The Effects of Complex Commercial Facility on the Prices of Nearby Apartments (복합상업시설이 인근 아파트 가격에 미치는 영향)

  • This study empirically analyzed the effect of complex commercial facilities on the price of nearby apartments in a Hedonic price model. The spatial range of this study was the walking area of H Department Store located in Pangyo among the second new towns suburb of Seoul, and the time range was 2020. The dependent variable was the real transaction price of the apartment, and independent variable were the characteristics of the housing, the characteristics of the complex, and the characteristics of the region. As a result of the analysis, the area of exclusive use space, the transaction floor, and the highway accessibility had a positive effect on the price of the apartment, and the elapsed year had a negative effect on the price of the apartment. However, the size of the apartment had little effect on apartment prices, and the distance from the complex commercial facilities was shown to be related to apartment prices, indicating that apartment prices declined as it moved away from the complex commercial facilities. Therefore, this is much more influential than the influence of distance from subway stations on apartment price. This confirms that the effect factors of apartment prices and the size of their influence appear differently in the new town area and the existing metropolitan area.

Heat Consumption Pattern Analysis by the Component Ratio of District Heating Users (지역난방 사용자 구성비에 따른 열소비 패턴 분석)

  • To run an optimal operation of Integrated energy supply facilities, we need to analyze heat consumption patterns of District heating users and derive optimum and maximum load ratio of heat production facilities unit. This study selects three District heat production facilities. It also classifies District heating users into residential apartment buildings and eight non-residential buildings and analyzes heat consumption results for an year. Finally it carries out the analysis of how the ratio change of each type affects maximum load ratio, facility utilization ratio, heat supply range. According to this study, three different District heat facilities of residential apartment building show similar daily and annual heat consumption patterns. Annual average load ratio, maximum load ratio and annual heat demand increase as outdoor temperatures decrease. Non-residential buildings in urban District focused on apartment buildings display similar by the daily and annual heat consumption patterns. Yet their daily and annual maximum load ratio differ according to outdoor temperature, District, building types and their composition ratio. In the case of urban District focused on apartment buildings reach optimum and maximum load ratio when apartment buildings reaches 60-70% of the total. At that point heat supply range becomes maximized and the most economic efficiency is obtained.

Understanding the Living Demands of Kazakh Apartments through Plan Alteration Cases (카자흐스탄 아파트 단위세대 평면변경 사례를 통해 살펴본 주거요구의 경향)

  • As an emerging market in central Asia, Kazakhstan's housing market is witnessing increasing demands. Though Korean construction industries have attempted to take advantage of this opportunity, inadequate understanding of the local living demands have kept the industries from successfully establishing themselves in the foreign context. The goal of this research is to derive architectural planning implications regarding the living demands by investigating changes being made to the housing structure. By analyzing 11 apartment unit plans, it was found that Kazakhs had a living demand for more spacious living rooms and functional spaces. In the effort to improve the livingroom environment and usability such as enlarging the livingroom, removing the living room wall for open space or expanding the inner space facing outside is understood that the living room is considered as an important space. The fact that spaces such as dress rooms and utility rooms are being added in the housing market, reflects the demand of functional spaces. These demands are considered as the reflection of the traditional life style of nomad culture and the cold local climate. Therefore, it can be said that the apartment unit plans distributed in the Korean housing market are quite compatible with the Kazakh housing market since they offer spatious living rooms, while the latter founding implies the changes that ought to be made for a successful establishment in the foreign market.

A Study on the Effect of Open and Closed Room Doors on Apartment Ventilation Characteristics (공동주택에서 각 실 문의 개폐에 따른 환기 특성 연구)

  • The objective of this study is to propose basic design guidelines for more effective air ventilation system in apartments. It is well known that ventilation depends on whether the room doors are open or closed as well as people's living patterns. This study considers 84 ㎡-sized apartment which has extended living room without balcony. Ventilation of bathroom and kitchen is not considered. The height of the building, external air pressure and air infiltration through the windows are also neglected. The regulation on indoor air quality made it mandatory that the air change per hour be more than 0.7. Four models are suggested to study the effect of open and closed doors. Models 1 and 3 are open door types and models 2 and 4 are closed door types. The open types have 50 mm hole near the top of the door to substitute exhaust outlet. The ventilation effectiveness was evaluated by 3-dimensional numerical simulation using finite volume method by a commercial software. This work compares air flow, temperature of air, age of air and the efficiency of ventilation of apartments with wooden doors of bedroom 1 and 2, which are open or closed.

An Analysis of Status Quo on the Multi-layer Planting at the landscape Planting Area in Apartment and Neighborhood Parks in Seoul Metropolitan Area (조경식재공간에서 다층식재의 실태분석 -수도권 아파트와 근린공원을 중심으로-)

  • This study based on the theoretical understanding of multi-layer planting which have engineering, ecological and landscape benefits, was conducted to find out the status of multi-layer planting in the apartment and neighborhood park in Seoul. This study was also aimed to seek for the problematic matters, and suggest a solution on the current multi-layer planting. The results of this study were as follows; 1) Since landscape woody plants have been classified just as tree and shrub in Korea, the classification for the multi-layer planting has been unreasonable, and landscape woody plants might have been classified as tree, sub-tree and shrub, or upper, middle, and lower-layer, It could be defined that upper layer is over eight meters in full growth, middle over 3-8 meters and lower under 3 meters. 2) In apartments, the upper layer consisted of eighteen species, the middle and lower layer seven species each. In neighborhood parks, the upper layer consisted of fifteen species, and the middle and lower layer five species each. 3) In terms of planting year of the surveyed areas, there were no differences in the number of species when planting year of the apartment was divided into two groups, the first half(1900-1995) and the second(1996-2000). But, in terms of individual occupation, the percentage was decreased in upper layer, while there was increasing in middle and lower layer. 4) As the result of survey of multi-layered area, it appeared that apartment was shown 0.65 percent and neighborhood park 0.61 percent of the planted area, which was less than 1 percentage of landscape architecturally planted area. 5) In apartment, the number of individual in middle layers has been increased in the first half and the second, but with respect to the correlation with multi-layered area, the apartments had the "$\rho$=0.208", saying that increasing middle layer was scattered planting instead of multi-layered planting. 6) In planting at the apartments in Korea, the planting density was limited, because the layer division was restricted to only tree and shrub. On the contrary, it was divided into upper, middle and lower tree in Japan. Therefore, in Korea, it should be classified as the planting density by dividing into tree, sub-tree, and shrubs, or upper, middle and lower tree by the law. And, it should be considered that the multi-layered planting has a proper organic relation as well as the planting density.g density.

A Study on Dining out Behaviours of Fast Foods - Focused on Youido Apartment Compound in Seoul - (패스트 푸드의 외식행동(外食行動)에 관한 실태조사(實態調査) - 여의도아파트단지(團地)를 중심(中心)으로 -)

  • To determine dining out behaviours of fast foods at five different fast food restaurants of Youido apartment compound in Seoul, a survey was conducted of 460 customers ranging in age from 7 to 29 year, from October 1 to 5th, 1986. Findings are summarized follows: The reasons the customers the fast food restaurants by the highest percentage were the following in the order: 'the atmosphere in which fast food is eaten is enjoyable for the companionship', 'convenient to dining', 'the surroundings and dining equipment are pleasant and hygienic', and 'to be able to stay as long as I want'. The majority of the customers visited the fast food restaurants with their friends between 1pm and 5pm. The fast foods purchased by the customers were mostly for snack rather than a full meal. Preference was a major factor in food selection from available meun items. Ice cream, Kentucky fried chicken, rolled rice with laver I rice cake stew, fried Mandoo were ranged high on the list of liked foods, in contrast, lower preference was for noodle soup, small red bean porridge, pinenut porridge, and persimmon punch.

A Study on the Qualification System for Raising Engineers of Maintenance for Apartment Houses - Based on the Qualification System of the United States - (공동주택 유지관리전문인력 육성을 위한 자격체계에 관한 연구 - 미국의 자격체계를 중심으로 -)

  • Korea owns vast amount of apartment houses no less than those of world prominent countries, but did not pay enough efforts to maintain existing apartment houses and develop policies to reuse them due to growth driven policy of housing supply like construction of new houses. Korea constructed tremendous amount of houses in short period through government led forced house supplying policy, and resulted in excess houses such that present house supply rate happened to be reaching 110%. However, recently there are growing demand of change in housing policy due to social environmental changes like low birth rate and aging of society etc and nationals' demand for improvement of residential quality. When such social changes are demanded and 80% of apartment houses in Korea are less than 20 years old, renovations and remodeling of apartment houses are anticipated to emerge as important matter. In particular, the apartment houses in Seoul and the 1st generation new cities like Bundang and Ilsan etc have passed considerable period of time after construction and require safety measure, it is quite impending to raise engineers for the maintenance of existing apartment houses. Therefore, in this paper, direction for the raising of maintenance engineers in Korea was proposed through analysis of relevant qualification system for the apartment houses maintenance engineers in the U.S.

Complementary measures for Environmental Performance Evaluation Index of External Space of Green Standard for Energy and Environmental Design for Apartment Complex - Focused on the Respect of Response to Climate Change - (공동주택 녹색건축인증기준의 외부공간 환경성능 평가지표 보완방안 - 기후변화 대응 측면을 중심으로 -)

  • An apartment complex is a building use with great potential to contribute to solving problems related to urban ecological environment and climate change. The first goal of this study is to grasp the current situation of application and limitations of the ecological area rate, which is a representative evaluation index used to evaluate the environmental performance of the external space of an apartment complex in Green Standard for Energy and Environmental Design (G-SEED). The second goal is to propose a prototype of the evaluation index for evaluating greenhouse gas (GHG) reduction performance in order to supplement the evaluation index for the environmental performance of the external space in terms of response to climate change. We analyzed 43 cases of apartment complexes certified according to G-SEED, which was enforced since July 1, 2010, and found application characteristics of each space type and the limitations of ecological area rate. We analyzed overseas green building certification systems such as LEED and BREEAM that derived implications for supplementing the limitations of ecological area rate, which is focused on the evaluation of soil and water circulation function, and set up a development direction of complementary measures. Through analysis of previous studies, relevant regulations and standards, and technical documents of the manufacturer, the heat island mitigation performance of the pavement and roof surfaces of the apartment complex and the carbon uptake performance of the trees in the apartment complex was selected as parameters to yield the GHG reduction performance of the external space of the apartment complex. Finally, a quantitative evaluation method for each parameter and a prototype of the evaluation index for the GHG reduction performance were proposed. As a result of applying the prototype to an apartment complex case, the possibility of adoption and applicability as an evaluation index of G-SEED were proved.

A Study on the Improvement Suggestions for Color in Urban Environment -with special regard to the surface color of apartment building in Seoul- (都市環境色彩改善方案에 관한 硏究 -아파트 表面色을 對象으로-)

  • The purpose of this study was to suggest an improvement proposal for colors in urban environment with special regard to the surface color and their situations of apartment buildings in Seoul. For this goal, 167 cases of different color types of apartment buildings were surveyed. And, the survey was performed in the view of color by areas, by localtion, by builder, by paint year, by built year, by appearance of building, and by surface texture to prove the influencing factors on the surface colors. These collected data analyzed and compared with the existing studies to find out the changing trend of colors. The results are as follows : 1) The use of neutral gray($26.4{\%}$) and warm color(YR, Y, GY; 56.4%) were dominant and the usage trend of higher 'value'(87.4%) and lower 'saturation'(73.0%) was obvious. Especially, the use of PB and P was noticeable. 2) In comparing the existing studies, the changing trend in the surface color pattern was found. That is, neutral gray was used dominantly in 1970's, warm color(YR, Y)in the middle of 1980's. In the end of 1980's, warm color were also used dominantly same as before and GY, PB, P were used noticeably with some rising tendency of higher 'value' and lower 'saturation' was obvious. 3) The results of analysis by localtion shows that the different color groups might exist in Seoul city. Neutral gray and YR were dominant in zone I. Warm colors(YR, Y, GY)were prevailed in zone II, III, IV. In zone V, many colors were evenly used. In zone VI, middle values at warm color were dominant. Progressively, these color groups with further study could be considered in the color management in urban environment possibly. 4) Surface color of apartment buildings were different from their builders. 5) Concerned with the painted year, the use of higher 'value' and lower 'saturation' was increased gradually with the change of times. 6) the analysis by the built year revealed that the 'value' of surface colors on the old buildings was lower than that of the new ones. 7) The 'value' of colors on the surface with texture was higher than that of the surface without texture. 8) In the combination of two colors, the use of 'value' with difference at the same 'hue' was found harmonions in many cases, but the 'saturation' in usage was included in the ambiguity (Moon & Spencer's term). The ambiguity in color harmony should be improved in the near future.
