Transition of Modern Urban Housing in France Focused on Common Space and Community Facilities (공용공간과 복리시설의 변화를 중심으로 한 프랑스 근대 도시주거의 변천에 관한 연구)

  • Since Mapo Apartment was introduced as a new urban housing type in the early sixties, apartment has been a typical urban housing in our country. In these days, according to various life-styles and new attitudes about the quality of life, apartment has been developed in various types like high rise residential complex and apartments with special themes. This study has been focused on the transition of modem urban housing in France. The origin of a word, apartment, has been defined and history of apartment in French urban life has been analyzed focusing on the common space and community facilities. Representative apartments in the 18th, 19th and 20th century were selected and comparatively analyzed. Especially in the 19th century, urban housing for working class had been a major concern among the communist and the bourgeoisie and has its own characteristics relative to each other. The characteristics shown in the apartment by the communist in France have been followed in the Korean apartments since 1960's, then the recent trends are rapidly changing in the housing market in Korea. Thus, the findings of this study can be very useful to understand the recent changes of diverse housing types in our society and also be very helpful to prospect our urban housing types in the future according to the changes of new lift styles.

  • The price structure of housing market varies depending upon market price policy rather than low or high price policy because of IMF. The object of this study is to develop an analysis system for analyzing housing market and its demand. The analysis system consists of four major categories: macro index analysis, market decision analysis, housing market analysis, and consumer analysis. We model each category by using a variety of techniques such as generalized linear model, categorical analysis, bubble analysis, drill-down analysis, price sensitivity meter analysis, optimum price index analysis, profit index measurement analysis, correspondence analysis, conjoint analysis, and multidimensional scaling analysis. Seoul apartment data is analyzed to demonstrate the practical usefulness of the system.

Effects of Incentive System of the District Unit Plan on the Apartment Housing Market in MetropolitanCitiesandRuralCities (대도시와 중소지방도시에서 공동주택시장에 적용가능한 지구단위 계획의 인센티브 적용에 환한 인구)

  • The district unit planning (DUP) in Korea is a planning instrument. One of the key methods is the incentive system focused on the mitigation of the financial charge of business proprietors with use of various planning deregulation. Here in this paper, it is examined whether the incentive system is indiscriminately applied not only in the metropolitan cities but also in the rural cities. The analysis is carried out with six indicators in relation to the effect on the incentive system on the market of Apartment Housing Development. The indicators are a. the building-to-land ratio(BLR), b. the floor area ratio(FAR) c. the publicly assessed value of land(PAVL), d. the sale price of land(SPL), e. the sale/lease price of apartment house(SLPH) and f. the ratio of housing subscription(RHS). The final result is that the incentive system has different effects between metropolitan cities and rural cities. One of reasons lies on the too high FAR in rural cities to be given basically. Another reason lies on the difference between the cost for purchasing public installation and the profit of the sale & lease price of apartment house. In rural cities their difference becomes much narrow. Finally, the low ratio of housing subscription(RHS) in rural cities makes the effect of the incentive system nearby meaningless.

Effects of Seodaegu Station Development on the Surrounding Apartment Market: Focus on the Effects of Educational Environment (서대구역 개발이 주변 아파트 시장에 미치는 영향 분석: 교육환경이 미치는 영향을 중심으로)

  • Apartments constitute 64% of the housing type composition, representing the highest proportion among housing types. This proportion has been increasing annually. Given this trend, apartment prices are likely to have a significant impact on the national economy and people's livelihoods. This study examines the impact of the recent development of Seodaegu Station on the surrounding apartment market, with a specific focus on the effects of the educational environment. To this end, we conduct empirical analysis employing a hedonic price model and spatial autocorrelation analysis, based on actual transaction price data from the Ministry of Land, Infrastructure, and Transport. The study revealed three key findings: first, the development of Seodaegu Station positively impacted apartment prices. Second, this positive effect increases with the proximity to Seodaegu Station. Third, the enhancement of the educational environment nearby the Seodaegu Station development also positively influenced apartment prices. This study aims to serve as baseline research output for the public management of future metropolitan transportation facility development projects and for predicting apartment price trends.

  • In the housing market, the construction company started to recognize the importance of the brand power since 1998. Many brand names of apartment construction company have newly formed and many apartments are representative of the brands of construction company by quality of apartment construction and service after hand apartment over to owner with many other elements of their brands. According to these trends in the housing market, it should be also interested in improving the value of brand name in apartment construction. The former researches have been achieved several topics in only a specific target market about the distinction of apartment's plan, the examination of preference, and the satisfaction survey of inhabitants etc. But construction company don't have developed any available marketing strategy according to construction location and regional characteristics. Nowadays, they should be interested in improving the value of apartment brand. Therefore, this research was conducted by interviewing and surveying preference factor, which factors are considered by consumer when consumers purchase apartment house, to compare the two regions such as Metropolis and Cities. The purpose of this research is to provide the preference trend of apartment house in the future to construction company by comparing consumer's preference examination.

  • Because energy consumption of the construction part is very high, there is a growing need to introduce environment-friendly buildings. Therefore Green Building Rating System is enacted in Korea. Though environment-friendly factors such as green area affect the apartment housing price, there's no saying whether Green Building Rating System directly affect the apartment housing price. The purpose of this paper is to estimate the impact of Green Building Rating System on an apartment housing price. The analysis result demonstrated that Green Building Rating System don't affect the apartment housing price. This result means that there is a problem with the effectiveness of Green Building Rating System. The government ought to institute incentive program to ctivate the market of environment-friendly building.

Understanding the Living Demands of Kazakh Apartments through Plan Alteration Cases (카자흐스탄 아파트 단위세대 평면변경 사례를 통해 살펴본 주거요구의 경향)

  • As an emerging market in central Asia, Kazakhstan's housing market is witnessing increasing demands. Though Korean construction industries have attempted to take advantage of this opportunity, inadequate understanding of the local living demands have kept the industries from successfully establishing themselves in the foreign context. The goal of this research is to derive architectural planning implications regarding the living demands by investigating changes being made to the housing structure. By analyzing 11 apartment unit plans, it was found that Kazakhs had a living demand for more spacious living rooms and functional spaces. In the effort to improve the livingroom environment and usability such as enlarging the livingroom, removing the living room wall for open space or expanding the inner space facing outside is understood that the living room is considered as an important space. The fact that spaces such as dress rooms and utility rooms are being added in the housing market, reflects the demand of functional spaces. These demands are considered as the reflection of the traditional life style of nomad culture and the cold local climate. Therefore, it can be said that the apartment unit plans distributed in the Korean housing market are quite compatible with the Kazakh housing market since they offer spatious living rooms, while the latter founding implies the changes that ought to be made for a successful establishment in the foreign market.

  • As the housing market is changing, there's a trend that the brand marketing through the TV-CM is increasing. Thus, this study purposes to identify the characteristics and the limit of the marketing on the housing market by analyzing the elements of marketing on TV-CM in the 2000's and comparing the representative business enterprises with each other. In the case of television advertisement, it is dominated by the emotional advertisement which is sensitive and image-oriented than the rational one. In addition, 1 pointed out some problems resulted from the transitional feature of the television advertisement and the gap between the real apartment and its brand image appeared on the advertisement, then I will present corresponding solutions.

  • During the IMF period the unsold of apartment housing was significantly increased due to financial problems. Apartment constructors had to severely struggle with fund problems and even some of them were bankrupted. Due to this fact, they had to find new marketing strategies to sell the apartment complexes even with low margins. One of the solutions was that housing companies could present a distinctive and outstanding outdoor space in apartment complexes. The purpose of this study was to investigate such differentiated marketing strategies by reviewing the apartment housing advertisements during the IMF period. The major findings through this study were as follows: 1. During the IMF period housing companies presented a distinctive and outstanding outdoor space in apartment complexes. In 1999, which was the peak of the IMF impact, there were frequent advertisements for apartment housing in daily newspapers. 2. Daily newspapers had been mostly used for advertising the apartments. A thorough review of them is very valuable in investigating differentiated marketing strategies of the outdoor space in apartment complexes. 3. The main theme of differentiation of outdoor space can be summarized as : Emphasis of the importance of healthy life, application of environment-friendly facilities, and use of traditional korean style elements in apartment complexes.

The Nature of Housing (Apartment) Demand and Residential Mobility (공동주택수요의 특성과 신도시 이주성향에 관한 연구)

  • The principal measure of housing demand is income and the preferences expressed by households through their respective indifference curves. In this context, housing essentially becomes a derived demand, i.e., the household consumes land and a location (or distance-in time and money costs), according to its relative preferences for space, accessibility, and all other nonhousing goods. This paper attempts to deal with both aspects of housing (apartment) demand and household mobility in the Seoul Metropolitan Areas. Housing services will be measured using hedonic regression technique. From observations on the market prices of dwelling units and on the underlying characteristics of housing, one can estimte the relationships between the two empirically. In predicting the probability of the future moves into new towns in the Seoul Metropolitan areas, the best predictors of the future moves into new best predictors are found to be the degree of satisfaction not only with the current residence as a whole, but with some of the major amenities, accessibility and child education. The reasons for moving into new towns are diverse depending on the households' current situation; the most frequently cited is "improvement of housing conditions," followed by "improvement of living environment," "asset improvement" and "home ownership". It appears that people move houses because of a dissatisfaction with their current housing status, relative their income or needs, or a desire to improve their housing and neighborhood amenities, or both. On the other hand, it is clear that the development of new towns in the Seoul Metropolitan Areas should be based on the analysis of housing demand and the pattern of household mobility in Seoul housing market.sehold mobility in Seoul housing market.
