A Study on the Change of Urban Spatial Configuration by Large Scale New Residential Area Development -Focused on the New Residential Area Development of Dongnae Township, Chuncheon City- (대규모 신 주거단지 개발에 의한 도시공간구조의 변화에 관한 연구 -춘천시 동내면 신 주거단지 개발을 대상으로-)

  • This research predicted the change and characteristics of space structure by new residential area development through objective and quantitative analysis of urban spatial configuration using space syntax and associated the prediction with the city status statistics data and quantitative analysis, and the results are summarized as follows: (1) If large scale new residential area of Dongnae township proceeds to be developed according to present plan, accessibility to the new residential area will drop, and also as the outside space ripple effects by new residential area development also are anticipated small, the new residential area apprehensibly will not succeed to play the role of integrating the entire city structurally, but will cause structural problem, severing the city structure. (2) If the city planned road between existing urban center planned based on 2004 Chuncheon city plan overall drawing and main road which is the entrance road of the planned new residential area is developed together, the accessibility to the entire space of Chuncheon city and the new residential area will be easy, allowing the new residential area properly integrated into the entire space of Chuncheon city, consequently giving a prediction that classification of land use between the central part of Chuncheon city and surrounding residential area would become conspicuous.

  • To improve the environment of individual residential area, the uniform development of multiple dwellings through site should be avoided. As an alternative to a large scale development of the currently popular high-density and high-rise apartment buildings, which disintegrates and destroys existing communities, a new residential type that is applicable to the individual residential area should be developed. From the new residential type, even for short history of Korea of modem urban residence, a new concept of residence can be formed, changing from the concept of a temporary staying place to the concept of a stable residing place. Also, a gradual improvement that transcends time can be expected, and the present and past appearances can co-exist. This study was conducted to suggest a new residential type with unit blocks that can improve the physical structure of existing individual residential area without destroying the structure. That is, among the factors that comprise the individual residential area, this study will focus on the unit block with a medium role between a site and a mega-block, and will suggest a new concept of residential unit in order not to destroy its physical structure. The physical characteristics of the unit block will also be analyzed.

  • This study analyzed the physical characteristics and change characteristics of urban detached residential area. In the reality of South Korea in which the history of modern urbanization is not long, the densification that progressed together with sudden population growth without any consideration of city plans became to reveal many problems. Thereafter, apartment-centered large scaled development plans have been implemented until now as an alternative for the foregoing. As the residential environments of old downtown areas that were excluded from the development have been gradually deteriorated, large scaled re-development and reconstruction projects have been adopted as ways to solve the problems of the old downtown areas. On one hand, the development methods that damage the history of the detached housing areas have been resisted. With such a background, this study attempted the analysis of the change characteristics of the Kookmin Housing Complex in Suyu 1-dong, Seoul with a view to playing the role of evidentiary materials for the disappearing urban detached housing areas or those urban detached housing areas that may be revived. This author hopes and the results of this study will lead to careful development that presents measures to maintain and develop modern urban residential areas where the history of past residential areas and culture are disappearing due to full-scale redevelopment.

Study on the Ratio of Greenness in Residential Complex Development in the Process of Prior Environmental Review System (사전환경검토 대상 택지개발사업의 녹지율분석에 관한 연구)

  • This study was conducted based on the 115 development projects of residential areas during 2001-2006 to investigate the current status of park green areas. Prior Environmental Review System (PERS) was categorized into regions, scales, and time of the projects, and regression model was used for a statistical analysis. The ratios of greenness of Seoul and Gyunggi province were greater than those of other regions whereas the ratios of greeness of Cheonnam, Chungbuk, and Jeonbuk provinces showed smaller percentage of green areas. Secondly as the scales of development get bigger areas of greenness become larger indicating a large scale residential development projects are favorable for securing green areas. Thirdly the correlation between planned area and green areas, and that between planned population and the ratio of greenness are relatively low (P>0.05). This implies green areas are not a good indicator but a concrete guideline for green areas. Fourthly the ratio of greenness of small scale project is not reached to 10% so that it is recommended to secure over one million $m^2$ areas for development project.

  • This study was aimed to analyze the influences of urban expansion by developing a new large scale residential district on changes of whole urban spatial structure. For the analysis, time serial analysis was conducted on the Daejeon Metropolitan City by using the space syntax method. The results of the study are as follows ; First, an expansion of urban area led to lower both of the local and global integration levels, second, the spatial occupation ratio of upper 10% in the whole integration showed that old city center was separated, and moved to the Dunsan District, third, the results also showed that an integration of the old city center region maintained a high level in spite of a movement of city center and its local integration still had highest level so that the old city center will take one of the two city center roles together with Dunsan District.

Design and Planning Criteria for the Green Buffer Zone (환경친화적 완충녹지의 기준설정)

  • The purpose of the study is to analyze the existing situation of the green buffer zone in the large scale industrial site and other major residential apartment areas. In this study, it is specifically intended that the planning guideline be upgraded to adopt future landuse trends and thus to suggest design criteria for management of the buffer zone. The framework of the analysis is to review the current landuse, noise reduction, ecological implications and landscape in general. Although the major function of a green buffer zone is considered to protect the residential area from various hazards of industrial, traffic, and visual environment, the situation is that most of the zones are maintained at a minimum level of services by local government. The study carried out intensively almost every type of case studied throughout the country, which implies that the management of the green buffer zone should be expanded physically enough to function for its original objectives. The study recommends that ecological management of the green buffer zone be emphasized and therefore the criteria for this purpose as well as noise issue should be developed prior to the landuse aspects. The study suggests specific guidelines for planning and design for the green buffer zone development. This study should be verified positively through the sustainable monitoring and requires nationwide and overall examination so that it may be applied to whole green spaces.

  • The primary purpose of this study is to identify the characteristics of land use change at the urban fringe. For this purpose, the Daegu Metropolitan City is selected as a study area. Land use changes between 1990 and 2000 in fringe areas are identified by processing Landsat TM5 imageries. The main findings are follows: First, land development has been driven by residential development, especially large-scale residential development encouraged by the two-million housing construction plan. Second, the type and size of the land use conversion are not identical across the study area. For example, the main land use type of the newly developed area of Buk-gu is residential use while that of Suseong-gu is public use. Third, most of residential development type is a high-density development which is quite different from American type of low-density development.

The Study on Damaged Hanbuk Mountain Range in Gyeonggi-Do (경기도 한북정맥 훼손유형 연구)

  • This study is for Hanbuk Mountain Range within Gyeonggi province which is to propose the conservation plan by each damage pattern through site survey of the mountain range. The damage patterns are classified by siding, pointing and lining. The total damaged area is 103 areas: The siding pattern is damaged by developing farmland, mineral and quarry mining, dam, large scale development complex and cemetery park; The pointing pattern is including the development of road, transmission tower and way and mountaineering trail; The construction of electricity and communication facility, military facility, mobile communication station, heliport and shelter. The damages by developing road and large scale development complex are the most cause, and military facility, dam and reservoir, and residential area are the main causes, respectively. One of the compromised situation Hanbuk-Mountain Range usage as per section 7 section (18.45%), 12 section (18.45%) is the largest number of compromised has been surveyed, undermine the situation if you look at the usage by the road 25 locations (24.22%), military facilities and dam and reservoir to undermine this 11 established respectively (10.68%) were the most undermine. Therefore, this research propose the conservation plan as follow: first, need to understand, educate and publicize on Hanbuk-Mounatin Range; second, manage through the regulations and ordinance of Gyeonggi province; third build and expand the law for protecting Baekdu-Great Mountain Range.

An Assessment of Urbanization Using Historic Satellite Photography: Columbus Metropolitan Area, Ohio, 1965

  • We present an analysis of urban development and growth with reconnaissance satellite photographs of Columbus metropolitan area acquired by the Corona program in 1965. A two-dimensional polynomial linear transformation was used to rectify the photos against United State Geological Survey (USGS) Large-scale Digital Line Graph (DLG) data georeferenced to Universal Transverse Mercator (UTM) coordinates. The boundaries of the Columbus metropolitan area were extracted from the rectified Corona image mosaic using a Bayesian approach to image segmentation. The inferred 1965 urban boundaries were compared with 1976 USGS Land Use and Land Cover (LULC) data and boundaries derived from 1988 and 1994 Landsat TM images. The urban area in and around Columbus approximately doubled from 1965 to 1994 (${\sim}110%$) along with population growth from 1960 to 1998 (${\sim}50%$). Most of the urban expansion results from development of residential units.

Study on the Characteristics of the Residents' Sense of Neighborhood in the Surrounding Area after the Housing Complex Development - Focused on the Cases in Gwang-Ju - (공동주거단지 개발에 따른 주변지역 거주자의 근린의식 특성에 관한 연구 - 광주광역시 사례를 중심으로 -)

  • This study aims to examine the characteristics of the changes in residents' perception of neighborhood and sense of neighborhood according to the residential structural changes caused by city renewal projects such as old urban large redevelopment. Research findings benefits of the residential environment changes after the development are environment improvement, convenient traffic, leisure activity increase, and green area increase, whereas their drawbacks are encroachment of sunshine and view, However, with the regard to the relationship with neighbors, paired-sample t-test results showed there were no statistically significant differences between before and after the development. It appeared to be that the community residential complex development did not influence the relationship with neighbors. ANOVA was used to examine the differences in the neighborhood perception among age categories. The results showed that there were no differences between age groups but when there were changes in their life cycle, residents showed differences in their neighborhood perception among age groups. The neighborhood perception was measured on 5-point Likert Scale in four factors of intimacy, participation, reliability, and group identity. The perception decreased somewhat after the development and the group identity, especially, showed a significant difference (p<.001). This was considered to be caused by a sense of incongruity due to the influx of different social-economic groups.
