거주자 평가 (POE)를 통한 아파트 주호 실내 계획에 관한 연구 - 대구 지역 아파트 거주자를 중심으로 - (A research on Apartment Interior Plans by POE of Residents - Focusing on Residents in Daegu -)

  • As the increase in quantity of apartments has been stable, consumers' needs in housing quality become more diverse. According to the changes in the tendency of residents, construction companies has developed brands of apartment buildings with the concepts of LOHAS, well-being, ergonomics, ubiquitous. However, these trends has been focusing on the Capital area, and becoming fixed and typical in the way of delux quality, large-sized houses and a healthful residence. For that reason, this research is about survey on the needs of the local apartment residents, especially in Daegu. This analysis of their preferences will furnish basic data and offer possible interior plans to building companies making inroads into the Daegu apartment market. This research is based on the questionnaire forms which had been collected for two months(in Aug.-Oct.) of 2005 in Daegu and the amount of the samples is 135. All of them are the residents of the apartments where they moved in after 2000. The contents of this research include the evaluation of plane composition and practicality, interior finishing and design, and spaces for items. The results of this research show that the interior design and finishing materials of apartments in Daegu should be improved and the drainage and uncleanness of bathroom also need to be considered, much like the results of Seoul area. However, regarding the higher age range and life stage, the bedroom 2 needs to be planned for a study and the design of livingroom is prefered to be widely open. Besides, comparing with those in Seoul, the residents in Daegu demand that spaces for things (especially those in secondary kitchen and dress room) be more organized and convenient.

맹꽁이 서식지 복원공사 중 포획 및 이주과정에 대한 연구 -전주시 삼천 생태하천 복원사업을 대상으로- (The process of capture and translocation during habitat restoration construction of Kaloula borealis - A Case Study of Samcheon Ecological River Restoration, Jeonju City -)

  • The purpose of this study is to provide basic data for habitat restoration by implementing a series of processes of capturing and translocating Kaloula borealis and managing them in artificial breeding facilities. The study site in Samcheon, Jeonju-si, Jeollabuk-do was a waste landfill site in the past, and Kaloula borealis was found during the Samcheon Ecological River Restoration Project around March 2018. To restore the habitat, a plan was established to capture, translocate, artificially breed, and release Kaloula borealis at the site. The capture methods of adult Kaloula borealis were pitfall trap and drift fence, direct capture, and deep barrels. During 2018-2019, 86 adults of Kaloula borealis were captured and translocated to artificial breeding facilities. VIE-tagging was inserted under the skin for monitoring. For artificial breeding, Gryllus bimaculatus with oyster powder and vegetables were regularly supplied to feed Kaloula borealis. At the end of October 2020, 150 young Kaloula borealis raised in artificial breeding facilities were found not entering hibernation, so they were managed in a separate artificial breeding facility. Some young and adult Kaloula borealis currently hibernating will be scheduled to be continuously managed in artificial breeding facilities and released to the restored habitat in the spring of 2021.

보건소 보건간호사의 지역사회 진단활동에 관한 조사연구 (A Study of community diagnosis activity by Community Health Nurse Working in Health Centers)

  • An important role of community health nurses in health centers is to solve community health problems found through data collection methodology which has been used to identify the health needs of the community, diagnose the health problems and to plan health programs suitable for the health problems. Also community health nurses must be prepared to know the community health needs and to participate in the planning process. Since 1956 when the health center law was established, community health nurses have really implemented only the services which the government has asked them to do. This has kept them busy enough. But these days as society is in rapid change, community health nurses should have the flexibility to deal with the social change and demands that are unique to their community each which has different health needs and demands. So community health nurses need to identify what community health problems exist in their particular communities. The purposes of this study were as follows. 1) To explore the suitability of the health programs which the government has asked the community health nurses to do for their own communities and if these programs are not suitable, to explore the reasons why. 2) To explore the degree to which the community health nurses have the ability to identify health problems in their own communities and activate the community diagnostic process. 3) To identify the degree that the community health nurses have the ability to implement plans related to community diagnosis. 4) To find out how much data related to community health problems, the community health nurses have and how they are utilizing it. 5) To measure the community health nurses self-confidence concerning diagnostic activities for community health. The study subjects were 454 Community Health Nurses working in Health Centers in Seoul, Korea. The period of data collection was 6 days(Nov. 9th 1991-Nov. 15th 1991). A questionnaire used for data collection was composed of three different items; general characteristics, community health diagnostic activities and self-confidence in performing diagnostic activities. The results of the study are as follows. First, over one third of the respondents replied that the government required activities for their communities are not appropriate. Of these activities the most frequent reply $(51.2\%)$ indicated that many of the activities in the community were inappropriate to the actual situation. Further, $25\%$ of the replies indicated that many activities were only administratively oriented and as such not appropriate. Second, $49.8\%$ of the respondents replied that they had done general assessments and had a general idea of the health problems of their community. Effective solutions to health problems could be found with an increase in health personnel and management ability according to $41.5\%$ of the respondents. Third, to the question as to whether they had ever independently implemented a plan towards solving community diagnosed problems, $52\%$ of nurses replied 'never', $40\%$ 'occasionally' but only $7.5\%$ replied that they did it frequently. Actually there was very little done even in the basic work of collecting the necessary data. Fourth, when asked how much of basic information they had collected that might be used in community diagnosis activity, of 26 items in 5 areas, there was hardly one for which complete data had been collected. Fifteen percent did have data on the geographical aspects of their area, housing distribution and types of housing, while $17.8\%$ knew the frequency with which the health center was used. Concerning community resources, even with a list of community resources, only $12.3\%$ had data on any of these resources, and this data was incomplete. Further, information about social work institutions, and facilities was also incomplete, only $14.2\%$ of the respondents had any data and even it was incomplete; that is, in general, the nurses did not have this information. Fifth, concerning the confidence of the community health nurse in their ability to carry out community diagnoses activities, $60\%$ replied that they were very or at least nominally confident, indicating that although they were not doing community diagnostic activities they felt they could do so, as they were carrying out home visits and program planning as part of their official duties. The following recommendations are made based on the results of this study. First; since the community health nurses have a high perception of the need for community diagnostic activities and. high confidence in their ability to carry out this activity and high percentage of respondents replied that with a little training they could do this even better it is recommended that community diagnostic activity training be included in the continuing education program for community health nurses. Second, in order for the Community Health Nurses to successfully solve the health problems of their respective community they reported to a need to increase the number of health personnel, improve the facilities and the system of managing their work. Considering this, it is recommended that ways be sought to remedy these deficits.

유헬스케어 서비스 제공을 위한 주거복지동 계획방법에 관한 연구: 가양 7단지 영구임대주택을 중심으로 (A Design Methodology of the Welfare Building for Providing u-Healthcare Services: Focused on the Gayang 7th Apartment Complex)

  • 주거 공간에 건강관리에 필요한 서비스가 제공되는 것은 'aging in place'의 실현을 가속화할 것이다. 그리고 이러한 주거공간의 변화는 의료비를 절감하고 삶의 질을 향상하는 복지 측면에서도 중요하다. 본 연구에서는 고령자가 스스로 건강을 관리할 수 있도록 헬스케어 서비스(Healthcare service)를 아파트 단지 내에 적용하는 계획방안에 대해 도출하고 주거복지동의 첫 사업 대상지인 가양 7단지 영구임대주택 단지를 중심으로 내용을 전개하고자 한다. 먼저 거주자의 헬스케어 서비스 이용의향에 대해 조사하고 관심이 높은 응답자를 중심으로 실제 시범사업이 적용된 서비스의 사용모습 관찰 및 심층 인터뷰를 통해 추후 계획시 고려할 사항에 대해 도출하였다. 가양 7단지의 경우 유헬스케어 서비스에 대한 요구는 고령자보다는 고령자 진입층에서 더 강력하게 나타나지만 공통적으로 주호의 협소함으로 기기 설치 및 측정에 어려움을 느끼고 있었다. 관찰조사 결과 주호는 사용자세의 불편함으로 입식구조의 측정공간 계획이 필요하며 장비보관장소도 필요하다. 그리고 헬스케어 서비스를 위한 프로그램은 건강측정, 건강관리, 외부 시설과 연계된 시설로 나눠 계획할 수 있으며, 이는 건강측정 공간을 기본형, 즉 최소형으로 하여 점차 확대 적용할 수 있다. 가양 7단지의 경우, 별도의 복지 건물이 신축되므로 기능을 복합적으로 구성하는 혼합형의 프로그램을 적용할 수 있으며, 반자립 사용자에 대한 서비스까지 확대 적용하는 계획이 필요하다.

  • 도시정비사업(재건축·재개발)은 일반 주택사업에 비해 인허가 기간이 길고, 인허관청과 협의내용이 많아 전문성이 요구된다. 조합원의 대부분은 정비사업에 대한 기초지식도 없어 원활한 사업추진을 위해 많은 권한을 조합장에게 위임하고 있다. 하지만 조합원이 위임한 본래취지와 달리 조합장의 사적이익을 위해 비리에 노출되고 있고, 조합원의 분쟁을 해결하지 못해 사업이 중단된 사례를 쉽게 찾아 볼 수 있다. 이러한 위험을 극복하기 위해 실무전문가로 구성된 설문조사를 통해 정비사업의 문제점을 찾아보고, KCSI 평가모델을 통한 해결방안을 나타낼 수 있었다. 본 연구는 조합장의 업무보조에 국한된 관리형CM이 아닌 조합의 간섭을 받지 않고 독자적인 사업판단을 할 수 있는 책임형CM의 필요성을 언급하였다. 건설산업 진흥의 국가적 역할을 위해 책임형CM 활성화가 필요하여 6가지 실질적 대안을 제언하였다.

유회당 권이진 주택의 조영에 관한 연구 -대전 무수동 안동권씨 종가를 대상으로- (A study on the construction in the Housing of Yuhoedang Kwon Yie Jin - A subject of Daejeon Musudong Andong Kwon's Chongga -)

  • By this time the main tendency of studying traditional residential building was to find out and analyze the regional and spacial peculiarity. But that kind of study has been set limits in terms of including each building into one category and being researched by the viewpoint of an observers rather than a resident. Due to this kind of problem, the outcome of that study didn't obtain good results. This study, which has synthetically not been investigated until now, have put a little more deep interpretation on traditional residential building, by surveying Andong Kwon family's Yuhoedang-Chongga located 299 Musudong Daejon. The purpose of this study is to investigate the characteristic of construction in the architecture of Yuhoedang-Chongga of the Andong Kwon family, and to develop the viewpoint and analytic process of traditional construction. As the first step to study it efficiently, basic architectural investigation on Yuhoedang-Chongga has been carried out with an actual evidence, and the new viewpoint of traditional residential building has been developed by this survey such as collecting, arranging, analyzing and examining this positive proof. For example, from the house-picture book handed down from that family, the condition of then established was compared with the present state of it. And then this article examines the arrangement, floor-plan types, interior, structures and condition of location. The transition-history of this house was searched into, and the development process of this was examined. The related documents was synthetically analyzed, so the characteristics of this construction was grasped.

OSC 활용 의사결정 지원을 위한 경제성 분석 지표 개발 및 사례 시나리오 분석 - 공동주택 PC공법을 중심으로 - (Development of Economic Analysis Indicators and Case Scenario Analysis for Decision-making support for Off-Site Construction Utilization of Apartment Houses)

  • 최근 국토교통부 '제6차 건설기술진흥기본계획' 및 '스마트 건설 활성화 방안(2022.7.20.)' 등에서 국내 건설 산업 혁신 방안의 하나로 제시되고 있는 PC (Precast Concrete), 모듈러(Modular) 등 탈 현장 건설 생산방식인 OSC (Off-Site Construction)는 공기 단축, 원가 절감, 품질 향상, 건설 폐기물 감소, 안전사고 감소 등 각종 장점이 있는 것으로 알려져 있으나, 현장타설 기반의 전통적 RC공법에 비해 비싼 공사비로 인하여 활용 확산에 제약이 되어왔다. 본 연구에서는 이러한 OSC 활용성을 개선할 수 있도록 공동주택을 대상으로 계획·설계단계에서의 의사결정을 지원할 수 있는 경제성 분석 지표 및 방법론을 제안하였다. 국내·외 연구, 기술자료 조사 등을 통해 전통적인 경제성 분석의 틀에서 공사비 외에도 정량화 가능한 다양한 공동주택 OSC(PC공법 기반) 방식의 경제성 연관 요인들의 특성을 검토하였으며, 최종 편익 부문 지표로는 OSC의 기술적 장점을 반영한 '공사기간', '재해발생', '폐기물발생', '온실가스배출' 을 도출하였다. 또한, 이렇게 제시된 경제성 분석 지표 및 편익 산출기준을 실제 공동주택 사례 데이터를 기반으로 시나리오 분석을 실시하여, 기존 RC공법과의 공사비 차이를 상쇄시키는 편익 수준을 검토하였다. 향후 세부 지표별 측정 기준 적용성에 대해 추가적인 사례 연구 수행과 편익 지표 보완이 필요할 것으로 판단되며, 이를 통해 보다 개선된 효과 검증도 가능할 것으로 판단된다.

PSM기반 중소도시 주상복합 아파트의 분양가 추정에 관한 연구 (PSM based Price Estimating for Local Mixed-Use Apartment Development)

  • 주상복합 아파트는 고급화와 다양한 장점으로 꾸준히 수요가 증가하여 수도권을 중심으로 지속적으로 공급되어 왔다. 지방중소도시의 경우에는 선례도 부족하고 성공을 담보할 수 없어 주상복합 아파트의 공급이 거의 이루어지고 있지 않았다. 현재에는 소득수준이 높아진 지방중소도시에 주상복합 수요가 있으며, 수도권 주택 공급이 포화된 현실에서 새로운 사업으로써 지방중소도시 주상복합 아파트의 공급 사업을 고려할 수 있다. 그러나 사업성의 타당성 분석을 위한 지방중소도시 주택 시장의 기본적인 자료나 관련한 연구가 거의 없는 실정이다. 이에 타당성 분석의 기초가 되는 적정 분양가격을 과거 시장가격이 없는 경우에도 적정가격을 추정할 수 있는 PSM 모델을 활용하여 추정하였다. 더불어 이러한 분양가격과, UTP를 통한 가격의 수요 탄력성, 가격결정 요인을 일반 아파트와 주상복합 아파트의 두 경우로 구분하여 각각 도출하고 시사점을 제공하고자 하였다. 분석결과 OPP 기준으로 봤을 때 주상복합 아파트의 분양가가 일반 아파트의 분양가에 비해 10.8% 높게 추정되었다. UTP도 주상복합 아파트가 높은 것으로 나타났으며 일반아파트 보다 주상복합 아파트의 가격민감도가 낮은 것으로 나타났다. 가격결정 요인 분석 결과는 일반 아파트와 주상복합 아파트 모두 응답자 연령, 교육수준이 유의한 것으로 나타났으며 주상복합 아파트의 경우 가족 수도 유의한 것으로 나타났다. 연구의 결과를 통해 실무적으로 활용이 가능한 분양가 추정 방법의 제시 뿐만 아니라, 지방중소도시에 주상복합 아파트를 공급할 경우 기존의 일반 아파트에 비해 높은 가격으로 분양가를 산정할 수 있다는 사실을 확인하였다. 더불어 수요탄력성이나 가격결정 요인 등의 결과를 주택 상품 기획을 위한 마케팅 분야에도 활용을 기대할 수 있다.

카메라트래핑을 활용한 광교신도시 내 도시형 생태통로 모니터링 (Monitoring Urban Ecological corridors in Gwanggyo New Town Using Camera Trapping)

  • The new town in Korea, developed as a large-scale housing plan, has created urban ecological corridors to provide habitat and movement routes to wildlife and to promote natural ecological flow. This study aimed to investigate the use of wildlife in 10 ecological corridors in Gwanggyo New Town through camera trap technology and confirm effectiveness by identifying environmental factors affecting the use of wildlife's urban ecological corridors. Our researchers installed 20 unmanned sensor cameras at each the entrance and exit of the ecological corridors, and monitored urban wildlife for 10 weeks. According to the monioring results, the main species in Gwanggyo New Town were identified not only raccons, cats, water deer, korean hare and avain but also magpies, dove, eurasian tree sparrow, ring-necked pheasant, and eurasian jay. The number of uses ecological corridors of urban residents was 801(13.49%), as high as that of urban wildlife (1,140, 19.20%), which was judged to have disturbed the use of ecological corridors by wildlife. However, most dominant species of urban wildlife are nocturnal so that, it was judged that they share home range with urban residents at a time interval. In addition, according to the correlation analysis results between the mammal using rate of the urban ecological corridors and environmental factors(ecological corridor-specific length, ecological corridor-specific width, cover degree, shielding degree, connected green area, separation of movement routes, and presence of streetlights), environmental factors were not statistically significant. However, the more the area of green space connected to ecological corridors, the more increasing the mammal using rate of ecological corridor(r=0.71, p<0.05). Therefore, the area of green space connected to the ecological corridors that is associated with rate of wildlife using corridors should be considered as a priority when developing an urban ecological corridors. In the future, this study will extend the observation period of the ecological corridors and continuously accumulate data by adding the number of observation cameras. Furthermore, it is expected that the results of this study can be used as basic data for the standards for urban ecological corridors installation.

중국 허난성(河南省) 도시 근교형 농촌 거주환경 만족도 분석 - 태남마을(太南村)을 중심으로 - (The Satisfaction Analysis of Suburban Rural Human Settlements in Henan Province, China -Focused on Tai Nan Village -)

  • 2018년 중국 국무원이 발표한 「농촌진흥전략계획(2018-2022년)」은 중국 농촌 발전의 새로운 시기를 대표한다. 도시 근교형 농촌은 다른 농촌에 비해 도시와 농촌의 통합 발전(城乡一体化发展)에 더 편리하지만 도시 건설과 산업 오염으로 인한 압력을 더 많이 받았다. 허난성(河南省)은 농촌 비율이 높은 지역으로 농촌 거주환경 현황을 전반적으로 살펴보면서 농촌 문제를 해결하고 거주환경 개선 방안을 도출하는 것은 가치가 있다. 본 연구 목적은 첫째, 허난성 도시 근교형 농촌 태남마을(太南村) 주민의 이용현황과 생활 인식을 바탕으로 평가지표의 만족도를 분석한다. 둘째, 평가 결과에 따라 허난성의 도시 근교형 농촌 거주환경에 대한 개선방안을 단계별로 제시한다. 연구 결과를 살펴보면, 첫째, 총 24개 평가지표를 '생활서비스 시설', '주택 환경', '도로 환경', '위생 및 생태 환경', '사회 및 문화 환경'으로 5가지 유형으로 분류하였다. 둘째, 퍼지 종합평가법을 활용한 결과, 태남마을(太南村) 거주환경의 전반적인 만족도는 '보통'이며 주민들에게 '생활서비스 시설'이 가장 중요하고 '생태 및 위생 환경'에 대한 만족도가 가장 낮은 것으로 나타났다. 이를 바탕으로 향후 허난성 도시 근교형 농촌 개선방안을 3단계로 나누어 제안한다. 첫째, 생활서비스 시설을 지속적으로 보완하고 위생 및 생태 환경 관리를 강화한다. 둘째, 주택 및 도로 환경을 합리적으로 개선한다. 셋째, 주민들의 자주적 건설 능력을 배양하고 사회 및 문화 환경을 개선한다. 이는 향후 허난성 도시 근교형 농촌 거주환경 개선에 기초자료를 제공하고 주민들의 삶의 질을 단계적으로 향상시키는데 의의가 있다.
