An Analysis of Characteristics of Professional Qualifications for Constructor and Quantity Surveyor in China (중국 건축기술 자격제도의 특성 분석에 관한 연구 - 건조사(建造師) 및 조가공정사(造價工程師) 제도를 중심으로 -)

  • Chinese construction companies take major roles gradually in the global construction market. Chinese construction companies performs well-organized project execution by the construction related professionals based on the domestic education and qualification system. The purpose of this study is to analysis the characteristics of professional qualifications for constructor and quantity surveyor in China. The result shows that qualification systems of constructor and quantity surveyor are well classified in detail and operated by government. Each qualifications require broad and defined knowledge structure together with practical experiences. The research result will open the further research of Chinese construction related qualifications in the ways of more specificity, expertise, and practicality.

  • When we have been estimated construction costs, till now, we are used to costs accumulating method of each items based on standard labors rates. But there are some problems of its methods. Our governments are applied to a historical construction costs estimation system fur building construction and civil engineering works from January 2004. The electrical construction works are forecasted that applied to historical construction cost estimation systems. This paper is summarized to roles and systems of quantity surveyor. And we investigated to activities and organizations of its associations.

Development of Quantity based Base Period Price Index(QBPPI) to calculate Construction Cost Index (건설공사비지수의 산정을 위한 수량기반 기준시점 가격지수의 개발)

  • Indexes have played an important role as a economic indicator or performance indicator in many industries for a long time. In construction industry, indexes, or Construction Cost Index(CCI), have been used to compensate for the gap of time in Estimate Using the Historical Cost Data from Feb. 2004. CCI is composed of index formula and resources. Existing literatures had used Laspyeres Index as a index formula. And, Leontief table, the bills of quantities, and information of price surveyor were used as a resource. When applying Laspyeres formula and the resources to calculating the CCI, the problems such as double application of price fluctuation, calculating the incorrect weights, may be generated. This paper analyzed the existing economic relevant indexes as well as Laspyeres formula. Thus, feasibility of them was analyzed using three practical cases of apartments. And then, Quantity based Base Period Price Index(QBPPI) was developed to consider the characteristics of construction more accurately.

  • Estimating the productivity of labor has relied on the experience and intuition of an estimator, or productivity data, such as standard in practical estimation. However, when new technologies and new construction methods employed in the construction industry, Dependence of a quantity surveyor's intuition is increased. This is because of the lack of a systematic methodology which models, estimates, and measures the labor productivity, Due to the historical productivity data is unavailable. Even thought project history data contains information that is important to predict the performance of a project, It can not provide valuable information to model, estimate, and measure the labor productivity. This is because 1) the absence of the productivity measurement system with consistency, 2) the difficulty of reusability of historical data collected. Therefor, this study suggests a methodology which build a productivity model by measuring the productivity of labor and collecting the historical data systematically. In addition, this methology is applied to develop a productivity model of shop-drawing and manufacturing process using descrete event simulation.
