  • In order to introduce P.S.M. system adequate to domestic construction first, many cases similar to advanced foreign P.S.M. system have been collected and compared to the domestic situation. Then, the current safety management status of bridges, subways, apartment and office building construction are investigated while visiting interview, using questionnaire at site have being done. The potential hazard and measurement have been investigated for each kind of works, and the domestic introducing method of P.S.M. system is analyzed with expert discussion. In order to represent how to make out P.S.M. plan, the questionnaire is made out using each five place for bridge, subways, apartment and office building. As the weight factor for potential hazard of each work obtained from more than forty site places, is produced and shown. Also, a direction the recommendation is suggested to improve tool in each construction site with work schedule. It is thought that proposed schedule contributed to keeping in safe business administration of each company in decreasing many effort at the construction site.

  • This study is to apply Hedonic Price Method in analyzing residents' preferences for three types of urban green space (UGS, rivers, urban parks, and forests) near the apartment complexes in Seoul. Based on hedonic price function estimation results, residents in Seoul preferred for the urban amenity that was provided by the view and accessibility (in terms of both within 10 minutes and distance) of rivers and urban parks near the apartment complexes, but not forests. The annual benefits calculated using the shadow prices are about 550~600 thousand won for the urban park views and about 800 thousand won for the accessibility, which is 2-3 times higher than river views and accessibility. On the other hand, forest views and accessibility did not have significant effects on apartment prices, except the view of Bukhan mountain for the residents of Gangbuk area. Based on the empirical results, Seoul residents' preferences for urban parks would have important implications for the urban park sunset program that will be initiated from July 2020.

  • In this paper, the simulation model of house price is presented on the basis of pricing mechanism between the demand and the supply of apartments in seoul. The algorithm of house price simulation model for calculating the rate of price over time includes feedback control theory. The feedback control theory consists of stock variable, flow variable, auxiliary variable and constant variable. We suggest that the future price of apartment is simulated using mutual interaction variables which are demand, supply, price and parameters among them. In this paper we considers three items which include the behavior of apartment price index, the size of demand and supply, and the forecasting of the apartment price in the future economic scenarios. The proposed price simulation model could be used in public needs for developing a house price regulation policy using financial and non-financial aids. And the quantitative simulation model is to be applied in practice with more specific real data and Powersim Software modeling tool.

  • The purpose of this study is analyzed the importance ratio factors of sales price for apartment building construction projects. For this Study, Nine apartment buildings that sold in Seoul, Gyenggi, Chuncheong is selected. The study suggested eight influence factors through interview with experts, research related references, and analysis of cases. Based on those factors, Importance analysis is performed by using AHP method. The result of this study are as follows: 1) Influence factors of sales price are drawn as cost, site, housing, transportation, region, ground, policy, investment factor. 2) In the case of Seoul, The priority order of price influence factors consist of investment factor(16.0%), policy factor(14.6%), and cost factor(13.9%). In the case of Gyenggi, The priority order of sales price influence factors consist of region factor(15.9%), transportation factor(13.8%), and investment factor(13.4%). In the case of Chungcheong, The priority order of sales price influence factors consist of region factor(17.1%), transportation factor(16.4%), and housing factor(14.9%).

  • PM10, NOx, and $O_3$ were measured at six locations, of which each three is horizontally and vertically distributed respectively, in an apartment complex around the heavily traffic road. Those were measured seven times a day with two hours interval starting from 8 o'clock in the morning for 15 days during May 2005 $\sim$ September 2005. PM10 and NOx showed high concentrations in rush hours while low concentrations in midday due to the direct emissions from automobiles in operation. Temporal variations of 01 showed very much similar trend appeared in normal urban atmospheres. The spatial distributions of PM10, NOx and $O_3$ showed that almost all of concentrations were higher in a row of Roadside > Surface at 130 m apart from the road > Surface at 230 m apart from the road > 3rd floor of apartment building > 15th floor of apartment building > 27th floor of apartment building. Model equations, which can project spatial concentration distributions, were constructed by combining the horizontal and the vertical linear regression equations derived from six mean values corresponding to six measuring locations. According to inter-comparison of PM10, NOx, and $O_3$ with the constructed model equations, concentration gradients were higher in a row of Vertical direction of NOx > Vertical direction of PM10 > Horizontal direction of NOx > Horizontal direction of PMIO > Vertical direction of $O_3$ > Horizontal direction of $O_3$. Why concentration gradient of particulate PM10 is lower than that of gaseous NOx is in question, and should be studied.

  • This study examined the structural elements of Korean-style houses (Hanok) and proposed formula accounting for their similar patterns and regular behavior. The design of modern apartment buildings adopts many aesthetic elements from Hanok but those are only for interior decoration. In this study, the projected Hanok eaves were examined in terms of the length of solar insolation. Leaning pillars toward the inside of the building were analyzed in detail not only for the front and back pillar, side pillar, but also the corner pillar. This study also suggested a design element from the Hanok structure, such as the elevated balcony, porch flooring, and inner garden in porch area. In addition, the new apartment plan improved air circulation, ventilation and natural lighting.

  • The price structure of housing market varies depending upon market price policy rather than low or high price policy because of IMF. The object of this study is to develop an analysis system for analyzing housing market and its demand. The analysis system consists of four major categories: macro index analysis, market decision analysis, housing market analysis, and consumer analysis. We model each category by using a variety of techniques such as generalized linear model, categorical analysis, bubble analysis, drill-down analysis, price sensitivity meter analysis, optimum price index analysis, profit index measurement analysis, correspondence analysis, conjoint analysis, and multidimensional scaling analysis. Seoul apartment data is analyzed to demonstrate the practical usefulness of the system.

  • This study aims to construct the design competence by means of a topological approach. To this end, the linguistic concept of 'competence and performance' in Chomskian sense is borrowed and applied to the study. The usability of this method is then tested against the sample apartment plans from Gangnam-gu area in Seoul, and it is found that this enabled a middle-ground approach to a more productive grammar that overcomes the limits in Glassie's and Stiny's grammar systems. Through a series of analyses on the sample plans, it could be clarified that there appear classificatory levels in the competence that controls the planning of the building, zoning of the unit, and layout of LDK combination. At the end, it is evaluated that the generative grammar, constructed in this research, is the possible world in designers' minds, and this retrospective remodelling of the architectural competence could illuminate the 'design decision flow' that generates the sample plans.

  • The site of interest is a residence redevelopment area which has excavation construction with cut-off walls. The site is located over Dong-Mang-Bong tunnel and Seoul No. 6 subway tunnel. This study analyzed numerically the influence of vibrations from No. 6 subway tunnel to the basement of the redeveloped apartment away from the distance about 11m. Kyoung-bu highspeed railway's time history model with linearly reduced maximum acceleration is applied to take into the subway maximum speed of 75km/h. The maximum velocity of vibration for the cross section of the interest was estimated as 0.28cm/sec which satisfied the allowable standard of 0.5cm/sec for apartment and residence of Seoul.
