인공지능 (AI) 기반 섹터별 부동산 수익률 결정 모델 연구- 글로벌 5개 도시를 중심으로 (서울, 뉴욕, 런던, 파리, 도쿄) - (A Study on AI-Based Real Estate Rate of Return Decision Models of 5 Sectors for 5 Global Cities: Seoul, New York, London, Paris and Tokyo)

  • Purpose: This study aims to provide useful information to real estate investors by developing a profit determination model using artificial intelligence. The model analyzes the real estate markets of six selected cities from multiple perspectives, incorporating characteristics of the real estate market, economic indicators, and policies to determine potential profits. Methods: Data on real estate markets, economic indicators, and policies for five cities were collected and cleaned. The data was then normalized and split into training and testing sets. An AI model was developed using machine learning algorithms and trained with this data. The model was applied to the six cities, and its accuracy was evaluated using metrics such as Mean Absolute Error (MAE), Root Mean Square Error (RMSE), and R-squared by comparing predicted profits to actual outcomes. Results: The profit determination model was successfully applied to the real estate markets of six cities, showing high accuracy and predictability in profit forecasts. The study provided valuable insights for real estate investors, demonstrating the model's utility for informed investment decisions. Conclusion: The study identified areas for future improvement, suggesting the integration of diverse data sources and advanced machine learning techniques to enhance predictive capabilities.

  • Competitive bidding in construction is concerned with contractors making strategic decisions in respect of determination of bid price if contractors opt to bid. This study presents a strategy model for deciding optimum tender price with reflecting appropriate profit in competitive bidding using Bayesian regression analysis (BRA). The purpose of the developed model is to help contractors to secure suitable profitability by predicting the actual profit based on key variables. They may affect construction cost at bidding phase, ultimately which help contractors to secure high quality output. The model was tested empirically by application to a bidding dataset collected from a large South Korea contractor. BRA allows contractors to estimate more accurate actual profit by reflecting not only objective information but also subjective experiences and judgments. Consequently, the model can contribute to improvement of decision-making process for setting an optimum tender price.

  • The purpose of this research is to analyze the effect of financial elements (asset growth, liability growth, equity growth, revenue growth, and profit growth) on stock price performance and to analyze the growth of Corporate Social Responsibility (CSR) costs as a moderating effect. The technique analysis used is regression analysis. Samples in this analysis are manufacturing firms listed on the Indonesian Stock Exchange (IDX) for the period 2014-2018. The use of regression models for hypothesis testing must fulfill several applicable assumptions such as Normality Test, Heteroscedasticity Test, Multicollinearity Test, Autocorrelation Test, Model Fit Test, Determination Coefficient Test, and Hypothesis Test. Data analysis used two research models, namely model 1 and model 2. Model 1 is without the moderating variable, and model 2 is with the moderating variable, that is, CSR cost growth. Based on the result of the regression analysis, it can be inferred that the asset, revenue, and profit growth have a positive impact on stock price results. Liabilities and equity growth do not affect stock price performance. Operating expense growth has a significant effect on price performance. CSR cost growth can moderate the effect of growth in financial statement elements on stock price performance but is not significant.

  • Consider a canning process where cans are filled with an expensive ingredient. Cans weighting above the specified limit are sold in a regular market for a fixed price, and underfilled cans are emptied and refilled at the expense of a reprocessing cost. In this paper, the effect of measurement error on the determination of the optimal process mean for a canning process is examined. It is assumed that the quantity X of ingredient in a can is normally distributed with unknown mean and known variance, and the observed value Y of X is also normally distributed with known mean and variance. A profit model is constructed which involves selling price. cost of ingredients, reprocessing cost. and cost from an accepted nonconforming can, and methods of finding the optimal process mean and the cutoff value on Y are presented. It is shown that the optimal process mean increases. and the expected profit decreases when the measurement error is relatively large in comparison to the process variance.

샘플링 검사를 통한 경제적 공정 목표 값 결정에 관한 연구 (Determination of the Economical Target Value Through Sampling Inspectioni)

  • We consider the determinant of the most economical target value through the sampling inspection by two consecutive machines. The machine sequence is fixed as products have to be processed by machine 1 first and then by machine 2 next, In this paper we assume that if quality of a unit is lower than inspection lower specification limited then the goods is not accepted, otherwise it is accepted. And we assume that the quality characteristics is larger-the-better characteristics and its distribution is the normal distribution whose standard deviation is known. This paper ends up with an numerical example by using the total expected profit function model that consider the scales profits inspection costs and material costs. And we analyze the variation of the total expected profit by changing coefficients of the functions.

주파수의 경제적 가치를 고려한 할당대가 산정기준 분석 (Analysis of Radio Spectrum Charges based on Economic Value)

  • The determination of spectrum charges for the operators is a main issue to efficiently manage the limited radio spectrum resources. In this paper, we propose a model to compute the optimal charges for radio spectrum usage. The objective is to determine that will maximize the spectrum charges, and decision variables of ratios for actual or estimated revenues are considered. The spectrum charges are maximized under satisfying the least profit for operators based on Log-Linear demand function. The parameters of actual sales and minimum profit of operators are analyzed to make an efficient management for radio spectrum. The results show that the spectrum charges increase as the actual sales increase, but it decrease as the required minimum profit of operator increases. It is also observed that the government should increase the ratio for estimated sales if anticipating the poor market in the future, otherwise they should increase the ratio for actual sales to maximize the spectrum charges.

  • 건설공사에서 공사비 계획 및 관리를 위한 코스트 모델은 공사입찰$\cdot$계약단계에서 도급공사비 결정에 중요한 기능을 담당할 뿐만 아니라 건설사업 수행 전 단계에 걸쳐 건설공사에 소요될 비용을 추적, 관리하여 주어진 예산범위 내에서 최적의 목적물을 설계 시공하여 궁극적으로 발주자의 투자비용에 대한 가치를 극대화하고 비용관리업무의 적정성을 도모하는 기능을 담당하고 있다. 그동안 내역입찰방식을 널리 채택하고 있는 건설공사에서 내역서는 공사비 예측 및 계획 등 공사관리에 있어서 중요한 수단으로 활용하여 왔으나, 현행 내역모델은 공사비의 예측 및 비용관리 측면에서 지나치게 상세하며, 공사계획 및 관리 업무와 연계시키는데도 한계가 있는 것으로 지적되고 있다. 건설공사를 구성하는 세부 단위작업에 소요되는 비용은 모두 중요한 관리대상이지만, 단위작업의 내용에 따라 비용이 차지하는 비중과 코스트 결정에 미치는 영향력에는 차이가 있다. 이러한 비용결정의 구조적 메커니즘에 착안하여 본 연구에서는 건설공사 비용결정에 중요한 영향을 미치는 작업내용을 규명하여 정확성을 유지하면서 단순 간결한 코스트 예측모델을 제안 및 검증하는 것을 목적으로 하고 있다.

소셜 네트워크 서비스 이용 동기의 다차원적 구조 및 영향관계 (The Study on Relation and Structure of Social Network Service User's Motivation)

  • 본 연구는 소셜 네트워크 서비스내 구성원들이 소셜 네트워크 서비스를 이용하면서 느끼는 동기요인이 행동의도에 영향을 미치는 요인을 규명하기 위한 것으로 실증분석을 통해 검증하고자 하였다. 특히 자기결정성 이론에 입각하여 소셜 네트워크 이용 동기요인을 구성원(follower) - 허브(hubs) 간 자기결정성 동기와 구성원(follower) - 구성원(follower) 간 자기결정성 동기롤 구분하였다. 또한 이러한 동기요인이 태도변수인 감정적인 애착에 어떠한 영향을 미치는지 알아보고자 하였으며, 아울러 행동변수로 충성도와 정보공유의도에 어떠한 결과를 가져오는지 검증하고자 하였다. 실증분석 결과 본 연구에서 상정한 연구가설 모두가 통계적으로 유의한 영향관계가 있음이 밝혀졌다. 이러한 연구결과는 소셜 네트워크 서비스의 이용 동기-태도-행위의 인과관계 형성이 구성원들의 내면적인 심리적 욕구의 상태에 따라서도 작용될 수 있음을 보여주는 것으로 향후 이와 관련한 보다 정교한 연구의 기반이 될 것으로 예상된다.

Repeated Overlapping Coalition Game Model for Mobile Crowd Sensing Mechanism

  • With the fast increasing popularity of mobile services, ubiquitous mobile devices with enhanced sensing capabilities collect and share local information towards a common goal. The recent Mobile Crowd Sensing (MCS) paradigm enables a broad range of mobile applications and undoubtedly revolutionizes many sectors of our life. A critical challenge for the MCS paradigm is to induce mobile devices to be workers providing sensing services. In this study, we examine the problem of sensing task assignment to maximize the overall performance in MCS system while ensuring reciprocal advantages among mobile devices. Based on the overlapping coalition game model, we propose a novel workload determination scheme for each individual device. The proposed scheme can effectively decompose the complex optimization problem and obtains an effective solution using the interactive learning process. Finally, we have conducted extensive simulations, and the results demonstrate that the proposed scheme achieves a fair tradeoff solution between the MCS performance and the profit of individual devices.

택배 네트워크 설계를 위한 최적화/시뮬레이션 반복기법 : 화물터미널 용량과 수주마감시간 결정 (A Recursive Optimization/Simulation Procedure for Express Courier Service Network Design : Determination of Terminal Capacity and Cut-off Time)

  • While demands for express couriers service are rapidly increasing due to recent progress of electronic commerce, express courier service companies are struggling to take a larger market share through ongoing improvement in their service processes. Cut-off time is the time limit that all orders delivered before the limit are guaranteed for the delivery within the very next day. Extending cut-off time for express service centers can provide the express company with increase of total sales, but it may also cause increasing the possibility not to satisfy customer needs due to work delay in the consolidation terminal. We develop a design model for express courier service network based on a recursive optimization/simulation procedure. With the optimization model, we seek key design parameters such as the cut-off time for express service centers and the capacity of the consolidation terminal maximizing total sales profit while satisfying the desired level of performances. With the simulation model, we consider the dynamic nature of the network and obtain relationships between the design parameters and the performance measures with the multiple linear regression. The validity of the model is examined with an example.
