A Study on the Propagation Characteristics of Polarization Diversity in rural and Residential Areas (교외 및 주거 지역에서의 편파 다이버시티 전파전파 특성 연구)

  • In this paper, we performed the comparisons between polarization diversity using dual polarization antennal which has $\pm45^{\circ}$slanted linear polarization characteristics and conventional space diversity in rural and residential areas. The analysis was done by evaluating the diversity gain improvement and cross correlation coefficients between two received signals through each diversity branch. From the results, we could confirmed that space diversity has bigger diversity gain than polarization diversity by 1~2 dB, and there is a little difference of $\pm0.1$ in cross correlation coefficients by analyzing CDF under portable mobile phone environments.

  • According to the "Population and Housing Census of 2010", announced by the National Statistical Office, "House Nomad group" was increased by more than 70% compared to 2005. Emergence of House Nomad tribe about the cause of the increase of influence and House Nomad tribe give the housing market, but prior to the discussion often, there is no place that still it became clearly evident in the research. The purpose of this study, are looking for the emergence and increasing cause of House Nomad group in terms of consumption behavior of the house. For this reason, We use the Population and Housing Census 1% of the data 2010. and Multinomial Logit Models., is a useful method that can be utilized when there is no rank and order the consumer choice. The results were as follows. House Nomad group was found to be higher probability of living place and good environmental characteristics of housing that has been expressed in the properties of the housing. Also appeared to have a relatively longer time commuting. And that residential mobility is high.

  • Recently people are starting to pay attention to the vacant house. Vacant house across the country are expected to be a Million. Ministry of Land, Transport and Maritime Affairs has created a new legal provisions regarding maintenance to Vacant on the Construction Law. But Vacant house information systems in government are not available Other countries to clarify the role each entity to manage these Vacant and manages the Vacant. The national government has made the operating budget support program for the Vacant management. The local government has made legislation of self-government to create a DB for the Vacant management. A non-profit corporation is developing a program operated by the Vacant, and the Vacant intermediaries to consumers. Therefore, our country is also to expand the national budget for the Vacant administration, local governments should establish a comprehensive management system for managing and providing Vacant house research and DB.

A Study on Categorizing the Types of Transit Accessibility by Residence and Working Place and Identifying its Association to Personal Transit Travel Frequency (주거와 직장의 대중교통 접근성 유형화와 대중교통 통행발생량과의 연관성에 관한 연구)

  • This study is aimed at identifying the relationship of transit accessibility types to its related travel frequency in the Seoul metropolitan area. A multi-level poisson regression model is employed after categorizing transit accessibility into 18 types based on locations of residential and work workplace. Analysis results offer three policy implications in improving transit use in the Seoul metropolitan area. First, increase in transit ridership can be more effectively attained when policies concerning both competitive and complementary relationships between bus and rail transit are incorporated. Second, transfer system needs to be focused on such two modal perspectives as one travels from Seoul to suburban area and residential areas given the fact that walking accessibility to bus transit is good but that to rail transit is poor. Third, it is more effective to emphasize rail transit priority rather than bus transit, especially for the travel from suburban area to the city of Seoul in order to increase transit ridership.

  • It is estimated that the elderly will constitute 24.3% of the entire Korean population in 2030, when about 7,125,000 baby boomers reach retirement age. Therefore, this aging phenomenon might be the most urgent issue facing Korean society. The baby boom generation shows a strong tendency to dispose of existing residences or move into new housing after retirement, thereby exerting enormous impacts on social and economic sectors as well as the housing market. Against this backdrop, this study aims to identify both factors and patterns behind baby boomer retirees' post-retirement housing transfer trends. To this end, a survey is undertaken here with respect to those baby boomers living in Gangnam-gu and Seocho-gu with actual housing transfer plans in the foreseeable future, and who can act as a practical consumer group for the future housing market. This study verifies baby boomers' diverse preferences for housing type. Their preference for apartment houses still remains high in every situation, and this has significant implications for changed preferences of other housing types considering that most of the survey respondents currently reside in apartment houses. According to the survey, there are more than 80 kinds of baby boomers' housing transfer patterns, which demonstrates that more than half of the survey respondents pursue different housing mobility plans. When it comes to the factors behind their housing selection, the baby boom generation shows a strong preference for physical factors. However, environmental and psychological factors gain more momentum under unfavorable circumstances, while social factors play a decisive role in their housing selection in categories such as 'couple/deteriorating health' and 'single/healthy'.

Characteristics of Immigration Path and Residential Location of Korean Immigrants in Los Angeles (미국 LA지역 한인 이주민의 정착경로 및 주거입지 특성)

  • This paper aims at elucidating the characteristics of immigration path and residential location, and analyzing the factors influencing housing ownership structure and preference of residential location factors of Korean immigrants in Los Angeles. The main results of this study are as follows. Firstly, immigration paths of Korean Immigrants are divided by spatial assimilation type and network of mainstream society oriented type. Secondly, according to the results of binomial logistic regression analysis, Korean town as a current residential location is selected by low-income class, aged migrants group, housing non-owner group and longer migration period group. Thirdly, migrants tend to retain detached housings in residential area of mainstream society while migration period go beyond 10 years and incomes exceed $60,000. Finally, according to ANOVA tests on the preferences of residential location factors. high-income and home owers groups more prefer location factors such as economics, natural environment, housing interior facilities, network of mainstream society.

  • Korean population is now aging at an unprecedented rate. Fertility decline together with rapid improvements in life expectancy is the dominant demographic trend. As human life and housing environment are inseparably related to each other, the importance of conditions of housing environment for active aging among seniors has been received considerable attention as vital ones to expand the independency period of seniors. The purpose of this case study is to identify relationships between environmental affordance and perceived holistic health of the active elderly living in a retirement community located in Seoul. With spending time personally in the community to observe their lives, the researcher could be in close rapport with the residents. After the period of getting familiar with each other, in-depth individual interview and focus group interview were conducted and then, qualitative analysis was completed. As a result, general evidences showed that perceived seniors' health on the whole was improved physically, socially, and mentally by moving into the community providing appropriate environment affordance with the older adults. The study presents that retirement relocation into an improper environment may be a negative challenge, however, it may positively influence on the health and well-being of those who live there if the environment properly supports seniors‘ needs physically and socially

Moving Motivation of Senior Cohousing Inhabitants in Scandinavian Countries (스탄디나비아 노인용 코하우징 주민의 이주동기)

  • The purpose of this study was to find out the moving motivation of senior cohousing inhabitants in Scandinavian countries, which experienced change of typical nuclear family structure and higher vocational activity rates of women, earlier than East Asian countries. Cohousing schemes were evolved as an alternative housing to reduce housework for working women, and to reduce loneliness of elderly people by promoting active mutual relationship among inhabitants in the community. This paper described why the elderly moved to senior cohousing in Sweden and Denmark. The project was carried out by social survey. 935 postal questionnaires were sent from April to May 2002 to 28 senior cohousing communities throughout Denmark and Sweden. Of those, 536 replies (57.3%) were collected and analyzed by SPSS program. 19 moving motivations were discussed connected with the variables such as characteristics of residents, community-initiative, and dwelling size. As a result ideology of senior cohousing, wanting to be free from housing management and physical attraction of the building could be interpreted as main reasons to make inhabitants move to senior cohousing community. The important variables affecting moving motivation were found out as living situation and community-initiative. This findings could be used for some information to architects, designers and decision makers who intend to develope senior cohousing projects in the near future in Korea as well as Scandinavian countries.

  • The cost of low-income groups's housing expenses have been weighting since 2000. To solve this problem, governments encourage supplying rental apartments for them. House rental supplement is most common things to solve housing problem in an advanced country but there is neither earning rate nor assessment standards in our country. Therefore, studies on house rental supplement are required to develop this systems. Hence in this study, we try to suggest both proper house rental charge to encourage nongovernmental construction and house rental supplement, considerng ability to pay.

  • Following the development of economy and progress of the society, the problem of aging population appears. In 1999, China had been classified as "aging society" and aging of population has become a serious social issue that affects the economic growth and social stability. And one of the crux issue is the dwelling of aged people. As a cosmopolitan city, Beijing keeps leading position on residential development. But facing grim problem of ageing population, and the problem of the elderly living has not been solved yet. At the beginning of 21 Century, the first aged community(Oriental Sun City) was built in Beijing, and attracted a large number of old people to move in. But there are many problems in the process of design and construction since there is not much correlative researches for planning and design of aged communities. With a view to aged communities in Beijing, this thesis intends to research on the planning and design of aged communities. This thesis will give reference to help the programming and design of aged communities.
