베트남 신도시 아파트의 내·외부 계획특성에 관한 연구 - 호치민 푸미흥지구를 중심으로 - (A Study on the Characteristics of the Planned New Town Apartments in Vietnam - Focusing on the Ho Chi Minh City the Phu My Hung Area -)

  • As globalization proceeds, transnational property development is increasing. Vietnam has began to experience a serious housing shortage throughout the urbanization process and they try to solve this housing problem in the city by development of New Town with an excellent technique. Of these, New city, Phu My Hung (PMH) is known as a very successful example. Therefore, this study researched 145 plan of 15 Apartment complexes which were completed after 2008 to analyse the plan characteristic of internal-external of Apartment in PMH New city in Ho Chi Minh City which effected the housing development in Vietnam. We collected the data from Internet and researched the characteristic of complex and an individual unit by visiting 6 Apartment complexes directly on Aug, 2014. In PMH, apartment has pattern of Mixed-use Apartment. There are stores on the 1st ad 2nd floor and consisted of 2 or 3 small complexes. They secure enough Green Space and Community Space and control visitor access for the safety of residents. Inside space organization is mainly consisted of 3LDK+2BATH and Public space and Private space is placed separately. Also, placed the Kitchen independently and it is quiet interesting that the entrance entry into the house directly from the external space.

  • Korean Apartment Housing, which has been built up for short-time, represents as popular housing reflecting our unique cultural background, and recently the utility room in apartment housing has been changed to accept residents' needs, focusing on their improving life styles. At this point, the purpose of this study Is to analyze the characteristics of the utility room between 1995 and 2005 in order to grasp the current change of the utility space in Korean Apartment Housing. For this, this research investigated 176 samples, collected in 'Apartment Encyclopedia(2004)'. The major results of this study are as follows : 1) As the utility room gets bigger, the size and the ratio to the whole unit area are increased, however the ratio in small area is bigger than the ratio in other area. 2) According to time, the utility room tends to increase the size and the ratio to the whole unit area, and the Increasing tendency appears distinctively after 2002. 3) The utility room used to be located with rear balcony area, however, now it appears to be planned Independently with its unique function. 4) Currently, Second-Kitchen start to plan in the apartment housing.

공공임대주택 단위 수선비용 특성 분석 (The Characteristics of the Repair Unit Cost in Public Rental Housing)

  • Apartment housing should require the systematic maintenance to provide the decent living condition during its life. Each household should participate the maintenance activities and pay for the repair. Therefore, the required cost for repair would be needed to plan in the repair schedule because each household could not pay the much repair money at a time. After apartment constructed, a long term repair plan would be prepared in repair time, repair scope and a required cost. A few studies are said that the repair cost depends on the building deterioration, elapsed year and management factors. The above factors are not be certain to affect the repair management while it may be important to prepare the required money and the repair time. In this paper, it aimed at analyzing the correlation between the repair management and the management factors, especially total area, number of household. This would educe the unit cost per number of household and management area in the individual boiler and elevator with full change and full repair. The unit cost per number of household and area for full change are about 199,000 won/household and $1,954won/m^2$ in the individual boiler respectively. The unit cost of the elevator for full change is 94,000 won/household and $5,429won/m^2$ respectively. Second, this study shows that the elapsed year after construction would not be related the repair unit cost.

탑상형 초고층 주거건축의 단위평면 특성에 관한 연구 - 외기접합 면수별 공간구성 특성을 중심으로 - (A Study on the Characteristics of an Unit Plan for a Tower Type Super-High-Rise-Residence)

  • The purpose of this study is to grasp the spatial characteristic of the unit plan for a Super-High-Rise-Residence. This study is focused on the open air contact sides for a tower type Super-High-Rise-Residence. A tower type Super-High-Rise-Residence which has open air contacts from 1 to 3.5 sides differed in spatial characteristics of the unit plan for other apartment units. The current study analyzed 188 unit plans for the size of 40 pyong or larger in Seoul and the metropolitan areas which have been built since 1990. Open air contact side was classified as under 2 sides, 2 sides, and over 2 sides. The unit plan which belong to each open air contact side was Investigated according to the location of public area, the relationship between livingroom and master bedroom, and a method of entry to the master bedroom. The results of this study are as follow: According to increase open air contact sides is changed the location of public area in unit plan from an typical arrangement to various arrangement. Also the relationship between livingroom and master bedroom becomes loose and in a method of entry to the master bedroom increase an indirect approach through other room.

건축물 전과정 $CO_2$ 평가를 위한 BIM 라이브러리 개발 (The Development of BIM Library for Building Life Cycle CO2 Assessment)

  • BIM and its quantity take-off widely apply to the construction projects and LCCO2 Assessment using the BIM's quantity take-off function can be tried recently. Because BIM modeling programs such as Revit and ArchiCAD do not provide adequate library for LCCO2 Assessment, quantity take-off data should be conversed and applied to Carbon Emission Coefficient using Excel program or manual work. Therefore, the purpose of this research is 1) to propose the Unit Conversion Systems for Carbon Emission Coefficient, 2) to provide basic library sets for BIM based LCCO2 Assessment method, and 3) to apply 11 material library sets on a apartment unit plan modeling to pursue the CO2 emission evaluation of the material production in the process of LCCO2 Assessment. Research results showed CO2 emission amount of 458.64kgCO2/m2 from the apartment unit plan modeling.

  • Today, apartment is the primary housing type in Korea. In the past, there were many apartment floor plans in the same design way. There have been changes to complex and luxury plans in these days because people want to fit their own needs and wants to the plans. The primary purpose of this study is to analyze interior design trend of medium-large size apartment after year 2000. For that, this study used 7 different construction companies, 13 apartment complexes and 30 unit plan cases which were on sale from April 2007 to April 2008 in Seoul and the Metropolitan area. The results of analysis are as follows: First, most cases had 4LDK and 2bathroom with a dress-room. Second, characteristics of the interior design showed that the variety finish materials used in the units. For wall finish materials, wallpapers were used in mostly regardless in different areas. For floor finish materials, stone and tile were used in similar ratio in the entrance area whereas wood floor mostly was used in living room and kitchen areas. This study shows some significant characteristics of today's apartment even it has some limitations because of small amount of survey cases. More detailed and deeper study will be done continuously.

크로아티아 건축가 드라고 갈리치의 집합주거의 건축특성과 유니테 다비타시옹과의 상관성에 관한 연구 (A Study on the Architectural Characteristics of Drago Galić's Apartment Designs in Relation to Le Corbusier's Unité d'Habitation)

  • Drago $Gali{\acute{c}}$ (1907-1992) has been acknowledged as one of most important modern Croatia architects of the 20th century and noted for his controversial apartment buildings at 35-35a and 43-43a blocks on Vukovar Street in Zagreb, Croatia. Although the two housings were highly regarded as the best examples of the post-war housing design in Croatia, a plagiarism controversy arose due to its similar exterior looks to Le Corbusier's $Unit{\acute{e}}$ d'Habitation in Marseille in 1952. This research intends to comparatively analyze architectural features implemented on the works of apartment of Drago $Gali{\acute{c}}$ and Le Corbusier's $Unit{\acute{e}}$ d'Habitation. The analysis focuses on architectural characteristics categorized in three parts: unit plan, community space, and unit combinations. The site survey was carried out to yield more useful information for the analysis. During this process, written and photographic documentations are collected for the further interpretation. In addition, scale drawings are reconstructed for the in-depth analysis of the project.

  • Apartments have been the most prevalent type of housing in Korea for the past few decades. During those times, apartments have emerged as one of the most attractive real estate properties in Korea, with the still growing population living in them. Now that over twenty years have passed since the 1970s and 1980s when apartment construction started booming, building stocks are increasing that need refurbishment. In this concern, apartment extension has raised public interest for the past few years, as the remodeling of them has mainly been considered in terms of increasing asset value in Korea. It comes through in our study that these extension types are examined by such items as building core types, number of rooms and front and rear bays in unit, and other design features related to extension techniques. The objective of this study is to suggest a way to produce the best quality possible of unit plan through extension.

자녀양육기 맞벌이가구를 위한 아파트 단위평면 계획연구 (Apartment House Unit Planning for Dual-earner Families Nursing Preschoolers)

  • This study was intended to analyze the behavioral patterns of family members at home and to grasp the housing needs of dual-earner families nursing preschoolers, and to suggest the planning of apartment house unit. The survey method was used for data collection. The questionnaire consisted of 31 questions. The subjects were the wives who had full-time jobs and reared children 0-5 years old. The subjects were randomly selected at three-childcare centers in Daejeon and Cheongju. The data was collected from $5^{th}$$25^{th}$ July, 2002. 115 cases were analyzed using the SPSS Window 10.0 package. The findings from this study could suggest the apartment house planning for dual-earner families nursing preschoolers. It is necessary that the planners consider relationships of children's room with their parents room. A flexible and exchangeable plan to accommodate the need for growing children was desired. The children's room has to be located near their parents room when the children are babyhood. And then for privacy of family members, when their children go to the elementary school, children's room has to be moved to other space to be separated from their parents room. small.

  • Subscriber-Unit(SU) method in apartment-housing is used as the plan for the Cable-TV(CATV) receiving facility. But it is decided to apply Notification NO.1994-18 of the Ministry of Communications regulations starting in march, 10.1994. In this study, a new plan of CATV-receiving facility according to the Notification NO.1994-18 is suggested, and it is designed to apply lone-wire from an amplifier box to a SU or another amplifier box. Proposed results adopt the Head End(HE) to introduc Integrated Service Digital Network(ISDN) and to raise added-value of apartment-housing.
