구릉지 활용을 위한 테라스하우스 적용방법 분석과 계획방향 (Design Application Analysis and Proposals of Terraced Housing on Hilly Sites)

  • This research starts from the questioning of current housing development situation on hilly sites in Korea. It aims to investigate various design techniques of terraced housing as an alternative housing type on sloped sites. Several generic solutions are proposed, as for site slope and stacking method, combination of dwelling units, access pattern, and sectional variation of unit space. By the comparative analysis of design proposals with the typical two-row vertical-access type, the efficiency of the proposed techniques are verified in terms of development density, provision of community space, habitability of dwelling units.

  • The purpose of this study is to find how to use the terrace-house which can protect development thoughtless for the environment of hilly sites and make good hilly residential area. But there are some problems not to be able to apply terrace-house on hilly sites under such korean circumstances. So, to find these problems, it is analyzed different things between terrace-housing and high-rise apartment housing. This analysis finds some reasons why terrace-houses can't be applied in korea. Of these reasons to interrupt application of terrace-house, this study is to solve problem of density and to suggest the design proposals considered by habitability.

19세기 유토피아 사상가들의 이상적 커뮤니티 이론에 관한 연구 (A Study on the Theories of Ideal Community by the Utopians in 19th Century)

  • This study aims to investigate the thoughts of the utopians for the ideal community in 19th century. Around late 18th century, the ideal community proposals by the utopians were coming out as an alternative to reform the social and economical structure. The experimental community proposals which suggested by the utopian socialists such as Robert Owen and Charles Fourier took their emphasis on the social reform to improve the environment of work in terms of social and economical organization. While the thoughts of ideal community showing up in the literature by utopians were based on the state socialism that accompanied by the ultimate corrective system of production and distribution and the unified social system, the physical organization was described in more detail without a restriction in contrast to the real proposals for the ideal community. Based on the experimental community and the ideal community in the literature in 19th century, the urban model of late 19th century were proposed as a real community model. With the optimistic belief to the technological development resulted from the Industrial Revolution, the urban models of utopia placed greater emphasis on the physical organization than the previous ideal communities in 19th century and had much influence on the modern urban planning in 20th century.

농촌주택의 주거 공간구조 개선방안 (An Alternative Improved-Layout of Rural House Plot)

  • Considering that rural village had evolved through a long-sustained effort of harmnization with nature, there should be the wisdom not only to reflect the level of rural resident's housing demand, but also to conserve the traditional characteristics of high-valuation in the modern rural housing. In Korea , standard design proposals of rural houses had been made public three times ; in 1972 , 1984 and 1995. so , firstly, this study analysed the inner-space layouts of design proposals mentioned above, from which changes and problems in the past housing design were derived. And also, through, the positive acceptance of residents' opinion living inthe houses built by standard design proposals in 1970 ~1980's, improved design principles and an alternative model were proposed , finally. The inner-space structed of standard design proposals in 1970s was originated from small-scaled and low-priced one, basically under the " open system". In 1980s, the basic design principle changed to the 'closed system' in which the living room being the focus of indoor family life, and , in 1990s, progressively, therural housing developed to the high qualified type by the spatial enlargement and with increased equipements. However, this structural change of rural house brought about the problem of functional separatioon between farming and daily living activities. In details, limited spaces of multipurpose spaces and sanitary facility would be mentioned as problems for improvement. conclusively in this study, newoly arranged "open system" was recommended , as a basic design principle for theinner space structure formation of rural house, which easily links the constituent inner-house spaces to outer one. Based on this principle, the detailed design criterial was proposed as follows ; 1. The living room be directly linked to the front-yard and centrally placed, the addtional space of which could be secured for the special family events by the flexibleuse of its adjacent room or by the housing of male quarters(separated from main building quarter). 2. The kitchen also be directly linked to side-yard and to livng room , for the convenience of farming activities and the shortening of path flow housewife. 3. The expanded toilet-and-bathroom be placed in the directly connected left-hand side to the living room and also be allowed access through multipurpose spaces to out door. 4. The multipurpose spaces be directly connected to the kitchen and the toilet and-bathroom , of which function would be for undressing of working clothes, quickwashing and ordinary working.nd ordinary working.

조경현상설계지침과 출품작의 내용관계 비교 -항동 보금자리주택지구 도시기반시설공모 입상작을 중심으로- (A Comparative Study of Landscape Design Competitions' Guidelines and Entry Plans -The Case of Winning Design Proposals for Urban Infrastructure of the Hangdong Bogeumjari Housing District-)

  • 본 연구는 현상설계제도의 운영 개선과 설계의 질적 제고를 위해 지침과 출품작의 내용관계를 상호 비교한 것이다. 연구대상 환경은 서울 외곽 그린벨트에서 최근 이루어진 항동 보금자리주택지구 조경현상설계로서, 그 설계지침과 이에 상응되는 입상작 3점의 내용관계를 비판적 안목에서 분석하였다. 연구 결과, 설계의 단초를 형성하는 원론 및 개념화 단계지침에서 작품의 전개방향을 미리 규정하는 측면이 다수 발견되었으며, 지침구성에 있어서도 내용적 가이드라인과 표현에 관한 지침이 비위계적으로 혼재하고 있었다. 지침의 이러한 구조양상은 응모안의 내용형식과 다음과 같이 연결된다. 즉, 설계전개방향과 관련된 지침이 지나치게 규정적이고 그 분량이 많아, 설계관점이 전체적으로 획일화되는 경향을 야기하고 있다. 이러한 점은 동시대의 가치를 반영하는 것처럼 보이는 현상설계 출품작에서 대안적 변화의 가능성을 읽기 어려운 까닭이 된다. 아울러 작품의 변별적 우수성을 드러내야 하는 현상설계의 속성상, 네이밍(naming)에 편승케하여 의미의 과잉을 야기하는 요인으로도 작용하고 있었다. 반면, 이와 대조적으로, 설계의 자율성이 보장되거나 심지어 당해 지침이 결여된 상태에서 응모안의 내용적 차별성과 변별성이 드러나고 있었다. 이러한 점은 현상설계 발주 당시 대상지의 여건과 환경특성, 그리고 요구되는 목표 등을 보다 면밀하게 감안하는 별도의 노력을 통해 지침의 내용과 구조형식이 마련되어야 할 것이라는 점을 잘 보여준다.

경사지 활용 저층 집합주택의 개발가능성과 경사도별 모델 제안 (The Feasibility Study of Low-rise Housing Plans on Hilly Site and Design Model Proposals)

  • This research starts from the questioning of current housing development on the hilly site in Korea. It aims to investigate various design techniques of low-rise housing as an alternative housing plan on hilly sites. Several generic solutions of the combination of building type and road pattern are tested for a simulation process, and evaluated in terms of crucial design issues; development density, parking space and open space. As a result, four reasonable models are selected for making full use of geographical features of hilly site, two models each land slope of $18^{\circ}$ and $26^{\circ}$. Several design techniques for each model are also suggested, in ensuring the development feasibility by considering land slope, vehicular access and parking, common open space, and community facilities.

조선박람회 출품주택의 건축계획 특성에 관한 연구 - 일본의 박람회 출품주택과 관계를 중심으로 - (A study on Architectural Characteristics of Exhibited Houses at the Choseon Exhibition(1929) - Focused on the Relationship of Exhibited Houses in Japan -)

  • This study aims to clarify the architectural characteristics of three houses of Choseon Exhibition. Exposition/exhibitions were thought to be a model for the world. It shows the real status of the development, and thinking with visions at that times; therefore, exhibited house models would be a good source for what to be considered for the ideal houses of that times. Through the study, we could find out as belows. 1. The houses exhibited conserved the sitting-on-floor living style, otherwise the most proposals for house improvement suggested a chair-and-table style because of its hygienic quality and integration of the life at home and at work(school, too). 2. The spacial scheme for-family prior over for-guest was emphasized, but models at the exhibition were structured with Japanese traditional spacial program, such as Jashiki(座敷), Kyakunoma(客の間) or Tsuginoma(次の間), which were all Tatami-floored. 3. Through this exhibition, it is clarified that the architectural society in colonial Korea also tried to improve the modern housings, not only direct reception of the developed proposals. These houses was planned with the acceptance of the locality, such like Ondol, a floor heating facility which the Japanese engineer improve the efficiency. 4. Also these exhibited houses became a start to recognize a house as a product, and spurred on commercialization. As the result, we could find out that these exhibited houses accepted the modern housing proposals selectively, and that even if the exhibitions shows the advance in usual these houses were planned with the very conservative notions.

TECHNICAL PROPOSAL BASED COST REDUCTION BIDDING SYSTEM FOR SUPPLYING AFFODABLE HOUSING

  • Best value is the ultimate goal of the owner and can thus have diverse meanings according to the project characteristic, owner's purpose, user groups' payment capability, etc.. Recently, resettlement problems of the marginalized members in the urban regeneration area have been issued in Korea because they have no capability to purchase (or lease) redeveloped housing (or apartment). It means that a minimized production cost for reducing supply price of housing is a key factor in establishing the best value of the marginalized members. The lowest-price bidding system serves the purpose of ensuring a minimized production cost, but due to the low-cost investments, it creates various problems, such as sloppy construction, lowered quality, an increased LCC, and worsening profitability for builders. Thus, to help them resettle, it is necessary to supply affordable housing geared towards a certain appropriate quality and minimum construction costs. Towards this end, this study aimed to propose a cost reduction bidding system based on a technical proposal. The proposed technical-proposal-based cost reduction bidding system consists of the following components: work-unit-based, project-unit-based, and construction-period-reducing technical proposals. These components are evaluated to select the best bidder for a given project. The technical proposal based cost reduction bidding system proposed herein is expected to provide facilities with appropriate supply prices and appropriate quality levels, to bolster the technological competitiveness of builders.

It is important to review the ideas played proposed in competitions until now in order to spread them into other housing developments. In this context, this study classified the types of unit plan and analyzed their design characteristics in the proposals of housing design competitions in 1990s.
