Investing for the Future: A Comprehensive Study of the Southeast Asian Construction Markets

  • Korean construction industry made a huge growth over several decades. However, domestic construction market has shrunk in recent years due to the domestic political environments and global economic crisis. Today, the international construction markets become more important to be investigated, and demands for international construction study have risen. The purpose of this study is to search for measures to compare the potential of Southeast Asian countries' construction markets and select strategic target countries where the Korean construction companies pursue to explore for future investments. The research team investigated a range of selection factors which can represent the construction market condition of each country. These factors included the size of the construction industry, economic growth potential, current relationship with Korea, the level of infrastructure development, political situation, etc. After collecting data, each selection factor was scored by experts' analyses and the total score was given to each country. As a result, the rating identified attractive countries for future investments: Myanmar, Vietnam, and Sri Lanka. For the target countries, analytical methods were used for in-depth market analysis that can provide comprehensive insight and strategic clue for development of short-/mid-/long-term roadmap and action plans. The research findings would be used to support rational decision making of construction investment advancing to the Southeast Asian economic growth.

  • Neighboring construction becomes mainstream of Ground excavation in downtown area. This causes the displacement, deformation, stress condition, etc of the ground surroundings. Therefore Neighboring construction have an effect on Neighboring structure. All these years a lot of Neighboring construction carried out, and the accumulation of technology also get accomplished. But earth retaining structure collapse happens yet. Types of earth retaining structure collapse are 12. 1. Failure of anchor or strut system, 2. Insufficiency of penetration, 3. H-pile Failure on excessive bending moment, 4. Slope sliding failure, 5. Excessive settlement of the back, 6. Deflection of H-pile, 7. Joint failure of coupled H-pile, 8. Rock failure when H-pile penetration is rock mass, 9. Plane arrangement of support systems are mechanically weak, 10. Boiling, 11. Heaving, 12. Over excavation. But field collapses are difficult for classification according to the type, because collapse process are complex with various types. When we consider the 12 collapse field, insufficient recognition of ground condition is 4 case. Thorough construction management prevents from fault construction. For limitations of soil survey, It is difficult to estimate ground condition exactly. Therefore, it should estimate the safety of earth retaining system, plan for necessary reinforcement, according to measurement and observation continuously.

  • CO2 emission makes up more than 80% of whole green gas. Therefore CO2 is recognized as the main culprit of global warming. IPCC (Intergovernmental Panel on Climate Change) is advising the 3 methods measuring CO2 emission. TIER1 is measured CO2 emission by criteria the energy consumption, TIER2 measure by criteria the emission factor according to the emission control technique each kind of vehicle, TIER3 is measured by criteria the distance each kind of vehicle. Currently, the most of CO2 emission measurement is used by TIER1. But it is not standardized that CO2 emission measurement method have the factor as work condition each distance. Specially, it is not suggest that methodology has the condition changing load of equipment according to site condition and the same position work as construction equipment. So, this study is suggested the CO2 emission measurement methodology of construction equipment.

  • After the construction participants system is abolished, expectations are high for its consequences such as liquidating paper-companies, holding back low price contracts, and improving multi-stepwise subcontract structure. However, the professional construction firms have been took responsibilities and obligations as businessmen employing the chief workmen and construction workers. For this reason, it is expected that they will be charged a great deal of expenses such as increase in labor management services and laborers, the occurrence of an retirement grants, insurance fees, etc. Since the hold on power of field managers are getting weaker toward the construction workers, it is most likely to have loss in efficiency of production in the long term. Therefore purpose of this research is to analyze difficulties and the point at issues with which professional construction firms are undergoing after abolishing the construction participants system by investigating on the actual condition in the field management. For this research, we got a grip on the actual condition and analyzed the rise of a primary factor on reinforced concrete construction.

Condition assessment model for residential road networks

  • While the pavement rating system is being utilized for periodic road condition assessment in the Eastern Region municipality of Saudi Arabia, the condition assessment is costly, time-consuming, and not comprehensive as only few parts of the road are randomly selected for the assessment. Thus, this study is aimed at developing a condition assessment model for a specific sample of a residential road network in Dammam City based on an individual road and a road network. The model was developed using the Analytical Hierarchy Process (AHP) according to the defect types and their levels of severity. The defects were arranged according to four categories: structure, construction, environmental, and miscellaneous, which was adopted from sewer condition coding systems. The developed model was validated by municipality experts and was adjudged to be acceptable and more economical compared to results from the Eastern region municipality (Saudi Arabia) model. The outcome of this paper can assist with the allocation of the government's budget for maintenance and capital programs across all Saudi municipalities through maintaining road infrastructure assets at the required level of services.

  • During the last ten years, there have been many studies related with settlement and reinvigoration of CM. These researches have shown that the application of CM has been not reinvigorated in Korean construction industry yet, because of some problems such as the insufficient application of the public sector, the policy matters and the CM fee estimates. But the present condition data of the Korean CM Market shown in these studies was insufficient for the standpoint of Market itself. Also, some of these studies compared the Korean CM Market with The America CM Market, to study the foreign CM markets. However, because the Korea CM Market only has the CM for Fee Market but the American CM Market has the CM for Fee and the CM at Risk, the Korea CM Market must be not only compared with the America CM Market but also compared with the America CM for Fee Market. Therefore, the purpose of this study is to determine the present condition of the Korea CM Market through the compare and contrast of the Korean CM Market, American CM Market and American CM for Fee Market, by the Market Growth rate and Market Share. This study further aims to verify whether Korean CM market was implemented.

  • Apartment Building remodeling market is now growing centering around non housing building. Unlike non housing building remodeling business, understanding of remodeling demanders accustomed to profit of reconstruction, deficiency of experience performing remodeling project and construction, shortage of will performing remodeling policy and detailed action method are difficulties in performing apartment building remodeling business. Understanding change of remodeling demanders, strong economic incentive by government, construction management paradigm shift from new construction into building life cycle, application of construction method using existing building condition before remodeling and remodeling related industry infrastructure are required to improve this remodeling business circumstances.

  • Deep excavations in the urban areas have been frequently going on in large scale. Soil-nailing and Earth-anchor supporting methods are generally used in deep excavation. These construction methods cause ground disturbances during drilling process, and damages of adjacent structures and ground due to the differential settlement throughout construction period, and unexpected behaviors of supporting system according to the characteristics of drilling machine and ground condition. This article introduces two actual examples of adjacent deep excavation for the construction of university buildings in granitic Seoul area. The important results of construction and measurements obtained using Crawler drilling machine for Soil-nailing and Earth-anchor supporting methods are summarized. And some suggestions are given to improve and develop the technique of design and construction in the deep excavation projects having similar ground condition and supporting method.

  • The objective of this study is to evaluate the changes of hydraulic environment after the construction of Saemangeum sea-dikes. Numerical simulation on the tidal condition of dated 17 Apr. 1999 is performed with and without sea-dike construction status for the comparison. Results show the tidal amplitude is reducing approximately 20 cm after the construction of sea-dike during spring tide condition of 6.9 m amplitude. Currents after construction of sea-dikes along the alignment, the northern part shows 50% (inner), 90% (outer) and the southern part shows 10% (inner), 50% (outer) of the current before construction.
