  • This study aims to analyze the determinants of residential location choice for the inter-urban migrants in the Seoul metropolitan area. In doing so, we have built a discrete choice model, using household sample data from the 2010 Korea Population and Housing Census. We classified households, which made a intra-urban movement during the last five years, into four groups: 1) movers from Seoul (central city) to Gyunggi-Incheon (suburban), 2) movers from Gyunggi-Incheon to Seoul, 3) Intra-Seoul movers, and 4) intra-Gyunggi-Incheon movers. The analysis findings can be summarized as follows. First, significant differences in the determinants of residential location choice were found among different types of movers. Second, movers from Gyunggi- Incheon to Seoul were likely to choose small housings with fewer rooms, indicating that their housing choices were forced rather than voluntary due to high housing prices in Seoul. Third, all types of movers have a high preference for the neighborhood with a good accessibility by public transit including subway. Lastly, neighborhood amenity was also an important attracting factors for the intra-urban migrants in Seoul.

  • With increasing airtight building construction aimed at reducing energy consumption, indoor relative humidity is increasing which can lead to condensation and moisture damage in multi-family residential buildings. This has led to increased implementation of mechanical ventilation to control indoor moisture. However mechanical ventilation systems consume additional energy and generate noise. As this leads to occupant discomfort, it is necessary to select a ventilation system that addresses the energy and noise issues. This research measured the ventilation performance, energy consumption, and noise level of mechanical ventilation devices in multi-family residential buildings. TOPSIS, a multi-criteria decision making technique was used to determine appropriate ventilation strategies in addition to occupant ventilation system operation preference.

Since the 1970s, the Korean economy has grown enormously, the economic and social structure was radically transformed to industrialization and urbanization step. A village has grown into a large town in Korea and apartment buildings was constructed to solve national housing shortage by the Korean government and the construction company. Since the 2000s, this apartment buildings which was built in the 1970s and 1980s had become gradually deteriorated. So, reconstruction and remodeling project of apartment buildings have been come into request in Korea. There are two way to improve the residential environment. The one is remodeling of apartment buildings and the other is reconstruction of that. Therefore, we carried out questionnaire and survey study of the preference on the reconstruction and remodeling of old aged apartment which were located in daejeon province. As a result, the preference rate of remodeling is increasing instead of reconstruction because reconstruction of apartment buildings takes more money and needs long construction period.

  • Most residential buildings in Korea are preferred to have maximum interior spaces, rather than consider its original design, overall building performance, and any other aspects since early 1990's. Especially in high-rise apartment buildings, balcony has been merged to living room to get more interior spaces and this renovation trends have been producing deep and narrow shapes of living rooms that was not initially intended by architects. On the other hand, the same gross area of each unit does not necessarily mean same width and depth ratio of each residential unit. Generally, we can categorize it to the deep or wide unit based on its width and depth ratio. Under these circumstances, this study analyzes the room usage pattern changes based on the space width and depth ratio and the effect of expansion of room space to the balcony. This study also includes about 180 apartments plan case studies to find out the relationships among w/d ratio changes, furniture arrangement types, and room configurations. In this research, general apartment room w/d ratios are 0.97 ∼ 1.23; 0.7(south facing sitting room), 1.23(south facing bed room), and 0.95(north facing bedroom). But, after expanding room space to balcony w/d ratio increased as follows; sitting room become 1.31, general south facing bedroom become 1.23, and north facing bedroom become 1.45. In addition to user preference of w/d ratio, many people prefer rectangular room shape a little(w/d ratio is 0.9 or 1.2) than square style (w/d ratio is 1.0) or very deep room style (w/d ratio Is more over 1.5). Accordingly, expanding the room space to balcony may make unsatisfactory room w/d ratio. Expanding room space to balcony should be considered by existing room w/d ratio.

Through this study, various successful cases of urban regeneration at home and abroad and surveys related to urban regeneration in Bongsan Village, Yeongdo, Busan were collected and analyzed. Key keywords for each case were derived, grouped, and top keywords were created. The 13 top keywords were evaluated using Likert's 5-point scale, and AHP was conducted for the 10 keywords that were finally selected. As a result of AHP analysis, the preference for "spatial and physical properties" was derived in the order of "publicity", "sustainability", and "identity". The preference of "content and system properties" was derived in the order of "resident participation", "convenience", "locality", and "local government participation". It is necessary to present a role as a design guideline for establishing urban regeneration designs in relation to various urban regeneration projects that will become more active in the future through the analysis of preferences of urban regeneration keywords derived through this study.
