노후산업단지 구조고도화사업을 위한 환경개선펀드 성과분석에 관한 연구 (A Study on the Performance Analysis of Environmental Improvement Fund for the Structural Advancement Project of the Old Industrial Complex)

  • This paper quantitatively analyzes the investment performance of the environmental improvement fund focusing on the sales effect and the housing benefit effect. The analysis of this study focused on the effects of sales and housing benefits for completed business sites among the business sites supported by the Environmental Improvement Fund. The analysis results are as follows. First, it appears that the sales effect of the completed workplace is effective compared to the amount of investment, so it seems that the purpose of industrial integration of the environment improvement fund is being achieved. Second, it was found that there are variations by workplace and region in housing benefits. This seems to be due to the fact that profitability can be neglected by reflecting the characteristics of residential facilities built by private businesses. The Environmental Improvement Fund is a policy fund that pursues both profitability and publicity. Therefore, it is necessary to transform the structure of the fund to expand support for industrial infrastructure with high publicity. To this end, it is necessary to establish a long-term management plan that equitably considers the profitability and publicity of the environmental improvement fund.

  • Purpose: Long-life housing causes unavoidable cost increase while providing higher durability, flexibility, and repair easiness compare to those of normal apartment. The effectiveness should be evaluated considering the level of passing mandatory Long-life housing Certification System when supplying specific size of apartment complex. Thus, it is essential to identify the estimated costs and the obtainable grade by applying the optional element technologies selectively during the design phase. This study aimed to suggest the technology influence matrix(TIM) to support decision-making of element technologies in planning stage of long-life housing. Method: The technology influence matrix was established based on the property information about applicable element technologies for long-life housing such as construction methods, interface types, cost data, and certification-related characteristics. The usefulness of TIM was verified through case study, in which TIM was applied to the exclusive housing unit and the influences from four areas of quantity, cost, certification, and schedule were identified and calculated. Result: TIMs covering four areas representing the essential planning factors were developed, and are expected to contribute to sound decision-making in planning long-life housing.

  • Community is on the group of people who live in same area and share same life style. The purpose of this study is to suggest Improvement of the Community Facilities for the Community activation and Management in Public Rental Housing. It focuses on the planning methods through observation and survey with residents of Public Rental Housing. The result of the study are summarized as follows: Frist, the community demand will increase significantly in the near future for development of Public Rental Housing. Thus, it should be accomplished by Preparing Practical Planning direction, Second, this study suggest that improvement direction for system, planning and application of the Community Facilities for the Community activation and Management in Public Rental Housing.

재건축에 따른 건축밀도 및 주거환경의 변화 연구 (A Study on the Change of Architecture Density and Residential Environment according to Reconstruction)

  • This study aims to investigate the change in building density and residential environment after the reconstruction of decrepit public rental housing complexes formed in accordance with the Land Readjustment Project during the 1970s-80s. The results of this study can be summarized as follows: First, in terms of change in residential environment after the reconstruction, floor plans that were limited to two to four types and to small apartments measuring $42.9m^2$(13py)-$56.1m^2$ (17py) became varied, presenting 5-6 types of floor plans and various sizes of apartments. In particular, the reconstructed apartments were mainly built in a size smaller than 85($m^2$) and in the 3LDK floor plan and staircase-style unit architectural structure in order to reflect the lifestyle of residents. Second, in terms of change in building density after the reconstruction, the building coverage ratio did not change a lot, but the floor area ratio showed great change depending on the complex, ranging from a minimum of 2.9 times (Singdong Complex) to a maximum of 5.4 times (Eoyangdong Complex). Such change is attributable to the reconstruction policy that aims to improve the residential environment for original residents, secure economic feasibility and efficiency, and reflect the lifestyle of residents while incorporating dividends assigned to the existing housing project members as well as the maximum floor area ratio allowed by the regulation. Additionally, in terms of change in the number of floors and building density after the reconstruction, the former 5-story apartments were changed to apartments with 16-28 stories. Accordingly, the number of households in each complex has also increased by 20%. Third, according to the characteristics of parking facilities in terms of the size and density of parking spaces, former apartment complexes had only aboveground parking lots, not underground parking area. The newly constructed apartment complexes have underground parking space, and the parking-housing ratio is 1.1-1.3 cars.

  • The objective of this study is to clarify the effect of thermal radiation environments on human thermal comfort, depending on different canyon types and surface materials on the human thermal comfort in a housing complex in Pohang city, Korea. For this purpose, the operative temperature and new effective temperature were calculated based on the modified mean radiant temperature of canyon models variated by the existence of direct radiation existence, surface materials, and the width and length of the street spaces in a housing complex. These indices for the canyon have been calculated from the meteorological data of Pohang city, which include air temperature, relative humidity, air velocity, global solar radiation and cloud. And the monthly averages of these climate factors measured at noon have been used. The results are as follows: (1) It is revealed that the short-wave radiosity reached the human body is affected by direct solar radiation and surface materials, and the long-wave radiosity by canyon types. (2) The existence of direct solar radiation, the kinds of surface materials and canyon types affect operative temperature($OT_n$) and new effective temperature($ET^*{_n}$). (3) The analysis of the human heat balance in the canyon indicates that the influence of radiation on human body is marc likely to be affected by the existence of direct solar radiation on human model.

공공임대주택에 거주중인 노령인구 인지특성에 관한 연구 (A Study on the Older Residents' Cognitive Characteristics of Public Rental Housing Complex)

  • Purpose: Korean society is undergoing the rapid increase and poverty of elderly population. Therefore, the appropriate supply and planning of public rental housing for the low-income elderly is more important. The purpose of this study is to present the basic data for the study and planning of the elderly housing complex by analyzing the cognitive characteristics of the elderly residing in the rental housing. Methods: A questionnaire survey was conducted to identify health characteristics of the elderly living in the 'Gongreung SH Apartment'. 100 random samples were collected and 82 valid samples were analysed. Statistical analysis was performed using Excel and R for the age, sex, health, outdoor walking frequency and characteristics of Cognitive map of the elderly. Results: The characteristics of cognitive map were classified into point shapes and linear shapes. The linear group was lower in average age than the point group and tended to draw the map wider. The wider the map was, the more the number of elements in cognitive map was. The number of elements on the cognitive map decreased as respondents' age increased. On the other hand it was not related to residence period and gender of the elderly. Implication: The cognitive extent of the residential environment tends to decrease with age. Men's cognitive range is wider than women's. There is no corelation between the number of cognitive elements and cognitive map type. Men tend to have a systematic image of city, whereas women focus on relational and social urban factors. For sustainable apartment complex design, various characteristics of the group including men and women, different age and different health status should be considered.

초고층 복합주거단지의 친환경 계획요소 평가를 통한 개선방안에 관한 연구 (A Study on Improvement Method by Environmental-Friendly Planning Elements of High-rise Residential Complex)

  • 초고층 복합주거 유형은 도심지에서 신도시 개발 및 도시재생에 있어 중요한 위치로 주목받고 있다. 하지만 초고층 주상복합의 경우 친환경계획요소에 대한 정리와 실제 거주자들을 대상으로 한 만족도에 관한 연구는 미비한 실정이다. 이에 본 연구는 초고층 친환경계획요소를 단지, 건물내부, 설비 및 유지관리로 구분하여 전문가를 대상으로 중요도 거주자를 만족도를 평가하였다. 이를 바탕으로 본 연구에서는 보다 다양한 관점에서 평가할 수 있는 M-IPA를 이용하여 초고층 복합주거 친환경 계획요소의 개선방안 및 시사점을 도출하고자 한다. 그 결과 첫째, 단지 부문은 복합적 토지이용, 친환경 교통은 유지관리를 지속해야 할 것으로 나타났다. 둘째, 건물내부 부문은 생태적 단지환경, 실내공기환경이 개선이 시급한 것으로 나타났고, 실내온열환경은 유지관리를 지속해야 하는 것으로 판단되었다. 마지막으로 설비/유지관리는 재료 및 설비와 에너지 관리 지표가 개선이 시급한 것으로 나타났다.

영국 소셜하우징의 지속가능한 디자인 특성에 대한 연구 (A Study on Sustainable Design Characteristics of the UK Social Housing)

  • Currently, the way of providing housing in Korea has been regarded as public rental housing through large-scale development by the government. However, there is an increasing need for qualitative growth not only in quantitative growth but also in policies, systems, and sustainable design. The purpose of this study is to explore the applicable methods for domestic social housing through the policy and design guideline study of UK social housing which has achieved qualitative growth through diversification of development subject. First, the concept of social housing in the UK and sustainable housing design elements will be examined. Second, the characteristics and policy direction, project background, management and sustainability of five social housing projects over the last 10 years in the UK will be analyzed. In conclusion, in order to achieve the sustainable design of social housing, the construction of the social housing in terms of policy and environment must include safe and eco-friendly design adaptability that can secure local identity and respond flexibly to social change. In addition, the social housing in the UK, which forms a sustainable complex through cooperation between the public and the private sector based on its place and history, can be a guideline for establishing policies and design guidelines in terms of urban regeneration.

쟝 르노디의 도시 집합주거에 관한 디자인 철학과 방법에 대한 연구 - 이브리 쒸르쎈느 시의 집합주거를 중심으로 - (A Study on Jean-Renaudie's Design Philosophy and Method for Urban Housing Project - Focusing on the City of Ivry-sur-Seine -)

  • Jean Renaudie was an French architect who designed many urban social housing in France, especially in the city of Ivry-sur-Seine, near Paris, with Renee Gailhoustet, co-responsible as the architect of this city, communist city from long time. He was formed as an architect by the influence of Auguste Perret and Marcel Lods, two french architects, great specialist of the structure of concrete. He formed the Atelier Montrouge with Pierre Riboulet, Gerard Thurnauer, Jean-Louis Verret, and proposed many innovative projects, based on geometrically pure forms and masses. After he joined Renee Gailhoustet, the architect of the City of Ivry-sur-Seine, as a co-responsible for the redevelopment of this ideologically communist city. His urban housing concept approached to take the function as a space to welcome the urban life of the resident, not to offer the physical provision of housing repeating the simple housing unity. He accentuated the social role of Housing project not only as the level of a personal home but also as that of an urbanism. He offered divers choice opportunity to the citizen by the urban functional complex through his efforts to make characteristic complex of urban housing, and by the consequence, the innovative result was done which ameliorated the quality of life for resident. This is an exceptional example, not only in France but even in whole over the world. But the maintenance of building against the oldness and the closing shop of inside commercial zone of Jeanne Hachette became a problem, not only that of physical amelioration but also that of spiritual conservation of the works of Jean Renaudie.

  • Making of agreement with participation subjects is important process laying stress on presentation and a reasonable design guide line to form space order grant and synthetic space in Housing Complex plan. This study analyzed residing application specific character of design guide line that is presented to architects in general planning laying stress on plan only of 'Bongmu-dong town house' and design agreement of by architectural result that appear analyze. Result that analyze is as following: 1) Confer in 18 plan contents and integrate design or was adjusted. Being main conduct and unit plan and residing only in plan many negotiations accomplish. Architect who confer most Designs of 5 architects is 'Jean Michel Wilmott' and 'Shigeru Ban' 2) contents that confer much in plan main conduct and unit generation were details plan. Contents that is conferred with many architects are about door/core/rooftop be and asked a question about proper size of entrance. Negotiation about size was expose to the tribe of knowledge about element that do furniture and detail of necessary each space in life style of our country. We must present furnitures or detail element that appear by emotion of our country and detailed item of furnitures' size etc.. in guide line. It is immediate that creation of guide that architects can approach easily for lacking abroad architects of interests by code difference in each country is pressing. 3) In residing plan 4 architects of 5 architects applied similarly guide line in design. Most architects look by active support that make synthetic housing complex. and this is construed that act positively to make by unified residing. That plan of woods or landscape architecture and security of green area space are thing to approach on 'Environment-friendly mode of life residing only' that is general planning subject of 'Bongmu-dong town house'. 4) common question items of architects guide line of though is refered definitely when make out effective interests plan. So that can overcome legislation difference, countermeasure to make understood construction code of our country is pressing
