최근의 건설사업에서는 전체 건설공사 수행과정 중 특히 Pre-con 단계의 중요성이 점차 커지고 있으며 Project 성패에도 큰 영향을 미치고 있다. 그러나 현재 우리나라 건설사업은 Pre-con 단계에 대한 정확한 개념 및 체계화가 이루어지지 않고 있으며 대부분 현장소장의 경험에 의존하고 있기 때문에 체계적인 공사수행에 차질을 빚는 등 많은 문제점이 나타나고 있다. 이에 본 연구를 통해 전체 Pre-con 단계 중 종합건설회사내에서 시공계획서작성이전 Pre-con 단계의 업무흐름을 분석하고 업무부서간의 도식화된 업무체계를 제시하고자 한다. 이를 통해 불필요한 업무론 배제하고 더 나아가 향상된 업무 흐름을 통해 체계적인 공사계획을 수립하여 본 공사에서의 효율성 향상을 기대할 수 있을 것이다.

2011년을 기준으로 국내 건설시장은 민간 부문과 공공부문의 발주 감소로 전반적인 건설 경기 침체가 되고 있는 실정이며 해외 건설의 경우는 플랜트에 편중된 시장 점유로 인해 전체 건설업에 대해서는 중국 및 인도 등에 경쟁력을 잃어가고 있다. 또한 선진국에 비해 고부가가치 기술경쟁력이 열위에 있는 상황에서 국내 건설사들의 경쟁력 강화에 대한 연구들이 이루어지고 있는데, 최근 국내 외에서 Pre-construction Service(이하 Pre-con Service)의 중요성이 부각되어 대형 건축 및 플랜트 프로젝트 발주 시 이를 통한 발주가 늘어나는 추세이다. 그러나 국내 건설사들의 Pre-con 업무에 대한 일반적인 이해부족과 업무 체계 정립이 미흡하여 Pre-con Service에 대한 대응 전략은 부족한 상황이다. 이에 본 연구에서는 국내 건설사의 해외 건설 시장 진출을 위한 Pre-con Service의 핵심 업무를 규명하고 그 중요도와 현 역량 수준을 비교 분석하여 이에 따른 역량 향상의 방향을 제시하고자 한다.

For deep basement construction of buildings downtown, the usage of Top-Down Method is increasing as much as ever from strong demand. One of the essential elements for the construction by Top Down Method is the pre-founded columns, which are installed in the ground and on which a building is installed. The fact that the pre-founded columns are placed in the ground makes them susceptible to its plumbness; this aspect distinguishes pre-founded columns from general columns. However, there are no criteria for erection tolerance. Therefore, field-measured-data concerning out-of-plumb of pre-founded columns in the construction field should be accumulated and investigated so that criteria and specifications for the erection tolerance of pre-founded columns may be established through the understanding of its aspects. In this paper, we investigate out-of-plumb of pre-founded columns for the construction case and analyze its aspects, and propose considerations for design and construction phase.

The purpose of this study is to apply the process model of the pre-design stage to CPLM(Construction Project Life-cycle Management). Life-cycle consists of 4 stage; Pre-design, Design, Construction, Maintenance. Each stage has organic relations between front and rear stage. Therefore it is important to manage and use the information data of each stage. But these data are not carried to the next stage smoothly, especially at the pre-design stage. It is even vague to define the process of the pre-design stage. To carry and share the information well, this study defines Pre-design stage process and CPLM at first, VA-Cityplanner which is the development system of the pre-design process model is applied to CPLM for the smooth current of the data between participants.

최근 국내 외 경제적인 요인과 발주물량의 감소에 수주경쟁의 심화로 인한 수익성의 악화 등 여러 요인으로 건설업체는 경영적 측면에서 매우 큰 어려움을 직면하고 있다. 그러므로 건설업체는 생산성을 향상시킬 수 있는 공법의 개발이나 도입이 절실하다. 본 연구에서는 공장에서 선조립한 철근부재를 접을 수 있게 함으로써 부피를 축소하여 운반비를 절감할 수 있는 접이식 철근 선조립 공법의 현장 적용 가능성을 검토하는 것을 연구목표로 하였고, 검토한 결과, 접이식 철근 선조립 공법의 적용으로 선조립 공법의 단점인 운반비가 과다 발생한다는 단점을 개선 할 수 있어 건설현장의 생산성 향상이 가능 할 것으로 판단된다.

국내 건설사업은 잘못된 관행, 졸속한 사업추진, 사전조사의 미흡 등으로 인하여 불필요한 사업을 추진하거나 잦은 설계변경을 함으로써 예산 낭비를 초래해 왔다. 1999년 건교부에서 '원가절감을 위한 공공건설효율화종합대책'을 발표한 이후 많은 정책적인 노력이 있었음에도 결구하고 사업비에 크게 영향을 미치는 시공 전 단계의 사업비관리 부문은 여전히 취약하다는 지적이다. 발주자 측면에서 적정공사비를 반영한 사업비가 산정되지 않고 건설사업이 단계별로 추진되는 과정에서 이를 고수하기 위한 관리도 수행되지 못하고 있다. 따라서, 본 연구에서는 선진 사업비관리 체계에 대해 조사하여 시사점을 도출하고, 국내의 실제 프로젝트 및 관련 제도에 있어 시공 전 단계 사업비관리의 문제점 및 현황을 사업비관리(Cost Management)의 관점에서 분석하여, 국내 사업비관리의 개선방안에 대해 제안하고자 한다.

The widespread of IT technology caused a remarkable change in many industries and the construction industry is also one of them being influenced in the form of CIC(Computer Integrated Construction) and BIM(Building Information Modeling). Construction projects have many participants from various disciplines involved throughout the entire process. Therefore the success of the project greatly depend on the efficiency of decision-making using the information generated from each process stage. Looking from this aspect, the greatest potential value lies in the planning and pre-design stage when considering the construction life cycle. In this paper, we propose a project on developing a 3D object oriented simulation system for supporting the pre design phase. We define the needs for such system through previous case studies and suggest a to be process model. Finally we anticipate the effects that the project will eventually contribute to the construction industry.

In this study, theoretical analysis and evaluation tests were performed to assess the pipe stability against compaction equipments and vehicle loads when conventional construction criteria for pre-insulation heating pipes are applied and the alternative material, crushed sand, are used for backfills. The research outcomes shows that (1) the conventional code criteria for pre-insulated heating pipes is well established to support compaction equipments and vehicle loads, (2) the crushed sands as an alternative is usable as backfill materials for pre-insulated heating pipes based on the suitability evaluations of various types of pipes, and (3) the crushed sand agree well with the design consideration of pre-insulated heating pipes construction in the points of economical efficiency and construction criteria.

민간 건축사업은 국내 CM시장에서 중요한 비중을 차지하고 있으며, 시공이전단계 CM서비스는 성공적인 건설사업의 수행을 위해 매우 중요한 사안으로 인식되고 있다. 본 연구의 목적은 민간 건축 CM사업의 사례 분석을 통해 시공 이전단계 CM서비스 활용도를 분석하고 주요 특징을 도출하는데 있다. 시공이전단계를 설계이전단계, 설계단계, 입찰 계약단계로 구분하여 총 91개 CM서비스 항목에 대한 활용도를 분석한 결과를 토대로 주요 특징을 도출하였으며 공정관리와 사업비관리 서비스에 대한 수요나 활용도가 민간 건축 CM사업의 시공이전단계에서 높은 것으로 나타났다. 민간 건축사업 시공이전단계 특정한 민간 건축 CM사업의 시공이전단계 CM서비스 활용도를 이해하는 것은 발주자의 수요(needs)를 이해함과 동시에 CM기업이 어떠한 핵심적인 서비스를 강화해야하는 지에 대한 전략을 수립하는데 있어서 매우 중요한 과제이다.

건설프로젝트 참여자들이 전체공기에 영향을 미치는 공정리스크 관리에 대한 중요성을 공감하고 있지만 그에 대한 관리 절차 및 도구 등이 체계화되어있지 않아 어려움을 겪고 있다. 또한 발생한 리스크에 대한 대응방안 및 관리방법에 대한 연구는 비교적 활발히 추진되었지만 시공단계의 리스크를 착공 전 단계에 파악하고자 하는 노력은 부족하였다. 따라서 본 연구에서는 건설프로젝트 전체공기에 중요한 영향을 미치는 착공 전 단계에서의 공정 리스크 관리업무를 지원하기 위하여 공사프로세스 중심의 리스크 분류체계와 전산시스템 구축을 위해 요구되는 코드체계 및 공정리스크에 대한 사전대비를 위한 공정리스크 검토양식을 개발하고, 이에 대한 활용방안을 제시하고자 한다.
