A Study on the Structure Types and Concrete Strength Zoning of Domestic Tall Apartment Buildings (국내 초고층 주상복합 건축물의 구조시스템 유형과 콘크리트 강도 조닝 분석)

  • In this study, cases of domestic tall residential buildings were investigated for the structural types, numbers of stories, total heights, type of lateral load resisting systems, and zoning of concrete strength. Based on these investigation data, the structural planning pattern of tall residential building was analyzed. SRC structure is main structural types of tall residential building at the initial stage of domestic tall residential building, but RC structure is substituted for main structural types since 2005. Retaining wall system is positioned at the core part of structural plan as a lateral load resisting system. Concrete strength zoning of vertical members like columns are divided by vertical heights of lower parts, middle parts, and upper parts. Basic data of structural planning of 40stories and 60 stories residential buildings was proposed based on case investigation.

  • The housing market is now difficult because of excess of the increase rate of housing and long-term recession but high-rise mixed-use buildings can mix residential facilities with various demand facilities focusing and they have the advantages to secure open space and excellent view by high-rise apartment. But there are problems by hindrance of skyline formation and height of buildings. Therefore, the purpose of this study is to suggest the height standard and the slenderness ratio to location types of Mixed-use Residential Tall buildings. For the method of the study, term arrangement through literature search and the precedent research survey were first done, the level of urban design and the details related to the height of buildings were done as the case research focusing on the 16 cases in Seoul. The following results were drawn by suggesting the height standard and the slenderness ratio by location type based on them. First, the height of mixed-use building by location type in the level of urban design gets higher starting from the secondary center of the city and can be suggested as from less than 150m to more than 200m. Second, the slenderness ratio shall be planned as more than 1:3 because the area of the ground level of mixed-use building is large unlike Mixed-use Residential Tall buildings and visual passage shall be placed so that unity of openness and group formation will be planned. Third, for the height related to Mixed-use Residential Tall buildings, amendment of the special architectural district system and the special law related to super high-rise buildings shall be enacted.

  • The stack effect in high-rise buildings is expected more significant at nights in winter due to the large temperature difference between the inside and outside of the buildings. However, the existence of large openings such as natural ventilators on the floor may effect the position of neutral plane, smoke spread at fire and thus obstruct the door openings for rescue. In this paper, the vertical and horizontal pressure distribution with different openings of natural smoke ventilators was experimentally analyzed by investigating pressure differentials.

  • In the modern city in which the high-density and complex land use is needed, high-rise residential-commercial buildings appeared as a scheme to arrange a metropolitan residence with multiple high-techs and to induce activation of the city with leading the settled population to flow into the city. And the need of the times is to actively apply the eco-friendly notion to the architecture. In this study, the works of Ken Yeang who is regarded as an eco-friendly architect to make high-rise residential-commercial buildings ecological should be focused on with analyses of eco-friendly characteristics in inside, intersection between inside and outside, and outside of his works. The result o the study would be the suggestion to design eco-friendly high-rise buildings which make the city rise in quality.

  • 타워팰리스 3차 현장은 국내에서 현존하는 건축물로서 가장 높은 63빌딩보다 약 30m 정도 더 높은 초고층 주상 복합건물이다. 초고층 건축현장에는 일반현장과는 다른 시공기술과 기법이 적용되는 바, 당 현장에는 기존의 타워팰리스 1차와 2차에 적용되었던 초고층 시공기술을 기반으로 좀 더 발전된 시공기술과 공정관리기법을 적용하여 선진국에 버금가는 속도로 공사가 추진되고 있다. 당 현장에 적용된 여러 시공기술 중에서 콘크리트와 관련된 주요 기술은 1) Mat 기초에 적용된 무다짐(또는 고유동화)콘크리트, 2) Mat 기초에 적용된 Closed Pipe Cooling System, 3) Core ACS Form에 적용된 고강도 콘크리트, 4) 기둥에 적용한 800 kg/$m^2$ 초고강도 콘크리트, 5) 스포츠동 기둥에 적용될 CFT용 고유동화 콘크리트, 6) 주차램프 바닥의 조면처리용 섬유보강콘크리트 등이다.

초고층 건물의 층고저감을 위한 공조시스템

  • 산업의 발전에 따른 도시화의 영향으로 대도시에서는 가용공간을 확보하기 위하여 건물의 고층화와 지하공간의 개발이 활발하게 이루어지고 있다. 최근 증가추세에 있는 초고층주상복합건물, 초고층아파트는 건물의 높이가 증가함으로 인하여 건축공사비의 증가는 물론 설비적인 측면에서는 저층부의 수압이 상승 하여 높은 수압과 수격작용(water hammer)에 대한 배관 및 기기의 내압강도와 안전대책이 요구된다. 또한 건물의 초고층화로 인하여 열원에서 공조기까지, 공조기에서 실내기기까지의 수직거리 (vertical distance)가 길어지게 되어 연장된 공조덕트 및 배관 의 길이로 인해 반송동력비의 상승에도 큰 영향을 미치게된다. 이러한 문제점을 해결하기 위하여 기기 및 재료의 선정시 내압을 고려하거나 기기의 적정배치와 조닝(zoning)을 통해 상기의 문제점을 해결하는 방법을 적극 채용하고 있다. 하지만 보다 근본적인 문제해결 방법으로 건물의 층고저감에 의한 건축공사비 및 연 간운전비의 절감을 통한 건물에서의 소비에너지량 감소로 부존자원이 부족한 우리나라의 에너지수급정책에 기여하여야 할 것이다. 본 고에서는 건축물의 층고저감 효과를 얻을 수 있는 공조시스템에 대해 전반적으로 기술하고자 한다.

  • 최근 건축물은 초고층화의 경향을 보이고 있으며 이에 따라 하중감소 및 에너지 절약을 위한 외장재를 사용하고 있으나 화재 안전성은 고려되지 않아 화재 위험성이 증가되고 있다. 또한 높은 층수에 의한 바람의 영향이 증가하여 화재 시 큰 변수로 작용될 위험성이 있다고 판단되었다. 이에 초고층에서의 화재 안전과 관련 규정이 추진되고 있으나 여전히 미흡한 실정이며 화재 안전 대책이 강구되고 있다. 이에 본 연구에서는 초고층건축물의 화재 시 외장재와 바람이 화재 성상에 미치는 영향을 알아보고자 2010년 부산에서 발생한 초고층 주상복합건축물의 화재 사고를 FDS를 통해 분석한 결과, 화재 시 풍속을 적용한 경우가 적용하지 않은 경우에 비해 빠른 수직, 수평 화염 확대를 보였으며, 높은 최대 HRR값을 보였다.

  • Recently, due to the increase in high-rise apartment and residential-commercial complex buildings, a number of mega-class mass concrete members with a thickness of 3m or more have been designed. As the construction of mass concrete such as transfer beam and slab is increasing not only in foundation members but also in special structures, research on reducing temperature cracks in mass concrete is being conducted. To review temperature cracks in mass concrete, it is important to review the thermal properties of concrete, but it is difficult to use an adiabatic temperature rise tester in the field, so the semi-adiabatic temperature rise test is mainly used. In this study, to improve the accuracy of the results of concrete heat characteristics gained by the semi-adiabatic temperature rise test, various factors affecting heat loss compensation and methods were reviewed and presented.

A study on the economic analysis of high-rise residential-commercial building that is made by precast concrete (초고층 주상복합 프리캐스트 콘크리트 구조물의 경제성 분석에 관한 연구)

  • The increase of hish-rise residential-commercial buildings is required to cut down a term of works and the cost of construction. Reinforced concrete structures and steel framed reinforcement concrete that are commonly used have the difficulty in reducing them. Therefore, the purpose of this study is to propose a new precast concrete complex system and to analyze its economical feasibility. The economic analysis is performed through comparing the cost of a high-rise reinforced building that was already constructed with that of the new proposed precast concrete system, which is limited to structural frame work of typical floors. This study shows that the proposed precast concrete complex system is economical. Further research should be directed at including the influence of a term of works.

A Study on the Plan Characteristics and Unit Floor Type Through the Zoning Analysis of High-rise Residential Buildings (초고층 주상복합 건축물에서 조닝분석을 통한 단위세대 평면 유형 및 계획특성에 관한 연구)

  • The aim of this study is to understand the plan characteristics used in unit floor planning mainly with examples of mixed-use residential tall buildings. The study will extract plan characteristics mainly using the graph expressive technique with essential information of the zoning function of residential space, rather than merely analyzing the various construction floor plans by type. The research method involves studying a group of 50-story buildings (over 200 meters) which were built between 2002 and 2008. Among 6 high-rise residential buildings case, we extract the most preferred type from 34 types, And then we simply classify rooms in 3 zoning, the master, living and children's zones. Finally we analyze the correlation among 3 simple zone and then extract some model type. The results of this study revealed three main findings. First, using the 3 functional zones, the shape of the main building and the unit floor plan can be analyzed simply even when they appear to be complicated. Second, we can extract common features when we analyze the unit floor plan from the viewpoint of the penetrability among 3 zoning. Third, we can extract 2 types when we analyze the unit floor plan from the viewpoint of 3 connected functional zoning concepts.
