대한주택공사와 한국토지공사를 통합한 한국토지주택공사가 지난 10월 1일 공식 출범했다. 주공과 토공 양 공사의 통합은 현 정부들어 공공기관의 방만경영과 비효율을 불식시키고 경영효율화를 위해 추진된 공기업 선진화 정책에 따라 지난 세월 미결로 논란만 지속되어 오던 사항을 1년 8개월만에 성공적으로 완수 하여 그 결실을 맺은 것으로 의미가 깊다. 한국토지주택공사 출범은 택지개발과 주택건설의 일원화를 통한 원가절감 등 시너지 효과를 가져와 저렴한 택지 주택 공급과 서민주거안정을 위한 보금자리주택 건설 추진에 박차를 가함은 물론, 4대강 살리기 사업 및 녹색성장, 토지은행, 국토의 광역개발 등 국가 정책사업을 효율적으로 추진할 것으로 기대된다.

In this study, the work flow of the construction process was analyzed based on construction monitoring for a building of the middle size beam-column system Precast Concrete(PC) apartment building supplied by LH, and the Arrow Daigram Method(ADM) network diagram of its construction was written. The results of this study are judged to be able to improve productivity by using the PC structure apartment building construction plan to calculate a reasonable construction period and prepare a process management method for the PC structure frame construction.

This study analyzed the process related to the linkage between on-site work targeting the middle size Precast Concrete(PC) public apartment building with beam-column system and prepared on-site works flow relationship diagram in which the wet process consists of core Critical Path(CP) to prepare a network diagram of the Precedence Diagram Method(PDM). Through this study, it is expected that it will be possible to maximize the project management capability by suggesting a method to minimize risk factors and the optimized process management of the beam-column system PC public apartment building.

유비쿼터스 및 건설기술 등이 융합된 유시티는 최근 신도시를 중심으로 활발하게 구축 중에 있다. 그러나 구축 및 운영에 있어 고비용의 예산요구로 실효성을 얻기에 많은 어려움을 겪고 있다. 특히, 유시티 통합네트워크센터에서 요구되는 표준화된 유시티 통합플랫폼의 부재로 각각의 유시티에서 개발된 U-서비스의 재활용이 어려울 뿐만 아니라 U-서비스 간 연계에 많은 어려움이 발생하고 있다. 이에 따라 본 연구에서는 SOA기반 통합플랫폼을 제시함으로써 U-서비스의 쉽고 빠른 개발, 개발된 서비스의 재활용 및 서비스 간 연계 효율성을 높일 수 있도록 설계하였다.

경기도 성남시 분당구에 위치한 한국토지주택공사는 지난 2009년 10월 대한주택공사와 한국토지공사가 통합하고, 국가가 자본금 전액을 출자해 출범한 공기업이다. 한국주택공사는 전국의 300여 개의 사업장에서 주택 공급, 신도시 개발 등 국민들의 주거생활 향상과 국토 이용의 효율성을 높이기 위한 다양한 활동에 나서고 있다. 특히 주택 공급 분양과 관련해서는 보금자리 주택 건축 사업을 담당하면서 국민주거 수준을 높이는 역할을 톡톡히 수행하고 있다. 이를 구체적으로 살펴보면 한국토지주택공사는 2018년까지 150만호의 보금자리 주택을 공급한다는 목표를 세워 실천해 나가고 있다. 또 신도시 개발 분야에서는 세종시를 비롯해 부산, 대구 등의 혁신도시 개발 업무를 맡고 있기도 하다. 이처럼 국민주거 수준을 높이고 도시에 숨결을 불어넣는 막중한 업무를 진행함에 있어 근로자의 안전 보건은 경영의 최우선 가치로 여겨지고 있다. 여기에 더해 전국 본사와 33개 지역본부, 사업본부 및 사업단과 7천여 명의 임직원으로 구성된 거대한 조직이라는 점에서 이곳이 안전관리는 전국 안전인들의 남다른 관심을 받고 있다. 아울러 최근 전 직원의 안전보건 관련사항을 체계적으로 관리할 수 있는 안전보건시스템 개발이 한창 진행 중에 있어 더욱 뜨거운 화제가 되고 있다. 근로자의 안전보건을 밑바탕으로 국토 관리의 중추적인 역할을 담당하고 있는 한국토지주택공사를 찾아가 봤다.

국내는 유럽에서 널리 사용하고 있는 헬리컬 파일을 많이 사용하기 시작하였지만, 헬리컬 파일의 설계기준을 만들려고 하는 노력이 부족하여, 여전히 헬리컬 파일의 표준설계기준을 가지고 있지 못하다. 따라서, 본 연구는 현장에서 헬리컬 파일을 시공하고 재하시험을 실시한 후, 이전 데이터를 포함하여 신뢰도 분석을 실시하였다. 그 결과 매입 말뚝에 대한 도로교설계기준 식이 수정 Davisson 분석법과 연계하여 좋은 신뢰도와 일관성을 보여주었는데, 이 설계식의 저항편향계수가 '1.0'에 가까웠고 변동성도 '낮음' 수준을 보여 주었기 때문이다.

Due to changes such as those stemming from the onset of the fourth industrial revolution, it is expected that industrial complexes will transform from being spacious structures into smaller, integrated complexes. Green parks, which are also a type of infrastructure within industrial complexes, also require planned direction suited to the changing environment. The planned directions of green parks in new industrial complexes were examined and surveys were conducted on industrial complex workers. Preferred functional arrangement, importance, and satisfaction levels of green ratios, preference of compound facilities linked to parks, appropriate dimensional greening methods were all surveyed across 1,035 businesses. Results of the survey exhibited that there was high awareness on the importance of building green areas, but it was found that current greenery levels were insufficient. There was a high rate of responses indicated that dimensional greening is required in building-type industrial spaces, and preferences for rooftop greenery, stair-type greenery, and atrium greenery were also high. There were many opinions that it is necessary to integrate cultural facilities, exhibition and educational facilities, commercial facilities, parking lots in parks. Furthermore, it was found that it is necessary to provide pathways for bikes and pedestrians, rather than those for vehicles, and to connect them with the green parks. This study stopped short of exploring the directions for which green parks should aim in new industrial complexes with changes in the industrial environment. In the future, more concrete plans on green park planning techniques according to the spatial characteristics and structures of new industrial complexes will be necessary.

In accordance with recent changes in construction trends, interest in introducing the OSC, such as the Precast Concrete, is increasing in apartment buildings. In domestic studies, studies on the prediction of the construction period of PC apartment buildings through simulation have been conducted, but there is no study on the comparison of the construction period according to the actual construction of Precast Concrete(PC) and Reinforced Concrete(RC). Therefore, this study seeks to grasp the technology of the current PC construction method and to secure the original technology of project management through comparison of the absolute time of frame construction for PC and RC buildings composed of the same plane.
