An Empirical Study on the Effect of Respondent Bias in PSM : Case in Apartment Pricing (PSM 가격평가 주체에 따른 아파트 가격결정 효용성 실증연구)

  • PSM is widely used pricing tool in field by the reason of data collection convenience and analytical intuitiveness. However, In high involvement environment, strategic respondent bias influence in reducing the price. By using 3 empirical cases of LH apartment for sale, We found that latent consumers' recognition of the range of acceptable and the range of optimal price are lower than real estate agent representative respondents'. This phenomenon is considered loss aversion effect of prospect theory to reduce loss by reducing price, and more influenced in high involvement situation than latent consumer respondents'. Also we found PSM result using real estate representative data is more useful in real market than latent consumers data distorted by loss aversion effects. The meaning of this study is finding some limitation in PSM using consumer data generally used. In further study, development of PSM measurement tool to minimize the effect of strategic bias are need to be studied. Also some new approaches in reinterpretation of the range of acceptable price and the range of optimal price are need to be followed.

Effect of Demand for Labor On Investment in Education (노동에 대한 수요가 교육에 대한 투자에 미치는 영향)

  • The purpose of this paper is to examine how demand for labor affects the job seeker's decision on the level of investment in education. In the current paradigm of economic growth in which innovations and technological developments generally weaken the strength demand for labor and increases the uncertainty related to employment, this paper provides a theoretical framework that can be used as a basic framework in understanding the decision of investment in education in varying conditions of demand for labor. The following are the findings of this paper. First, the level of investment in education can generally be regarded to be higher as the demand for labor exacerbates but for the job seekers with a certain characteristic. Second, the Arrow-Pratt absolute risk-aversion measure is the characteristic of the job seeker that determines in what direction the job seeker changes in the level of investment in education, For an arbitrary level of demand for labor there exists a certain threshold which determines the minimum degree of risk-aversion required for the job seeker's Arrow-Pratt should go over to increase the level of education as demand for labor weakens. Third, the job seekers lower the level of education even though the demand condition in labor markets weakens if the compensation function does not depend on the level of education. This is surprising because it turns out that one of the reasons why job seekers invest in education is that they want to be recognized in their compensation for their level of education even when more education still raises the probability of employment.

  • A couple of previous studies have warned against the use of homogeneous choice models in assessing the effect of reference price since unaccounted for response heterogeneity may result in spurious reference price effects(Chang, Siddarth and Weinberg 1999; Bell and Lattin 2000). According to Meyer and Kahn(1991), not accounting for consideration set heterogeneity may also bias the effect parameters in the choice model. Therefore, failure to account for these two sources of bias, in fact, have cast doubt on the empirical support for reference price effects in general. In view of aforementioned potential sources of bias, the author investigates the robustness of loss aversion effect in the reference-dependent model after accounting for heterogeneity in response as well as consideration set. The proposed model defines individual household's consideration set based on the posterior distribution of preference obtained from the Empirical Bayes approach. In addition, the same posterior distribution is used to form household-specific reference prices. Response heterogeneity correction is carried out via the Latent Class approach. The proposed model outperforms the Reference-Dependent model that includes the reference price measure most often employed in the previous studies. This implies that as a way of simplifying decision task, consumers restrict their consideration set to a subset of available brands not only in making a brand choice but also in forming reference prices.

  • We study an optimization problem for hyperbolic absolute risk aversion (HARA) utility function under two-factor Heston's stochastic volatility model. It is not possible to obtain an explicit solution because our financial market model is complicated. However, by using asymptotic analysis technique, we find the explicit forms of the approximations of the optimal value function and the optimal strategy for HARA utility function.

  • A two-country overlapping generations model with fiat monies is used to study international coordination of monetary policies under the flexible exchange rate system. The optimal monetary policy and the welfare of individual countries are investigated for: coordination and non-coordination cases. It is shown that the coordination is Pareto superior to the non-coordination. The countries choose more inflationary policies in the non-coordination case; the world output decreases, which depends on the degree of risk aversion.

  • This note examines a situation where a risk-neutral insurer and a risk-averse individual (prospective insured) negotiate to reach an arbitration point of the price of insurance over the terms of an insurance contract in order to maximize their respective self-interests. The situation is modeled as a Nash bargaining problem. We analyze the dependence of the price of insurance, which is determined by the Nash solution, on the parameters such as the size of insured loss, the probability of a loss, the degree of risk-aversion of the insured, and the riskiness of loss distribution.

  • A simple general equilibrium model, where risk aversion and dividend process switching play a key role, shows that a stock price in a bubble-free economy can be observationally equivalent to that of the intrinsic bubble economy. Specifically, I seek a set of conditions under which the functional form of asset prices in the bubble-free economy is the same as that in the intrinsic bubble approach.

  • In multiattribute decision making a decision maker (DM) can choose the best alternative if his/her multiattribute utility function and the joint probability distribution of outcomes are exactly known. This paper develops multiattribute stochastic-statistical dominance rules which can be applied to the situation when neither of them is known exactly, that is, when the DM cannot calculate the expected utility for each alternative. First, the notion of relative risk aversion is used dominance rules are developed to screen out dominated alternatives so that hi/she choose the best one among the remaining nondominated alternatives.
