공간 차별화 계획을 위한 공동주택 단위주호의 평면계획 특성 분석 (Current Features of Apartment House Unit Plans towards Spatial Differentiation)

  • This study aims to analyze the current status and characteristics of apartment house unit plans towards spatial differentiation. The 172 house units from 32 housing complexes were selected for this analysis. In this study, factors of residential space plan especially in an apartment house are categorized into general characteristics on floor plan and factors for spatial floor plan. The Primary findings are as follows: (1) General characteristics on floor plan are analyzed based on space organization, area and number of bays. Among apartment houses over 40 pyeong, it seems that differentiation is well applied with various space plans available. (2) A result of an analysis on the factors for spatial floor plan shows that planning a living room with two-open-sides seems to be more common in the tower-shaped apartment blocks which are now on the increase. Moreover, many of them are adopting movable partitions to reflect resident's various demands on space plan. Among all, the extra kitchen in the balcony is planned high portion of 80.4%. And diningroom is positioned on the front side of the residential space along with a livingroom(19.2%). More frequently, dining area tends to face the living room(30.2%) according to the result. Besides dress rooms begin to be placed in each of the bedroom, once planned in one bedroom only while 18.6% of the apartment houses are placing new storages in the entrance to solve lack of storage space due to balcony extension.

보급형 공동주택의 리모델링 계획안의 제안 (Plan Planing of Apartment Remodelling by Resident's Needs Analysis)

  • This study has the purpose a remodeling plan of apartment complexes in residential areas. Based on the analysis on characteristics of circumstance surrounding it and economic gains for the residents who live in the apartments, this study suggests a concrete model to accomplish the purpose. The apartment in Nowon-gu was studied and some apartments which have same characteristics with the target of remodeling plan were interviewed and answered the questionnaire. To grasp the functions required and planning factors of apartment's remodeling, the questionnaire focused on the residents' request in each levels of their own entire hosing complex, just a building in the hosing complex area, and their own household. The conclusion is, (1) The major problems of common apartment complexes were serious aging, insufficient everyday life facilities and high rate of the residents' dissatisfaction. (2) The study suggests remodeling plans of an apartment complexes in each levels of their own entire hosing complex, just a building in the hosing complex area, and their own household, such as, underground parking area, tree-planting of first and top areas, improvement of a housing floor plan, a view of the front side, and so on.

  • 우리나라 주택유형 가운데 대부분을 차지하는 공동주택은 급격한 도시화가 진행됐던 과거, 공급위주에서 소비물량의 한계에 직면하며 수요중심으로 전환되었다. 따라서 주택품질에 대한 소비자의 요구도는 다양화 다변화되고 있으며, 이를 충족시키기 위해서는 건설단계에부터 하자 예방을 위한 효율적이고 체계적인 품질관리가 요구된다. 이에 본 연구에서는 공동주택 하자의 효율적이고 체계적인 관리를 위해 최근 5년 이내 입주가 완료된 공동주택 사례를 대상으로 발생빈도 및 하자보수 손실비용 분석과 거주자 만족도조사를 실시하여 보정 및 수치화에 의한 정량적 공동주택 하자 위험성 평가표를 구축 제시하였다.

  • In October 2009, the Ministry of Land Transport and Maritime Affairs noticed 'Environment-friendly housing construction standards and performance' to build energy saving environment-friendly housings (Green Homes) for the reduction of energy consumption and carbon dioxide emission. In this study, the $CO_2$ emissions were evaluated during the life cycle of the existing apartments which were built in 1980's and Green Home apartment. $LCCO_2$ was evaluated by dividing the life cycle into three stages which are construction, maintenance and destruction stage. $CO_2$ emission from the materials for improving insulation performance was estimated by Input-output analysis. As a result, in 40 year-life cycle of $84\;m^2$ apartment, 400.68 T-$CO_2$ was emitted from 1980's apartment, on the other hand 231.02 T-$CO_2$ was emitted from Green Home apartment.

DEA 모형을 이용한 국내 아파트 건설기업(상장기업)의 효율성 분석 (Measuring Efficiency of Korean Apartment Construction Firms using DEA)

  • 현재 아파트 건설 산업의 경쟁적인 사업 환경으로 인해 아파트 건설기업의 파산 가능성은 더욱 높아졌다. 본 연구의 목적은 아파트 건설기업(상장기업)의 매출액과 당기순이익에 따른 효율성을 DEA분석기법으로 분석하는 것으로써 벤치마킹의 대상이 될 수 있는 아파트 건설기업의 효율성을 분석하였다. 총 25개 아파트 건설기업들의 CCR, BCC 효율성과 규모수익성(RTS)을 평가하였다. 또한 분석된 자료를 바탕으로 벤치마킹의 대상이 될 수 있는 아파트 건설기업을 제시하였다. 분석결과 CCR효율성이 1인 업체는 4개 기업, BCC효율성이 1인 업체는 10개 기업으로 분석되었다. 규모수익성은 IRS가 21개의 기업, CRS가 4개의 기업으로 분석되었다.

  • 공동주택의 피난 및 피난경로에 관한 일반적인 이론과 법규정의 문제점을 분석하고 화재 사례 및 건립 분양 중에 있는 공동주돼을 연구사례로 선정 피난상의 문제점을 분석하였다. 그 결과 단순히 방화관련법규에서 규정하고 있는 사항만을 경제적인 논리, 입주자의 편익, 법규정의 미비로 피난성능을 무시한 채 피난계단의 설치로 특별피난계단의 설치를 대신하 고 있다. 또한 피난의 안전성 확보측면에서 발코니의 설치로 체류공간을 확보해야 하나 실 내공간의 확보에 밀려 미설치 혹은 개조를 전제로 건축되고 있다. 따라서 법규정의 정비, 성능위주의 설계 등이 요구된다. 요구된다.

경년에 따른 공동주택 거주자의 주거환경 만족도 및 관리의식 조사연구 (A study on the Residential Satisfaction and Maintenance Consciousness to the Life Span of Apartment)

  • The purpose of this study was to provide the fundamental data for the gradual apartment management plan. Through the questionnaire survey, residential satisfactions and maintenance consciousness were investigated. As the result of statistic analysis, the residents' needs for improvement according to the life span of apartment communities were found out. And we can also compare the differences about maintenance consciousness to the life span of apartment. The major research findings are as follows. First, the satisfaction averages according to the life span of apartment communities were classified two groups, less than 10 years' and over than 10 years'. By the requirement for improvement according as the life span apartment communities, habitability factors was demanded in less tham 10 years' group and safety factors was required in over than 10 years' group, Second, dwellers have high preference about remodeling to reconstruction. Especially we have to pay attention to the result that positive consciousness of remodeling and long term reparative marked highly in the group which has the short elapsed years. These results represent the possibility gradual step-by-step remodeling. In other words, the object of remodeling is not only odeteriorated apartments but also new apartments to have short elapsed years.

아파트 평면형에 따른 여름철 맞통풍 효과 비교 (A Comparative Study on the Cross-Ventilation Effect by the Floor Plan Type of Apartment House during Summer)

  • The purpose of this study is to make clear the cross-ventilation effect by floor plan type in apartment house during summer. The questionnaire survey was carried out during the 26$^{th}$ of August ${\sim}$ the 4$^{th}$ of September 2004. The respondents were 174 residents living in two subject apartment estates. One subject estate (we call A estate) was consisted apartment houses having cross-ventilation floor plan. The other subject estate (we cail B estate) was constructed apartment houses having ordinary floor plan. The field measurements of indoor thermal elements reflecting natural cooling effect by cross-ventilation were carried out at A house in A estate and at B house in B estate. The measurements in two subject houses were taken on simultaneously the 27$^{th}$ of August. The residents living in A apartment estate planed cross-ventilation type show positive responses on thermal sensation and airflow sensation. The averages indoor temperature and air velocity in the A house were 0.9 $^{\circ}$C lower and 0.29 m/s higher than the B house. Therefore, it was found that indoor thermal environment during summer in the house having cross-ventilation floor plan maintained more comfortable than the house having ordinary floor plan by natural cooling effect of cross-ventilation.

공동주택 발코니 창호의 차음성능 평가에 관한 실험적 연구 (An Experimental Study on Evaluation of the Sound Insulation for Balcony Window in Apartment Houses)

  • In an apartment house In Korea, the balcony is one of the important spaces as a buffer zone for controlling the outdoor environments such as noise, heating & cooling load, humidity etc. Because most areas of building facade in apartment building occupy the area of balcony window the sound Insulation design of It Is very Important to provide the quiet indoor environment. The aim of this research is to evaluate the sound insulation of balcony windows in apartment building by new and revised Korean Industrial Standards. We measured and studied the sound insulations of 18 balcony windows by the type of measuring methods, noise sources, correction of reverberation time in balcony and so on. The results show that the single-number quantities for sound insulation of windows are ranged from 24 dB to 30 dB.

아파트 공실공간의 평면변화에 관한 연구 (A Study on the Plan Change of a public Room in an Apartment)

  • This study is mainly intended to understand on the plan change of a public room in the apartment. This study is summarized as follows; First how the plane type of an apartment public room in the Capital region has been changed since 1970's in which industrialization has seriously started. Second according to the adjoining types how the features of an apartment plan would be divided into some categories. Third how usable area and public area in an apartment has been changed, The scop of this study is limited to the national standard houses of which usable area is 40-85m2(12.1-25.7pyong) built in Seoul and five new cities from 1970's to the half of 1990's The study is based on documents of 1378 samples extracted classified and analysed the plan in the chronical order. The analysis scope is confined to family's public rooms in an apartment such as a living room a dining room and a kitchen. In conclusion the public rooms such as a living room a dining room, and a kitchen become stereotyped with no specific difference in Korean apartments. Especially LDK type, L/DK type is the most general plan in Korean apartments, and the demand of that type is continuously increasing lately.
