The Characteristics of the Apartment Buildings with Commercial Facilities in Urban Housing Blocks (집합주택단지 내 근린생활시설과 주동 복합건축물의 특성)

  • The objectives of this article are to grasp the characteristics of the apartment buildings with commercial facilities through various case studies and to present alternative measures in planning method to the issue of division of space function. To present the alternative planning method on apartment buildings with commercial facilities in urban housing blocks, 34 cases completed in 1990's were chosen in Seoul area. Substantial methods such as field research, close observation and interviews were carried out to analyze on these subjects. The analysis were focused on the sizes and features of apartment buildings and its relationships to other components. Other components can be roughly divided into four sectors which are environments, roads, arrangements of the main building and public facilities and commercial facilities inside the resident blocks.

A Study of the Remodeling Techniques for Old Apartment Blocks (아파트단지 내부의 리모델링 수법에 관한 연구)

  • The rebuilding method for old apartment housing blocks has merits of providing new buildings and larger private living spaces. However, it causes many serious urban problems, such as shortage of infrastructure capacity, traffic congestion, reduction of building life, and deterioration of open space quality. Nowadays, remodeling is accepted as a way of overcoming such negative effects of the rebuilding method. This study focuses on the various techniques of remodeling. The results of this research are as follows; First, old apartment blocks provide poor level of service in general, so they have problems of bad accessibility, deterioration of facilities, and degraded landscape. In many cases, there is a hindrance from walking freely and security problem due to illegal privatization of public spaces. Second, various remodeling techniques are required to meet residents' different needs. The residents of apartment housing value private space above public space, and show low level of willingness to pay cost for remodeling. Third, based on these findings, some remodeling techniques are suggested - integration of a space to another, expansion of spaces, connection of spaces, reuses of roofs and walls, relocation and renovation of paths between buildings, and so on.

Present Condition and Preferences on Design Factors for Well-Being Apartments (웰빙아파트 계획요소의 도입현황과 선호도)

  • The purposes of this study were to summarize the concept of well-being and well-being apartment, to grasp the present condition of apartments which were introduced with well-being factors, and to find out the consumer preferences of design factors for well-being apartment. Library and internet surveys were performed to summarize the concept of well-being and well-being apartment and to grasp the present condition of apartments which were introduced with well-being factors. Questionnaire survey was carried out from 2nd to 22nd of June 2005, to investigate the preferences of design factors for well-being apartment, and the respondents were 250 residents living in urban area. As major result, the design factors haying the preference were revealed as complex design, sports & health facility, and interior surface materials.

  • The purpose of this study was identifying the user needs for the planning of public space in apartment dwelling units. 298 apartment residents in Haeundae, Pusan responded to the structural questionnaire, which included the residents' satisfaction for the location and size of the living room, the kitchen and the dining room, the space usage of the living room and the dining room, and preferred layout of the public space. The main findings are as follows. 1) The important household characteristics to consider are identified as family life cycle and the number of family members. 2) The levels of residents' satisfaction were differed by the household characteristics and the types of apartment. 3) Activities related to recreation, entertainment, and family meals in living room and formal and informal entertainments in the dining room were occurred in different way as to the household characteristics and the types of apartment. 4) The younger families in the smaller sized apartments had more diverse preference to the layout of the public space.

  • The purpose of this study is to propose a way of making the master's space of the apartment suitable for new housing need. This study is to research the typology of master's space which is one of the major component of apartment plan. And also transition of the typology and size of master's space were analyzed. The 895 examples of unit floor plan were selected and classified according to the net area. The object of this study is the apartment plan which were constructed in Seoul, Il-san and Bun-dang and whose area is above 100 ㎡. Through this analysis and research, this study is to provide the basic data for actual design process and to suggest future trends of apartment houses.

  • The purpose of this research was to analyze the correlation between the Apartment Purchase Price Decision Factor and Amenity decision Factor with cognition of the Consumer. The result are as follows; 1. The correlation coefficient between the Apartment Price Decision Factor and Amenity decision Factor with cognition of the Consumer was 0.587. 2. The ranking of the purchase price factor which it prefers were analyzed orientation > sunlight > view > the rising price expectation > natural environment etc. And the ranking of the amenity were analyzed orientation > natural environment > view > sunlight > noise etc. 3. Consumer group was classified the location, sex, year of ages and unit scale. The rank correlation coefficient of (the significant was below 0.05) sex was 0.617~0.644, year of ages was 0.62~0.771 and unit scale was 0.762~0.852. This research proved the fact that the amenity correlated with the apartment purchase price decision factor, so amenity contained an economic value. And this result will be used in decision-making-process of apartment construction.

  • The main objectives of this study were to determine the differences in the personal, Physical, socio-psychological characteristics of the elderly and the housing features according to housing types. This study classifed housing types into 4 types : purchased apartment, public rental apartment, charge-free institiutional housing for the elderly and private housing facility for the elderly. On the basis of the findings. these are the following conclusions : Generally, the morale of residents in elderly facilities was higher that that of the apartment residents'. This result could support the development of senior housing in Korea. Residnets of rental apartment were younger and their functional health and level of independence were higher than those of others. Therefore, rental housing would be an alternative housing for the independent low-income elderly. However, the morale of rental housign residents was lower than that of others. The elderly housing facility residents' recongnition of the housing managers' leadershop style was higher than that of the apartment residents'. This results ensures the importance of housing manager's role in managing senior housing.

A Study on the Residents' Affective Attitudes of Outdoor Space in Apartment Housing Estates (거주자에 의한 아파트 외부공간의 감성평가 연구)

  • The purpose of this study is to set up a model of affective evaluation to structurally and systematically analyse subjective affective expressions of human beings with regard to the residential environment and to analyse the correlation between affective responses of residents and physical elements by positively applying the model to the evaluation of outdoor space of apartment complexes as an area of study on evaluation of residential environment. The area for evaluation was limited to three apartment complexes situated in Daegu, and the subjects for evaluation were also limited to a group of residents(housewives) living at the three apartment complexes. The research method is summarized as follows. 214 affective words(adjective phrases) expressing outdoor space of apartments were selected from literature on random sampling basis, and reduced to 25 ones through factor analysis. Then, these 25 words were systematized by an affective evaluating scale with 7 categories of meaning. The evaluation was conducted with 324 homemakers living at the apartment complexes selected for evaluation from September 29, 2000 to October 5, 2000. SPSSWIN, a statistical program was used for analysis.

Analysis on the Architectural Characteristics of Super High Rise Apartments (초고층 공동주택의 건축적 특성 분석)

  • At the economical crisis of Korea in 1997, self-determined price for apartment and the revision increasing the ratio of residential area for mixed-use residential building were introduced to activate the construction industry, which causes construction companies to build super high rise apartment discriminative and high class orientated. This study aims to classify the super high rise building which is planned to build or built recently and to analyze the architectural characteristics. The objects are 288 unit households in 26 apartment complexes higher than twenty five story since 1998. As a result, super high rise building comparing with existing apartments were being varied in plan types of main building and unit household and in construction types. As for the plan, the number of walls having opening to outdoor were increased and it is considered that high rise building can take advantage of a view, lighting and sunshine. The location of living room that used to be in the center of unit in existing apartment was moved freely without rule.

  • In case of national rental apartment, habitability is generally evaluated low comparing with typical apartments. So, researches and investment are required to increase the residential environment. In this point of view, present study aims to suggest the basic data for improvement of homeless masses' dwelling level through economic feasibility analysis. Firstly national rental apartment, which habitability is considered to be low in the point of environment-friendly, welfare, and convenience, is chosen as objective. Secondly environment-friendly project items including project flow were set up, and then basic model was formed to evaluate economic feasibility through priority survey to residents. In result, priority for two items among six different proposals were higher than the others. This result could be useful when trying to increase the dwelling level of national rental apartment being planned to construct in future.
