The Changes of Housing Characteristics Occupied by Two or More Households from 1995-2005 in Korea

  • This paper examines the changes in housing characteristics occupied by two or more households from 1995-2005, as a replicated follow-up study done by the previous decade of 1985-1995. The data analyzed were based on the Population and Housing Census in 1995, 2000, and 2005 by the Korean National Statistical Office. Results showed decreasing trends in the percentages of housing units occupied by multi-households and of households sharing a housing unit, while the average number of households for a shared housing unit was increasing. Detached dwellings in dongs (neighborhood) including ordinarily single-family detached ones, mainly multi-family houses, were the most often shared with other households even in the trend of the decreasing number of the detached housing. Further research is suggested to focus on housing circumstances of households sharing a detached dwelling in Dongs by the type of detached dwellings.

  • This paper is focused on studying a pedestrian passage that forms exterior space of the housing unit on diverse prerequisites and convenience of residential environment regards to plans for Multi-family Housing Complex. The paper explores the actual usage of a pedestrian passage installed in Multi-family Housing Complex and examine whether the nature-friendly space that includes the exterior pedestrian passage of the housing unit is being applied variously on a pedestrian passage. In order to obtain an analysis of the current status on case study unit, the study has prepared an analyzing tool for the environment in use for the exterior pedestrian passage and was able to construction problematic points by applying the obtained data. Thanks for the analysis, a comprehensive evaluation on the plans for the pedestrian passage was implemented through correlation with a green tract of land, living space and the exterior pedestrian passage installed in Multi-family Housing Complex.

  • The purpose of this study is to get preeminent data from comparative analysis of multi-family housing unit plans between Korea and China nowadays. Even though Korea and China belong to common cultured band in Asia, there are many different Housing aspects and unit plans. Through this study we want to grasp the characteristics of both nation's apartment unit plans and to contribute for advance into the China apartment market. Analysis target is constructing and lotting out apartment at South Korea and China in 2004, and the space syntax model is used as an analysis tool. First, analyze kind, number and special quality of each room by use area, and second, analyze area and scale of the rooms. Through the integration analysis we know the grade of rank and centrality of each rooms, and search difference of South Korean and Chinese apartment.

  • The purpose of this study is to find out the spatial characteristics of the multi-housing units in Seoul and Kyung-gi area since 2006. Literature review and content analysis were used for this study and 82units of the big size over $165m^2$ were analyzed to review such design characteristics as spatial composition, layout and linkage. Through this study, the following conclusions have been reached; 1) Most unit plans had 4LDK and 3bath types including family room as a public space. This results shows that family-room and bathroom has recently become more important than number of rooms in multi-housing units planning. 2) Diversity of plan figures such as mass-mixing, mass-separation and polygons(L, V-type)was showed in most unit plan, breaking from the standardized forms of box types. 3) Intermediated spaces such as foyers and halls in entrance zone were planned and sub-entrance into kitchen were planned for the various types of circulation and work-efficiency. Cases had private space separated from public space, the dispersion of rooms with the increase of connection by corridors, L-DK meaning the living room isolated from the dining and kitchen, partially located living room for a view in area distribution. The spatial planning of master-zone mostly consists of the types of two-rooms and an entry into a foyer(library, dress-powder room, bathroom and master bedroom). This study has a significant meaning on grasping current trend in Korean multi-housing and to provide information for future direction on housing-unit design.

A Study on the Residents Characteristic and the Inner Space Use of Small-Sized Rental Multi-family Housing (소형 임대주택 가구특성 및 실내공간 이용실태 조사 연구)

  • As the provision of National Rental Housing has led the consciousness on rental housing changed, it becomes more necessary to improve the quality of rental housing. The purpose of this study is to analyze the inner space use of a unit and residents' consciousness on the results of surveying the residents in order to construct rental housing which provides comfort residental environment for the residents. Data was collected through questionnaire surveys(459 residents) from 5 estates including 3 estates of National Rental Housing and 2 estates of Public Rental Housing, which is $36m^{2}\;and\;45m^{2}$ of net area of a unit, for the actual use conditions and their requirements on the inner space of a unit. The results are as follows ; 1) The rental housing differentiated according to the needs from the residents' characteristics should be developed. 2) The main demand household for rental housing is established to that of 4 families including a 40s year-old couple and that of 3 or 4 families including a 30s year-old couple, and a double income family. But the type of household becomes more diverse than before. 3) It is necessary to plan the living room for the Multi-functional inner space emphasizing commom space 4) The various and efficient storage space and system for the residents' demands.

The Analysis on the Present Condition of Noise of the Residents Subjective Responses in One-Room Type Multi-Family Housing around Campus (대학주변 원룸형 다가구주택에 있어서 거주자 평가에 의한 소음실태분석)

  • The purpose of this study is to make clear the present condition and the reason of noise in one-room ape multi-family housing around the campus by residents' subjective responses. The respondents are 104 residents living in one-room ape multi-family housing around the campus. The results are as follows. 1) The residents show relatively non-positive responses at evening and night on the present condition of noise in outdoor and indoor of building or indoor of house unit. 2) The types of outdoor noise of building are checked frequently are 'talking loudness' and 'traffic noise'. 'Walking and talking sounds in stairs and corridors' among the types of indoor noise of building shows highest percentage. They answer 'living equipment noise' and 'water hammer' as major types of indoor noise of house unit.

  • The purpose of this study is to analyze the planning concept and spatial characteristics of the multi-housing units in prize-wining works of design competition since 2007. Literature review and content analysis were used for this study and 199units over $59m^2$ were analyzed to review the planning concept, spatial composition and layout. The results of this study were as follows; 1)The planning concept of these units were divided into three aspects; that is, eco-friendly, rational and sustainable unit plan by means of functional, environmental-friendly and future-oriented aspects. 2)Most unit plans had 3LDK+2bath and 4Bay types including family room as a public space. This results shows that family-room and bathroom has recently become more important than number of rooms in multi-housing units planning. 2)In terms of the spatial composition of LDK and Master Bed room, LDK area become large, open type and master-zone were showed 'bed room+dress and powder room+bath' type. 3)The entrance has a intermediated space as a balcony or a former space and the privacy of LDK space was protected from the entrance. This study has a significant moaning on grasping current trend in Korean multi-housing and to provide Information for future direction on housing-unit design.

  • This study attempts to suggest new directions of urban multi-family housing design in the recent era of information, in which the representation of publicity and privacy of the housing reflects new meanings and relationships of the current digital society. The study examines cases of Dutch multi-family housing and investigates the meanings and relationships of publicity and privacy in the building as well as unit design of the housings. Borneo-Sporenburg housing development is a good example that suggests new interpretation and design solution for low-rise, high-density multi-family housing. Thus, this study analyzes street patterns, facade design, and ways of housing unit combination in Borneo-Sporenburg housing and concludes as follows. First, public space in Borneo-Sporenburg housing, which was designed differently from hierarchical and centripetal organization of modern architecture, is divided into small units and spread into the inside, which provides high potential for personal control of space and personal programming of space by space choices. Second, street pattern and facade design of Borneo-Sporenburg housing provide visual publicity and privacy simultaneously as they maintain unity as a whole as well as articulate individual unit in many different ways and provide clues to neighboring. Streets as a public domain have self-controlled boundaries for residents and introduce voluntary use-programs for residents. Third, facades of the housing have no inter-mediate space or common space, and confront streets directly. Space in-between is composed inside the facade and extends into the streets by residents' own choices. Fourth, privacy and individuality of the housing is strengthened. Units of the housing have individual entrances, unique plan type and complicated combination of space that all together emphasize individuality of units, however they are not often notified from the outside.

Analysis on the Unit-Plans of Shinonome Canal Court Multi-dwellings Project in Japan (일본 공동주택 시노노메 캐널코트의 단위세대 주거평면 분석)

  • The aim of the research is to find out the direction of unit-plans in multi-dwellings for the future society. Shinonome Canal Court where residents actually live now are the objects in this study, and the residential floor plan of unit-plans were analyzed to find out the typical types. The analysis was focused on the unit-plans of 5 blocks of Shinonome Canal Court. Space Syntax Theory was used as the analysis method. As the first stage of the analysis, justified graphs were made to find out the characters of unit-plans through the classification of the graphs. Contents of the analysis are as follows: Relationship between classified justified graphs and dimension according to node number. Relationship between classified justified graph patterns and unit-plans. Characters of unit-plans in each blocks. Shinonome Canal Court consists of mainly small scale unit-plans and 30unit-plans are classified. 1LDK, 2LDK, 1LDK+S, 1LDK+f are typical unit-plans which are mainly supplied in the complex. It is noted that the results of the analysis by node, justified graph pattern and dimension are the same. It also presents diverse unit-plans which shows a change in nLDK pattern or add f (foyer), AN (annex), S (service room), Fs (free space) to basic nLDK type. In summary, it demonstrates the possibility of creating new residental floor plans in multi-dwellings.

A Study on the Parking Demand of Apartment Complex in Daegu city (대구시 아파트단지의 주차수요에 관한 연구)

  • After 1980's, the ratio of car possessions has been increased rapidly. Nowaday, most large cities have suffered a lot of problems about traffic and car parking. Specially in apartment complexes, they have parking problem which is caused by the parking demand. The ratio of parking demand at multi-family housing sites has been increased significantly, therefore several parking problems have occurred. The goal of this study is to investigate the parking demand per housing unit size of apartment complex in Daegu city. The results of this study is as follows. (1) The parking demand of 60 $m^2$ below sized housing unit is 1.09 car per the unit. (2) The parking demand of 60 $m^2$ over 85 $m^2$ below sized housing unit is 1.31 car per the unit. (3) The parking demand of 85 $m^2$ over 135 $m^2$ below sized housing unit is 1.74 car per the unit. (4) The parking demand of 135 $m^2$ over sized housing unit is 2.10 car per the unit.
