고층 사무소건축의 공사비계획을 위한 웹 기반 개산견적 프로그램 (Web-Based Cost Planning Program for High-Rise Office Building)

  • The Purpose of cost Planning at the early Phase of construction Projects is to provide the clients with the appropriate cost information during the design decision-making process. Therefore, the cost planning process is expected not only to predict projects' cost accurately but also closely to coordinate with the design decision-making activities. This paper proposes a new cost planning method for the effective and efficient directions relating a design decision-making process. Strategies for this method are i ) to utilize elemental cost breakdown system, and ii ) to apply probabilistic distribution theories. Based on these strategic direction, this paper proposed a probabilistic cost planning model for high-rise office building projects. The suggested model provides appropriate cost information to meet clients limited budget and various project' requirements during the design decision-making process. This study is based on probabilistic distribution variables theories and the range estimating technique. This study also develops a web-based software program in order to apply the proposed cost planning model effectively in high-rise of office building construction practices.

모바일 오피스 환경에서 이동성(Mobility)이 PDA 활용에 미치는 영향 (Effects of Mobility of PDAs on their Use in Mobile Office Environments)

  • Given the growing deployment of mobile offices, we need to understand the fectors which affect their successful use and implementation. We in this paper present a parsimonious model which integrates the IS success model and the TAM. The main feature of the model is that it allows one to explore the role of mobility of mobile office systems in determining the level of system usage and dependence. Although the mobility is the key property of any mobile system, there is little research effort exerted to understand how mobility affects the traditional IS factors such as perceived ease of use and usefulness. In addition to the system usage, this model also uses dependence as the dependent variable. This is expected to provide richer understanding of the study context. We collected survey data from 1,614 field service workers of a major domestic electronic company. They use PDAs to retrieve information regarding the specifics of the customer service requests and to report what has been done for each service job. The results from SEM analysis show that mobility improves the perceived ease of use which then leads the field service workers to depend more on the PDA systems. Interestingly enough, however, the workers' satisfaction does not cause more frequent use of the system.

IT초연결 환경에서 연결되지 않을 권리 인식이 직무만족에 미치는 영향에 관한 연구 (A Study on the Effect of the Right to Disconnect on the Job Satisfaction)

  • Recently, organizational workers are complaining of stress due to excessive connection on SNS and are claiming the right to disconnect. If these claims are not properly managed, organizational performance may deteriorate. Therefore, organizations need to approach the issue of the right to disconnect carefully. This study examined the effects of work connection at office, IT hyper-connected environments, and work connection at home on the right to disconnect, and analyzed the effect of this perception on job satisfaction, and then analyzed gender differences in these effects. The research results are as follows. First, it was found that the work connection at office lowered the right to disconnect. Second, the deeper IT hyper-connected environment, the higher the right to disconnect. Third, it was found that the work connection at home raises the right to disconnect. Fourth, it was found that the right to disconnect increases job satisfaction to a certain extent, but lowers job satisfaction when it exceeds the appropriate line. Fifth, in the case of men, the effect of the right to disconnect on job satisfaction has sharply increased and sharply reduced. On the other hand, in women, it gradually increased and then decreased slowly. Considering the results of these studies, organizations need to check the current status and appropriate level of the work connection at home for organizational performance management. Organizations need to formulate organizational management measures that take into account the positive and negative functions of the right to disconnect. And organizations need to come up with management measures that take gender into account.

  • 민간건축공사의 분양 및 임대 사업에 소요되는 공사기간의 단축은 발주자 측면의 현금흐름의 관리를 위해 중요하다. 그러나 국내 건설산업에는 기준공기의 개념이 정립되어 있지 않아서 공기산정의 기준을 제시하는 데에 어려움이 있다. 이를 해결하기 위해, 공정관리에 관련된 기존의 문헌조사를 통해 공기산정 시 고려되는 영향요인을 파악하고 설문지 조사와 전문가 면담을 통해 최근 완공된 사무소 건축공사의 실적공기를 조사한 후, 수집된 실적공기를 영향요인별로 분석하여 기준공기를 제시하며, 이를 건설 선진국의 실적공기와 비교 및 분석하여 국내 건축공사에 있어서 공기단축의 필요성을 제기하였다.

공기업의 안전보건경영시스템 관리 방안 수립에 관한 연구 (A Study on Establishing Management Plans for Safety and Health Management System of Public Enterprise)

  • 본 연구는 안전보건경영 시스템의 현장 실효성을 높이기 위한 방안을 도출하고자 공기업의 지역본부가 관리하는 현장을 대상으로 안전보건경영 시스템의 실질적인 적용을 위한 방안을 제시하고, 실제 현장에 적용하기 위해 고려해야 하는 실무적 시사점을 제시하고자 하였다. 이를 위해 현장의 안전보건 업무를 전담하는 직원들과 심층 인터뷰를 진행하여 공기업 지역본부의 안전보건경영 시스템을 분석하였고, 지역본부에서 발주한 공사를 수행하는 시공사의 현장 실태를 파악하여 관리시스템 구축을 위한 실행 과정과 프레임워크를 제시하였다. 본 연구를 통해, 공기업에서 안전보건경영이 내재화되기 위해서는 업무를 수행하는 조직의 위계 구조와 프로세스를 고려하여 현장에서 적용할 수 있는 계획과 성과지표를 구체적으로 제시하고, 안전보건과 관련된 실질적 업무에 집중할 수 있는 업무 환경을 조성해야 한다는 점을 알 수 있다.

발명영재교육 운영체제별 초등 발명영재 수업내용 및 수업활동 분석 (Characteristics of Learning Contents and Activities According to the Invention Education Managerial System for the Gifted at Elementary School Level)

  • The purpose of this study is to analyze elementary school students' class contents and activities between the invention class for the gifted under the local education office by the 'Gifted Education Promotion Act' and that under the invention classroom by the 'Invention Promotion Act'. For this study, the survey was conducted to 1,788 elementary school students who attended the invention class for the gifted both under the local education office and under the invention classroom. The analysis of the survey showed that the students of the invention class for the gifted under the local education office had higher motivation and participation rate in class, higher interest in invention, and stronger significantly in a future oriented will than those under the invention classroom. The parents of the invention class for the gifted under the local education office showed more enthusiastic attitude to support their students, and had significantly stronger recognition that the participation of the students in the invention education for the gifted helped enter an advanced school than those under the invention classroom. However, the class contents of the invention class for the gifted under the local education office such as 'understanding the influence of the invention history and products on society', 'scientific inquiry skills for problem solving', 'technological and engineering abilities for creating an invention', 'developing knowledge and abilities about business and management by using a new invention' were not different from those under the invention classroom. In addition, discussion and presentation were not active in the class activities of the invention class for the gifted under the local education office. Therefore, the researchers should compensate and develop a program which can apply strategically differentiated class contents and class activities to the students who participate in the invention class for the gifted under the local education office by the 'Gifted Education Promotion Act'.

국무총리실의 정책조정 성과와 함의 (The Performance and Implication of Policy Coordination of Prime Minister's Office)

  • 효과적인 정책조정은 성공적인 정책 추진의 필수적 요소이다. 한국 정부는 정책조정을 효과적으로 수행하기 위해 지난 35년간 국무총리실 내에 정책조정시스템을 발전시켜왔다. 국무총리실은 정책조정 규칙과 절차 등 제도적 장치들을 체계화하였고, 정책조정 담당자들의 조정 역량의 전문성을 강화해왔다. 그리고 정책조정 담당자들은 다양한 전략들을 활용하면서 정책조정 과업을 성공적으로 수행해왔다. 그 결과 국무총리실에 의뢰된 정책갈등 과제 중 90%의 과제들을 성공적으로 조정하였고, 85%의 과제들을 6개월이라는 짧은 기간 내에 마무리하였다. 이와 같은 성공적인 정책조정은 정부 전체적으로 정책갈등으로 인한 여러 부정적인 문제들을 완화시키는 효과를 가져왔다. 이 연구는 국무총리실의 정책조정의 성과를 검토하고 그 함의를 탐색하는 것을 목적으로 한다. 이를 위해 연구자는 김대중 정부와 노무현 정부 시기에 발간된 8권의 정책조정백서에 수록된 429개의 정책갈등 과제들을 분석하였다.

TQC 추진(推進)의 문제점(問題点)과 그 개선(改善) 방향(方向)

  • This paper describes the role of TQC and its present issues as a management tool, especially in regard of Korean firm's environment. The author, participating in TQC activity for himself, stresses that the introduction and driving programs of TQC activity must include such plans as policy control, reorganization, training, standardization, quality assurance, QC circle activity, office management and auditing. The keypoints and problems in performing these plans are reviewed. And as the future hopeful direction of TQC activity, he remarks that a true recognition of quality control as a management tool in "total" concept and the adoption of industry - wide quality control policy.

Implementations of Geographic Information Systems on Sewage Management for Water Resources Protection

  • Taipei Watershed Management Bureau (WRATB) is a government agency entitled for water resources protection at two major watersheds in order to provide drinking water for about four millions population in Taipei on a sustainable basis. At WRATB, there are two major public sewage treatment facilities which can convert sewage in each watershed into an acceptable state before they were discharged into rivers. More than 82% of household wastewater have been collected and treated by the two public sewage systems. However, households at remote area still need more effective sewage management prescriptions. The objective of this paper is to implement geographic information systems in order to provide more effective approaches that sewage management can be easier and cost effective. ArcIMS was implemented for Internet browsing and map server of those sewage facilities on personal computers, laptop computers. In the open field, ArcPAD was implemented with personal digital assistant (PDA) such that compact flash type's global positioning systems (GPS) and digital camera can be utilized with PDA. All sewage facilities digital files were convert into ArcMap format files. MapObjects and visual BASIC were used to create sewage application modules to meet every single technician personal flavor. ASP.NET was implemented for Internet database manipulations of all sewage databases. Mobile GIS was the key component of GIS applications in the open field for sewage management on a basis of house by house. Houses at remote area, which can not cover by the two public sewage systems, were managed by PDA and laptop computers with GPS and digital camera. Sewage management at Taipei Watershed Management Bureau is easier both in the open field and in the office. Integration of GPS, GIS, and PDA makes sewage management in the open field much easier. ArcIMS, MapObjects, ASP.NET and visual BASIC make sewage management can be done in the office and over Internet.

상업용 부동산 시장의 분산투자에 관한 연구 - 서울지역의 오피스 빌딩 및 소매용 부동산 시장을 중심으로 - (Diversified Investment of Commercial Real Estate Assets - Focused on Office Building and Retail Real Estate Markets in Seoul -)

  • 본 연구는 서울에 위치한 오피스 빌딩 및 소매용 부동산 자산 간 권역별 포트폴리오의 구성을 통해 서로 다른 용도의 상업용 부동산 간의 분산 투자 시, 포트폴리오의 위험-수익률 관계를 파악함으로써 투자의 효율성과 성과를 알아보는 것을 목적으로 한다. 이를 위해 Markowitz의 평균-분산모델을 토대로 서울지역의 오피스 빌딩 자산과 소매용 부동산 자산을 권역별로 분류하여 이들 간의 포트폴리오를 구성한 후, 포트폴리오의 투자성과, 효율성, 그리고 Sharpe 지수에 기반한 최적의 포트폴리오를 확인하였다. 구체적으로, 서울의 3대 오피스 빌딩 시장인 강남권, 여의도 마포권, 그리고 도심권과 소매용 부동산의 3대 시장인 강남권, 신촌 마포권, 그리고 도심권에 대하여, 부동산 자산의 용도와 권역에 따라 투자비율을 달리해가며 포트폴리오를 구성하였다. 분석결과, 도심권 오피스 권역의 자산비중 10~30%와 도심권 소매용 부동산 권역의 자산 비중 70~90%로 구성한 포트폴리오가 가장 높은 분기별 Sharpe 지수인 2.7118~2.7776을 제시해 최적의 자산구성임을 알 수 있었으며 이때의 분기별 수익률은 1.826%~1.838% 그리고 분기별 위험은 0.573~0.589였다. 또한 부동산 자산 간 권역별 포트폴리오의 구성 시, 서로 다른 용도를 지닌 자산간의 포트폴리오 구성에 의한 분산투자가 동일한 투자자산의 권역별 분산투자 보다 더 좋은 투자성과를 보여주는 것을 알 수 있었다. 마지막으로, 본 연구의 결과를 바탕으로 부동산간접투자시장에서도 지역 및 용도별 분산투자에 대한 이해의 폭을 넓혀 부동산 및 건설경기의 활성화에 도움이 되기를 기대한다.
