Development of Coffee Production and Land Mobility in Dak Lak, Vietnam (베트남 닥락지역의 커피재배와 토지유동성)

  • Vietnam is the second-largest coffee exporter in the world. Most of the coffee areas are concentrated in Dak Lak-a province of commercial agricultural production, making up 32.4% of the total coffee area in Vietnam. At present, coffee is the main income source for the province, with coffee accounting for 85% and 40%(2010) of the export value of the province and of the country, respectively. Although the rapid development of Dak Lak's coffee production significantly benefits the province and its coffee planters socioeconomically, emerging urgent problems such as land dispute among ethic groups need to be addressed. This paper aims to examine how coffee-production development in Dak Lak has affected land mobility. In addition, we consider how these changes have affected the livelihoods of the Kinh-the majority ethnic group in Vietnam-as well as the ethnic minorities. As a result, it is pointed out that the coffee development in Dak Lak creates the individual ownership on land. This ownership is more and more fortified when the encroaching land of the Kinh immigrants happens impetuously defying the customary law of the ethnic minorities.

  • 부동산 간접투자 여건을 개선하여 자금흐름의 선순환을 유도하는 것이 부동산 실물 투자 욕구를 흡수할 수 있는 효과적인 대안으로 보인다. 지난해 아파트시장에 이어 토지시장이 다시 들썩이고 있다. 정부의 각종 투기억제정책 등으로 투기가 확산되기는 힘들겠지만 시중 유동성이 자본시장 등으로 선순환되지 않는 한 부동산투기는 언제든지 재현될 가능성이 남아 있다. 부동산 투기가 상품을 바꿔가면서 반복되고 있는 가장 큰 원인으로는 저금리 기조에 따른 풍부한 유동성과 부동산 간접투자상품 등 대체투자 수단이 다양하지 못한 점을 들 수 있다. 이에 부동산 직접투자의 대안으로 부상하고 있는 부동산 간접투자 여건을 진단해 본다.

  • 2003년 10.29대책으로 주택가격이 하향세로 돌아섰으며 이후 계속되는 규제들로 주택 시장이 다소 위축되었다. 정부 정책이 수도권과 주택가격 안정에 집중된 결과, 규제를 덜 받는 토지와 개발계획이 발표된 충청권은 계속 가격이 올랐다. 막대한 부동자금이 시중에 존재하고 있는 상황에서 행정수도 이전 등 각종 개발계획들이 국지적 수요를 자극하고 가격상승을 부추기는 중이다. 반면 재건축 제한, 거래신고제, 부동산세 인상 등은 일시적으로 공급과 거래를 위축시키고 있다. 향후 주택시장은 정부정책이 시장 친화적 방향으로 조정되고 지속적인 주택공급이 이루어질 경우 하향 안정세가 계속될 가능성이 높다. 그러나 광일 유동성이 부동산으로 유입되면 상승세로 반전될 가능성이 있으므로 생산적 투자 확대, 장기 금융상품 개발 등으로 유동성을 흡수해야 한다. 정부는 주택시장 연착륙을 위해 정책 일관성을 유지하면서 시장이 제대로 작동될수 있도록 정책의(fine tuning)에 나서야 한다. 특히 재건축 규제를 완화하고 부동산 관련 세금을 경감하는 한편, 지속적인 시장 투명성 제고를 추진할 필요가 있다. 주택업체들은 자발적 구조조정과 기술개발로 승부를 걸어야 한다.

The Effect of Mixing Ratio of Blast Furnace Slag and Fly Ash on Material Properties of 80MPa High Strength Concrete with Ternary Cement (고로슬래그와 플라이애시 대체율이 80MPa 3성분계 고강도콘크리트의 재료물성에 미치는 영향)

  • To develop 80MPa-high strength concrete with ternary cement used in OPC, blast-furnance slag, and fly ash, mixing ratio of blast-furnace slag and fly ash was evaluated in material characteristics before and after hardening of the high strength concrete. According to the evaluated results of material characteristics before and after hardening of the high strength concrete, the flowability and long-term compressive strength increase up to 30% mixing ratio of blast-furnace slag and fly ash. Also, it is superior to characteristics of length change and neutralization due to the use of mineral admixture when compared in test sample mixed with OPC. The evaluated results show that material characteristics of the high strength concrete was the most outstanding performance at blast-furnace slag of 25% and fly ash of 15%. The result of this study will be useful for the development of high strength concrete as a substitute of costly silica fume in the near future.

A Study on the Effectiveness of Wind Corridor Construction forImproving Urban Thermal Environment: A Case study of Changwon, South Korea (도시 열환경 개선을 위한 취약지역 선정 및 바람길 조성 방안: 창원시를 대상으로)

  • This study examined the effectiveness of wind corridor construction by analyzing the thermal environment, cold air generation, ventilation, and geographical characteristics to improve urban thermal environment and establish the basis for specialized strategy in Changwon-si, Gyeongsangnam-do. Using spatial analysis and remote sensing techniques, surface temperature, land cover and land use, wind field, and slope were measured and through this, a wind corridor analysis model was constructed. As a result of the analysis as of 2020, Changwon-si generally has land cover characteristics that are advantageous for the generation of cold air, but the temperature in most urban areas is the highest, and the temperature in areas such as north Changwon area, Jinbukmyeon, Ung-dong, and Ungcheon-dong are relatively high. There was a typical trend of high average wind speed in mountain regions and low average wind speed in urban areas. Accordingly, the north Changwon area, the former Changwon downtown area, the Hogye-ri and Pyeongseong-ri areas, and the Changpo Bay area are derived as vulnerable areas to thermal environment, and various measures to reduce temperature and improve air quality that the inflow of cold air into the area considering the characteristics of each area and securing wind ventilation between the surrounding mountains, reservoirs, and park areas were proposed.

  • In this paper, influences of financing method on management accomplishments for KOSDAQ listed venture firms has been objectively verified. The results of this study revealed that explanatory variable had significant influences on management outcomes of firms, and some part of pecking order theory has not gotten the supported result and other part has gotten the supported result. Also, it was analyzed that fixed asset investment had significant influences on management accomplishments.

  • This study aimed to assess the rental housing ABS in Korea, and to suggest ways of improving the structure of existing rental housing ABS. Thus, the three major assessment for existing public rental housing ABS case can be summarized as follows : First, when viewed in terms of the accounting treatment, rental housing ABS which use the future receivables as underlying asset, can not enjoy off-balance-sheet effect. Second, when viewed from the point of financing costs, the rental housing ABS interest rate being higher than unsecure bond is very unreasonable nevertheless the ABS being off-balanced. Third, when viewed from the liquidity effect, the originator (LH) use the ABS as a means of diversifying funding in a serious liquidity crisis situation. The Improvement of rental housing ABS based on the evaluation results can be summarized into two broad. First, it is a plan to handle the off-balance-sheet effect in a way of changing the accounting treatment of rental payment. Second, it is a plan to reducing the structuring cost and interest rate in ways of multi-asset securitization structure, self-trust structure, and adopting legal CB structure.

Feasibility Study on CLSM for Emergency Recovery of Landfill Bottom Ash (매립장 석탄회의 긴급복구용 CLSM으로 활용 가능성)

  • In this study, the characteristics such as flowability, bleeding rate, and strength of the CLSM (Controlled Low Strength Material) according to physical properties such as particle size distribution and particulate content of the pond ash were investigated as part of the practical development of technology for CLSM using pond ash. As a result of analyzing the properties of the collected pond ash, it was found that the density and particle size distribution characteristics were different. And that the bleeding ratio did not satisfy the standard in the case of the specimen with a large amount of fly ash and a lot of addition of mixing water. As a result of the compressive strength test, the strength development of 0.5 MPa or more for four hours was found to be satisfactory for the specimens using hemihydrate gypsum with a unit binder amount of 200 or more, and the remaining gypsum showed poor strength development. Although it was determined that landfill coal ash can be used as a CLSM material, it is necessary to identify and apply the physical and chemical characteristics of coal ash buried in the ash treatment plant of each power generation company.

  • Heat wave generation in cities is basically affected by global warming, but it is further exacerbated by the impact of artificial heat emission and heat accumulation in the city. In particular, the effects of urban heat waves directly affect the occurrence of tropical nights. Basically, however, the choice of countermeasures against tropical nights is very limited compared to the daytime heat wave response. The purpose of this study was to analyze the characteristics of cold air flow at night as a countermeasure against tropical nights in Daegu Metropolitan City and to suggest its spatial applicability. As a research method, the spatial characteristics (flow velocity, flow rate, flow direction and range) of cold air flow in Daegu were quantitatively analyzed using KLAM_21, a cold air flow analysis program. As a result of the analysis, it was found that cold air generation and flow in the surrounding mountains of Daegu Metropolitan City was very active, but the inflow was limited to the urban area, which has tropical nights. However, it has been shown that the flow of cold air flowing from the surrounding mountains is very active in some urban areas, so it has spatial conditions that are very effective in countering tropical nights. If these spatial conditions are used for the urban planning, it will be very useful to develop countermeasures for tropical nights.
