  • For this study, real estate brokerage services to customers how to evaluate quality factors and quality factors important for studying about what is preferred. Real estate brokerage service quality factors, the expertise of brokers, dealers sales skills, a sense of responsibility of traders, brokerage firm's position, whether or not participating were chosen franchise. Looking at the findings, and customer service quality factors, the five kinds of real estate brokers a sense of responsibility to be the most important quality factors were analyzed as a favorite, followed by the expertise of brokers, sales skills brokers, brokerage firm's presence, a franchise analysis of whether the order has been participating.   • This research extracted important factors in the real estate brokerage business and verified it's relationship between service value, reuse intent, word of mouth effect in order to analyse the elements of what the customers are looking for, and proved that brokers ability, trustworthiness and the location of the brokerage institute is an important factor. On the other hand the environment of the brokerage institute was verified to be less important. The most important factor for customer was the broker's ability, hence the countermeasures were needed.

  • In the 1970s, the full-scale development of the area now known as Gangnam began, ushering in the era of real estate investment on apartments which transformed housing styles in Korea. Apartments were pitched as the most ideal type of housing, creating a competitive market of high demand and skyrocketing prices. The apartments were also viewed as a means of quick asset investment among middle-class Koreans. Within this apartment frenzy stood the female real estate speculator, the bokbuin. This study seeks to locate the bokbuin in the real estate development market after the late 1970s. The apartment speculation boom cannot be attributed to the bokbuin alone, yet she became the target of public anger and criticism, singled-out as being responsible for fueling illegal and unethical investments. The apartment boom of the 1970s was in fact generated in large part by the government, developers, construction companies and realtors. While their pursuit of profit was deemed as legitimate, the bokbuin's conduct was mostly tainted by presumed illegitimate and greedy motivations. This study problematizes this gendering of real estate investment and treat the bokbuin as a byproduct of the family-centered culture in East Asia. Analyzing Im Kwon Taek's film "Mrs. Speculator", Park Ki Won's conte, "Bokbuin", Park Wan Seo's short story, "Children of Paradise", "The People of Seoul", this study shows that bokbuin's pursuit was not hers alone; it was the collective pursuit with her husband for the enhancement of family finances. This stud y argue that the bokbuin embodied the thickly misogynistic climate of the 1970s that projected the chaotic rise of greed onto the woman.

  • The purpose of this study is to suggest the way of effective management of real estate brokerage business by establishing the Job Model in real estate brokerage business in Korea. The AHP method, designed for professionals in a field, is used to establish the Job Model. The main result and implication of the study are as follows. The study found that real estate brokers recognize the importance of getting knowledge and information about the patterns and changes of the real estate market and economy, for the effective management of real estate brokerage business. The study therefore suggest that it is necessary to provide the brokers with education chance for the knowledge about the real estate market and economy.

  • For the property right's protection of the nation, the uncertainty's dissolution and the reliability's security of real estate trade are very important. With the life style's change, the market of real estate becomes diversification, and the level of the real estate trade becomes diversification. But compared with this, the trade system of the real estate has not broken away from the mode in the past yet. To cope with it actively, it needs to review the real estate trade form. Especially, it needs to investigate a plan that can advance the Agency Listing method. The Exclusive Agency Listing and the real estate Information Network System have been the usual system in some advanced countries like America, Japan. It is the system that establishes the real estate brokerage's trade order and encourages the execution for the real estate client's property right's protection and benefit offer. In our country, The Exclusive Agency Listing and the real estate Information Network System were created in the revised real estate brokerage law in 12, 1993. But because of varies of questions, it can not be settled down. So this paper will develop the characteristic factors of the Exclusive Agency Listing and the real estate Information Network System revitalization and examine the mutual relation depends on the factors. And these factors were studied through the proved analysis to the effecting made on the Agency function's consideration and real estate broker' trust and customer satisfaction. So depends on these, the existed value now will present the revitalization plan and political implication about the Exclusive Agency Listing and the real estate Information Network System.

미국 선물시장의 규제제도 운영현황 - 상품선물현대화법과 애국자법 시행에 따른 변화를 중심으로 -

  • 미국 선물시장에서는 1934년 증권법과 1974년 선물거래법 그리고 1982년 Johnson-shad 협상안 이후, 증권은 SEC에서, 선물은 CFTC에서 규제하는 현선분리원칙을 지켜왔다. 그러나 최근의 상품선물현대화법과 애국자법(The Patriot Act)의 제정으로 인하여 미국선물시장은 다중규제(Multi-layered Regulation)의 도입이라는 변화를 겪고 있다. 상품선물현대화법은 새로 도입된 증권선물상품(Security Futures Products)을 선물이자 동시에 증권이라고 정의함으로써, CFTC와 SEC가 공동으로 선물시장을 규제하게 되었다. SEC와 CFTC의 위원장간에 교환된 양해각서에서는 특별히 두 정부규제기관간의 신속한 정보교환과 긴밀한 업무협조를 다짐하고 있다. 공적규제기관의 협력적 관계는 민간 자율규제기관에도 영향을 미쳐, NASD와 NFA는 회원등록업무와 감리업무 그리고 회원사 교육 훈련 등에서 상호협력적인 공동의 노력을 기울이고 있다. 2001년 9-11 테러사건을 계기로 입법된 애국자법은 선물중개업자들의 현금거래 보고의무를 추가하였다. 선물중개업자들을 금융기관으로서 고객확인의무(Know-Your-Customer Rule)를 지고, 선물거래고객이 1만달러 이상을 현금으로 납입할 경우에는 Currency Transactions Report를 작성하여야 하며, 입출금조작행위나 그러한 의도가 보이는 경우에는 Suspicious Activity Report를 작성하여 금융범죄수사국에 보고하여야 한다.

  • This study aims to survey the influence of the internet-based real estate transaction systems used by the common people on their decision-making for buying the real estate. That is, the purpose of this study is to review how the system for selection of the real estate has influence on the decision-making for buying the real estate, by exerting influence on the customer-satisfaction. Also, I want to present a scheme for the more effective internet-based real estate transaction system so that the real estate agents may grasp the on-line real estate transaction system and understand the intention of the customers for buying, and thereby establish the active marketing strategy.
