A Study on Plans for Diffusion & Revitalization, and Developing Key Performance Indicator for OSC based PC Structure Apartment Housing (OSC기반 PC구조 공동주택의 보급 및 활성화 방안과 핵심 성과 지표 개발 - 주체별 설문조사 분석결과를 중심으로 -)

  • Recently, there have been many changes in the domestic construction industry. OSC (Off-Site Construction) is expected to solve these problems, and it is emerging as a way to inspire innovation in the domestic construction production system. OSC, which has only recently attracted attention again after previous studies have failed, is lacking in research on preception surveys and customized performance measurements compared to overseas. This study investigated the perceptions of construction industry workers on OSC through a survey, and examined differences in perceptions of each subject and the relative importance of performance indicators. In general, the need for introduction and development of OSC was recognized. Also, drivers and obstacles inhibiting more use of OSC were analyzed. The relative importance for performance indicators and differences in perceptions of each subject were identified. Then, this study suggests plans for diffusion and revitalization of OSC, and key performance indicator for OSC based PC structure apartment housing.

STRATEGIC ALLIANCE IMPLEMENTATION STATUS AND IMPACT ON PROJECT PERFORMANCE

  • Strategic alliance is a proactive management process that integrates and optimizes value-added services of each party to best achieve business objectives of all parties within the relationship. Under the current competitive global environment, strategic alliance can produce a "Win-Win" situation and thus change paradigm that has resided in the construction industry. While many studies revealed the significance of alliance relationship in the industry, its impact on project performance has rarely been analyzed. Using the data obtained from 661 construction projects in the Construction Industry Institute database (359 projects from 38 owners and 302 projects from 29 contractors), this study first diagnoses the implementation status of strategic alliance at both project and company levels. Then, its impact on project performance is quantified and discussed. The descriptive analysis performed in this study revealed that an average of 79% of owner companies and 69% of contractor companies have ever implemented strategic alliance into at least one of their projects. However, both owner and contractor companies did not always use the strategy for all or their projects. Only 33% and 30% of projects reported by owners and contractors have been completed under alliance relationship, respectively. Analyzing the alliance impact on project performance, this study also establishes that strategic alliance positively affects project performance of both owners and contractors while owners should consider and control the level of its use for their projects. Recognizing and understanding the benefits from strategic alliance will be a starting point to produce mutual success among project participants, ultimately allowing the construction industry to go forward to a sustainable industry that transfers success from one project to the other.

  • This study suggests business strategies by interaction analysis of indicators related construction business and business performance for specialty contractors that provide labor, materials and small sized equipments. To do this research, the data was analyzed for construction orders and business performance indicators of specialty contractors with KRW 7 bil. or more of assets during 1997 through 2010. For specialty contractors that provide labor, materials and smaller sized equipments, the amount of construction orders affects profitability the most and therefore some sort of strategy needs to be established to respond to decrease in operating margin due to dwindling construction orders. In other words, it is determined that increase in the amount of construction orders enhances operation of gross assets as well as the operating margin, ultimately increasing the profitability.

  • As the construction industry gets specialized and complicated gradually, the number of participating organizations increased, and also the necessity of construction management(CM) is getting bigger because construction scale is becoming bigger. However, in spite of the increase in necessity, its activation through performance measurement and evaluation is very insufficient compared with advanced countries. Therefore, a checklist for CM by construction stage using AHP method in the current study is for efficient CM for successful completion of a project by dividing CM affairs by construction stage and checking performance degree by stage. If the CM checklist by construction stage, the final result of the study, is used by all the parties concerned such as construction managers, orders, designers, constructor, etc., it will be possibile to improve work efficiency of project management and produce a final outcome corresponding to the goals of a project.

  • Multiple parties-owners, engineering and construction contractors, and suppliers involve the delivery process of capital facility projects in the construction industry, and each party obtains or provides their workforce, material, equipment, or service tied into specific contracts. Considering that construction projects are based on the contracted relationship between the parties and that contract types are one of the significant factors determining project success. it is critical for project stakeholder to select appropriate contract types for successful deliveries of projects. With these considerations, this paper assesses impacts of different contract types on project cost, schedule, safety, change, or rework. Analyzing data from real construction projects, the differences in project performance between two contract types, Cost Reimbursable and Lump Sum are measured and statistically tested to investigate if the differences are significant. For this analysis, performance metrics developed by Benchmarking and Metrics program, the Construction Industry Institute are used.

  • This study empirically verified whether or not employee education and information technology have impact on the enhancement of financial performance to Korean construction companies. As a result, the increasing of education & IT expenses turned out to be affected the improvement of sales performance. The influences of these increased expenses are effective at the only year just after expenditure. The positive effect of education & IT expenses increasing have an effect on operating profitability as well such as increasing of operating income. Additionally, the effect of education expenses are more positive in general construction & building construction than other subdivision of construction industry. The positive effect of IT expenses increasing in specialty construction industry overwhelm the other subdivisions. The results suggest that increased investment to the education & IT systems of Korean construction companies can lead improvement of sales and operating income.

  • The massive structures are not free to move with vibration, differential settlement, thermal stresses because, construction and expansion joint, crack etc., can be large enough to cause leakage as deformation of waterproofing. It has been depended on the test method of tensile/tear strength which is waterproofing performance as behavior of concrete structure crack. However, not to practically confirm the creep applied to concrete surface, even waterproofing membrane have more performance than definite strength and elasticity. Therefore, in this study will focus on the test method to consider a resistance performance about loose adhesion and deformation of waterproofing and behavior of concrete structure as construction/expansion joint, crack. Performance test method on the influence as behavior of concrete structure crack is to choose waterproofing materials and construction method which possible to confront with behavior of 50mm crack in the atmosphere and low temperature. Examine the deformation of waterproofing membrane and loose adhesion which can occur to structure in general job site, suggest standard testing method to analyze correlation waterproofing membrane and structure with 5-types of materials used in this study, such as Adhesion membrane and sheet complex, sheet and urethane complex, self-adhesive sheet, spray poly-urea, spray membrane of rubberized Asphalt.

Like the preceding, the construction industry is required to make an effort for survival and takeoff, and most construction companies recognize that knowledge management improves efficiency and effectiveness and the necessity on the innovation of business itself and it is the current of the times. But at this point in time, companies have doubts about performance following the introduction of KM, and set to show interest in developing a measurement method. So, This study analyzes the existing model for performance measurement and based on results derived, presents the method for performance measurement.

Ex Ante Expectations & Ex Post Operating Performances of Mergers and Acquisitions of the Korean and U.S. Construction Industry (국내외 건설부문 기업결합성과 분석)

  • The success of mergers and acquisitions(M&A) have been evaluated by either measuring ex ante expectations for the specified time period(Window) or assessing long term-based post operating performance (ex post operating performance). In this study, utilizing cumulative abnormal return(CAR) method, M&As which are observed in both domestic and U.S. construction industries were analyzed then research outcomes are compared. Analysis results indicate that stockholders of public construction companies did not realize significant economic gains from M&As. In other words, there was no synergistic gains from the construction M&As. Also, no significant performance difference was observed between related and unrelated diversifications.
