공동주택 거주자의 유지관리 만족도 분석에 관한 연구 - 분당지역의 민영아파트를 중심으로 - (An Analysis for Maintenance Satisfaction of Apartment Building .Residents)

  • 본 연구는 분당지역 공통주택 거주자의 유지관리 만족실태와 관리자의 관리실태 조사를 통해 공동주택 거주자의 유지관리 만족도를 분석하는 것을 목적으로 한다. 이를 위해 거주자의 유지관리 만족실태와 관리자의 관리실태에 대한 설문 조사를 실시하여 중요변수를 도출하고, 도출된 변수와 거주자의 유지관리 만족도와의 상관관계분석을 실시하였다. 이와 같은 과정을 통해 분석한 결론을 요약하면 다음과 같다. 분당지역 공동주택 거주자의 유지관리 만족실태와 관리자의 관리실태 조사를 종합한 결과 전반적으로 거주만족도와 유지관리에 대한 만족도는 모두 $90\%$ 이상으로 매우 놀은 것으로 나타났다. 또한 유지관리 만족도에 높은 영향을 미치는 중요 변수와의 상관관계 분석결과 외부인 풀입관리, 관리소장 청렴도 등이 거주자의 유지관리 만족도와 상관관계가 높은 것으로 나타났다.

  • The purpose of the study is to derive maintenance items in dwelling unit of apartment after the liability period for defect security. In according with the Apartment Housing Management, the managers of apartment maintain facilities in public and develop a long-term repair plan. However, Apartment unit housing is a private area and is managed facilities individually by residents or owners. As the facility ages, it is necessary to derive items in dwelling unit of apartment that need to maintain performance. Therefore, this paper analyzed the history of repairing facilities through complaints about rental housing units.

공동주택의 장기수선계획을 위한 유지관리시스템 (Maintenance Management System for Long-range Planning of Apartment Buildings)

  • The repair and maintenance planning is the principal transaction to prevent from the degradation of apartment buildings to prolong their lives. Various building components as part of living area should be maintained properly and timely before critical defects are realized, then the building life might be extended until the limit of its usability. In other words, various building components such as utilities, finishes and structural members are needed to be repaired and replaced in different time interval after completion. To do this systematically, a maintenance management system for Long-Range Planning (LRP) needs developing. The LRP should be figured out based on the forecast of repairing and replacing cycle of building components according to work trades. And the precise forecast of repairing and replacing time of the components helps to enhance the usability of the developed system. The purpose of this paper is to suggest a system with which apartment building managers carry out the tasks of periodical check, diagnosis and replacement of building components based on the maintenance calendar. By using the system, they can easily forecast repairing and replacing time of the components with the consideration of life cycle of building materials and build the LRP.

  • Recently, due to global warming, CO2 emissions is one of the global issues over all areas including construction industry. In Korea, apartment housing has large ratio of building construction and its CO2 emissions during the operation and maintenance has the most large amount of tatal life cycle of apartment housing. However, there are rare research related to this subject. So, this study investigates the CO2 emissions of domestic apartment housing during the operation and maintenance. In the future, the results of this study can be utilized in further study to decrease CO2 emissions strategy.

  • The maintenance management in buildings has got more important by the increasing complexity of building sizes and use. Nowadays an expectation and a possibility of BIM technology become accepted as a new construction management method, therefore many studies and legal systems of it are being suggested actively. Although orders for BIM projects are supposed to be increasing, at present the BIM information accumulated from planning and design still doesn't have its continuity at the maintenance step after completion of construction in terms of LCC. Therefore according to bim information, we set a goal of developing apartment maintenance system which is able to maintain by user and administrator viewpoint.

  • 공동주택은 준공 후 일정기간이 경과하면서 사용된 자재의 내구연한에 따라 노후화 현상이 나타난다. 구성자재의 내구연한에 의해 일부부위는 짧은 시간내에 수선을 하여야 하며 어떤 부위는 장시간이 경과한 후에 수선을 하기도 한다. 이와 같이 건물에 나타나는 다양한 노후화 현상에 대해 체계적일 유지관리를 하려면 준공후 경과년수에 따른 장기적인 계획수선을 필요로 한다. 장기수선계획작성에는 건물의 공종에 따른 수선시기를 예측하여 이를 기초로 작성해야 한다. 공동주택에서 장기수선계획이 계획에 지나지 않으며 실질적인 수선에 적용되지 못하는 주요인은 앞으로 수선이 예측되는 건물의 각 부위에 대한 수선시기를 예측하지 못하기 때문이다. 이에 본 연구는 전국에 산재한 공동주택을 장수명화하기 위해 장기수선계획을 활용하여 .해당단지의 부위별 재료의 특성을 반영한 수선주기 및 수선시기를 예측하고, 공동주택 관리자가 주기적 점검, 진단, 교체 등의 사항을 유지관리 캘린더에 의해 단지별로 자동관리할 수 있는 웹기반 유지관리 시스템을 제안하다.

It can't use the possibility that BIM originally has, and also causes some confusion in communication. This study analyzes and classifies required information in terms of BIM in the range of estimating repair costs of apartment buildings, as an example of a way to use BIM information at the maintenance step.

  • This paper presents a Stochastic Long-Term Maintenance Costs Estimating Method for the Apartment Housing (SLCE). A simulation approach is used for generating the stochastic long-term maintenance cost, and it is based on the defined variability in repair cycle of the individual maintenance elemental within the process. SLCE provides the probability distribution of the budget required to maintain the apartment housing. A case study is presented to demonstrate and to validate the system.

  • The purpose of this study is to classify defects of the residential building by analyzing the defect specified by prequalification of residential building reconstruction and to suggest the solution of the problem which can be arisen during each stage of plan, construction and maintenance. By sorting the main defects which is specified by pre-qualification of residential building reconstruction for three years from August 2006 to August 2009 into 4 catagories and analyzing the cause of the defects, we draw the way of maintenance to prevent the defects and make pleasant residential environment. The reason for the frequent defects from residential building is mainly deterioration. It occured on the finishing more than on the structure, which means that residents can find defects easier on the finishing than the structure and clear the demand for repair. The result of analyzing of pre-qualification of residential building reconstruction is that the defects mostly caused small, masonry constructed and lower apartment. The apartment which is not into legal right for maintenance naturally have more defects than the others. In conclusion, it is necessary to establish a law of obligation duty of the maintenance of small apartment.
