A Study on Parking Reality in Residential Areas and an Improvement Plan -Focusing on concentrated areas of multi-family housings in Gongneung-dong, Seoul-

  • Wandering behavior is a serious problem among the elderly in nursing homes, yet it has received relatively little study As multi-family houses built before the '80s in South Korea were designed, it did not take account into issues related to parking so that at present parking became a big issue. The Seoul Metropolitan Government tried various ways to sort out the parking problem in multi-family house areas, but inadequate parking and illegal parking are still an ongoing problem. Thus, the purpose of this study was to examine current situation on resident parking only and illegal parking centered on a congested area of multi-family houses in Seoul and present the improvement plan of parking problems through case investigation home and abroad. As the result of the survey, it has been identified that the subject area consists of 506 households in total and 186 parking spaces and also, 100 cars in parking space or parking lot in housing space and 143 in illegal parking. Green parking business and open access parking system were suggested as solution plan for parking problem. Thus, it is expected that through green parking business for 6 houses and the parking lot of elementary schools around, the illegal parking problem would be sorted out.

  • The purpose of this study is recognized the problems of parking and parking demand, supply and operation of the control etc. It is to provide an alternative for the overall parking problem. Parking problem occurs because there is not enough parking spaces. In order to solve the parking problem of Chil-gok 1 residential development district, this study propose making use of a road parking lot establishment and the school playground and the public facilities construction parking lot. But it is the methods which are short-term. A fundamental solution method is Levying garage option on car buyers. It is system to apply a law for establishing garages to all of vehicles.

Analysis of the Efficient Utilization of Surplus Parking Spaces in Apartment Complexes of Seoul

  • Purpose: Residents in deteriorated residential areas of Seoul have suffered from parking shortage problem. Since it is almost impossible to supply new parking, it is critical to find a way to efficiently utilize existing parking spaces. This study proposes utilizing unused parking spaces in apartment complexes so that residents in multi-unit or multi-family houses can share those parking spaces. Method: Spatial scope of this research is limited to multiplex-clustered neighborhood and apartment complex in Seoul. To identify the nature of parking problem, we reviewed current parking situations in residential areas and policies from the Seoul Metropolitan Government. To understand the amount of parking spaces required to solve parking shortages in multiplex-clustered neighborhoods, this study analyzed car ownership per household and available parking spaces in old residential areas. Then we were able to apprehend the amount of parking spaces that could be used for residents in aged multiplex-clustered areas. Result: Our analysis shows a great potential to utilize surplus parking spaces from apartment complexes for solving parking problems in multiplex-clustered neighborhoods.

  • The purpose of this research is to analyze the planning characteristics based on the physical quality indicators and the users' satisfaction of parking space in apartment housing through the case study of 36 housing estate samples which were built in 1994-1998. The contents of this research consists of three main parts. The first part is to analyze the characteristics of residential environment based on the quality indicators of parking space in apartment housing. The second part is to analyze the correlation of quality indicators of parking space and development conditions in apartment housing. The third part is to analyze the correlation of users' satisfaction and physical quality indicators of parking space, and to propose the planning methods which increase the quality of residential environment of parking space in apartment housing.

  • Automobiles and parking lots have greatly been increased by the continuous development of new towns and residential districts. There were not enough parking lots; and although there were off-street parking lots available for sale, they were not easily sold. Through a parking regulation, local governments can require parking spaces for more than a certain rate in developing areas. Despite local governments should require parking spaces within the parking demand and regulation, they did not investigate parking demands. Off-street parking spaces are not easy to sell because they don't consider the parking demand. In this study, we analyzed the factors that affect the parking management in order to increase sales of the off-street parking. The factors were "the characteristics of the parking lots", "the accessibility of the off-street parking", and "the traffic environment around off-street parking." We have derived suggestions for these factors. In addition, this study has derived nine variables affecting the parking operation in these three factors, and suggested a logistic regression model and the influence of each factors. According to the analysis, "parking signs" were the most influential. Next were "land uses" and "lanes on road".

  • Recently, the number of illegal parking is increasing as the number of cars are increasing. Especially, people who use residential parking permit program are in trouble because of illegal parking. The most typical example is that people who use residential parking permit are damaged in expense, etc and various social issues such as legal actions are caused by illegal parking. In this paper, we discuss about the arduino design for the system and uploading the location information to use the location information for a parking system.

  • Recently, parking problems have repeatedly occurred not only in the residential areas of the old town, but in detached residential areas, neighborhood living facilities, and commercial areas of the planned New Town. This study suggests a strategy to minimize parking problems before constructing a New Town by reviewing these parking problems at the new city district planning stage. Parking problems can be divided into supply-demand and non-supply-based, and the solution strategy is reviewed in terms of supply and operation. The procedure for applying the solution strategy is proposed according to the effectiveness and ease of application.First, this paper suggests the PAZ (Parking Analysis Zone) as the basic analysis unit. Second, the supply-based parking problem in the concerned area based on the land use plan of Hanam Gyosan is reviewed. Last, solutions to a parking problem for each PAZ are presented.

A Study on the Analysis of Street Types in Low-rise Residential Areas Considering Street Parking (노상주차를 고려한 저층주거지 가로유형 분류에 관한 연구)

  • The purpose of this study is to classify the types of street parking in low-rise residential areas. First of all, prior research was reviewed to examine the background of occurance and the process of change of low-rise residential areas. and derive factors that affect the street environment. Next, based on the selection criteria, the residential area of Bangi 2-dong, Songpa-gu was selected as the site of the case and the status analysis was conducted on streets, buildings, and on-road parking. The summary of the results is on-road parking usually occurs on residential streets where social consensus is difficult to reach, suggesting that alternatives to on-road parking in residential areas are needed. Based on the results of the previous analysis, street types were classified considering the characteristics of streets, structures and street parking. Then, the characteristics of each type of street were analyzed and implication for improving the street environment were suggested. In addition, the results of the classification of street types confirmed that different street parking occurred depending on the width of the street and the use of the lower floors, even if it was the same area, and that a solution was needed accordingly.

A Study on the Change of Architecture Density and Residential Environment according to Reconstruction (재건축에 따른 건축밀도 및 주거환경의 변화 연구)

  • This study aims to investigate the change in building density and residential environment after the reconstruction of decrepit public rental housing complexes formed in accordance with the Land Readjustment Project during the 1970s-80s. The results of this study can be summarized as follows: First, in terms of change in residential environment after the reconstruction, floor plans that were limited to two to four types and to small apartments measuring $42.9m^2$(13py)-$56.1m^2$ (17py) became varied, presenting 5-6 types of floor plans and various sizes of apartments. In particular, the reconstructed apartments were mainly built in a size smaller than 85($m^2$) and in the 3LDK floor plan and staircase-style unit architectural structure in order to reflect the lifestyle of residents. Second, in terms of change in building density after the reconstruction, the building coverage ratio did not change a lot, but the floor area ratio showed great change depending on the complex, ranging from a minimum of 2.9 times (Singdong Complex) to a maximum of 5.4 times (Eoyangdong Complex). Such change is attributable to the reconstruction policy that aims to improve the residential environment for original residents, secure economic feasibility and efficiency, and reflect the lifestyle of residents while incorporating dividends assigned to the existing housing project members as well as the maximum floor area ratio allowed by the regulation. Additionally, in terms of change in the number of floors and building density after the reconstruction, the former 5-story apartments were changed to apartments with 16-28 stories. Accordingly, the number of households in each complex has also increased by 20%. Third, according to the characteristics of parking facilities in terms of the size and density of parking spaces, former apartment complexes had only aboveground parking lots, not underground parking area. The newly constructed apartment complexes have underground parking space, and the parking-housing ratio is 1.1-1.3 cars.
