The purpose of this study was to explore housing value clusters of young renters in South Korea and their relationships to household and housing characteristics reflected in the 2012 Korea Housing Survey (KHS). The 2012 KHS microdata was used as secondary data. Among the households included in the microdata, 1,196,144 young renter households (between 20 and 34 years of age) in private rental units were analyzed. The main findings are as follows. Ten rating scale items measured housing values. Eight of them were grouped into three value factors: Investment, Affordability and Cost Increase. Using these three value factors and perception of homeownership, households were classified into four clusters: Prospective Home Investor, Settled Renter, Homeowner Wannabe, and Support Needed. The current tenure types, income and expectation for next tenure types of four housing value clusters of young renters reflected Korea's tenure ladder which has home ownership at top followed by Jeon-se rental, monthly rental with deposit and monthly rental without deposit. The households in Prospective Home Investor and Homeowner Wannabe clusters would consider home purchase in the near future. Finally, households in Support Needed Cluster would be the main target to consider in development and implementation of housing welfare policies and programs to resolve housing problems of young renters, including beginning-stage professionals.
The purpose of this study is to find out the problems of current housing construction standards related to community facilities and to suggest the vitalizing strategies that enhance the sense of community among the residents living in apartment housing complexes. For the purpose, three times small group workshops were executed during April 26~May 3, 2010 for 14 professionals in construction company, university, research institute, and housing management company. Based on the results of small group workshops, questionnaire survey for the 10 professionals was done during August 13~23, 2010 to find out the additional opinions about the revision of housing construction standards related to community facilities in apartment housing complexes. Respondents indicated that the current housing standards related to the types and the area of community facility are too strict to respond to the diverse characteristics and needs of residents. Professionals suggested the newly revised standards that sum up the whole area of community facilities instead of the existing standards that regulate the area of each community facility in an apartment housing complex. Also, they recommended the regional community center that include several facilities in one common community building.
A high-rise residential building experienced stack effect problems during the winter such as difficulties in opening residential entrance doors and whistling noise from elevator doors generated by airflow. Field measurements were carried out on the building and the problems were verified by the analysis of the measurement results from three points of view: the total stack pressure difference, pressure distribution on each floor, and the location of the neutral pressure level. Based on the analysis of the three key parameters, possible solutions were proposed, such as zoning vertical shafts, lessening the airflow from the entrance doors on basement floors and lobby floor by installing vestibules, improving the airtightness of exterior walls, and installing separation doors where the problems occur. Simulations of proposed solutions were conducted and the effects of reducing the pressure difference were evaluated. Stack effect problems in a high-rise residential building were verified through field measurements and could be mitigated by the solutions which were drawn from the analysis of the field measurements and the simulation results.

The objective of this study is to provide basic information for planning and practicing social welfare services for married nurse officers serving in the Korean military. For such a purpose, this study identifies the difficulties which married nurse officers have faced and the necessary services which are supposed to alleviate them. The data were collected by sending a questionnaire to 114 married nurse officers from July 16 to August 10, 2001. The results of this study are as follows: First, the married nurse officers were relatively dissatisfied with such domains as child care and education, health, and housing. And among the thirty-four problems, the married nurse officers expressed the most serious dissatisfaction with the difficulty in attending the events held in child's school, lack of children's dormitory run by the military, difficulty in adjusting to the school due to frequent house-moving, and limited access to dental care. Second, the married nurse officers needed services in domains such as housing, child care and education, and health. Specifically, they wanted the military-run housing, child care facility within military hospitals, maternity leave for child care and education, extension of risk allowances, and support for BOQ. Third, with regard to the seriousness of problems as well as the priority of services, the married nurse officers gave higher priority to such domains as child care and education, health, and housing. These results indicate that married nurse officers were to the largest extent concerned with these three domains and that they had the urgent need for services relevant to those domains. The importance of routine need assessments as well as solutions to the family-related problems for married nurse officers is therefore suggested in this study.

Problems of housing, healthcare, social exchanges, and lonely feelings of vulnerable social groups such as the elderly living alone in rural and fishing villages should be resolved by guaranteeing minimum residential rights and levels to restore the sense of self-esteem and social stability and to maintain the rural communities and these should be the object of social interest and support. The housing problems of rural and fishing villages should be resolved not through supply to meet demand but by beginning with providing the ways to attain mutual interaction through the program that recognizes housing as merit goods to maintain the regional communities This research examines more minutely the problems caused by poor housing conditions of rural and fishing villages and attempts to present rural and fishing village type community living home as an alternative through regeneration. The results of this research are as follows. First, the administrative support system should be built to support the community living home in its beginning, process, completion, and even post management. Second, education for reinforcing capabilities to help understand the community living home should continually conducted on the occupants, villagers, and related organizations. Third, in order to expand the community living home, research and development should be made so that the zero-energy house, the alternative energy utilizing house, etc. can be widely used. In building community living home for vulnerable social groups in rural and fishing villages, practical alternatives suitable to the regional realities should be presented and practiced so that the community living home can be built to the satisfaction of all the villagers and the occupants, and the improvement measures should be presented through constant interest and monitoring.
In the late 1980s, 5 new towns such as Bundang, Ilsan, Pyeongchon, Sanborn, Jungdong were constructed to solve housing problems and to disperse functions concentrated within Seoul. As the city got matured, it began to appear the initial signs of urban problems such as aging of high rise-density apartment sites, traffic congestion, lack of parking spaces and aging of infrastructure. Therefore, in order to cope with urban problems, it is very important to apprehend the process of urban growth, its change and the feature of physical/human elements. So, the purpose of this thesis is to analyze the changes in housing and population characteristics for past 20 years by use of Census data from 1995 to 2010. First, the new town's goal of population and housing plan at the time of construction was analyzed how it was achieved, and it is close to the performance of the goal. And the trend of changes in the population and household characteristics was analyzed by every five year's data. As the result of analysis, it shows socio-demographic changes such as aged and elderly population growth, rapid increase in one generation's household and single person household, highly educated city, monthly rent household's increase and charter household's reduction. Results of this analysis can be utilized to aforethought management of new towns. But it is required more sustained and systematic urban monitoring and data analysis because the one-off analysis of the city's characteristics alone is difficult enough to grasp them.

As the number of aged-housing has been rapidly increased, many kinds of defects and problems such as degeneration of housing environment, structural performance, and equipment performance have been appeared. The reconstruction as the way to improve the aged-housing has been used mostly because the legal process of the reconstruction is relatively easy. On the other hand, it has caused problems such as the lack of natural aggregates, the environmental damages owing to construction wastes, the loss of national resources, and the lack of the housing for rent nearby the reconstruction area. This problems limit active tying into the reconstruction business at present in the industrial and political perspective. In this context, it is necessary to revitalize the remodeling rather than the reconstruction. In order to reach this objective, this research aims at identifying the user-oriented performance for the housing and deducing the core technology. It is expected that the result of this research can contribute to more revitalize the remodeling as tying researches in terms of design, structure, equipment, and construction.
There have been many requests for development of senior housing in Korea. Therefore it was very important to review how senior houses are established and managed in other countries. In this point, this research compared the actual conditions of the homes for the elderly in the U.K, U.S.A and Japan. Through the process, this research aimed to find the implications for Korea. The research was conducted by the literature review on senior congregate housing with Franklin's(1998) social constructionism perspective. This kind of research might be utilized as a theoretical framework for performance of any systems of housing for the aged. In this study, the researchers suggested the implications of senior congregate housing as follows. Firstly, in terms of structural context, government in the U.K, U.S.A., and Japan were positively concerned with solving the housing problems for senior citizens despite some differences. Secondly, from an institutional context, institutions related with provision, construction, and management of senior congregate housing were systematically consolidated and they all adapted the housing and welfare policy. Thirdly, in organizational context, there was an organization in charge of provision and management that exclusively oversaw the housing for the elderly in both the public and private sectors. Fourthly, in operational context, standards regarding space were clearly set both for individual units and common spaces as well as for facilities and services for the residents. Finally in terms of intersubjective context, the competency of housing manager and ways to involve the families which were important for residents' independent life were under study.
Regarding leisure and work as very important in residential life of old ages, this study analyzed their preference by leisure and work for senior congregate housing, which can provide proper work and leisure activities for older people who are able to manage their social activities with healthy condition. It conducted a survey of middle aged of the 50's who would face problems of senior housing in 2010, with stratified sampling by region, sex and housing structure type. Totally 556 Questionnaires were used for the final analysis. The research results showed that, first, the group which was positive toward their works mostly had spouse of the age of early 50' s and work for professional, technological, managerial positions with good health. Second, the more positive group towards their work showed high willingness to move in senior congregate housing, than a negative group towards their work, and put a weight on the openness of shared space and facilities as well as various alarming equipments, common space, common programs and the ability of managers. Third, according to the attitudes toward leisure activities, there were differences in each group by housing structure type, education of their own or their spouses, monthly income, property, economic ability, health condition, living together with spouse, housing tenureship, and usable area of houses. The fourth was that those who enjoy active leisure activities presented high willingness to move in senior congregate housing than those of negative attitude and also there was a difference in managerial ways. Throughout the results of the study, it appeared that a group of positive attitude toward work and leisure, than that of negative attitude, recognized the importance of senior congregate housing which social and leisure programs could support. It implied necessary to develop housing for the older people who have enough ability to manage their leisure activity as well as their work. The study is likely to have a contribution to suggest practical data for helping the development of housing for self-reliant seniors by analyzing their preference on senior congregate housing by their attitudes toward work. The research for the factors of various designs and managements by leisure and work may become the following research theme of the study.
