부동산 금융소비자 보호 체계의 평가 기준 간 중요도 분석: AHP 기법을 활용하여 (An Analysis Of The Importance Of The Evaluation Criteria Of The Real Estate Financial Consumer Protection System - Utilizing The AHP Technique)

  • Purpose - This study surveyed real estate financial consumers and financial company staff regarding the components of the financial consumer protection system to seek detailed improvement plans for the Financial Consumer Protection Act. Design/methodology/approach - The Analytic Hierarchy Process (AHP) technique is applied. Findings - Both consumers and staff highly evaluated the importance of the preventive measures in the main classification factors. Regarding the sub-classification factors of preventive measures, consumers emphasized the responsible management of investment staff and financial institutions; however, the staff stressed the principle of effectiveness and efficiency. Regarding the elements of ex-post remedies, consumers answered that fast remedy would have a significant effect. At the same time, staff believed that punitive measures hinder free trading and investment activities. Regarding the sub-sub classification factors of prevention measures, the consumers value responsible management of staff and financial companies, while the staff tend to prefer the importance of the self-regulatory governance. Research implications or Originality - Based on the above results, financial regulatory authorities should find a balance between preventive and ex-post components once focusing on preventative measures. Our paper is one of the first research findings in this field of financial consumer protection system in Korea.

중.고령자 가계의 주관적 노후대비충분 여부에 따른 부동산 자산구조와 영향요인 (Financial Structures of Real Estate and the Factors Influencing on It by Subjective Financial Adequacy for Later Years among Middle & Old Aged Households)

  • The purpose of this study was to find the differences of financial structures of real estate and the factors influencing on it between two groups of subjective financial adequacy and non-adequacy for later years among middle & old aged households. The data were drawn from KREIS(Korean Retirement and Income Study) surveyed by National Pension Research Institute in 2007, and 3,889 couple households with householder's age over 50 were selected. Major findings were as following. First, only 19.3% of households answered that they had enough money for later years. And they had lower real estate-to-total assets ratio (.84) and lower residential house value-to-total assets ratio (.52) than the counter part. Second, for the group who answered that they had enough money for later years, the factors influencing on total real estate were found to be income, debt, and liquid assets.

거주주택보유 여부에 따른 가계의 특성 분석 (The Differences of Household Characteristics between Homeowners and Renters)

  • The purpose of this study was to find the differences of household characteristics between homeowners and renters. The data was drawn from the 2002 Korean Labor and Income Panel Study and conducted by the Korea Labor Institute. 3,743 households were selected. The householder's mean age of homeowners was found to be 8 years older than those of renters, and the households in Seoul showed a higher rent ratio than those in other areas. The levels of household financial elements for homeowners were found to be higher than those of renters. Moreover, the levels of total real estate assets for homeowners were higher than those for renters, and the levels of total debt, and the debt from financial institutes were also higher than those for renters, reflecting that most Korean households may use loans from financial institutes for holding real estate assets. The results of the Chow-test showed that the group of homeowners and renters were significantly different in terms of socio-demographic and financial factors affecting the ratio of real estate assets to total asset.

Analysis of Financial Status for the Self-Employed - Effect of Economy Change and Comparison of the Self-employed and Earners -

  • The purpose of this study is to examine the changes in financial structure of the self-employed brought on the economic crisis in Korea.. We use financial ratio analysis, such as income to expenditure ratio, liquidity ratio, debt ratio, and capital accumulation ratio to analyze financial well-being of self-employed households. This study used a 1997 and 1998 Korean Household Panel Study collected by Daewoo Economic Research Institute. The average amount of holding of each type of asset showed that the investment of self-employed households decreased in the banking industry and the stock market in 1998 compared to 1997. On the other hand, asset allocation in bond and real estate increased, which implied preference for a stable type of asset with the increase in uncertainty of the future and economic instability. Devaluation of real estate allowed households to easily obtain real estate and increase preference for asset allocation in real estate after the crisis. The changes in financial ratio for the year 1998 shows that such ratios as income to expenditure, liquidity, and capital accumulation, decreased compared to the year 1997. Among those ratios, the income to expenditure ratio showed the biggest decline because of reduced income of self employed households. The results implied that the income structure of the self-employed is unstable, thus the self-employed were likely to be greatly affected during the economic downturn. Earners have more average income and net assets than the self-employed. However, using financial ratios, it was found that self-employed households were more stable than employees. The results shows that the financial ratio analysis is better tool to estimate households financial status. Implications for financial educators, counselors, and planners are offered. The results will provide implications for policy makers to establish appropriate policies for the self-employed and help them financially survive.

가계 재무전략 유형별 재무성과 분석 (An Analysis of the Financial Performance in the types of Household financial Strategy)

  • The purpose of this study was to classify the household financial strategies and investigate major determinants of the household financial strategies and financial performance. The data of 3,994 households is from the Korean Labor and Income Panel Stud?. The major findings were as follows. (1) The classified household financial strategies types were Residual ($44.6\%$), Informal Institutional ($13.3\%$), Financial Assets ($16.7\%$), Real Estate ($13.4\%$), and Diversified Portfolio ($12.0\%$). (2) The criteria of classification of the household financial strategies were relative, not absolute. (3) The household financial strategy types changed largely during a short period(1999-2000). (4) In all households, the variables that affected changes in household financial strategies were education, occupation, number of children, residential location and home ownership. (5) Households that employed a diversified portfolio strategy had the greatest financial performance (2,316,000 won net gain). (6) In all households, the variables that had the greatest influence on financial performance were the number of children, assets and debts. 1'he financial performance was significantly different according to changes in the household financial strategy.

  • Modern financial services go beyond the stage of internet banking, and new concepts of financial transactions such as Internet of Things, mobile banking, electronic payments, and fintech have emerged. As a result, banks are less influential in financial transactions, and changes are being demanded. In the present era, the basic business of banks has decreased, and it is transforming into a space where both consumer finance work and reside. The bank office stands for the brand image of the bank, and it is represented by trust with customers in the basic business of financial transactions, and the rise in real estate value is a natural social phenomenon due to the nature of the location and location of real estate owned by the bank. The business method and space of the bank office that meets the new paradigm of the modern society is an inefficient space only for the convenience and rest of consumers, but it must be used as a variety of spaces suitable for the region to increase the functional value of the bank office. Through this study, as a convenience space for consumers, various service facilities should be introduced to understand the characteristics of the region as a convenience space for consumers, and various service facilities should be introduced to meet the needs of consumers, and the bank office should be improved as a complex service space for local residents.

중고령 가구의 재무구조와 성인자녀로 부터의 소득이전 (Analyzing Adult Children's Income Transfers to Parents According to Financial Structure)

  • Using the first wave of the Korean Longitudinal Study of Ageing, this research examines the effect of elderly parent's financial structure on private income transfers from their adult children. The results show that low income elderly households are more likely to receive income transfers from their children. Generally, Korean elderly households were found to have very low liquidity in their asset structure, as the average household holds over 90% of their assets in real estate. However, it seems that the parents' potential income based on their real estate assets is unimportant in determining children's transfer decisions. Rather, the parents' labor income is found to be a key factor in children's income transfer decisions.

남성과 여성의 투자위험 감수성향 차이에 관한 연구 (Study on the Gender Differences of Financial Risk Tolerance)

  • This paper examined how men and women differ in the attitude and behaviour of financial risk tolerance. The results showed that women were less risk seeking than men in financial risk tolerance. The results of the investment simulation indicated that men invested in higher risk assets like stock. In contrast, women prefered to invest in lower risk assets like real estate. The results of multiple regression analysis showed that if investors have the propensity to take more risk they allocated their money to higher risk assets in the simulation. This analysis also showed that the surveyed respondents invested in risky assets if they had experience in high risk investment in the past.

수도권 거주 자가소유 베이비부머의 주택자산효과 변화 분석 (Changing Housing Wealth Effects of Home-owning Baby-boomers in the Seoul Metropolitan Area)

  • The purpose of this research is to analyze the wealth effects of home-owning baby-boomers on household consumption on non-durable goods in the Seoul Metropolitan Area. In so doing, this empirical study utilized the Korean Labor and Income Panel Study (KLIPS) of 2002 and 2012. The statistical findings reveal that household wealth in the period had sharply risen in household income, asset, debt and consumption, and the substantial increase came from growing income and consumption embedded into an expansionary stage of the family life cycle. Further, housing wealth had a much greater effect on consumption expenditure than did financial asset in 2012 while financial wealth effect was larger than housing wealth effect in 2002. Housing wealth effects had become far stronger as the age of the baby-boomer householders increased. As the baby-boomers are close to the retirement stage, post-retirement income security becomes of concern, so that the wealth effect of real estate income as an income alternative for retirees is explicit. The results imply that retirement of baby-boomers is likely to reduce consumer spending, aggravating slowdown of the real economy. Thus, diversification of household asset portfolio in a pre-retirement period is of great significance in maintaining adequate household consumption in later life.

국내 가계대출의 특징과 결정요인 분석: COVID-19를 중심으로 (Analysis of Characteristics and Determinants of Household Loans in Korea: Focusing on COVID-19)

  • Purpose - Since COVID-19, the government's expansion of liquidity to stimulate the economy has resulted in an increase in private debt and an increase in asset prices of such as real estate and stocks. The recent sharp rise of the US Federal fund rate and tapering by the Fed have led to a fast rise in domestic interest rates, putting a heavy burden on the Korean economy, where the level of household debt is very high. Excessive household debt might have negative effects on the economy, such as shrinking consumption, economic recession, and deepening economic inequality. Therefore, now more than ever, it is necessary to identify the causes of the increase in household debt. Design/methodology/approach - Main methodology is regression analysis. Dependent variable is household loans from depository institutions. Independent variables are consumer price index, unemployment rate, household loan interest rate, housing sales price index, and composite stock price index. The sample periods are from 2017 to May 2022, comprising 72 months of data. The comparative analysis period before and after COVID-19 is from January 2017 to December 2019 for the pre-COVID-19 period, and from Jan 2020 to December 2022 for the post-COVID-19 period. Findings - Looking at the results of the regression analysis for the entire period, it was found that increases in the consumer price index, unemployment rate, and household loan interest rates decrease household loans, while increases in the housing sales price index increase household loans. Research implications or Originality - Household loans of depository institutions are mainly made up of high-credit and high-income borrowers with good repayment ability, so the risk of the financial system is low. As household loans are closely linked to the real estate market, the risk of household loan defaults may increase if real estate prices fall sharply.
