친환경 주거단지의 거주자 만족도 비교를 통한 친환경 건축물 인증제도 효과 및 개선방향 연구 (A Study on the Effect and Improvement Directions of KGBCC based on the Comparison of Green Residents Satisfaction)

  • The KGBCC(Korean Green Building Certification Criteria), which is the assessment standard of green buildings, is not enough to reflect all the current demands of residents. Therefore, the comparative analysis between the certification score and the residents' satisfaction of a promotional green apartment, a awarded green apartment, and a certified green building apartment was carried out to derive improvements of the KGBCC. The residents of selected three apartments were surveyed through the assessment items of the KGBCC. According to the research, the certified green building apartment shows the highest certification score and residents' satisfaction overall, compared with other two apartments. Finally, the improvements of KGBCC were determined through the reason of the residents' dissatisfaction. The KGBCC that is improved by this study can be used for the new assessment standard of green buildings.

친환경인증제도가 주택가격에 미치는 영향 분석 (Impact of Green Building Rating System on an Apartment Housing Price)

  • Because energy consumption of the construction part is very high, there is a growing need to introduce environment-friendly buildings. Therefore Green Building Rating System is enacted in Korea. Though environment-friendly factors such as green area affect the apartment housing price, there's no saying whether Green Building Rating System directly affect the apartment housing price. The purpose of this paper is to estimate the impact of Green Building Rating System on an apartment housing price. The analysis result demonstrated that Green Building Rating System don't affect the apartment housing price. This result means that there is a problem with the effectiveness of Green Building Rating System. The government ought to institute incentive program to ctivate the market of environment-friendly building.

그린홈 공동주택의 최적 에너지 공급시스템 설계를 위한 부하 예측 연구 (A Study on Building Energy Demand for Design of Energy System on Green Home Apartment)

  • More than 23% of total nation's energy is consumed by residential building and 57.2% of Korean people are living in apartment. This study was carried out to two kind of process. First, after selecting one standard apartment, our research team investigate realistic energy consumption. Second, using 3-dimension heat transfer tool(TRISCO RADICON) and building energy simulation tool(Visual DOE) As a result, amount of heating and hot-water energy is composed of above 80 percent in standard apartment. And, after applying high performance technologies to standard apartment, namely, after being green home apartment, total energy consumption is reduced by54.6 percent. Also, because of energy consumption characteristics of green home apartment, for making more high performance green home apartment, especially, we have to figure out effective method to reduce electric and hot water energy.

공동주택단지 거주자의 자연지향과 녹환경 인식구조에 관한 연구 (A Study on the Cognition Structure of Green Environment of Resident in the Multi-family Housing)

  • In this study, we analyzed the state of outdoor-space use and green-environment development for apartment residents, and investigated their ways of thinking on nature orientation and green environment. The results are as follows. 1) The ways of thinking and actual use of outdoor space by apartment residents appear different. 2) Due to the difference of apartment locations and complex environments, the state and reason of green environment construction are different between the residents of high-rise and low-storied apartments. 3) The residents of the low-storied apartments are more satisfied with the green environments of the complex than those of the high-rise apartments. In addition, constructing the green environment in a balcony and outdoor space enhances the satisfaction level of the apartment residents. 4) The residents of the low-storied apartments are passive in nature orientation, while those of the high-rise apartments are active. 5) Depending on the types of nature orientation, the apartment residents are grouped as 'people of nature experience', 'nature appreciators', or 'people of living-thing contact'. These groups show different patterns on the ways of thinking for outdoor space and green environment.

공동주택 친환경건축물인증 사례를 통한 평가항목 비교분석 (Comparative Analysis of Evaluation Items in Green Building Certification Case of Apartment Housing)

  • The government has enforced the Green Building Certification System since 2002 to resolve environmental pollution from building construction projects. The Green Building Certification System offers additional financial incentive worth 3% of basic apartment unit construction cost for apartment housing projects that have passed preliminary certification and has been revitalized drastically since 2006. However, after the system was put in place, comparative analysis of each item in certification criteria has not been performed yet in reference to actual certification cases. This paper aims to provide a comparative analysis of such evaluation items by studying green building certification cases involving apartment housing. Conclusions drawn herein are expected to provide a framework of continued advancement for the certification system subsequently.

  • The purpose of this research is to analyze the residential environment based on the physical quality indicators of green space in apartment housing through the case study of 36 housing estate samples which were built in 1994-1998. The contents of this research consists of two main parts. The first part is to analyze the characteristics of residential environment based on the quality indicators of green space in apartment housing. The second part is to analyze the Correlation of Development Conditions and Physical Quality Indicators of Green Space. This research will contribute to the establishment of the site planning methods which increase the quality of residential environment in apartment housing.

서울시 아파트단지의 녹지배치 및 식재구조 변화 연구 (Change of Green Space Arrangement and Planting Structure of Apartment Complexes in Seoul)

  • 본 연구는 서울시 아파트단지의 시기별 녹지배치구조와 식재구조의 변화과정을 분석하여 보다 친환경적인 아파트단지 내 녹지조성 개선방안을 제시하고자 하였다. 연구대상지는 서울시에 조성된 아파트단지 중 조성시기, 용적률, 지하주차장에 의한 지반현황, 녹지율의 차이가 뚜렷한 아파트단지 12개소를 선정하였다. 연구대상지 유형화는 시기별로 녹지율과 지반현황을 기준으로 녹지율이 높은(40% 이상) 자연지반 아파트, 녹지율이 낮은(40% 미만) 자연지반 아파트, 녹지율이 낮은(40% 미만) 인공지반 아파트, 녹지율이 높은(40% 이상) 인공지반 아파트 네 가지로 구분하였다. 아파트단지 녹지배치 구조의 가장 근원적 변화요인은 녹지율과 인공지반 여부로 용적률이 상승하면서 주차장 면적비율도 높아져 상대적으로 녹지율은 낮아졌다. 녹지배치구조가 가장 많이 변한 녹지유형은 전면녹지와 완충녹지로 전면녹지는 녹지율이 높은 자연지반 아파트의 평균 녹지 폭 10.0m에서 3.5m, 2.7m, 4.5m로 시기별로 축소 변화하였다. 완충녹지는 녹지율이 높은 자연지반 아파트에서 평균 녹지 폭 15.0m로 단지외곽 경계부를 연결하였으나, 녹지율이 낮은 인공지반 아파트에서 주차장 확대로 평균 녹지 폭이 7.7m, 2.7m로 점차 축소되고 일부 구간은 단절되었으나, 2001년 이후 녹지에 대한 인식변화로 다시 평균 녹지 폭이 3.8m로 넓어지면서 연결되었다. 녹량 변화를 살펴보면, 녹지율이 높은 자연지반 아파트 녹지용적계수가 $1.27m^3/m^2$이었고, 식재밀도가 높아지면서 녹지율이 낮은 자연지반 아파트의 녹지용적계수가 $3.47m^3/m^2$로 가장 높았다. 반면에 녹지율이 높은 인공지반 아파트의 녹지용적계수는 $0.72m^3/m^2$로 매우 낮은 상태이었다. 식재밀도는 교목 아교목층의 경우 5.0주/$100m^2$에서 14.5주/$100m^2$로 증가하였다. 아파트단지 녹지를 보다 친환경적이고 기능적으로 조성하기 위한 방안으로 녹지율 40% 이상의 아파트단지 내 전면녹지는 녹지 폭 4.5m 이상으로 확대하여 정원개념의 경관 식재지로 조성하고, 후면녹지는 녹지 폭 5.0m이상으로 확대하고 복층구조로 식재하여 녹지량을 증진하는 것을 제시하였다. 측면녹지는 수고가 높은 수종을 식재하여 벽면 차폐와 녹음기능을 증진하고, 완충녹지는 자생수종을 자연림에 가까운 다층구조로 조성하는 생태적 배식기법을 적용하면서 단지내부녹지와 연결해야 할 것으로 판단되었다.

아파트 간이화단의 녹지 조성을 위한 주민 의식조사 (A Research of Residents′ Opinion Concerning the Creation of Apartment Balcony Greening)

  • This study is about apartment greening to improve urban environment. To achieve this, questionnaires concerning the planter preferences were distributed. To improve perpendicular greening methods for apartments, MOCT (The Ministry of Construction and Transportation) reformed the law to obligate constructors to make apartment planters in June, 2000. But apartment residents take negative attitudes to making green space. It is difficult to manage the planters as well, so it is necessary that the point at making green spaces at apartments be scrutinized through questionnaires and an active method for making and managing the planter be made. The results show that apartment residents are reluctant to pay the expenses for planting and managing planters and have negative attitudes about plant purchases. If planting and managing of simplified planters are continually entrusted to residents, even vertical landscapes will be affected by illegal diversion and negligence as a result. Therefore, support from governments and local administrations are needed and legal obligation should be imposed on construction companies to install irrigation facilities.

공동주택의 환경친화적 리모델링 계획 방법에 관한 연구 (A Study on Green Remodeling Methods of Apartment Houses)

  • This study aims to propose Green Remodelling methods of apartment houses in Korea. Through the literature review and case studies various 'Green' Remodelling elements including environmental friendly technologies were identified and classified. Design strategies and remodeling techniques which could increase energy efficiency, reduce water and resource use, improve air qualify, improve landscape management, and improve maintenance were also investigated. Then, 'Green remodelling' methods of apartment houses are proposed as the des19n methodology of remodeling for sustainable development. The green Remodeling design methods and elements proposed by this study are proved to be simple, easy and flexible ways to enhance the environmental sustainability of the existing building.

아파트 단지의 녹지조성에 대한 주민의식과 가상평가법 적용에 관한 연구 (The Residents' Perception and the Application of Contingent Valuation Method for Green Areas in Apartment Housing Blocks)

  • This study is designed to derive a cost estimation method for the management of green areas in apartment housing blocks. For this purpose, quantity of green areas, their usages, management techniques were analyzed through a survey of residents. In this process, contingent valuation method(CVM) is utilized to evaluate the cost of green areas. The survey was conducted for about two weeks in June of 2002. The amount of willingness to pay(WTP) for green area management is calculated by the CVM program. The findings are as follows; First, the residents want more green areas in their apartment blocks, as well as in the surrounding urban areas, due to the shortage of green areas in their living environments. Second, the residents' opinion on green area is summarized as that of natural environment protectionist - it helps living environment to be more amenable and contributes the preservation of urban and global environments. This fact can be interpreted as the peoples profound recognition toward green areas. Third, the contingent valuation method(CVM) is suitable to evaluate WTP for management costs of green areas. Fourth, more than half of the residents(61.6%) agreed upon the costs of green area supply and management. calculated by the CVM. Estimated WTP is ₩ 1,900~2,400 per month per household.
