Evaluation Standard of Cost-Effectiveness Analysis for Renew of Architectural Equipment in Public Building (공공건물 건축설비 갱신 계획시 비용-효율분석 평가기준에 관한 연구)

  • The purpose of this study is to suggest the evaluation standard of cost-effectiveness analysis for renew of architectural equipment in public building. Evaluation items of cost-effectiveness analysis for renew of architectural equipment in public building were used life cycle cost, energy consumption(ton of oil equivalent), green house gas emissions(ton of carbon dioxide) and maximum power demand. Life cycle cost is the process of making an economic assessment of an item, area, system, or facility by considering all significant costs of ownership over an economic life, expressed in terms of equivalent costs. The essence of life cycle costing is the analysis of equivalent costs of various alternative proposals. The social concern with green house gas and maximum power demand of architectural equipment field has been growing for the last several years.

  • This study is to search for improvement of Pedestrian Environment through User Satisfaction on Underground Public Pedestrian Facility. Development of large scale underground spaces has been increased by urban multi-dimensional. However, concern for practical users is in lack because the aim of the development is to obtain profit. Thus, this study have tried to find consideration of architectural factors of underground public pedestrian facility in Yeongnam province for pedestrians. Also, the study have tried to find improvement for the architectural factors depending on an evaluation index of pedestrian environment and satisfaction of the practical users.

Forecast of Repair and Maintenance Costs for Public Rental Housing (공공임대주택의 유지관리를 위한 수선유지비용 예측)

  • The repair and maintenance cost of domestic public rental housing is an issue of considerable interest and growing financial concern. This paper suggests a quantity-based model as an alternative method for predicting costs, instead of the conventional model which is based on actual cost data. Furthermore, this paper provides a forecast of the repair costs incurred each year during the multi family house's maintenance phase (40 years). The recently changed the long-term repair plan and quality-improved interior materials were considered into the research. In order to estimate the cost of maintenance work, 5 sample apartments were selected and analyzed. The repair and maintenance cost from the case studies was converted to cost per household and per floor area for general use. On the other hand, the net present value method was applied to reflect the effect of time. We expect that the results will help to establish expenditure plans that are more effective for public rental housing in the maintenance stage.

Tall Buildings as Urban Habitats: A Quantitative Approach for Measuring Positive Social Impacts of Tall Buildings' Lower Public Space

  • After decades of high-speed development, designing tall buildings as critical components of urban habitat, rather than simply standing aloof from their environments, has become an important concern in many Asian cities. Nevertheless, the lack of quantitative understanding cannot support efficient architectural design or urban renewal that targets better place-making. This study attempts to fill the gap by providing a typological approach for measuring the social impact of tall buildings' ground conditions: that is, public space, podiums, and interfaces. The central business districts (CBD) of three Asian cities, Shanghai, Hong Kong, and Singapore, were selected as cases. Typical patterns and categories of lower-level public spaces among the three CBDs were abstracted via typological analyses and field study. The following evaluation is achieved through the analytic hierarchy process (AHP). This quantified approach helps to provide a visualization of high or low positive social impacts of tall buildings' lower-level public spaces among the three cases. This study also helps to suggest a design code for tall buildings aimed at a more human-oriented urban habitat.

Analysis of Indoor Air Quality in vulnerable facilities according to building characteristics (민감시설의 건물 특성에 따른 실내공기질 분석)

  • Purpose: With the increasing of public-use facilities, there has been a growing concern over Indoor Air Quality(IAQ) of public-use facilities. Because the facilities are easy to be exposed to indoor air pollutants, they needs to be periodically managed the IAQ. Methods: In this study, indoor air pollutant concentrations of 24 vulnerable facilities were measured and compared. The measurements were conducted for pollutants which are defined in 'IAQ Control In Public-Use Facilities, etc. Act'. We took two measurements, the first was carried out in summer and the second was proceeded in winter. We analyzed the values according to the type of facilities and pollutants. Results: There was a difference in pollutant concentrations by the season and in occurrence characteristics by the measurement spot. Therefore, we need to manage pollutant concentrations by characteristics of occurrence. Implications: Based on the comparative analysis of pollutant concentrations, we suggested cause and improvement strategies for IAQ management of Vulnerable facilities.

Analysis of Preferable Café Interior Design Using Human Sensibility Ergonomics For Different Age Groups

  • Maximizing profit is the most significant object of commercial places. Especially for some places where its atmosphere is main concern of customers like $Caf{\acute{e}}s$, interior design is crucial. Thus it needs to evaluate human emotion and preference. Human Sensibility Ergonomics which is recently signified in various fields is an attempt to quantitatively analyze factors of human sensibility and apply it to design operation. This study attempted to infuse human sensibility ergonomics into $Caf{\acute{e}}$ interior design and analyzed preferable $Caf{\acute{e}}$ interior design factors. Because most $Caf{\acute{e}}s$ have their own target customers, so we assumed four different target customer groups divided by their age and gender groups in each age group. As a result, the difference of each group could be examined. Middle-aged group and males have main interest in the intensity of luminance, i.e. the brightness, whereas youths and females attach importance to both quality of light and color. In addition, there is a tendency for middle-aged group and males to see $Caf{\acute{e}}$ as a public place while young people and females recognize $Caf{\acute{e}}$ as a place for entertainment. Taking the result of this study into consideration can lead to successful $Caf{\acute{e}}$ interior design for specific target customers.

  • Recently, interest grew recently on the quality of aggregates following the diminution of primary resources from river and the growing construction demand which exhausted high-quality sand sources around large cities and incited the use of low grade aggregates like shore sand and sea sand that can be supplied in natural state. Especially, the environmental preservation concern and the augmentation of public grievance about the exploitation of sea sand as substitute to river sand are gradually impeding the supply. This situation aggravated by the recent interdiction to extract sea sand which resulted in sand crisis that even led once to the suspension of construction works. The lack of sea sand and river sand increased the exploitation of crushed sand which occupies now nearly 20% of the whole quantity of fine aggregates. And, the use of crushed sand may be expected to grow continuously in the future. This paper described that the properties of crushed sand and the concrete using the crushed sand, the technologies to improve quality of crushed sand and the concrete in order to provide information for the production of high-quality concrete using crushed sand.
