Extracting Risk Factors and Analyzing AHP Importance for Planning Phase of Real Estate Development Projects in Myanmar (미얀마 부동산 개발형사업 기획단계의 리스크 요인 추출 및 AHP 중요도 분석)

  • Myanmar is an undeveloped country with high development value among Asian countries. Therefore, various countries including the U.S. are considering entering the market. In this respect, demand for real estate development project is forecast to grow on increased inflow of foreigners and Myanmar's economic growth. However, Myanmar is a high-risk country in terms of overseas companies, including national risk. In this study, we conducted an in-depth interview with experts (law, finance, technology, and local experts) after analyzing data on Myanmar to extract risk-causing factors. Through this, 106 risk factors were extracted, and the final risk classification system was established by conducting three-time groupings using the affinity diagramming. And the relative importance of each factor was presented using the analytic hierarchy process (AHP) technique. As a result, the country-related risk, the fund-related risk, and the pre-sale-related risk were highly important. The research results are expected to provide risk management standards to companies entering the Myanmar real estate development type project.

  • The proportion of apartment housing has been increased to solve the housing problems resulted from rapid growth in urban population and urban economy. With the increase in apartment's proportions and the concern about quality of housing, the contractors have made efforts to satisfy the customers in improving the quality of housing. Despite these efforts, the conflicts between the contractor and the customers are getting serious. Also the disputes and the litigation of defect are increasing because of the contractor's negative treatment and inadequate countermeasure. In this study the defect lawsuits which bring actions against the contractors are collected and analyzed. And then the strategic countermeasures are proposed according to the classifying the type of defect and size. The suggested countermeasure model before the defects are resulted is expected to contribute in developing the contractors strategies to reduce the conflicts against customers.

A Study on Bridge Construction Risk Analysis for Third-Party Damage (교량공사 제3자 피해 손실에 의한 리스크 분석 연구)

  • The recent bridge construction projects demand thorough and systematic safety and risk management, due to the increase of risk factors following the introduction of new and complex construction methods and technologies. Among many types of damages that can occur in bridge construction projects, the damages to third parties who are not directly related to the existing property of the contractor construction project can also bring about critical loss in the project in order to compensate the damages. Therefore, risks that could be caused by the loss occurred to indemnify the third party damages should be clearly analyzed, although there are not subsequent amount of studies focusing on the issue. Based on the past record of insurance payment from domestic insurance companies for bridge construction projects, this study aimed to analyze the risk factors of bridge construction for loss caused to compensate the third-party damages happened in actual bridge construction projects and to develop a quantified and numerical predictive loss model. In order to develop the model, the loss ratio was selected as the dependent variable; and among many analyzed independent variables, the superstructure, foundation, flood, and ranking of contractors were the four significant risk factor variables that affect the loss ratio. The results produced can be used as an essential guidance for balanced risk assessment, supplementing the existing analysis on material losses in bridge construction projects by taking into account the third-party damage and losses.

  • Software development undergoes a number of iterations and each iteration forms its own cycle going through requirement analysis, scheme and design, implementation and finally test and evaluation. In this iterated development process, executable releases are produced, improved and eventually developed to a complete system, going through this particular development cycle. Compared to the conventional process, the advantage of rapid iterative development process lies in reducing risk factors in early stage and responding to changes very flexibly. In addition, highly reusable, the process can improve capabilities of the development team while the project is being carried out. As a result, overall balance in quality is secured. The objective of this paper is the research of rapid development process and its case studies showing how to adapt the rapidly changing customer requirements and to transform those requirements into the project timely and adequately.   • The open source software is widely used nowadays so that means developing software without using open source software can hardly imagine. However, the developer's recognition about the license statements that defines the requirements in accordance with the use of open source is relatively low and a few study is associated with this topic. Therefore, this study examines the use of open source in software development in the context of EDISON project in the national research and development project. Furthermore, the study attempts to suggest the advanced model from simply avoiding license conflicts to constructing the open source project ecosystem including the choose of representative open source, the development of open source communities and contributor agreements.

  • Recognizing that the fundamental cause of construction safety accidents was a lack of safety management activities in the planning and design phases, the government made the Design for Safety (DFS) system mandatory in May 2016. However, awareness among ordering parties and designers regarding this system is significantly low, and the system has not been properly established due to reasons such as the need for additional work and a lack of professional manpower. In this study, the awareness of ordering parties and designers of the DFS system was analyzed through a survey, various problems in DFS work execution were identified and measures for improvement were presented. Measures to improve the efficiency in DFS work execution involve the discovery of risk factors and establishment of countermeasures, and here the establishment of a DFS work support system that enables the sharing of information between institutions is the most urgent priority. In addition, it is also urgently necessary to establish a dedicated organization in charge of DFS work, cultivate professional manpower, develop the relevant education programs and establish a proper cost calculation standard for DFS work execution by design offices.

  • GRAS probiotics can be used to modulate intestinal microbiota and to alleviate various gastrointestinal disorders. In several recent studies, researchers have explored the potential expansion and usability of probiotics to reduce the risk factors associated with diseases, including obesity, hypercholesterolemia, arterial hypertension, hyperhomocysteinemia, and oxidative stress. In this review, our aim was to clarify the mechanism underlying interactions between hosts (animal or human) and probiotics and the beneficial effects of probiotics on human health.

  • Typically, General contractor in the construction industry can not plan their own of the amount of orders received, and because of the size of wide fluctuations in the amount of annual orders received for equipment or personnel to full-time employment has limits. Therefore, with a vertical division of labor between specialist trades which distributed the risk and the intention to improve the efficiency of production will be. For this reason, the production structure of the general subcontracting relationships are formed. In this way, Depending on the structure of production outsourced management of the project is the impact on the successful completion. Nevertheless, most construction companies do not achieve effective an organized cooperation until now. This study is to understand the actual conditions an organized cooperation between general contractor and specialist trades, and is look at ways to improve with find the complement. This paper is a preliminary study of the leading research based on the present condition of the cooperating companies considered to be the cause. A result of Analysis, the actual conditions in cooperation of the construction industry is staying in an external form of organizational cooperation And were not effective utilization of the organization for the cooperation a production. Specialist trades have had to register as partners for the amount of orders received, the level of practical cooperation was almost no activity to improve a production. in each step an organized cooperation in the construction industry, to improve productivity construction and to create of economic value for the cooperation of production is required.

A Study on the Effect of Delinquency Rate of Real Estate PF on Macroeconomic Variables (거시경제변수에 따른 부동산PF 연체율에 관한 연구)

  • As the loan size of real estate PF is huge, its market ripple effect gets bigger when overdue occurs. Accordingly, the management of the delinquency rate and macroeconomic analysis are required. As the preceding research mainly proceeded with microeconomic analysis through the real estate PF data of individual banks to evaluate importance of list or analyzed core factors for delinquency, it lacked research on comprehensive real estate PF size. In order to overcome the limitations of such data, this research studied real estate PF delinquency rate of the entire market and effect relationship by the size. The research utilized the size of real estate PF loans, money supply, interest rate, consumer price index(CPI), and GDP data. Also, it applied the first model of VECM as linear relationship between at least two or more variables, following the result of co-integration test. As a result of Granger-causality test, the real estate PF loans delinquency rate is influenced by their loan size, and as a result of impulse response analysis, the interest rate is shown to be affecting delinquency rate the most. Interest rate could risesomeday and aggravate the delinquency rate of real estate PF. Also, risk exposure could be serious as the loan size increases.Therefore, the management of real estate PF delinquency rate requires continuous monitoring, tracking and observing issued loans from a macro point of view. The plans to prevent delinquency will be necessary.

Feasibility of the Crowd Funding Platforms for Start-Ups: With Focus on Information Goods (크라우드 펀딩 플랫폼의 벤처창업 활용에 관한 연구: 정보재(Information Goods)를 중심으로)

  • This study attempts to review the theories and related literatures on crowd funding and build the framework to understand the core concepts of crowd funding. In addition, I explore the applicability of crowd funding platforms for start-ups. For this purpose, I analyze the framework based on the life cycles of projects on crowd funding with the components of stake-holders. Furthermore, I review the results of previous outstanding literature on pros and cons of crowd funding to identify the applicability of crowd funding for start-ups. The results show that the use of crowd funding platform alleviates the risks involved with the information goods which occupy major portion of the projects listed on crowd funding have unique cost structure with high fixed cost and very low variable cost. Consequently, crowd funding is identified as a platform for start-ups of information goods by leveraging the wisdom of crowd. However, crowd funding may not work as an effective platform for start-ups if group thinking emerges. The study provides an implication that it provides a framework for understanding crowd funding and its applicability for start-ups, which can support government's policy for creative economy. Additional empirical research analyzing the data on the projects listed on crowd funding platforms in Korea will be performed in the succeeding study.
