The principal measure of housing demand is income and the preferences expressed by households through their respective indifference curves. In this context, housing essentially becomes a derived demand, i.e., the household consumes land and a location (or distance-in time and money costs), according to its relative preferences for space, accessibility, and all other nonhousing goods. This paper attempts to deal with both aspects of housing (apartment) demand and household mobility in the Seoul Metropolitan Areas. Housing services will be measured using hedonic regression technique. From observations on the market prices of dwelling units and on the underlying characteristics of housing, one can estimte the relationships between the two empirically. In predicting the probability of the future moves into new towns in the Seoul Metropolitan areas, the best predictors of the future moves into new best predictors are found to be the degree of satisfaction not only with the current residence as a whole, but with some of the major amenities, accessibility and child education. The purpose of this study is assess the perspectives of residents in apartment complexes regarding the 'Projects to Promote Community Activities' publicly implemented by the Seoul Metropolitan City since 2011 to derive necessary suggestions thereof. For this purpose, community leaders in the 7 apartment complexes selected as leading communities of 2015 were interviewed to determine the application process for participation in such projects and the issues associated with the operation of respective community activities. In addition, 159 residents living in these apartment complexes were surveyed to assess the respective community activities along with changes in the sense of community and community consciousness. The subjects selected for the survey conducted through prepared questionnaires rendered positive assessment(3.82~4.09) on the effects of participation in community activities and in such programs with a higher level of the sense of community. The leaders of community activities also provided positive assessments regarding the projects financially supported by the local government that consequently promoted community activities to the extent they desired. However, the community leaders experienced and appealed difficulties in preparing financial reports according to administrative requirements together with the timing of financial appropriation. They also reported difficulties in preparing a sufficient pool of instructors to cultivate the capabilities of professional community planners.
This study aims to find the determining factors for apartment rental prices by using Stepwise Multiple Regression Analysis. In the process, differences among the groups and multicollinearity and correlation between the variables are examined using analysis of variance(ANOVA), correlation analysis and factor analysis. The comprehensive analysis of reliability of the variable and comprehensivization ensure objectivity. For this analysis, the characteristics of the determining factors for apartment rental prices by sub-regions in Seoul are as follows : First, the housing supply rate appears center of the central and the southwest region is influenced by the cultural and ecological environment, convenience, the size of the complex and reputation of the developer. Second, the northeast region is generally influenced by the regional economy, housing size, the density of the complex, well-known construction companies and relevant variables of individual housing and the density of the complex, physical and social environment, reputation of the developer, local economy and housing size. Lastly, the southeast region appears to be influenced by the local economy, the density of the complex, housing size and the educational environment.
The objective of this study is to investigate the effect of building integrated PV application method on power generation. PV modules were integrated to a hypothetical apartment building facade in Seoul, Korea. Three different design options of PV panel mounted on exterior wall were developed for the analysis of cooling effects through ventilation. Numerical simulations using TRNSYS coupled with COMIS were executed to evaluate the design options. Their facade configurations are such as vertically installed PV panels with or without air gap between PV rear surface and exterior wall surface, and the tilted PV panels attached to the exterior wall at an angle of to the horizontal. Parametric results show that there is little difference regardless of the air 9ap width between PV rear surface and exterior wall surface. Special strategies which could effectively cool a PV panel to increase the electric power are required if we prefer to a vertical facade configuration in a building integrated PV installation. Consequently, it is expected that there is no reason for architect to install vertically PV panels with air gap unless active strategies are considered.
Based on residents' survey data in Seoul, this study attempts to empirically answer to four research questions regarding neighborhood relations (NR) which are necessary for community building: How important NR is compared to other social relations, what factors establish NR, how large NR's geographical extent is, and what are major meeting places among neighbors. A series of statistical analyses demonstrates that characteristics of NR vary greatly by family life cycle. In the stage of couple without child, NR has no significant meaning. NR becomes important from the stage of child care, and it is formed through the medium of children, particularly children's schools in the stage of child of elementary school as well as secondary schools. As the result, NR's geographical boundary extends beyond residential block or multi-family housing (apartment) estate while cafe and restaurant serve as dominant meeting places in these life cycle stages. On the contrary, after children are married and leave home, casual encounters resulted from spatial proximity become an important cause of NR. Likewise neighbors' geographical distribution is relatively concentrated within residential block or apartment estate, while community facilities play a role of meeting places as originally planned and designed.
This study investigated how external environmentally-friendly factors adopted to improve the quality of outdoor spaces have been designed and used in the construction of apartment complexes. The goal of this study is to determine what areas should be improved through environmentally-friendly ways to create natural outdoor spaces in apartment complexes and enhance their availability and usefulness. For this study, 21 environmentally-friendly factors were chosen and a checklist by specific item was prepared. This study examine how these items were applied to basic planning, detail design, and construction in 4 target areas. As a result, it was found that the development of environmentally-friendly residential areas was an ultimate goal of the project during basic planning and design. All target areas focused on developing an inner greens network, eco-pond, brook, and pedestrian track as well as the growth of a variety of plants. Some differences have been observed, however, in terms of method. Furthermore, due to economic and technological problems and poor construction site conditions, green walls/green roofs/pedestrian tracks/use of rainwater have not been properly promoted. These kinds of problems must be improved through the development of environmentally-friendly construction methods and materials, the expansion of natural grounds areas, economic support, a satisfactory repair and maintenance system.
Computational fluid dynamics simulation of an apartment underground elevator hall has been carried out to study the effect of dehumidifier locations on condensation problem. In Case 1, horizontal position of humidifier is studied. It is installed at entrance, center or the inside of the elevator hall. In Case 2, installation height is studied, one at 0 m and the other at 1.6 m above the floor. In Case 3, exposed and embedded dehumidifiers are compared for performance. The study shows that the entrance, top and exposed locations are more effective in reducing condensation.
The purpose of this study was to investigate satisfaction with the function of interior space of apartment and factor which influence it, and then to provide housing practitioners with basic data for more desirable apartment interior environment. On the basis of the review of literature, questionnaire was developed. The sample was classified into type of unit floor plan and house size of 17 districts in Seoul. 139 households were selected in three districts which were the first three regions of high apartment density. Data were analyzed by computer using frequency, percentage, mean, standard deviation, F-test, Duncans multiple range test, η2 , person's product moment correlation coefficient. the results are as follows: Factors which influence satisfaction with the functionality of interior were household size and family life cycle as sociodemographic variable, and type of unit floor plan as physical variable. It was shown that the satisfaction with the functionality of interior was related to satisfaction with the external environment. More specifically, (1)the smaller a household size was the more the owner became satisfied. (2)households were in the stage of establishment in the family life cycle and households with C type of unit floor plan showed higher degree of satisfaction. (3) satisfaction with the functionality of interior had positibly related to satisfaction with the external environment.
The purpose of this study is to examine the changing process of the collective housing in Korea; focusing on the alteration process of the apartment housing, which became a representative housing type in Korea, nowadays. The alteration process of the apartment housing in Korea can be divided into three stages: the introduction stage, the trial stage and the settled stage. The introduction stage is the period between 1920, when the collective-housing buildings were constructed in Korea for the first time, and the Liberation of Korea(1945). The trial stage is the period between 1945 and 1975. During this period, common housing has been constructed. And the massive apartment buildings were started to be supplied after 1975. The settled stage is the period between 1975 and the present. The main scope of this study will be the introduction and trial stages, since a lot of in-depth studies have been executed on the settled stage. The history of the collective housing of Korea starts with City Housing of Seoul, in 1921. It is guessed that this housing was to be small-sized and row-housing type. The first-built, apartment-type building, in Korea, was Mikuni Apartment House, which was constructed as a boarding room of Mikuni Company. In the introduction stage, apartment buildings were built by Japanese architects, with Japanese housing style. Most of them were planned in dormitory type, and some of them were run as tenant houses. Most of them were constructed by bricks, but sometimes by timbers. Tadami was laid in every room and inside-corridor was located in the middle of the house. Although the major style of the apartment buildings was Japanese, the Korean dwellers of those apartments has been influencing the housing type of them. In the trial stage, apartment housing has been experienced in diverse ways. With the development of building technology, floor heating system was settled in apartment housing. This improved the amenities of apartment dwelling remarkably. Although some heterogeneous characteristics still remained in the apartments of Korea, in terms of housing style, the housing style of apartments has been changed into own style of Korea, in accordance with Korean people's life style. The results of this study give us some good implications regarding contemporary housing plan: First, if the unit size of a collective housing is small, the more space could be available for community activities. Second, when planning of collective housing, more concerns should be payed on surroundings. Third, more attention should be payed about low-rise apartment housing, and more land-friendly planning would be required.
