The Effects of Apartment Office Managers' Servant Leadership on the Residents' Satisfaction and Housing Management Company Contract Renewal Ratio (공동주택 관리소장의 서번트 리더십이 입주자만족도와 관리업체 재계약율에 미치는 영향)

  • This study aims to verify the effects of the apartment office managers' servant leadership on the residents' satisfactions and housing management company contract renewal ratio, and to examine whether the number of apartment units and the apartments' average size have the moderating effects upon the relationship between servant leadership and the residents's satisfaction and housing management company contract renewal ratio. For the purpose of testing the hypotheses, the questionnaire survey was conducted targeting 1,000 apartment office staffs and 8,000 apartment residents of 200 apartment complex in the region of Ulsan, Kyungnam, and Busan, and the statistical analyses were carried out for the useful questionnaires of 961 apartment office staffs and 7,119 apartment residents. The main results are as follows: First, the higher the office managers servant leadership is, the higher the residents' satisfactions. Second, the number of apartment units and the average size have moderating effects on the relationship between the office managers' servant leadership and housing management company contract renewal ratio. Finally, the summary, implications, and limitations of this study, and the future research direction were discussed in the conclusion.

Real-time Complaint Handling Service Interworking with SNS for Multifamily Housing Management (다가구주택 관리를 위한 SNS 연동 실시간 민원 처리 서비스)

  • The smartwork is future-oriented working environment that allows us to engage in work anytime, anywhere conveniently and efficiently by utilizing information and communication technologies in a variety of locations and mobile environments. We proposed a smartwork platform to support the efficient housing management for small housing management companies. Our systems interwork in real time with smart mobile devices and SNS to support high quality housing service for tenants and rental operators. In this paper, we describe real-time complaint handling service using SNS which is a part of smartwork platform for the efficient housing management.

A Study on the Resident Committee Revitalization of Multi-family Housing (공동주택 입주자대표회의 현황과 활성화를 위한 연구 - 신도시를 중심으로 -)

  • The resident committee is a main board of the multi-family housing communities, which discuss and decide important matters regarding the multi-family housing management. So, the purpose of this study was to provide critical informations in order to revitalize the resident committee of multi-family housing. The research was conducted by surveys and interviews with residents and resident committee members. The major results were as follows : The resident committee members indicated that primary reason for them to volunteer as a committee member was because of the encouragement and recommendation of their neighbors. They were willing to be members of the resident committee but they were displeased by the lack of participation and training of some of the committee members. Resident committee members also pointed out that they had difficulties in fulfilling their roles. For one thing, they were not paid for their participation. Another problem was that there were several committee members who did not have knowledge of related laws and they gave themselves a negative evaluation, which told that they had lack of multi-family housing community management skills and knowledge. Training and education of the committee was essential in areas such as budget management, auditing, and damage control.

Enhancing Productivity and Quality in Korean Modular Housing through Smart Factory Integration

  • Purpose: Korea's construction industry has faced declining productivity and quality issues due to labor-intensive onsite construction and variables like weather, material price fluctuations, and labor shortages. The modular housing industry, introduced in Korea in 2003, offered benefits like reduced construction time and enhanced productivity through offsite manufacturing. However, its adoption remains limited due to high costs, quality concerns, and low consumer acceptance. Research Design, Data, and Methodology: This study explores the feasibility and impact of implementing smart factory technologies in the modular housing industry to overcome these barriers. Using survey data from 179 construction industry experts, the study employs frequency and regression analysis to identify key factors influencing the adoption of modular housing and the effectiveness of smart factories. Findings suggest that government-led educational programs and strong policy support are essential for successful implementation, enhancing productivity, reducing costs, and improving quality. Conclusions: The study emphasizes the need for standardization of modular housing, deregulation of relevant laws, and increased public awareness to stimulate market growth and innovation. Policy recommendations include financial support for modular manufacturers transitioning to smart factories, ensuring stable supply volumes, and promoting the benefits of modular housing to consumers. Integrating smart factory technologies can lead to significant advancements in the modular housing industry, contributing to the sustainable development and modernization of Korea's construction sector.

Housing / Urban Development Integrated with Flood-Control Reservoirs in Japan

  • The purpose of this paper is to introduce two integrated urban development projects in Japan that take full advantage of flood-control reservoirs: the Tetsugakudo Park Collective Housing Development Project and the Koshigaya Lake Town Project. The former project - implemented cooperatively by the Tokyo metropolitan government in charge of river management, Shinjuku and Nakano wards (in Tokyo) responsible for park management, and the Urban Renaissance Agency, a housing project developer - set a significant precedent for three-dimensional river use by realizing the three-dimensional integrated development of a flood control reservoir, a park, and collective housing. The Koshigaya Lake Town Project, launched as a drastic storm water management measure for a low-lying area often plagued by flooding, has achieved a sustainable coexistence between the waterfront environment and the urban living environment, with an artificial flood-control reservoir as the core for urban development. This project is fully committed to environmental coexistence through the optimal use of local environmental resources, with the cooperation of the central government, Saitama Prefecture and Koshigaya City.

  • The purpose of this study was to establish the housing welfare delivery system in Incheon. Documentary research and content analysis methods and survey were used in this study. Data drawn from internet homepage of each community center, gu-office and city hall in Incheon.. The major results of this study are as follows. 1) Related works of housing welfare are housing welfare facility management, self helf center, support service of housing life, residential environment management 2) Housing welfare delivery system consists of city, gu-office, community center order. There are many problems that the lack of experts and department of housing welfare and inconsistent works. 3) There should be optimize the related works of housing welfare in order to increase of efficiency of works and to prevent overload to public servant. 4) Housing welfare delivery system needs to co-work through collaborative network in order to realize welfare society. And each main groups have to establish their horizontal relationships.

  • As the business environment for construction enterprises has been worse, the level of their dependence on public projects increases. Under these circumstances, the public owners should pursue more efficient management process and make continuous efforts to establish strategic project-oriented organizations. There are growing concerns on owners' role with the recognition that the public owners are the key stakeholders to improve effectiveness in public sectors and reinforce competitiveness of entire industry. This study reviewed the characteristics of public construction projects with the concept of program, evaluated the current status of program management capabilities, and discussed the requirement for effective program management.

Needs for the Housing Consultation and Information about Housing in Seoul Area (서울시 거주자의 주택상담과 자료 요구도에 관한 연구)

  • This study aimed to aimed to obtain some basis data for the housing consultation and information about housing through survey of needs for the housing consultation. Respondents were housewives from 395 households living in Seoul area. Questionnaire was used for survey and the collected data were classified by two items such as types of residence and age of housewives. The survey was performed during two weeks in September 1997 and analyzed by frequency mean and percentage using SAS program The finding are as follows; (1) According to the actual conditions of housing consultation the main source of information related to housing was a newspaper Those who had experience detached house had much more opportunities than those of multi-family house. The most frequent agency for housing consultation was a realty dealer showing 65.8%. However the percentage of visiting permanent housing exhibition centers was high among the people aged 20 to 30, noted 20.4%. (2) Level of understanding housing consultation showed 3.45 points among 5. This result indicated that the service system of housing consultation were required. Architects and interior designers were most preferred as specialists whom the respondents wanted to consult with . As to the contents of consultation the most required item was changing of interior space(22.6%). In case the housing information leaflet is sold the respondents were willing to pay 523 won for each of it. (3) Among leaflets related to various information leaflets about housing purchase were most preferred(21.0%) According to the result of the survey the need for the information about housing purchase indicated higher preference than about housing management. The fact could be thought that consumers' consciousness of housing should be changed. Therefore it is desirable to lead consumers to lengthen the expected life span of their house and value happiness of the house by providing them with consulting systems about housing management throug housing consultation materials and development of its programs.

  • According to increase in supply of public rental housing, in connection with support plan of housing welfare from government, necessity of maintenance management is coming to be important. By analyzing characteristics of public rental housing and maintenance management system, this study grasped developmental possibility of a web based maintenance management system as well as a critical point for improvement of problem and elevation of efficiency about maintenance management process. As we present not only useful possibility of ubiquitous equipments utilizing IT like PDA but effectiveness by using, based on this result, we represent course of improvement to systematic development for user that complement the existing maintenance management system which is currently developed.

  • The purpose of this study was to clarify the distinct working areas of Certified Housing Environment Professional(CHEP) through the job analysis, to prepare the basic documentation required for a national official approval, and to provide the information of the curriculum organization for collegiate education on housing environment-related majors. Two previous reports, the qualifying system and performed in 2005 and 2009 by the qualification management committee under the Korean Housing Association, were foundation of this study. Two advisory council meetings were held, which are composed of 5 housing professionals and 11 professors working in housing environment-related departments. The results of the study were summarized as follows. The main jobs of CHEP were classified into six categories; the analysis, planning, service, residents' evaluation, social evaluation, and physical evaluation of the housing environment. CHEP can participate in the planning stage of architectural or interior design through the investigation of residents' perception and behaviors, and the analysis of socio-economic and life style trends. They also can play an important role in living supporting services of housing management area through the community program development, management and evaluation, which may bring about community vitalizations and social integrations. This study might need to finalize based on the affluent input of colleague.
