A STUDY ON THE LIFE CYCLE COST ANALYSIS IN LIGHT RAIL TRANSIT BRIDGES: FOCUSED ON SUPERSTRUCTURE

  • The demand for light-rail construction projects has recently been increasing, and they are mostly supervised by private construction companies. Therefore, a private construction company that aim to raise gains from the operation of the facilities during the contract period greater than what they invested should b able to accurately calculate the costs from the aspect of Life Cycle Cost (LCC). In particular, a light-rail transit bridge that has a heavier portion from the aspect of the cost of light-rail transit construction requires a more accurate calculation method than the conventional LCC calculation method. For this, an LCC analysis model was developed and a cost breakdown structure was suggested based on literature review. The construction costs by shape of the upper part of a light-rail transit were calculated based on the cost breakdown system presented in this paper, and the cost generation cycle and cost unit price were collected and analyzed based on records on maintenance costs, rehabilitation and replacement. In addition, after forming some hypotheses in order to perform the LCC analysis, economic evaluation was conducted from the aspect of the LCC by using performance data by item.

  • There is an increasing need for complex and large projects to be carried out quickly. As the duration, size, and cost of the project increase, concerns about project failure are also rising. Finding factors that hinder the performance of an effective project and eliminating them in advance or controlling and managing them more effectively can be a more direct way to secure the success of the project. Previous studies have identified compositional dimensions that are classified according to attributes, covering the various obstacles that affect the success of the project through existing literature. It is a follow-up to previous research. Using DEMATEL techniques, we would like to propose to explore the appropriate measures that an entity and organization can take by identifying the causality between factors through cross-impact analysis of project disabilities and even presenting factors that may arise when they are identified. As a result of the analysis, according to the indicators to evaluate the importance, 8 factors were found to be relatively important factors, excluding the factors that Failure of project feasibility analysis and Technical environment change. In addition, 5 factors were found to be causative factors; Technical environment change, Unclarity project plan, Strategic consistency error, Inaccuracy of requirement definition, and Failure of project feasibility analysis. In contrast, the remaining 5 factors were found to be the result factors; Lack of benefits realization, Negative attitude of top management, Stakeholder conflict, Difficulty of process management, and Disturbance of communication.

  • 수도건설사업은 공용이후단계에서 소요되는 운영${\cdot}$유지관리비용 중에서 기계설비 및 관로시설이 대부분을 차지하는 대표적인 플랜트시설로 구성되므로 일반적인 토목시설물의 LCC모델과 차별화되어야 할 것이다. 따라서 본 연구에서는 수도건설사업에 적합하도록 비용분류구조를 제시하고 이에 따라 수도시설 LCC분석 모델을 개발하였다. 설계VE 활동시 기초가 되는 설계VA의 절차를 실무활용도 측면을 고려하여 개선된 설계VA절차를 제시하였다. 제시된 설계VA 절차와 LCC분석모델을 사용하여 실제 건설사업의 설계VE활동에 있어 송수관로의 적정 선형 선정에 적용하였다. 제안된 수도건설사업의 설계VA모델은 향후 수도건설사업의 경제적${\cdot}$가치혁신적 대안선정과 유지관리비 예산 추정 및 적정예산 배정에 매우 유용하게 활용될 수 있을 것이다.

Cost-Effective Model for Energy Saving in Super-Tall Building

  • In many urban cities, super-tall buildings have been being constructed around New York and Chicago as the center since 1930 to improve the efficiency of land use and respond to new residential type. In terms of energy consumption, super-tall buildings are classified as a top energy consumption building. Also, as time passed, the degradation of energy performance occurs in super-tall buildings like general things so that these cannot show the initial performance planned in the design phase. Accordingly, building owners need to make a plan to apply energy saving measures to existing building during the operation phase. In order to select energy saving measures, calculus-based methods and enumerative schemes have been typically used. However, these methods are time-consuming and previous studies which used these methods have problems with not considering the initial construction cost. Consequently, this study proposes a model for selecting an optimal combination of energy saving measures which derives maximum energy saving within allowable cost using genetic algorithms. As a contribution of this research, it would be expected that a model is utilized as one of the decision-making tools during the planning stage for energy saving.

프로젝트 단계별 리스크 요인들의 우선순위 분석 : ICT(정보통신기술)산업 분야의 신제품 개발 프로젝트를 중심으로 (Priority Analysis of Project Stage-wise Risk Factors : Focusing on New Product Development Projects in ICT Industry)

  • In this paper, we identify risk factors that are likely to occur during the lifecycle of a new product development (NPD) project from the literatures, and identify the three objectives or three constraints that will ultimately be achieved for project success in the ICT industry : performance (scope/quality), schedule (time), and cost. Firstly, we interviewed the project experts to classify the risk factors according that the final project objectives are changeable based on scope/quality, time and cost budget constraints. Secondly, the survey for pairwise comparisons between the risk factors was asked to the project managers and members who had ever actually participated in the NPD projects of ICT industry to determine the priority ranks on relative importance using AHP (Analytic Hierarchy Process). The risk factors negatively affecting the goals of projects were analyzed by using the AHP respectively in four project stages during the life cycle of the project. The comparison of risk factors within each stage is a different approach unlike the literatures which have covered project's overall risk assessment. There is an advantage that risk management can be effectively performed with priorities according to each stage from the start to the end of the project. In other words, it is necessary to identify what risk factors will occur in each stage, and to have ideas at each stage with the priorities so that they can be mitigated and eliminated before actual occurrence. As a result, risks on scope & quality changes were found to be the most important considerations for initiative stage of NPD projects in the ICT industry, whereas in the final stage, risks on schedule (time) changes were the most important priorities. Among the ICT industry product categories, 'communication and broadcasting devices' and 'IT and communication based devices' generally have a high priority in terms of risks on scope & quality changes when initiating the project. At the closing stage of the project, however, considering that schedule (time) changeable risk is getting higher, these products tend to target at B2B market rather than B2C because the new products must be delivered and launched in time as customer firm required.

  • 국내 건설프로젝트의 경우 건설생산주체간의 정보 흐름이 원할치 못하여 건설 생산성이 저하되는 원인이 되고 있다. 특히 설계단계에서 건축물의 요구성능, 비용조건, 및 주요자재, 시공과정 등에 대한 고려가 미비하여 시공단계에서 설계 오류로 인한 여러 가지 문제점이 발생하고 있다. 또한 설계검토 및 설계 변경시 관련 주체(발주자, 설계자, 시공자 및 건설관리자)간의 커뮤니케이션이 원활하지 못하여 실수가 발생되고 있는 실정이다. 본 연구에서는 건축 설계단계에서 건축물의 성능, 비용 및 시공성을 만족하는 건축 부위 최적화 방법 및 이와 연계하여 설계/시공간의 효율적인 정보 처리 방안을 제시하고자 하였다. 또한 본 연구에서의 건설정보는 건물 구성요소의 접합관계, 기둥의 위치, 부위별 시공성 정보 및 현장 제한조건 정보 등 설계 단계에서 고려해야할 설계${\cdot}$시공 정보로 제한하였다. 본 연구에서 제시하는 방법은 건축 시스템의 최적화를 통해 건축설계단계에서 건축물의 성능 및 건물 총생애비용(LCC)과 시공단계의 시공성을 만족하는 건축부위 대안 생성과 이러한 과정에서 발생되는 관련주체간의 커뮤니케이션을 체계화하는 것이다.

  • 건설프로젝트의 성공적인 수행을 위해 의사소통, 협력, 정보공유 등을 포함한 구성원들 간의 협업은 반드시 필요하다. 그러나 프로젝트 조직 내의 협업과정이 성과에 미치는 영향에 대한 분석적인 시도는 부족하였다. 본 연구는 게임이론 기반의 에이전트기반 시뮬레이션을 활용하여 프로젝트 조직 내 협업과정을 보다 명시적으로 이해하는 방법을 제시하였다. 시뮬레이션의 결과로 구성원수준에서의 관계형성과 조직수준에서의 네트워크 발전양상을 관찰할 수 있었다. 본 연구는 프로젝트조직 내의 협업과정 분석방법 개발을 위한 기초연구이며, 향후 연구를 통해 조직 내 업무수행 프로세스, 생산작업 프로세스, 관리 프로세스 등의 부분과 결합하여 프로젝트 성과를 예측하는 방법으로 발전될 수 있을 것이다.

Investigating Main Causes for Schedule Delay in Construction Projects in Bangladesh

  • Delay is the most common problem in the construction industry. It has many negative effects on project's success in terms of time, cost, quality, and safety. From the literature review, a total of thirty-five factors of delay were selected. These factors were divided into seven groups related to materials, manpower, owner, consultant, contractor, construction, and external problems. This study was carried out to identify the main causes of delay for a construction project through their importance level. The importance level was determined based on the frequency of occurrence and severity of impact. The structured questionnaire has distributed to the respondents who have much experience in construction management in Bangladesh. The results of analysis indicated that top five factors of construction delay according to their level of importance are: (1) price of construction materials increased very rapidly, (2) political situation (revolution/ public strikes), (3) shortages of skilled workers, (4) poor site management and supervision by contractor, (5) incompetent/ immature subcontractors. These findings of this study are expected to be significant contributions to Bangladesh construction industry in controlling current performance of project on time overrun.

건설공사 사후평가 개선방안: 사업수행성과 중심으로 (Improvement Plan of Post Construction Evaluation: Focus on Construction Performance)

  • 건설산업의 규모는 증가하고 있으며 국가 산업 전체에 미치는 영향도 크다. 그러나 건설사업 수행과정에서 공사비 증액, 공사 기간 지연, 안전사고 발생, 품질 문제 등이 발생하고 있다. 본 논문은 사후평가를 수행한 토목시설물 공사를 대상으로 공사 수행과정 중 공사비, 공사 기간, 설계변경 성과를 분석하였다. 토목시설물을 종류별, 공사 성격별, 공사 규모별, 계약 성질별, 입찰방식별로 구분하여 분석을 수행하였다. 이를 통해 공공사업으로 수행한 토목시설물 공사의 계획, 설계, 시공과정에서 공사비와 공사 기간 등의 예측과 그 결과를 비교하였다. 사업수행성과 데이터의 입력 오류 가능성이 있으므로 사후평가센터의 사후평가 직접 수행과 설계변경 시행지침의 변경을 제안하였다. 그리고 데이터의 지속적인 수집을 통해 시설물별 세부 분석을 제안하였다.
