A study of a plan for better construction process of pre-construction phase in general contractor (종합건설회사내 Pre-construction 단계에서의 업무흐름개선에 관한연구)

  • Recently, the importance of Pre-construction is gradually increasing in construction business. In addition to increasing greatness, Pre-construction affect to success or failure of projects. However, current domestic construction business doesn't constitute exact concepts and systems, and there are a lot of problems such as disorganize management of construction because most of Pre-construction depends on supervisors' experiences. Therefore, according as doing this study, We are going to analyze the tendency of Pre-construction step and bring up designed operation systems between departments in construction company. So we can expect to develop efficiency by excluding unnecessary operation and formulating more improved operation process.

  • In 2011, the overall construction markets in KOREA are highly depressed due to decreases in orders of domestic construction markets in both private and public field. Also, we are losing competitive advantages over Chinese and Indian companies owing to the market shares on plant construction projects excessively. It is recognizable, under the circumstances that we are in interior position on high value technique to other advanced countries, that the orders of mega building and plant construction projects tend to be placed through the" Pre-construction Service", the importance of which has been emphasized domestically and internationally in recent time. However, current domestic construction companies show scarcity in understanding the general idea of the Pre-construction Service and fail in building proper structure of it. It is obvious that they cannot have any competent strategy to deal with Pre-construction Service. The Purpose of this paper is to analyze the core competence throughout preconstruction phase and, and make up for the weakness in the current pre-construction service process.

  • For deep basement construction of buildings downtown, the usage of Top-Down Method is increasing as much as ever from strong demand. One of the essential elements for the construction by Top Down Method is the pre-founded columns, which are installed in the ground and on which a building is installed. The fact that the pre-founded columns are placed in the ground makes them susceptible to its plumbness; this aspect distinguishes pre-founded columns from general columns. However, there are no criteria for erection tolerance. Therefore, field-measured-data concerning out-of-plumb of pre-founded columns in the construction field should be accumulated and investigated so that criteria and specifications for the erection tolerance of pre-founded columns may be established through the understanding of its aspects. In this paper, we investigate out-of-plumb of pre-founded columns for the construction case and analyze its aspects, and propose considerations for design and construction phase.

  • The purpose of this study is to apply the process model of the pre-design stage to CPLM(Construction Project Life-cycle Management). Life-cycle consists of 4 stage; Pre-design, Design, Construction, Maintenance. Each stage has organic relations between front and rear stage. Therefore it is important to manage and use the information data of each stage. But these data are not carried to the next stage smoothly, especially at the pre-design stage. It is even vague to define the process of the pre-design stage. To carry and share the information well, this study defines Pre-design stage process and CPLM at first, VA-Cityplanner which is the development system of the pre-design process model is applied to CPLM for the smooth current of the data between participants.

  • Recently, construction companies have had difficulty in managing their business due to economic hardship domestically and abroad, decreased orders, and low profitability due to intensified competition. To address these issues, construction companies need to develop or introduce construction methods that improve productivity. The purpose of this study is to investigate a re-bar construction method that reduces the high expenses of transport by folding a pre-fabricated re-bar cage. It was concluded that the application of rebar pre-fabrication would be activated and the productivity of construction sites improved by adopting the folding rebar pre-fabrication method.

  • Frequent design changes or unnecessary project executions due to illogical practice, lack of feasibility study and, hasty drive have raised problems of budget waste in Korean construction projects. Since the MOCT (Ministry of Construction & Transportation) published Master Plan for budget efficiency for government projects, there have been a lot of policy efforts for budget saving. However, it has been pointed out that cost management at the pre-construction phase, which greatly influences the cost still remains imperfect. The target cost for government clients is not being estimated reasonably, and cost controlling at the pre-construction phase is not yet being carried out properly for keeping the budget. Therefore, improved construction cost management at the pre-construction phase was proposed in this paper. The cost management systems of advanced countries were investigated for it, and the issues were drawn from the cost management systems of these countries. On the basis of the issues, the present conditions and problems of domestic construction cost management at the pre-construction phase were analyzed for suggestion.

  • The widespread of IT technology caused a remarkable change in many industries and the construction industry is also one of them being influenced in the form of CIC(Computer Integrated Construction) and BIM(Building Information Modeling). Construction projects have many participants from various disciplines involved throughout the entire process. Therefore the success of the project greatly depend on the efficiency of decision-making using the information generated from each process stage. Looking from this aspect, the greatest potential value lies in the planning and pre-design stage when considering the construction life cycle. In this paper, we propose a project on developing a 3D object oriented simulation system for supporting the pre design phase. We define the needs for such system through previous case studies and suggest a to be process model. Finally we anticipate the effects that the project will eventually contribute to the construction industry.

  • In this study, theoretical analysis and evaluation tests were performed to assess the pipe stability against compaction equipments and vehicle loads when conventional construction criteria for pre-insulation heating pipes are applied and the alternative material, crushed sand, are used for backfills. The research outcomes shows that (1) the conventional code criteria for pre-insulated heating pipes is well established to support compaction equipments and vehicle loads, (2) the crushed sands as an alternative is usable as backfill materials for pre-insulated heating pipes based on the suitability evaluations of various types of pipes, and (3) the crushed sand agree well with the design consideration of pre-insulated heating pipes construction in the points of economical efficiency and construction criteria.

  • Construction management(CM) in the private building sector has been leading the growth of the CM market in Korea. The use of CM services during pre-construction stages has been recognized as a critical factor to succeed in construction projects. Understanding clients' needs of pre-construction CM services is important for CM fedms to strategically prepare and cope with market needs. The objective of this paper is to investigate the level of use of CM services in private building projects during pre-construction stages, and to identify key characteristics and implications. The most distinctive characteristics include the high demand and use of cost management and time management services during pre-construction stages.

  • It is very important to manage the risk in building construction because construction process has too many internal risk compared with others. So construction managers need more developed risk management system than the Present. While the study for the solution and management of generated risk is comparatively enough, the effort to confirm the risk of construction phase on pre-construction phase haying an major effect on total duration, is insufficient. For supporting the schedule risk management of pre-construction, this study suggests the reclassified risk breakdown structure and the investigation form for advance preparations on pre-construction Phase, which help the Poorly experienced construction manager to make more correct decisions and efficiently to execute risk management.
