The Effect of an Urban Park View on the Price of Apartment - A Case of Songdo Central Park - (도시공원의 조망 여부가 아파트 가격에 미치는 영향 - 송도 센트럴 파크를 사례로 -)

  • Around the world, a lot of people are migrating to the urban areas, and new cities are continuously being constructed. Currently about 54 percent of the world's population live in the urban areas, and by 2050, it is expected to increase to 66 percent; thus, managing the urban areas is one of the most important challenges of sustainable development in the 21st century. The key to successful urban management is to preserve the urban green spaces, which provide aesthetic, psychological and health benefits to the urban citizens. However, the benefits of the urban green spaces are not fully appreciated within the societies due to the difficulty of economic valuation of the urban green spaces. This study examined whether the view of the Songdo Central Park has a positive influence on the prices of the surrounding apartments, using the hedonic pricing method. The results showed that a positive relation exists between the view of the Songdo Central Park and the price of apartment. The price of an apartment with the view of the Songdo Central Park was 5 percent higher than that of an apartment without the view. In addition, it was estimated that the proximity to the Songdo Central Park has an influence on the housing price as well.

Relationships between the Effect Factors of Private Brand Images and Customer Trust and Loyalty (유통업자 브랜드 이미지의 영향요인과 신뢰 및 고객 애호도와의 관계에 관한 연구)

  • Purpose - Recently, many large retailers have been frequently purchasing commercial brands. Not only the quality of products purchased but also the brand images are of concern in this process. Based on this rising trend, commercial brands have become an important issue in the retail business world, along with increasing general interest as well. Thus, this study focuses on the factors affecting commercial brand images and clarifies the impact of the resulting factors as well. First, store images and familiarity, price sensitiveness, and knowledge are presented as the effect factors for commercial brands. Second, the study tries to clarify the effect of commercial brand image on the reliability and loyalty of customers. Research design, data, and methodology - To conduct the study methodology, 250 questionnaires were distributed to retailers who have used large discount stores located in Busan to purchase a commercial brand a total of 234 valid questionnaires were used in the final analysis. To verify the hypotheses, a structure equation formula using Amos 20.0 was calculated. First, prior to the verification of hypotheses, the reliability and feasibility of the questions were tested, and as a result, the value of Cronbach's alpha was higher than 0.7, thereby showing reliability. Additionally, for the verification of the feasibility of the questions, a confirmation factor analysis was implemented. Results - First, variances such as store images, familiarity, price sensitivity, and knowledge were presented as the factors of effect on commercial brands. As a result of the hypotheses verification, all the effect factors presented in this study were confirmed as important variables of commercial brand images. The hypotheses were drawn based on the studies relating to existing commercial brands, and thereby, a result similar to previous studies was produced. However, the effect factors of the commercial brand image presented in this study shaped a new study model based on the previous studies. Second, it was found that commercial brand images had positive effects on the reliability and loyalty of customers. This study presented reliability and loyalty as the resulting factors of commercial brand image because they are the most important factors in relation to customer behavior and variables that can suggest marketing points for distribution businesses. Conclusions - This study focused on clarifying the factors that are important effect factors for commercial brand images. As a result, all the hypotheses were confirmed in this study, indicating a meaningful result, and thereby suggesting many points that can be presented to distribution businesses. First, the proper strategies should be developed based on the hypothesis that a store image, the familiarity of customers with brands, and the price sensitiveness and knowledge level of customers have an important effect on the choice of commercial brands. Additionally, the formation of such favorable images will have positive effects not only in terms of customer trust in the commercial brands but also in terms of their loyalty.

Analysis on Expected Profit for the Effective Operation of Social Cooperative -Focusing on the Education Model of the Meteorological Field (사회적협동조합의 효율적 운영을 위한 기대수익 분석 -기상분야 교육모델을 중심으로)

  • This study involved elementary schoolchildren in Busan Metropolitan city and assumed the foundation of social cooperative associations that provide education services for meteorological fields, then we analyzed expected profits in a year for successful operation of first year. Twelve variables relating to profits and expenses were derived, and we used the decision tree for analyzing optimal expected profits. Profit-related variables were lecture's fee per hour and price of textbooks. Expense-related variables were production costs for the textbooks, annual salary for a teacher, education costs for a teacher, developing costs for the textbooks, traveling expenses, rental fees, and operating costs. Besides, by adding education demands, the number of grades, and the number of teachers, we analyzed changes in expected profits, considering variability of profits and expenses. As a result, despite of expected lower demands, to increase price of textbooks and education costs per hour was of advantage to enhance expected profits. The reason is that the more demand, the more increased production costs for textbooks, which is because not to make enough profits to offset the increased expenses due to lowered price of textbooks and education costs. Considering the value of public interest for social cooperative associations, price determination only concerning increase in demands will be avoided.

Dynamic Analysis on Electricity Demands for the Steel Industry in Korea: Comparison between SMEs and Large Firms (우리나라 철강산업의 전력수요에 대한 동태 분석: 중소기업과 대기업 간 비교)

  • Input ratio of electricity to other production inputs in the Korean manufacturing sector has been higher than for the other OECD countries. In addition, electricity prices in Korea has been relatively lower than the average of OECD countries. Moreover, electricity sector is responsible for most CO2 emissions in Korea as coal and natural gas account 41.9% and 26.8% of electricity production as of 2018. Therefore, it looks inevitable to raise the electricity tariff for the manufacturing sector in Korea, but there is a concern that increase in the electricity tariff might affect small and medium enterprises (SMEs) more than large firms. This study estimates electricity demand's price and output elasticities for large firms and SMEs in steel industry by employing a time varying parameter model (Kalman filter). The analysis shows that changes in output levels regardless of firms' size affect electricity demands more significantly than do changes in electricity prices. Second, large firms have higher variances for both price and output elasticities of electricity demand. Third, large firms have higher price elasticity but lower output elasticity of electricity demand relative to SMEs. Policy implications are suggested in association with how to reduce electricity demands in the energy-intensive industry.

Analyzing Impact Factors of User Resistance to Accepting Paid Mobile Application (유료 모바일 애플리케이션 수용 저항 요인에 관한 분석)

  • While the mobile application market is growing fast, the revenues of the majority apps are declining. Moreover, paid mobile application prices and purchases have been slow because of intensifying competition. However, the conventional studies focused only on the acceptance factor of mobile applications, so they cannot explain the phenomenon such as acceptance resistance for paid mobile applications. Therefore, our study tries to analyze the factors for the acceptance resistance of users for paid mobile applications. The research model in this paper, which is based on S-O-R model, verified through surveys how social influence and app characteristics affect user perception and how user perception affects to app resistance. The results of our study showed that paid mobile applications happened to be destroyed in front of the chasm because of the perceived loss. Consequently, the results implicate that the developers should lower the initial price and actively react to the negative reviews in order to lower the perceived loss. Moreover, the results verified that a sense of self-efficacy can lower application acceptance resistance by including personal properties to our research model as control variables.

  • The FX (Foreign Exchange) is a form of exchange for the global decentralized trading of international currencies. The simple sense of Forex is simultaneous purchase and sale of the currency or the exchange of one country's currency for other countries'. We can find the consistent rules of trading by comparing the gradient boosting method and the decision trees methods. Methods such as time series analysis used for the prediction of financial markets have advantage of the long-term forecasting model. On the other hand, it is difficult to reflect the rapidly changing price fluctuations in the short term. Therefore, in this study, gradient boosting method and decision tree method are applied to analyze the short-term data in order to make the rules for the revenue structure of the FX market and evaluated the stability and the prediction of the model.

  • High quality software is the one that has an excellent performance with a low price, consumer's request satisfaction and less bug. In addition, it should have structure easily maintainable. CBD(Component Based Development)technology is getting more popular as a method for software development which can satisfy all above conditions. Although there are a lot of test methods about component for composition, function, compatibility and reliability, it's not enough to ensure that the component has reliability, maintainability, and reusability, so an integated method are necessary. In this paper, we are going to propose the solution model for integrating components, which are based on UML (Unified Modeling Language) technologies. This model can extract existing faults in the component interfaces by referencing sequence diagram and collaboration diagram.

  • This study tried to analyze the factors of corporate growth potential of CJ E&M, a representative company in the content industry. First, in order to analyze CJ E&M's growth Engine, Michael Porter's diamond model was used to review key factors, and then, based on the 4P model, directions for future corporate growth were suggested. As a Result, Factors behind corporate growth included "Media content of various genres" and "recruitment of star-class human resources", in terms of Production Conditions, and "Gratification Chinese market demand" in terms of Demand Conditions. In addition, "Korean wave industry aiming at K-Culture" in terms of Related Industry and "Two track strategy: global·glocal strategy" and "Media commerce strategy" in terms of business environment: strategy, structure, and competition was able to analyze. For the direction of development, there are "various products through collaboration of affiliated companies" in terms of Product and "TVING Benchmarked Netflix" in terms of Price. In addition, "global expansion through OTT platform TVING" in terms of place and "challenge marketing utilizing the Tiktok platform" in terms of promotion must be carried out.

Performance Evaluation of QoS-based Web Services Selection Models (QoS 기반 웹 서비스 선택 모형의 성능 평가)

  • As the number of public Web Services increases, there will be many services with the same functionality. These services. however, will vary in their QoS properties, such as price, response time and availability, and it is very important to choose a best service while satisfying given QoS constraints. This paper brings parallel branching and response time constraint of business processes into focus and investigates several service selection plans based on multidimensional multiple choice Knapsack model. Specifically. proposed in the paper are a plan with response time constraints for each execution flow, a plan with a single constraint over the whole service types and a plan with a constraint on a particular execution path of a composite Web Services. Experiments are conducted to observe the performance of each plan with varying the number of services, the number of branches and the values of response time constraint. Experimental results show that reducing the number of candidate services using Pareto Dominance is very effective and the plan with a constraint over the whole service types is efficient in time and solution quality for small to medium size problems.

An Analysis of Macro Aspects Caused by Protectionism in Korea

  • Purpose - The global trend of protectionism has expanded since the onset of US President Donald Trump's administration in 2017. This global phenomenon has led to a significant reduction in world trade volume and a negative impact on economic development in some countries where the external sector accounts for a large proportion of GDP. Although Korea is a country vulnerable to this deteriorating trade environment, few studies have examined the relationship between protectionism and its business cycles based on Korean data. Thus, this paper investigates the impact of protectionism on Korea's business cycle. Design/methodology - To identify future implications, we conduct a structural vector autoregression (VAR) analysis using monthly Korean data from 1994 to 2015. Macroeconomic variables in the model include the industrial production index, inflation rates, exports (or net exports), interest rates, and exchange rates. For the identification of the shock reflecting the expansion of protectionism, we use an antidumping investigation (ADI) data. Since ADIs are followed generally by the imposition of antidumping tariffs, they have no contemporaneous impact on tariffs and are also contemporaneously exogenous to other endogenous variables in the VAR model. We examine two kinds of ADI shocks i) shocks on Korean exports imposed by Korea's trading partners (ADI-imposed shocks) and ii) shocks on imports imposed by the Korean government (ADI-imposing shocks). Findings - We find that Korea's exports decline sharply due to ADI-imposed shocks; the lowest point at the third month after the initial shock; and do not recover until 24 months later. Simultaneously, the inflation rate decreases. Therefore, the ADI-imposed shock can be regarded as a negative shock on the demand curve where both production and price decrease. In contrast, the ADI-imposing shock generates a different response. The net exports decline, but the inflation rate increases. These can be seen as standard responses with respect to the negative shock on the supply curve. Originality/value - We shed light on the relationship between protectionism and Korea's economic fluctuations, which is rarely addressed in previous studies. We also consider the effects of both protective policy measures on imports to Korea imposed by the Korean government and on policy measures imposed by Korea's trading partner countries on its exports.
