As a countermeasure against the situation, multi-family houses raised its head at the end of 1980s. Regarding multi-family houses, which is mainly targeting low-income group, however, only quantitative supply has been focused with no enough research about space planning. For now that the supply of housing in the cities reached certain level, there is a need of planning multi-family house considering the demands of residents. Therefore, the purpose of this research is to identify and analyze the demands of owners and tenants of multi-family house in an improvement district of housing environment for housing improvement, and to extract house planning components. As a research methodology, small-group workshop panel using drawings and mock-up has been practiced to reach residents' concertized opinion. After dividing the residents group into 2 groups which include owners group(3 participants) and tenants group(3 participants), 3 times of workshops covering 2 days are conducted for each group. • The Ministry of Construction & Transportation revised the full text of 'The Act for Promoting Housing Construction' that concentrated to the quantitative supply of houses into 'Housing Act' in order to improve the quantity as well as quality of housing construction and management, such as housing welfare, management or improvement of previous houses, in October 2002. Accordingly, local authority need to play more critical roles in the area of multi-family housing management and remodeling. The desirable roles of local authority called for the need are like followings: 1. Local authority should provide professional knowledge for education, direction and consultation of multi-family housing management rather keeping the previous role to control, manage and regulate it. 2. The multi-family housing management should be changed from administration and punishment to incentive-centered institutions. 3. It is necessary to consider neglected people, such as occupants of rental apartment or of a small-sized multi-family housing, who have been excepted from the subject of obligatory management under the current law. 4. For harmonious and professional housing management, local authority need to support the establishment or special companies for housing management and to strengthen the audit on trust management companies. 5. It calls for the studies on management guideline of multi-family housing, standardization of management specifics, reasonable standard for special mending appropriation amount, etc. 6. This study investigated the residents community with the residents who lived in the apartments and the future residents who will live in the apartments to investigate the usage of the public spaces and the influence of the space to form housing culture of residents family community. All data were taken from the response of two hundred forty three questionnaire to be gathered during 20th of June through 24th of August in 2003. Data were analyzed with percentages, means, t-test, and variance analysis using SPSS/PC+. Residents in four high-rise mixed-use apartments feels that the public space in the apartments were mainly provided by their convenience of the construction companies not for the residents. Physical conditions of public space in high-rise mixed-use apartments should be environmentally friendly housing space in which nature and human can be coexisted. It also should be high-tech system housing with which SOHO can be operated. And different custom-made spaces which the residents' needs can be satisfying should be provided. The public space should be recommended to be multi-purposed room because the space will be differentiated with the circumstances of the area, the residents' age differences, and the variety of the family's life style. Moreover, the various programs should be supplied to run the public space efficiently.

  • This study empirically investigates the degree of physical exclusiveness of multi-family housing estates and its socioeconomic effects. By combining various physical elements devised to blockade and control the entrance to the estate as well as housing units, it constructs the index to quantify the degree of physical exclusiveness for the multi-family housing estates of more than 300 households in Seoul. The statistics reveal that the degree of physical exclusiveness has increased over time and therefore, as a representative example, two-thirds of the estates are now equipped with barricade at the entrance, which often symbolizes 'gated community'. The estimation result of hedonic price model show that physical exclusiveness has a significant positive effect on housing price. The household survey data for the case study estates also demonstrate that the residents in the estate of higher degree of physical exclusiveness put a higher housing value on socioeconomic 'prestige' as well as 'community', beyond physical 'security', and have closer neighborhood relationship with the residents inside the estate. However, there is no significant difference in neighborhood relationship with the outside residents depending upon the degree of physical exclusiveness.

Therefore 20 Urbanistic Housing complexes and 11 regular multi-family housing complexes were chosen as the subjects, and all of them were constructed in same period of date and composed of similar number of household units. Compared varieties and design programs of the communal amenities in Urbanistic Housing complexes to those in regular multi-family housing complexes, there were noticeable differences that far less various communal amenities and bland layouts in Urbanistic Housing complexes than in regular multi-family housing complexes. To become a quality residence, it is necessary that Urbanistic Housing are also required to provide certain level of communal amenities, not as much as regular housing for regular household but much more than Quasi-housing, the minimum residence. And it should be ensured by the legal system to make it more practical.

  • This study attempts to suggest new directions of urban multi-family housing design in the recent era of information, in which the representation of publicity and privacy of the housing reflects new meanings and relationships of the current digital society. The study examines cases of Dutch multi-family housing and investigates the meanings and relationships of publicity and privacy in the building as well as unit design of the housings. Borneo-Sporenburg housing development is a good example that suggests new interpretation and design solution for low-rise, high-density multi-family housing. Thus, this study analyzes street patterns, facade design, and ways of housing unit combination in Borneo-Sporenburg housing and concludes as follows. First, public space in Borneo-Sporenburg housing, which was designed differently from hierarchical and centripetal organization of modern architecture, is divided into small units and spread into the inside, which provides high potential for personal control of space and personal programming of space by space choices. Second, street pattern and facade design of Borneo-Sporenburg housing provide visual publicity and privacy simultaneously as they maintain unity as a whole as well as articulate individual unit in many different ways and provide clues to neighboring. Streets as a public domain have self-controlled boundaries for residents and introduce voluntary use-programs for residents. Third, facades of the housing have no inter-mediate space or common space, and confront streets directly. Space in-between is composed inside the facade and extends into the streets by residents' own choices. Fourth, privacy and individuality of the housing is strengthened. Units of the housing have individual entrances, unique plan type and complicated combination of space that all together emphasize individuality of units, however they are not often notified from the outside.

  • This study aims to develop a solution to inter-floor noise complaints by exploring cases of noise complaints between floors and by identifying the demands and needs of the residents. For this purpose, a survey was conducted targeting residents who were sorted into groups depending on their experiences with inter-floor noise. This survey was carried out from June 11, 2014 to June 16, 2014. A total of 100 copies of the questionnaire was distributed to the residents, of which 98 were completed and collected. Data were statistically processed in accordance with SPSS WIN 18.0. The results showed that the leading causes of inter-floor noise complaints were residents' differences in schedules and their inconsideration in behavior. Thus, the solution to this issue is three-fold: first, to take social measures in order to improve communication and understanding between residents so they can be mindful of their noise levels; second, to reinforce noise control regulation; and third, to improve noise reduction design within the building architecture.
