  • Free-form building is increasing because of request that an order to raise the value and request of the local residents and the government trying to own iconic and beautiful buildings. In addition, the installation and production of free-form concrete segment are now available because of development of construction technology, such as the development of materials and equipment. However, the production of free-form concrete segment requires a lot of time and manpower than shaping. In particular, resources of the mold for the production of free-from segment will be invested excessively because mold can not be recycled. Thus, the problems of increased costs, construction periods and loss of productivity occur. To solve these problems, this study proposes a technique of making the mold of for variable within a short time. Technique proposed in this study can be recycled die and will realize fast and accurate free-form concrete segment.

OPPORTUNITIES FOR IT IN CONSTRUCTION INDUSTRY OF IRAN

  • The last twenty-five years have seen dramatic improvements in and widespread use of IT to describe and document the work of the many disciplines involved in construction projects. Iran is a developing country and construction is a basic factor of developing too. Hence, the country needs to a special programming for construction of buildings, structures and infrastructures. Many parts of Iran are located in highly seismic zones and structures must be constructed safe e.g., according to recent seismic codes. In this paper opportunities of IT in construction industry of Iran are investigated in three categories. Pre-construction phase, construction phase and earthquake disaster mitigation are studied. Studies show that information technology can be used in these items for reducing the losses and increasing the benefits. Both government and private sectors must contribute to this strategic project for obtaining the best result.

  • Recycled aggregate has structural limitations in that it cannot be actively used for use as a structural building material due to quality deviations such as increase in cracks, decrease in constructability during in-situ casting, and decrease in strength. Although the government gives incentives to use recycled aggregate concrete for major structural parts of buildings to revitalize recycled aggregate concrete, there is a perception that the quality control of recycled aggregate producers that produce raw materials is insufficient. In this study, recycled aggregate, I checked the quality of the company that handles the quality. We are working on this.

  • Curtain wall means a non-bearing wall that forms the outer walls of a building to divide the exterior and interior space. The increased use of curtain walls is diverse, including structural safety, watertightness, and wind pressure. As the government's energy conservation policy and the aim of zero-energy houses, the importance of heat reduction is also greatly increased. So, the study of monotony is constantly being conducted. Thus, in this study, insulation performance was analyzed through simulation according to the shape of curtain wall and the shape of insulation inside, and the purpose of this study was to provide basic data on the application of insulation criteria by energy saving design of buildings.

  • The government of South Korea enacted Earthquake Recovery Plan Act in 2008. In order to meet the requirement of this law, the important buildings, such as schools, public offices and so on, are in the process of seismic retrofit. This paper introduces the experimental data about a non-retrofitted concrete column and retrofitted column with a bolt assembly type CFT(concrete-filled steel tube).

Empirical Analysis of Man-hour Data to Support a Cost-Plus Pricing Approach for Estimating BIM Service Costs

  • Building Information Modeling (BIM) is a nascent technology in Korea, and currently lacks formal guidelines to assist Architectural and Engineering (AE) firms in estimating BIM service fees, while also allowing government agencies to allocate budgets for the rendered BIM services. This research provides a method to estimate costs for BIM services based on the cost-plus pricing framework. The approach requires a generalized estimate of the man hour per floor area data to calculate the direct labor costs. Man-hour data were collected from forty five projects that have implemented BIM. Interpolation of the man-hours was performed to develop a general reference table for 'Type 2' (i.e., public schools and office buildings, etc.) projects. By providing an objective approach for estimating the costs of BIM services, it allows clients and AE firms to agree upon a fair cost for BIM related services, and thus expedite its adoption in Korea.

  • It is very important to evaluate how the functions of products, facilities, and spaces affect human life. The evaluation of these actions has legal regulations such as certification, inspection, and diagnosis, and the degree of quality, safety, and excellence of the results is announced. This study sought to secure safety through efficient system operation by reviewing safety-related certification systems established and implemented by each government department in Korea and analyzing the characteristics of each system and similarities between systems. There was also an aspect of cross-checking safety through the certification and diagnosis system implemented by each ministry, but it was confirmed that the efficiency of the system should also be considered in terms of overlapping application. Therefore, when securing safety is confirmed based on each safety-related law, active alternatives such as exemption, substitution, delegation, etc. should be presented.

  • Recycled aggregate is an aggregate that satisfies the quality as an aggregate by crushing waste concrete and passing it through a separator. The government grants a floor area ratio of up to 15% and building height mitigation when more than 25% of the recycled building materials are used. In addition to environmental protection issues, it is necessary to actively utilize recycled aggregates that meet the standards to secure the business feasibility of buildings. This study attempted to derive the results according to the substitution rate by measuring the chloride ion diffusion characteristics based on the electrophoresis method.

A Study on the Location and Spatial Composition of Pihyang-jeong Zone (피향정(披香亭) 일원의 입지 및 공간구성에 관한 연구)

  • This research studied the location and the spatial composition of Pihyang-jeong zone. Pihyang-jeong is regarded as one of the five great pavilions in Chollabuk-do. Located in Taein-myeon of Jeongeup-si, Pihyang-jeong is also called as 'the number one pavilion in Honam area'. 1. There is no record regarding the first construction of Pihyang-jeong. There is only transmitting by word of mouth that the scholar Choi Chi-won had an excursion to here and composed some poetry during the age of King Heon-gang of Shilla dynasty. However, there are records that Lee Ji-gweng had expanded the humble structure in 1618, Park Sung-go repaired it in 1664 and Yoo Geun repaired it again in 1715. 2. The location of Pihyang-jeong is 'high in north and low in south' and typical 'mountain in rear and water in front'. It has Seong-hwang Mountain(189m) in the north, Hang-ga Mountain(106m) in the south, Tae Mountain(33m) in the south and an open field in the northwest. 3. The spatial composition around Pihyang-jeong is as following. Pihyang-jeong faces 'Hayeonji'(the lower side lotus pond) in the south-south-west direction. 4. The buildings around Pihyang-jeong are; Pihyang-jeong, which was the pavilion of the government official not directly in charge of government office, Hambyeok-lu in the Hayeonji and the facility for the caretaker. Pihyang-jeong is a rectangular building with double eaves and hipped-and-gabled roof. It has five rooms in the front and four rooms in the side. Hambyeok-lu had been first built in 1918 as two-storey wooden pavilion with dancheong, traditional multicolored paintwork on wooden buildings. Then it was modified into rectangular single-storey pavilion with hipped-and-gabled roof and five rooms in 1971. In 2010, it was rebuilt as a hexagonal pavilion; therefore, the present shape is completely different one from the original shape. 5. The scenic features around Pihyang-jeong are as following. There are 21 stone monuments in Pihyang-jeong zone. The fence surrounding Pihyang-jeong is a traditional Korean style crude stone fence. There are three gates in three-gates-style, each gate made with two posts and one 'matbae'(gabled) roof. Also, a stepping stone for mounting/dismounting was found in the east of Pihyang-jeong outer perimeter. 6. The water scenic feature around Pihyang-jeong is a representative case of drawing in the water from the natural pond nearby government office and building a pavilion around the water. 7. The planting around Pihyang-jeong is as following. There are Zelkova trees in the boundary perimeter. In the southern small park, there are Zelkova trees, Crape-myrtie trees, Bushy young pine trees, Pine trees, Satuki, Purple azalea and Grass field. Around Hambyeok-lu in the Ha-yeonji, Elm trees, Zelkova trees and Pine trees are growing in good condition.

Present Status and Prospect of Valuation for Tangible Fixed Asset in South Korea (유형고정자산 가치평가 현황: 우리나라 사례를 중심으로)

  • The records system is believed to have started in Italy in the 14th century in line with trade developments in Europe. In 1491, Luca Pacioli, a mathematician, and an Italian Franciscan monk wrote the first book that described double-entry accounting processes. In many countries, including Korea, the government accounting standards used single-entry bookkeeping rather than double-entry bookkeeping that can be aggregated by account subject. The cash-based and single-entry bookkeeping used by the government in the past had limitations in providing clear information on financial status and establishing a performance-oriented financial management system. Accordingly, the National Accounting Act (promulgated in October 2007) stipulated the introduction of double-entry bookkeeping and accrual accounting systems in the government sector from January 1, 2009. Furthermore, the Korean government has also introduced International Financial Reporting Standards (IFRS), and the System of National Accounts (SNA). Since 2014, Korea owned five national accounts. In Korea, valuation began with the 1968 National Wealth Statistics Survey. The academic origins of the valuation of national wealth statistics which had been investigated by due diligence every 10 years since 1968 are based on the 'Engineering Valuation' of professor Marston in the Department of Industrial Engineering at Iowa State University in the 1930s. This field has spread to economics, etc. In economics, it became the basis of capital stock estimation for positive economics such as econometrics. The valuation by the National Wealth Statistics Survey contributed greatly to converting the book value of accounting data into vintage data. And in 2000 National Statistical Office collected actual disposal data for the 1-digit asset class and obtained the ASL(average service life) by Iowa curve. Then, with the data on fixed capital formation centered on the National B/S Team of the Bank of Korea, the national wealth statistics were prepared by the Permanent Inventory Method(PIM). The asset classification was also classified into 59 types, including 2 types of residential buildings, 4 types of non-residential buildings, 14 types of structures, 9 types of transportation equipment, 28 types of machinery, and 2 types of intangible fixed assets. Tables of useful lives of tangible fixed assets published by the Korea Appraisal Board in 1999 and 2013 were made by the Iowa curve method. In Korea, the Iowa curve method has been adopted as a method of ASL estimation. There are three types of the Iowa curve method. The retirement rate method of the three types is the best because it is based on the collection and compilation of the data of all properties in service during a period of recent years, both properties retired and that are still in service. We hope the retirement rate method instead of the individual unit method is used in the estimation of ASL. Recently Korean government's accounting system has been developed. When revenue expenditure and capital expenditure were mixed in the past single-entry bookkeeping we would like to suggest that BOK and National Statistical Office have accumulated knowledge of a rational difference between revenue expenditure and capital expenditure. In particular, it is important when it is estimated capital stock by PIM. Korea also needs an empirical study on economic depreciation like Hulten & Wykoff Catalog A of the US BEA.
