A Study on the Single-Family House Price Determinants Analyzed by Quantile Regression: In case of locating single family houses in Seoul (분위회귀분석을 적용한 단독주택의 가격형성요인에 관한 연구: 서울시 소재 단독주택을 대상으로)

  • Single family houses are the traditional & typical type of house in human history. But there had been little attention to single family houses in Korea so that there was little studies on single family houses. This study aimed to analyse price determinants of single family houses in Seoul, using Quantile Regression Analysis(QRA). Because single family houses has large levels of price, quantile regression analysis is more proper than Ordinary Least Square(OLS). The Results of analysis showed that, land coverage ratio, zoning, passed years, basement floor, hight of land, shape of land were important factors to single family houses price. The scale of effect of land coverage ratio to single family houses price was different to price levels of single family houses. And basement floor affected more negative effects to middle price, location and zoning had positive effects to high price single family houses. The degree of influence of determinants of single family houses price was deferent by region, KangBuk and KangNam. In KangNam, land coverage ratio and accessibilities were more important in low price single family houses, green zone and more far way is affected positive effects on single family houses price. In Kangbuk, land coverage ratio affects similar effects on single family houses price.

A Study on the Scale and Dimensions of member of Sectional structure for Five-Purlin Houses from Joseon Era (조선시대 민가 오량가(五樑架) 종단구성의 규모와 부재치수에 관한 연구)

  • As a part of the research on existing structures of private homes from Joseon Era. Focusing on one hundred twenty five-purlin houses, the current study investigated the features and characteristics of the house structure from style, size, proportion and roof pitch, and measurements of key parts, and developed the following conclusions. Most are single-houses (89, 83%), and among them, there are 47 single front-terrace houses (39%), which is the highest number. The sizes of lower house structure do not differ greatly depending on the vertical structure, and single rear terrace house and double-house have relatively larger side sizes. The size of upper structure is larger in double-houses compared to other vertical structures, indicating a relatively higher roof. The cross-section measurement of major parts show that double-houses are larger than single-houses by 3cm in pillar, 3-4.5cm in crossbeam length, and 4.5cm in crossbeam width. However, Janghyeo width was consistent at 7.5 to 10.5cm, maintaining uniformity regardless of vertical structure of the houses. In addition, the cross-section measurements decreased from sixteenth to nineteenth century, with the size of pillar size decreasing the most. The result that the Janghyeo width is not related to the house structure house confirmed that the Janghyeo width was kept consistent regardless of the size of the house structure.

A Study on the Structural Safety Analysis for Vinyl House at Snow Load (비닐하우스의 적설하중 구조안전성 검토에 관한 연구)

  • Vinyl house consists of main rafter, lateral member, clamps and polyethylene film. Many vinyl houses are used in the countryside to grow vegetables. These vinyl houses have occasionally been collapsed due to heavy snowfall in winter. Many farmers get a lot of economical damages, if vinyl houses are collapsed. So it is most important to built a safe vinyl house that can withstand heavy snowfall. In this study, a structural analysis was performed on three types of vinyl houses(07-single-01, 10-single-04, 12-single-01). In addition, the structural analysis of the three types of vinyl houses provided axial forces, flexural moment, and combined stress. For these three types of vinyl houses, structural safety was reviewed by obtaining the combined stress ratio by the strength design method. This structural review showed that the specifications for the vinyl house proposed in the design are not safe. Especially, the result of increasing the design snow load by 15 percent and 30 percent showed that the vinyl house structure constructed as a standard for vinyl house was a more dangerous structure. Therefore, it is necessary to revise regulations such as increasing the thickness of rafters or widening the gap in order to make vinyl houses structurally safe for heavy snowfall in the future, and to devise diverse methods to make vinyl houses that are structurally safe.

A Study on the Structural Safety Analysis for Vinyl House at Wind Load (비닐하우스의 풍하중 구조안전성 검토에 관한 연구)

  • Vinyl house consists of main rafter, lateral member, clamps and polyethylene film. Many vinyl houses are used to grow fruits, flowers and vegetables in the countryside. Due to climate change, vinyl houses are often destroyed by strong winds or typhoons in summer. Many farmers suffer great economic damage from the collapse of vinyl houses. So it is very important to build a safe vinyl house and find a method to withstand this heavy wind load. In this study, a structural analysis was performed on four types of vinyl houses(10-single-4, 10-single-6, 10-single-7, 10-single-10). In addition, axial force and flexural moment are obtained from the structural analysis of four types of vinyl house. For these four types of vinyl house, structural safety was reviewed by obtaining the combined stress ratio by the strength design method. This structural review showed that the specifications for the vinyl house proposed in the design are not safe. Especially, the result of structural analysis for four types of vinyl house showed that the vinyl house structure constructed as a standard was a very dangerous structure. Therefore, it is necessary to devise diverse methods in order to make vinyl houses structurally safe for heavy wind load in the future. Also a variety of manual development is needed to prevent the collapse of vinyl houses at heavy wind load.

  • Among the protected horticulture facilities in Korea, 99.2% are pipe-framed green houses and most of them are structurally vulnerable single-span type green houses. This study examined peak external pressure coefficient for the roof surface of a green house group composed of single-span and a multiple-span green houses. According to the results of the experiment, the distribution of peak external pressure coefficient was around 30% higher in the single-span greenhouse than in the multi-span ones. The external pressure coefficient for the roof surface of the vinyl house group was, in all of the three vinyl houses, was around 20%-30% higher than that for single-span greenhouses.

A Study on the Summer Thermal Environment in Korean Urban Residences (도시주택의 여름철 온열환경에 관한 측정실험 연구)

  • This is a basic study designed to discover the most comfortable thermal environment for Korean residences. The purpose of the research is to observe and measure the summer thermal environment in Korean urban detached single family houses and apartments by utilising proposed evaluation standards and methods. The technique used involves the measurement of environmental elements, such as indoor temperature, relative humidity and radiant temperature both in detached single family houses and apartments. Also, in order to understand the resident's thermal comfort response. ASHRAE' thermal sensation 9th level, indoor temperature 5th level, and thermal discomfort 4th level in the psycho-physical voting scale (1972) was used. In conclusion, among Korean urban residences, detached single family houses provided a more stable thermal environment than apartments, as shown by physical psychological evaluations. The possible reason for such stability in detached single family houses may be the usage of reinforced concrete structures which maintain consistent temperatures.

Housing Identity Expressed on Entrance Features in Single Detached Houses (단독 주택의 진입 외관에 나타난 주거 아이텐티티)

  • This research was to identify housing identity expressed on entrance features In Korean single detached houses. The data were collected from field study and content analysis method of 45 houses in Chonju city. The methods of observation, of measuring the size, of sketching. and of Photos of entrance feature in the single detached houses were used for this study. Results of this study were as follows. First. the height and the form both of main gate and of wall tended to be closed. In particular. the size of main gate tended to be shown off rather than having practical funtion. whereas the form of main gate were semi-opened and thus could not guaranteed privacy of the residents very well. Second, 53.3% of the direction of main entrance were found to be at right-an91e0 with main gate, which reflected the control needs of private life. Third. the balance of main gate and exterior was homogeneous, which expressed the increase of aethetic concern of exterior Finally. most of entrance approach were made of stones and bricks. This result indicated that the practical funtion of entrance approach was emphasized the emotional environment was not considered in building the entrance approach.

Analysis on Sustainability Assessment Tools for Overseas Single Detached Houses (해외 단독주택의 지속가능성 평가도구 분석에 관한 연구)

  • As climate change and environmental degradation become more evident, the public's concern and knowledge on sustainable development requires planners to have regards to social impacts and long term economic viability, as well as environmental impacts. The main objective of this study is to analyze existing sustainability assessment tools for single detached houses. The most widely used oversea tools are selected. From analysis on the existing assessment tools, "Impact Estimator" by Athena Institute, "Bees 4.0" by NIST, "CASBEE for Home" by JSBC, "Envest for Housing" by Energy Saving Trust, "LISA" by Center for Sustainable Technology, "SBTool" by iiSBE (International Initiative for Sustainable Built Environment), it can be seen that the current sustainability assessment programs are in need of much improvement. The selected programs are analyzed on scope of program setting & running, data input & output, assessment categories, and strength & weakness. This study is to supplement the existing sustainability assessment tools for single detached houses, and provide information for the development of web-based program to assist architects or home owners to plan sustainable houses in Korea in the schematic design stage.

  • This paper aims to applying the architectural business model canvas to urban single houses business based on the prosumer concept of knowledge-based economy. For that purpose, current status of housing market are reviewed to compare the characteristics of urban single houses with general apatments, Second, from the viewpoints of prosumers which means the client as both producer and consumer, single house business problems were investigated. Third, for the purpose of improving current business problems, new architectural business model with the help of business model canvas is developed to give the improvement measures.

  • This study aims to analyze interior spatial characteristics of Korean single-family house which were designed by architects. For that purpose, plans, pictures and data of Korean single-family 113 houses which appeared in architectural publications from 1998.7 to 2002.6. were collected. The results of this study are the followings; 1) the ratio of southern-facing is higher in living room and master bedroom than in dining room and kitchen; 2) spatial elements of master bedroom are bedroom, bathroom and dressroom, those of dining room and kitchen are dining room, kitchen and multipurpose room and those of family bathroom are bathroom and restroom; 3) the living room does not located in the center of the plan; 4) the ratio of exterior door is higher in kitchen and master bedroom than in dinning room and living room; 5) stairs located in hall, corridor, livingroom etc., 6) there are void spaces in about half of houses which were collected.
