An Analysis of Flexible Unit-Type Apartments in terms of Unit Plans (가변형 공동주택의 단위평면 구성에 따른 가변유형 분석)

  • Various residential patterns, which can accommodate ever-changing modem lifestyles, are increasingly needed. On the residents' demand for flexible space, mote research should be conducted on the apartments built by the concept of flexible space. In this study, apartments of 40-60 pyeong in size built in the region of Seoul, between 1998 and 2007, are analyzed in terms of the flexible types and the unit plan composition. To reflect the changes in people's perception of residential quality-preference for a residence with a good view, over for the direction that a residence faces, more rooms are placed on the front bay. From the analyses of this study, flexible unit plans are classified into 6 types; and it was found that, as the size of apartments gets larger, the livingroom and the dinning room tend to be placed on the front bay. After grouping rooms with a similar function into the spatial zones of the master bedroom, children's room, the livingroom, and the dinning room, flexible types are analyzed in terms of the location of rooms. The results of this study will be able to contribute to establishing flexible housing culture that can accommodate the changing needs of residents.

The Plan of Rural Housing Development in Wonsam-myun (원삼면 전원주택단지 기본계획)

  • The purpose of this study is to present a new orientation for the residential culture that can meet the shifting demands of modern people as their attitudes toward life change. One of the rural regions that has lately attracted considerable attention, Wonsam-myun, Yongin city, is selected as the residence zone to develop a housing complex. In this study, a new housing complex is designed to supplement the defects of existing housing complexes by making the utmost use of the merits that Wonsam-myun as a residential environment can offer. The major findings of this study can be summarized as follows: 1. To present a new Korean model, yellow soil houses and traditional trees were used to utilize Korea's traditional landscape beauty in the construction and landscape aspect, instead of imitating indiscreetly foreign styles in which most newly developed housing complexes were built. 2. To provide convenience to prospective residents, a package sales scheme covering from lot purchase to building permit was adopted. 3. As for the planting plan, existing plants was preserved as much as possible to keep harmony with new plants. In selecting plant types, a traditional method that emphasizes on the visual effects of aesthetic plants and shade trees with the change of seasons and plants various kinds of plants according to directions was adopted. 4. Each household was given the opportunity to design its own garden according to the family's preference and taste. 5. The advantages of a rural area that city does not offer were fully utilized to provide the residents with convenience and pleasure of living.

Tenants' Post Occupancy Evaluation in the Mid-sized Rental Apartment (중형 임대아파트 거주자의 거주 후 평가)

  • This study analyzes relevant data based on the mid-sized rental unit. It focuses on how we can set up appropriate mid-sized rental unit plan as its supply has been accelerated over time. The questionnaires used in this study cover a series of categories including site environment, unit plan, neighborhood, economy, and management. The 342 respondents are from the 3-year old apartments at Cheongju. The key findings are as follows. 1) As the average indices including number of family, life cycle, and income under the survey are different in terms of the rental unit sizes between 20 and 30 pyeongs. 2) In general, residents present comparatively high level of satisfaction in terms of residential environments. Their evaluation on the site environment unit plan, and neighborhood is around the average. In contrast, the economic and management efficiency categories are under the average. This study suggests residential guidelines should be derived from tenant differentiation policies dealing with diverse socio-demographic characteristics and satisfaction level. 3) In terms of improvement priority, residents present, higher preference on the management system and site environment. This study advises to establish an appropriate alternative to guarantee effective tenant participation. Considering the lower satisfaction level in the green space, common facilities, and resting space, this study also urges to secure quality control for desirable planning of the mid-sized rental apartments.

A Study on the Analysis of Ecologically Friendly Features in Recently Developed Public Housing (소형 공동주택 단위주거의 친환경성에 관한 사례분석연구)

  • The awareness of ecological friendliness has been emerging in the recent years, and the application to housing is quite notable. The purpose of this study was to examine multi-family housing that has recently developed with the idea of ecological friendliness, and to investigate the residents' attitudes toward and their preferences for the features. The research utilized in-depth interviews and site visits, and seven residents in the studied housing developments participated in the study. The analytical tool used in the interview was reviewed by a panel of professionals and included five aspects of ecologically friendliness: residential comfort, energy saving, open housing, storage, and safety and security. The respondents pointed out that south-facing housing in relation to residential comfort was most favorable. With regard to energy-saving, water-saving features and dehydrator of food waste were most needed features. As for open housing-related features, flexibility in spatial configuration was necessary, and efficient storage was regarded as important. Also, the respondents mentioned the preference for flooring preventing slippery in bathroom for the safety of family member.

  • The Ubiquitous life is not a life style that exists in a science fiction or in a far distance future anymore. The Combination of electronic and physical space, this new type of space was created by the ubiquitous network system, and this system will offer us new life style. Also the pattern of our living will be changed by the information that has obtained from this ubiquitous network system. By offering a new way of communication from the ubiquitous surrounding, our life style such as shopping, medical treatment, banking, and working conditions and a notion such as the preference in a job title would have shifted. This study have arrived at the development of the high technology, in other words Ubiquitous age , I have considered the notion of home-network that have observed by the preceding investigators as well as the theoretical consideration of residential space in ubiquitous surrounding. After I look into the usages and examples of residential space in ubiquitous surrounding of today's society, I hope that this would be helpful for the design that strives for the comfortable living in this ubiquitous age.

  • The elderly are more likely to experience passive emotions such as loneliness, anxiety, and depression due to decreased physiological function and low participation in social activities. Therefore, the purpose of this study is to seek how to apply biophilic design from a healing perspective considering mental health to the residential space for the elderly. Biophilic design has a positive effect on the psychological stability of human being and the creation of a human-centered environment that provides various benefits to people's health through the combination with natural elements. The method of this study is as follows. First, survey tools are developed by reviewing literature related to biophilic design and planning factors in housing. Second, we conduct the survey around mental health status and preference of applying biophilic design patterns to the elderly and pre-elderly. Third, we propose a plan to apply biophilic design patterns in houses based on the analyzed results. The biophilic design pattern covered in this study is meaningful in that it seeks clues, the housing plan to create healing environment for the elderly with the nature friendly view.

A Study of Potential Buyers' Consciousness of Single-Family Housing in Ulsan (단독주택에 대한 울산시 거주자의 주의식 연구)

  • The purpose of the study was to identify the potential buyers' consciousness of single-family housing to provide useful data to help future single-family housing supplies in Ulsan. The study selected residents in Ulsan, who were over twenty and had an interest in living in a single-family housing. A survey was conducted from September 11, 2008 to September 25, 2008. The sample consisted of 364 persons who are currently live in Ulsan metropolitan area. The results are as following. About two thirds of the sample had the desire to live in a single-family housing. Moving into a single-family housing had financial preparation as the greatest issue. When moving into a single-family housing, the convenience of the residential district was the greatest consideration, whether or not it is a green environment, pollution level, etc. The potential buyers valued environment-friendly features and also had a very strong desire to own their own house. Many of them wanted to design and build their own single-family housing within a budget of 100-200 million KRW. In terms of the location, there was a higher preference for the riverside or lakeside rural areas outside the city. In terms of size, the preference was less than $330m^2$, which includes $99-132m^2$ for residential. When considering a single-family housing the direction was the most important feature, along with eco-friendly and safer materials and equipments. When building the single-family housing the potential buyers considered the community spaces first with a preference for having three bedrooms and two bathrooms. For the exterior, they wanted a unique shape of roof and there were high preferences for brown and beige colors. In terms of housing complexes, the potential buyers preferred individual unit types over complexes. If they preferred housing complexes, they wanted the cluster form complex with about 10-30 units. The complex also required a park-like setting with a guard system, which shows that convenience and safety were the most important features. In terms of complex management, they considered environmental management as the most important feature. The potential buyers were willing to pay belw 200,000 KRW, which showed their desire to minimize financial burdens.

A Study on Mixing Expression Methods of Finish Materials for Visual Differentiation in Housing Space (주거공간의 시각적 차별화를 위한 마감재 혼합적 표현방법 연구)

  • The purpose of this study is to grope for plan methods through analyzing preferences on expression methods of materials for visual differentiation in hosing space. The results are as follows : First, we could know that finish material is the important element to make differential design in housing space. It is a effective method to use the color and material of finish materials. Second, we could find they preferred woods in materials and Y color, N9.5, bright and light in colors through grasping preference about types in material elements. The preferred texture is soft and the preferred patterns are solid and geometry. Third, it is a good method to mix materials which give us different season feeling, and to mix colors which are different tones to lead the differential design by materials in housing space. In case texture and patterns, what we mix similar things is the effective method. Fourth, preference of the expression method is manifested differently depending on the selected elements. so when we plan the housing, we have to consider that. lastly, I think this study will be a basic data on a study to differentiate the design of the residential space.

  • In today's aging society, stable residential environment is essential for the elderly living alone to be able to do activities of daily living without restrictions and cherish a satisfactory quality of life. We developed a safe and convenient multifunctional sofa by removing complex combinations and decomposing processes of the multifunctional transformable furniture, appropriate for the use by elderly living alone. We deduced the 4 main keywords and details related to the purpose of sofa by analyzing the users' physical and mental characteristics through literature review and by using 24-hour scheduling, interviews, and actual measurement. Finally, by applying this to furniture planning, we designed 4 different types of multifunctional sofa system. Production was done in cooperation with AND Co. for 2 weeks using materials, colors and adhesives selectively chosen with careful consideration of their effects on the physical, mental aspects of the user to give optimal comfortability.

A Study on the Brand Image Intergration of Apartment By Residents' Evaluation (아파트 거주자 평가를 통한 아파트 브랜드의 이미지 통합 실태 연구)

  • The brand is getting more important purchase factor in apartment market, so domestic construction companies have tried to differentiate it from others by creating the unique brand image. The purpose of this study was to investigate consistency of apartment brand image as a process which includes publicity, design and customer service and to analyze how using intergrated brand image affects brand preference and purchasing intention. To examine hypotheses, an empirical study using a survey questionnaire for residents living in 4 different brand apartments in Dongtan, Hwasung city was conducted. The collected data were treated with the SPSS Win Program 14.0. The study indicates that residents living in brand apartment generally preferred natural friendly image, high-class image and modern image to the others. And at first apartment brand images were created with image advertising on TV, catalog for sale and model house tour, but residents have most needs for customer service reflected in brand images. The study also has found that brand images in each process including publicity, design and customer service were not intergrated. However brand image intergration had positive effects on residential satisfaction and customer loyalty. The results of the study are expected to become the useful data in developing sustainable apartment brands and building effective marketing strategy of construction companies.
