or video data is processed near the originating source, not on a centralized server or cloud. By inferring information from the AI computing module equipped with CCTVs and communicating only the processed information with the server, it is possible to reduce excessive network traffic. Small-object detection is an innovative method to detect different-sized objects by cropping the raw image and setting the appropriate number of rows and columns for image splitting based on the target object size. This enables the detection of small objects from cropped and magnified images. The detected small objects can then be expressed in the original image. In the inference process, this study used the YOLO-v5 algorithm, known for its fast processing speed and widely used for real-time object detection. This method could effectively detect large and even small objects that were difficult to detect with the existing object detection algorithms. When the large-scale site monitoring system was tested, it performed well in detecting small objects, such as workers in a large-scale view of construction sites, which were inaccurately detected by the existing algorithms. Our next goal is to incorporate various safety monitoring and risk analysis algorithms into this system, such as collision risk estimation, based on the time-to-collision concept, enabling the optimization of safety routes by accumulating workers' paths and inferring the risky areas based on workers' trajectory patterns. Through such developments, this continuous large-scale site monitoring system can guide a construction plant's safety management system more effectively.

국내 건설회사의 안전관리수준 향상지수 및 특성 분석 (Improvement Index and Characteristic for the Safety Management Level of Domestic Construction Companies)

  • In order to present basic data for the balancing improvement of safety management level in domestic construction companies the improvement index and characteristic of safety management level are offered by comparing the year 2006's safety level with the year 2001's one. The companies under concern are classified into 51 large scale companies and 61 middle and small scale ones. The safety management level of both head office and construction sites is improved for all companies without regard to the scale. Specially, the improvement index of middle and small scale companies shows the higher rate than large ones and head office higher than construction sites.

  • We need the contingency cost in order to deal with the uncertainty to be accompanied inevitably at the construction and an every kind risk not to forecast in advance. And also the contingency colt needed for the change order and we need it for reduction of the delay and reduce the trouble between owner and constructor. This study, through checking and analyzing the risk factor, in the step of domestic construction, suggests optimal management reserve to specific business about the contract type and the scale. The main results of this research are summarized as follow. First, I investigated the recognition about the contingency cost, grasped the risk to be happened at the construction step and found out the frequency occurrence, through making up question to engineer are carrying out their job in the domestic construction. Second, I computed optimal contingency cost rate by the statistics investigation, and proposed an improvement plan and problem when compute a contingency cost.

Causes of Schedule Delays in Building Construction Projects in Vanuatu

  • With its recent tourism boom, Vanuatu, a small country in the South Pacific, is experiencing an increasing demand for construction. However, it has been struggling with persistent schedule delays in their construction projects due to a variety of reasons. In an attempt to respond to this situation, this paper aims to identify the major causes of schedule delays in building construction in Pacific island countries, with a focus on Vanuatu. To collect data on the factors affecting schedule delays, face-to-face interviews were conducted. Based on these, seven major causes of schedule delays, as selected by the majority of the participants, were identified and discussed to provide perceptive insights for future improvement opportunities. This paper attempts to help contractors with limited resources better understand the major causes of schedule delay in Vanuatu and achieve better performance in building projects.
