초고층 주상복합 건물의 입주자관리, 공유공간 만족도와 지역공동체의식의 관계 (Relationship between Satisfaction Degree on Management for Residents, Common Spaces and Sense of Community in High Rise Mixed-use Residential Building)

  • The purpose of this study was to identify the relations among management for residents, sense of community and common space for residents which provided in high rise mixed-use residential building constructed at the end of 1990s. Research method was social survey with questionnaire from 178 subjects collected by the snow ball sampling. Statistical analysis was done by the SPSS 10 for Windows program using frequency, percentage, t-test, one-way ANOVA. Research results showed high degree of residents' management satisfaction in the area of fitness space and business service. And they also showed high degree of residents' satisfaction in common space which include swimming pool, shower and sauna facilities. Satisfaction degree of management for residents became high with the support of residents' common space, so the management of residents' common space might be important in the management of high rise mixed-use residential building. Finally, residents' management and residents' common spaces have an important role to enhance the sense of community.

초고층 복합주거단지의 친환경 계획요소 평가를 통한 개선방안에 관한 연구 (A Study on Improvement Method by Environmental-Friendly Planning Elements of High-rise Residential Complex)

  • 초고층 복합주거 유형은 도심지에서 신도시 개발 및 도시재생에 있어 중요한 위치로 주목받고 있다. 하지만 초고층 주상복합의 경우 친환경계획요소에 대한 정리와 실제 거주자들을 대상으로 한 만족도에 관한 연구는 미비한 실정이다. 이에 본 연구는 초고층 친환경계획요소를 단지, 건물내부, 설비 및 유지관리로 구분하여 전문가를 대상으로 중요도 거주자를 만족도를 평가하였다. 이를 바탕으로 본 연구에서는 보다 다양한 관점에서 평가할 수 있는 M-IPA를 이용하여 초고층 복합주거 친환경 계획요소의 개선방안 및 시사점을 도출하고자 한다. 그 결과 첫째, 단지 부문은 복합적 토지이용, 친환경 교통은 유지관리를 지속해야 할 것으로 나타났다. 둘째, 건물내부 부문은 생태적 단지환경, 실내공기환경이 개선이 시급한 것으로 나타났고, 실내온열환경은 유지관리를 지속해야 하는 것으로 판단되었다. 마지막으로 설비/유지관리는 재료 및 설비와 에너지 관리 지표가 개선이 시급한 것으로 나타났다.

  • The objectives of this study are to clarify the impacts of stack effect in high-rise residential buildings and to present technical methods to reduce stack effect. For the evaluation of stack effect, architectural design guidelines were used and computer program simulations based on network model were performed. The evaluation shows that problems due to stack effect may be reduced by appropriate architectural designs, such as increase in air-tightness of building envelop, and provision of vestibules around entrance and elevator hall doors.

초고층 주상복합 프리캐스트 콘크리트 구조물의 경제성 분석에 관한 연구 (A study on the economic analysis of high-rise residential-commercial building that is made by precast concrete)

  • The increase of hish-rise residential-commercial buildings is required to cut down a term of works and the cost of construction. Reinforced concrete structures and steel framed reinforcement concrete that are commonly used have the difficulty in reducing them. Therefore, the purpose of this study is to propose a new precast concrete complex system and to analyze its economical feasibility. The economic analysis is performed through comparing the cost of a high-rise reinforced building that was already constructed with that of the new proposed precast concrete system, which is limited to structural frame work of typical floors. This study shows that the proposed precast concrete complex system is economical. Further research should be directed at including the influence of a term of works.

초고층 주거건물에서 굴뚝효과와 외풍영향에 인한 실내 환기 기류해석 및 평가에 관한 연구 (A Numerical Analysis on the Indoor Air Ventilation by Stack Effect and Outdoor Wind in a High-rise Residential Building)

  • The purpose of this study is to analyze and evaluate the 3 types of indoor ventilation methods such as natural, mechanical, and hybrid ventilation in high-rise building which is affected by stack effect and outdoor air pressure. For the evaluation of the ventilation capacity, CFD simulation was performed in a typical high-rise residential building. The results of the simulations are as follows: 1) Natural ventilation method is not enough to the regulation. 2) In case of mechanical ventilation, congested area is occurred but meets the regulation. 3) In case of hybrid ventilation with stack effect, all the areas of indoor meet the regulation and congested area is reduced. 4) In case of high-rise building, the differences of ventilation rate among houses in the building are not large because the mechanical ventilation is main factor.

  • The object of this study is to analyze and evaluate outdoor wind pressure effect in a high-rise residential building when seasonal wind blow on coast area. The target building consists of 3 tower buildings over 250m in height. For the evaluation of the outdoor wind effect, CFD simulation was performed. The results of the simulations are as follows : 1) In that case of high-rise building, horizontal stream is more affected than vertical stream. 2) In case of summer season northeasterly wind, building pressure distributions are unstable and surface pressures of outside are effected respectively. 3) In case of winter season westerly wind, building preassure differentiations are not so much because of screening effects of the B, and the C buildings. 4) In case of winter season northwesterly wind, front wind affects on the A building directly because of no obstacles.

  • As the structure, material and construction of building develop continuously, so the recent residential buildings are being large, high-rise and group. High-rise residential buildings consume a lot of energy on supplying cold and hot water. As well, high-rise residential buildings bring on discomfortable use and unexpected conditions on account of faucet outlet pressure rise and the difference of water supply pressure between top floor and bottom floor. Thus, the purpose of this study is to research on using conditions of cold and hot water supply system through survey and field measurement in high-rise residential buildings and to analyze problems.

Structural Design of High-Rise Concrete Condominium with Wall Dampers for Vibration Control

  • This paper presents a structural design of the "(Tentative Name) Toranomon Hills Residential Tower" which is currently under construction in Tokyo. The building is a reinforced concrete high-rise residential complex building with 54 stories above ground, 4 basement levels, and a building height of about 220 m. It is a requirement to provide the highest grade of residence in Japan, and in terms of the structural design, it is required to provide wide and comfortable spaces with high seismic performance. These requirements are satisfied by providing a total of 774 vibration control walls of two types. Also, to further improve the structural performance, steel fibers at the rate of 1.0vol% are provided in the ultra-high strength concrete used in the column members.

친환경 계획요소가 초고층 복합주거 거주 만족도에 미치는 영향요인 분석 (An Analysis on the Effect of Environmental-Friendly Planning Elements on Residential satisfaction Level of the High-Rise Residential Complex)

  • 주택유형의 변화와 친환경 주거에 대한 관심이 높아지면서 친환경계획요소의 정량적 검증에 대한 연구가 활발히 이루어지고 있다. 하지만 초고층 복합주거의 경우 친환경계획요소에 대한 정리와 실제 거주자들을 대상으로 한 만족도에 관한 연구는 미비한 실정이다. 이에 본 연구는 초고층 친환경계획요소를 단지, 건물내부, 설비 및 유지관리로 구분하여 실제 거주자를 대상으로 중요도와 만족도를 평가하였다. 또한 거주만족도(만족도, 충성도, 선호도)와 친환경계획요소의 영향 관계를 PLS 구조방정식을 통해 실증 분석하였다. 연구결과를 요약하면 첫째, 단지 친환경 계획요소의 개선은 만족도를 충족시켜 실제 거주자의 충성도에 영향을 미치는 것으로 나타났다, 둘째, 건물내부의 친환경 계획요소의 증가는 실제 거주자의 만족도와 선호도를 모두 충족시켜 충성도에 영향을 미친다. 셋째, 설비/유지관리의 친환경 계획요소는 실제 주민의 선호요인으로 도출되었으나 만족도에 대한 가설은 유의하지 않은 것으로 나타났다.

  • In Korea, starting with the Busan residential-commercial fire in 2010, the frequency of fire expansion in high-rise buildings has been continuously increasing. In the case of such large-scale fires, most of the fires generated from the inside tend to expand to the upper floors by riding the exterior material or exterior wall panels through the process of being ejected to the outside. It has been revised so that combustible exterior materials cannot be used in buildings. However, due to the legal fluoride level, the fire risk of high-rise buildings is still high, such as the case of a 33-story residential-commercial fire in Ulsan. In order to prevent such fire expansion, it is considered that it is necessary to first understand the nature of the fire occurring inside and the mechanism of the fire expansion in the upper floor. The purpose of this study is to propose improvements in domestic fire safety design through a review of existing literature to prevent fire expansion of high-rise buildings.
