Purpose: This study is to identify the implications and improvement solutions to plan the local community spaces bringing empty homes back into use that fit for regional characteristics, by analyzing the Empty Home Utilization Project implemented in Nam-gu, Incheon. Methods: Among 20 homes sponsored by the Project, five homes being currently operated were analyzed in depth, and features of exterior and interior spaces, and operational characteristics of the subject homes having been renovated through the project sponsorship were examined. Results: A plan is being established to systematically manage deserted or empty homes by assigning classification to each home in Nam-gu, Incheon and they are being utilized as a community space, a place of business or a cultural art space. Most of the physical improvements only included minor repairs such as redoing interior finish, as no major renovation was implemented including layout change and wall removing. Absence of major changes including improvement of house structure resulted in problems regarding accessibility and safety. Also, there was a limit to utilize the spaces only with support on physical improvement cost for empty homes, and it was identified that positive support for renovation should be conducted in accordance with its uses for the purpose. Implications: To complete the Empty Home Utilization Project successfully, it is most critical to reflect the resident opinions and demands, and discover local operators. Furthermore, for sustainable operation of local community space, additional plans for support would be required including financial support and training local leaders, consulting support for operation, encouraging community participation, and connecting with neighbor community.

The purpose of this study is to propose improved apartment management rules so that the inhabitants of apartment houses can manage their apartment in efficient and transparent manners. This study points out several problems of current management system and propose improved apartment management rules by analyzing misconducts of management office, related laws and regulations, standard apartment management rules, these and judicial decisions. Therefore, the inhabitants may refer to this study in establishment or amendment of their apartment management rules.

After incoming the notion of eco-friendly building, many organizations developed green building assessment programs and in the late of 2001, those programs were unified to one program, 'Green Building Certification(GBC)'. Many problems, however, arose after unification of programs and now the study to solve those problems is impending. The purpose of this study is to make suggestions to solve problems of GBC through analyzing characteristics of several abroad and well developed programs. The key points of the analysis were 1) characteristics of assessment organizations, 2) structures of programs, and 3) characteristics of assessment methods and systems. The results of the study showed that GBC didn't have any positive connections with the academia, the developer and the consumer, and did have lack of assessment efficiency and accuracy.

The architectural difference between the existing residence and high-rise residential building causes changes on environmental conditions such as ventilation and insulation. The object of this study is to present the improvement on envelop of high-rise residential buildings to reduce heating and cooling load. To improve the environmental performance of envelop, it is necessary to modify envelop vent system and ensure intermediate space. In this study, the shape of vents in high-rise residential buildings has been inspected, and the survey about the interior environmental conditions related to the envelop of high-rise residential building has been conducted. Environmental measurement has been done to examine out door air quality for natural ventilation.

Today, a standard of living by the development of economy and science-technology is rapidly changing, and the average life span of the people has been lengthened by the improvement of medical services. As a result, the aging population has increased, and the Korea is likely to the aging society in 2020. However, the quality of the residential care facilities for the eldery stands for an elementery stage. Under such circumstance, the purpose of this study is to suggest the design guidelines to improve the quality of housing through the case studies of the spatial composition of the residential care facilities for the elderly people.

In the braking system, the friction force is the most important factor of the design. For long time, many researchers have been strived for getting the exact friction coefficients. But the friction coefficients are affected by the road condition and changed by lots of parameters, such as normal force and characteristics between two contacted materials, temperature, etc. For the development of ABS of the aircraft, HILS(Hardware-In-the-Loop-Simulation) test and dynamometer test was carried out. For the calculation of the friction coefficients, the wheel moments were measured using the load cell mounted on the housing of the wheel. The test conditions were dry and greasy, as the 0.7 and 0.4 in friction coefficient, respectively. In this paper, the test results of the friction coefficients were represented and the improvement method was suggested.

Recently, people aim for a healthy environment which enhances quality of life, and also there are communication in green space like therapy garden and weekend farm growing. Meanwhile, in Korea, administrative organizations have leaded to plan and proceed in reference to physical regeneration in local areas, and this had caused social and maintenance problems. The purpose of this study was to introduce a concept of community garden which is regarded as green and community space and to insist on a way of residents participation on plan for community garden and its necessity. For that, there were five ways of residents participation on plan for community garden based on literatured and theoretical contemplation and case studies, and these were subject to construction project of community garden in deteriorated area in Jeonju city. This study can provide improvement guidelines for the initial stage of plan for residents participation community garden.

The purpose of this study was finding selecting attributes of serviced residence and suggesting right direction of serviced residences. Research methods weresocial survey research with questionnaire and field survey. Field survey was conducted from September 20, 2010 to November 9, 2010 on 6 serviced residences. 106questionnaire survey data collected near by CBD. SPSS 18.0 program was used for Statistical analysis. Majorfinding were following; analysis methods were Frequency, $x^2$-test and ANOVA. Selecting attributes were divided into general attributes, facilities, services and individual units. First, pleasant atmosphere was the most important item amonggeneral attributes. Second, buffet restaurant was the most important items among facilities. Third, mail delivery service was the most important item among services. Fourth comfort was the most important item among individual units. In conclusion, serviced residences need more elaborate management, improvement of lobby lounge, provision of optional services and comfortable environment of individual units.

The major industrialized nations have continued to develop industrialized construction techniques based on automated production processes in factories, and are applying them to a wide range of building. However, the unit modular construction system has had a shorter history of development and application in Korea compared to advanced countries, and consequently, Korean modular builders have a relatively poor technical capacity. So this study is draw a conclusion on the target of priority improvement for idea creation. It study on the enhancement of the functionality of the tool for assemble of Unit Modular that choose the enhancement of the functionality through the analysis of function on the three-level of functional definition and classification, functional arrangement, functional appraisal.
