Real Estate Industry in the Era of Technology 5.0

  • Purpose: This paper aims to suggest ways to apply the leading technologies of Industry 5.0 to the housing welfare field, tasks for this, and policy implications. Research design, data, and methodology: The analysis method of this study is a literature study. The analysis steps are as follows. Technology trends and characteristics of Industry 5.0 were investigated and analyzed. The following is a method of applying technology 5.0 in the industrial field. Finally, the application areas of each technology and the challenges to be solved in the process were presented. Results: The results of the analysis are 1) the accessibility and diffusion of technology. This means that all citizens have equal access to and use of the latest technology. To this end, the appropriate use of technology and the development of a user-centered interface are needed. 2) Data protection and privacy. Residential welfare-related technologies may face risks such as personal information leakage and hacking in the process of collecting and analyzing residents' data. 3) Stability, economic feasibility, and sustainability of the technology. Conclusions: The policy implications include: 1) Enhancing technology education and promotion to improve tech accessibility for groups like the low-income, rural areas, and the elderly, 2) Strengthening security policies and regulations to safeguard resident data and mitigate hacking risks, 3) Standardization of technology, 4) Investment and support in R&D.

Effects of Antimicrobial Socks Using Hemp Stem Bark Extract Fibers on Foot Health Improvement (대마줄기껍질 추출 섬유를 활용한 항균 양말이 발 건강 개선에 미치는 영향)

  • With increasing global interest in environmentally friendly materials and the consequent rise in demand, there is a growing need for alternatives to synthetic fibers, which can cause skin diseases and other side effects. The fashion industry is emphasizing material sustainability owing to concerns about increasing carbon emissions. Moreover, consumers express a strong desire for ecofriendly and sustainable materials. Therefore, clothing brand companies are developing eco-friendly products to enhance their corporate image. Hemp fibers are recognized for their functionality and are utilized as crucial materials in the development of eco-friendly products by global fashion companies. In this study, we produced socks that effectively improve foot health using hemp stem bark extract fibers and demonstrated the positive efficacy of natural fibers through functional and wearability evaluations. Hemp stem bark extract fibers showed 99.9% antimicrobial effectiveness against bacteria responsible for sweat-induced bacterial proliferation and odor, when blended with lyocell fibers and woven into fabric to manufacture socks. Wearability evaluations of these terry cloth socks confirmed a reduction in foot odor and fatigue among the participants with a consumer satisfaction of 4.63/5. These findings confirm the effectiveness and positive impact of the natural antimicrobial properties of hemp fibers and terry cloth structure in improving foot health.

A Study on Factors Affecting the Sustainability of Industry-University Cooperation: Focusing on the I-U Relationship Strength and Overcoming I-U barrier (산학협력 지속가능성에 영향을 주는 요인에 관한 연구: 산학협력관계강도와 장애의 극복을 중심으로)

  • This paper studies the factors that increase the sustainability of Industry-University cooperation in the current structure of domestic I-U cooperation, which is highly dependent on government support. First, we examine the extent to which the 'I-U Relationship Strength' can be explained by the cumulative 'Experiences of I-U cooperation' and 'Width of various I-U cooperation channels', and the 'I-U cooperation barrier' can be explained by the 'Difference in mutual recognition' and 'Institutional barriers' on sustainability. In addition, the factors that can lower the 'I-U cooperation barrier', such as the 'University administration's efforts' and 'Trust between I-U', are examined. The researchers examined the factors affecting the sustainability of I-U cooperation and the factors affecting 'I-U cooperation barriers' in the 'I-U cooperation technology development projects' of the Ministry of Small & Medium Venture Business and Startups with its long history of domestic I-U cooperation programs. In order to clarify the data of the research sample, a questionnaire survey of organizational units was conducted for all companies participating in the 'I-U cooperation technology development projects' of the Ministry of SMVB and Startups between 2011 and 2015, and the responses of 356 organizations were used. It was found that the greater the 'Width of the I-U cooperation channels', the higher the sustainability and that the greater the 'Institutional barriers', the lower the sustainability. However, through the 'University administration's efforts' and 'Trust between I-U', it is possible to overcome the 'I-U cooperation barrier'. Ultimately, the systematization of Industry-University-Research institute subjects is needed to realize sustainability. In other words, it is necessary to have a linkage program that can broaden the link between industry and universities, that is to broaden the scope of I-U cooperation. Moreover, it is necessary for the government to provide institutional support to promote desirable I-U cooperation policies. Finally, it is essential to change the universities' core organizations in order to improve the level of university administration services.

Analysis of Start-up Sustainability Factors Based on ERIS Model: Focusing on the Organization Resilience (ERIS모델 기반 창업지속요인 분석: 조직 리질리언스를 중심으로)

  • This study is based on ERIS model for start-up performance, and aims to derive the main reason for start-up sustainability centered on organizational resilience. To this end, systematic literature examination and modified Delphi method were used to investigate start-up sustainability factors based on ERIS Model focused on organizational resilience. The results showed that ERIS model-based entrepreneurial continuity factors were divided into four categories: entrepreneur, resource, industrial environment, strategy, subdivision 8 and detailed factors 54. In addition, the ERIS model-based continuity factors were structured around organizational resilience, and the continuity factors were structured according to ERIS model under five categories: leadership, culture, people, system and environment. The results of this study are as follows. First of all, the results of existing research and analysis show that the concept of successful start-up and sustainability of start-up are used in various fields. Second, it is confirmed that there are common factors of influence on start-up performance and start-up sustainability based on ERIS model. Third, Delphi method's results showed that the general characteristics of entrepreneurs, such as academic background, education level, gender, age, and business experience did not affect the sustainability of entrepreneurship. This study is significant in that it is based on ERIS model focused on organization resilience, and ERIS-R, which integrates Strategy into System and Organization resilience into R in the field of gradually expanding start-up development and support. It is expected that the results of this study will improve the sustainability of start-up that can predict, prevent, and overcome various crises at any time.

Analysis of sustainability changes in the Korean rice cropping system using an emergy approach (에머지 접근법을 이용한 국내 벼농사 시스템의 지속가능성 변화 분석)

  • Many changes in the scale and structure of the Korean rice cropping system have been made over the past few decades. Still, insufficient research has been conducted on the sustainability of this system. This study analyzed changes in the Korean rice cropping system's sustainability from a system ecology perspective using an emergy approach. For this purpose, an emergy table was created for the Korean rice cropping system in 2011, 2016, and 202, and an emergy-based indicator analysis was performed. The emergy analysis showed that the total emergy input to the rice cropping system decreased from 10,744E+18 sej year-1 to 8,342E+18 sej year-1 due to decreases in paddy field areas from 2011 to 2021, and the proportion of renewable resources decreased by 1.4%. The emergy input per area (ha) was found to have decreased from 13.13E+15 sej ha-1 year-1 in 2011 to 11.89E+15 sej ha-1 year-1 in 2021, and the leading cause was a decrease in nitrogen fertilizer usage and working hours. The amount of emergy used to grow 1 g of rice stayed the same between 2016 and 2021 (specific emergy: 13.3E+09 sej g-1), but the sustainability of the rice cropping system (emergy sustainability index, ESI) continued to decrease (2011: 0.107, 2016: 0.088, and 2021: 0.086). This study provides quantitative information on the emergy input structure and characteristics of Korean rice cropping systems. The results of this study can be used as a valuable reference in establishing measures to improve the ecological sustainability of the Korean rice cropping system.

  • There has been a growing interest in firms' environmental sustainability activities to improve environmental practices in their supply chain. This study aims to deal with supplier evaluation of firm's green supply chain management (GSCM) criteria with incomplete information. Nevertheless, the suitable supplier is a key strategic direction in eliminating environmental impact on supply chain management for manufacturing firms. The firm's GSCM criteria and supplier selection need to be unified as a system to improve the firm's performance.

Investigation of engineering properties of clayey soil experimentally with the inclusion of marble and granite waste

  • Granite and marble are widely produced and utilized in the construction industry, resulting in significant waste production. It is essential to manage this waste appropriately and repurpose it in recycling processes to ensure sustainability. The utilization of waste materials such as marble and granite waste (MGW) has become increasingly important in geotechnical engineering to improve the physical and mechanical properties of weak soils. This study investigated the applicability of utilizing MGW and cement (C)-MGW mixtures to improve clayey soil. A series of model plate loading tests were carried out in a specialized circular test tank to assess the influence of MGW and C-MGW mixing ratios on clayey soil samples. The samples were prepared by blending MGW and C-MGW in predetermined proportions. It is found that the bearing capacity of clay soil increased by approximately 71% when using MGW and C additives. Moreover, the consolidated settlement values of the clay soil decreased up to 6 times compared to the additive-free case.

  • Major cities have strengthened their efforts to improve the environmental function of the urban forest through aspects of quantity and quality. Yet, it is difficult to propose both long-term improvement and management policy direction continuously due to a lack of evaluating method that social needs could be reflected. After all, effective strengthening of the function of an urban forest, composed of social and biotic environments, is essential to create evaluation criteria. Such data reflects a quantity variation and identifies the distribution and habitation of biotic sources as well. An assessment of utilization possibilities presents such values as a green connectivity, an ecological healthiness, and usage and access opportunities. Consequently, this research was executed to create an urban forest sustainability index that proposes a management and policy direction based on the evaluation of quantity and quality aspects. This study was processed by the following steps: a degree of importance of ecological aspect, a sub-classification index choice, and an examination of adequacy. This research was conducted from premises that urban forest had another functions comparisons to a natural forest. As a result, a criteria of sustainability should be considered to evaluate an ecological aspect, as well as the social and management aspects regarding human disturbance. This research is designed to develop an evaluation index for ecological aspect. In order to evaluate the ecological healthiness of an urban forest, a vegetation index considers aspects of related rarity, damage possibility, naturalness, area, and diversity. In a wildbird index-related study, forest duration and area were selected. Finally, a variance analysis is presented, inclusive of stability, naturalness, diversity, potentiality, and possibility of wildlife inhabitation, which is indicative of an urban forest sustainability index.

Influence of Japanese Restaurants' LOHAS Image Factors on Customers' Menu Selection and Satisfaction (일식레스토랑의 로하스이미지요인이 메뉴선택과 고객만족에 미치는 영향)

  • The purpose of this study is to examine the influence of LOHAS images of Japanese restaurants on customers' menu selection and satisfaction to provide useful information on proposing detailed marketing directions by deriving the importance and satisfaction factors of LOHAS images and to suggest practical and effective measures for using LOHAS images to improve menus at Japanese restaurants. The results of the study are as follows. First, as a result of examining hypothesis 1, "LOHAS images will influence essential factors," it was found that healthy ingredient, family-oriented, eco-friendly, sustainability, and energy-saving factors were influential. With greater family-oriented, sustainability, healthy ingredient, and eco-friendly factors in LOHAS image, interests in essential factors increased. Second, family-oriented, energy-saving, social-oriented, and sustainability factors in LOHAS image had a significantly positive impact on the environmental factors of menu. Third, eco-friendly, sustainability, family-oriented, energy-saving, healthy preparation, and healthy ingredient factors in LOHAS image had a significantly positive impact on customer satisfaction. Fourth, essential factors in the selection attributes of Japanese restaurant menu had a significantly positive impact on customer satisfaction. Fifth, environmental factors in Japanese restaurants had a significantly positive impact on customer satisfaction. The significance and limitation of this study are: first, Japanese restaurants would be able to build a better image with customers by providing menu items that are family-oriented, sustainable, and energy-saving. Second, it would be necessary to study how LOHAS factors influence customers' general purchase decisions and psychological factors.

The influences of sustainability management at institutional foodservice on store image and behavioral intention (소비자가 인식하는 산업체 급식업체의 지속가능경영활동이 점포이미지와 행동의도에 미치는 영향)

  • Purpose: The purpose of this study was to determine the influence of sustainability management in institutional foodservice on store image and behavioral intention (revisit intention, word of mouth, willingness to pay a premium). Methods: Based on a total of 371 samples obtained from the empirical research, this study reviewed the reliability and fitness of the model. Results: According to results of exploratory factor analysis, sustainability management derived three factors, economic value, socially responsible, and environmentally sound. The structural equation modeling showed that social responsibility in sustainability management had a significant positive effect on store image and behavioral intention. In addition, customer's perceived store image in foodservice had a significant positive effect on behavioral intention. The relationship between sustainability management and behavioral intention was found to be a partially significant effect. Conclusion: The results of this study revealed the importance of sustainability management of foodservice to improve store image and behavioral intention.
