Proposal of PC Core System for Modular Housing (모듈러주택 적용을 위한 PC코어 시스템 제안)

  • Modular construction is popular as a smart building system because it can shorten the construction period. This study proposed a precast concrete (PC) core system that can further shorten modular construction time. The system was developed and its structural performance was verified through computational analysis. The proposed PC core system is a complete PC construction method using dry bonding. The results of the study indicated that the proposed PC core system has structural stability and performance suitable for modular housing.

  • The evaluation of various color coating methods for color maintenance of color asphalt pavement is conducted using the laboratory and field tests on the bus lane. The surface of color asphalt constructed on the bus lane is deteriorated such as changing color and decoloration and abrasion due to the passing of the traffic and time. The total of 9 coating methods were evaluated in this study. The laboratory tests included Ultra violet test, adhesion test and Taber abrasion test and the field tests were british pendulum test and visual survey. The results of tests showed that the different methods showed the their own engineering characteristics and it is dependant upon the main material used. The rubber epoxy material for the main material showed the satisfactory result among the methods tested. However, the performance of the coating methods after 100days are not satisfactory, decoloration, abrasion and peeling up are investigated and need to be studied for the further application in the field.

  • As policy support for the modular construction method and measures to expand the market are being prepared, it is time to present and analyze clear tasks for activation. Therefore, this study aims to present core tasks for activating the modular construction method. The tasks were reviewed through analysis of existing research and supplemented through expert interviews to derive 30 core tasks. Following this, a questionnaire survey was conducted to analyze the important and urgent of these core tasks and to determine their priorities. The results of this study can contribute to a strategic approach for solving the core tasks necessary for revitalizing modular construction.

  • The Ministry of Land, Transport and Maritime Affairs has announced a policy which can enable the building of urban type housing with the use of a prefabrication method 2010. However, such may possibly be at standstill owing to the prefabrication methodology that has not been currently developed in Korea. Moreover, small households of consisting of one or two family members have been steadily increasing, but the small housing units in which they reside has been decreasing. Due to this situation, urban type housing has been proposed. To expand the propagation of such urban type housing and to promote prefabrication methods, the top priority project is to develop a technology that is able to reduce construction costs, as well as to shorten the actual construction period. In consideration of this prefabrication system for an avenue to solve such problems, a series of systems and policies for the fostering of prefabricated urban type housing has been proposed. This study is to review a series of methods, technologies and policies that are required for such urban type housing and henceforth, to utilize such as preliminary data for further prefabricated urban type housing.

  • Recently, as the problem of the traditional on-site labor-intensive construction production method has been raised due to changes in construction work labor and site conditions, the OSC method is gradually spreading as an alternative to this. Even in apartment houses, the application of the PC method is expanding centered on the underground parking lot, but the high cost structure is a problem compared to the conventional formwork method. In this study, factors affecting the calculation of construction cost in the economic evaluation, which are the core of determining the construction method for apartment buildings, are derived through domestic and foreign literature review and expert advice, the importance was analyzed through an opinion survey targeting industry experts. The measures to reduce construction cost were mainly derived from the improvement of the design and manufacturing process. It is expected that the factors affecting the construction cost and improvement measures of the PC method derived from this study will serve as a direction for technology development to spread the application of the PC method for apartment houses in the future.

Comparison of Construction Cost Applied by RC and PC Construction Method for Apartment House and Establishment of OSC Economic Analysis Framework (공동주택 RC 및 PC공법 적용 공사비 비교 및 OSC의 포괄적 경제성 분석 프레임워크 구축)

  • OSC is a type of supply chain and value chain that spans the entire process of construction production (planning, design, construction, maintenance, etc.). It is a method of producing the final object by manufacturing it in a factory, transporting it to the site, installing and construction. This research as is the construction cost was compared for each case A, which applied the PC method, and case B, which applied the RC method. In the case of applying the PC method (excluding the PC design cost), compared to the case where only the RC method was applied, the frame construction cost per unit quantity (m3) increased by about 70% (50% based on the total RC construction type). Of the total frame construction cost of PC method application, PC accounted for 90.2%, 'PC manufacturing cost' 54.8%, 'PC assembly cost' 28.5%, and 'transportation cost' accounted for 6.89%. Also a decision-making framework that can consider both costs and benefits was established. In the case of benefits, the construction period, defect repair, disaster occurrence, energy efficiency, noise/dust/waste, and greenhouse gas emission indicators reflecting OSC technical advantages were presented. It can contribute to providing a basis for helping decision-making on the introduction of PC apartment houses using OSC.

A Study on the Impervious Effect of Middle Pressure Grouting Techniques in Using the Environmentally Friendly Impregnation Materials (친환경 주입재를 사용한 중압그라우팅 기법의 차수효과에 관한 연구)

  • This paper studies the field applicability of the Special Chemical grouting Method (SCM) in reinforcing and reducing permeability of the back of an existing continuous wall. SCM uses double rod which imposes intermediate pressure ($981{\sim}9,810kPa$) to disturb, cut, discharge, and mix the ground. It is observed that a bulb is formed by using cement paste and environmentally friendly injection materials with minimal alkali leaching. Uniaxial compression tests, test for chemical properties and fish poison test are performed. Test results indicate that the method results in higher durability, less leaching through the use of the environmentally friendly injection material and faster mobilization of the strength. In addition, field tests confirm the formation of the bulb and the seepage cutoff wall.

An Analysis of BIM uptake in Each Phase of Modular Construction Projects in Korea (국내 모듈러 건축 프로젝트의 단계별 BIM 활용업무 분석)

  • Building Information Modeling (BIM) and modular construction are regarded as important technologies that could contribute to overcoming the crisis faced by the construction industry. However, BIM uptake in current modular construction projects is limited. Moreover, there are no specific guidelines to support decision-making regarding the application of BIM in modular construction projects. Therefore, this study aims to analyze the possibility for BIM uptake in each phase of modular construction projects in Korea. Initially, the literature detailing on BIM uptake cases in modular construction projects was reviewed. The detailed work and activities for each phase of a modular project were analyzed via a questionnaire targeting domestic modular experts, to derive items requiring improvement due to errors or changes occurring in the actual project. Ten realistic BIM uptake items were derived, reflecting the results of literature review and expert interviews. Then, the BIM uptake items in each phase were analyzed in terms of necessity and efficiency via a second questionnaire using five-point Likert scales. Finally, the BIM utilization index (BIM UI) of the BIM uptake items was suggested as a priority measure. As a result, the BIM UI of "3D coordination" (U2), "design authoring and reviews for off-site fabrication" (U3), and "detailed 3D modeling for off-site fabrication" (U4), were assigned the highest priority. The results of this study can be used as guidelines to support decision-making regarding the application of BIM in modular construction projects.

Development of Economic Analysis Indicators and Case Scenario Analysis for Decision-making support for Off-Site Construction Utilization of Apartment Houses (OSC 활용 의사결정 지원을 위한 경제성 분석 지표 개발 및 사례 시나리오 분석 - 공동주택 PC공법을 중심으로 -)

  • Recently, the Ministry of Land, Infrastructure and Transport presented the '6th Construction Technology Promotion Basic Plan' and 'Smart Construction Revitalization Plan (2022.7.20)'. Off-Site Construction (OSC), which involves construction and production of PC (Precast Concrete) and Modular, etc., has advantages in shortening the construction period, reducing costs, improving quality, reducing construction waste, and reducing safety accidents. However, the construction cost is high compared to the traditional RC construction method, which has hindered its utilization and spread. In this study, OSC utilization was improved. An economic analysis indicator and methodology that can support decision-making in the planning and design stages for multi-unit housing were proposed. The factors used in the economic analysis of OSC (based on the PC method) of apartment houses were reviewed. As for the indicators used in the cost and benefit section, 'Construction Period', 'Disaster Occurrence', 'Waste Generation', and 'Greenhouse gas Emission', which reflect the technical advantages of OSC, were derived. In addition, a scenario analysis was conducted based on actual apartment housing case data for the presented economic analysis indicators and benefit calculation standards. The level of benefit that offsets the difference between the existing RC construction method and the construction cost was reviewed. In future studies, it will be necessary to conduct additional case studies to apply the measurement criteria for detailed indicators and supplement the benefit indicators.
