At the threshold of the 21st century People have been exploring the future of each field. Accordingly In the area of housing the increase in income level and high-technology development facilitated full scale research on the future housing. The purpose of this research is to try to set up a systematic theory on the future housing by investigating theoretical backgrounds of the future housing and development of the future housing planning concept, A document research method was used to analyze the development of the future housing planning concept of three periods from its origin in the 19th century to present : the burgeoning period growing period and maturing period. In particulary this research examines development of the future housing planning concept from the 19th century in which future housing planning concept was emerged to the early part of the 20th century: the burgeoning period. The future housing planning concepts of this period are analyzed as follows ; In order to solve the social problems arising in the process of the Industrial Revolution, the concept such as ; "ideal city", "high rise apartment housing" and "industrialized housing" was formulated. housing" was formulated.ated.

Ever-developing information and communications technology has changed the ways of life from that of industrial society to the information-oriented community, and is widely used in a variety of social and economic contexts. Besides, urban problems in today's society are intricately involved so that the possibility of any reliable breakthrough may not to be likely. To work out these complicated problems as well as to understand the crux of the matter more comprehensively, ubiquitous urban planning has been laid out, and as a result attempts to reflect this system are cautiously made in metropolitan areas. However, most u-City planning, integrating uibiquitous technology, has focused on creating urban infrastructure and its services, therefore neglecting the importance of housing in urban space. Consequently, thorough u-City planning has yet to be defined in relation with urban space, and housing planning, established on the basis of the user-oriented housing environment, needs to be urgently made. Centering on the importance of housing in the construction of an improved future urban environment, this study aims to discuss the role of urban environment planning where metropolutan residents can enjoy a comfortable and convenient life. As well, this research paper seeks to focus attention on the consideration for users that is often disregarded but requires reflecting in the u-City planning.

건설교통부가 5일 '2007년도 업무 계획'을 발표했다. 건교부는 참여정부 출범 이후 지난 4년 동안의 성과를 평가하고, 그동안 추진해온 각종 정책을 되짚어보고 앞으로의 계획을 7개로 나눴다. 건교부가 발표한 올해 업무 계획의 핵심은 집값 안정과 주거 복지에 총력을 기울여 국민의 신뢰를 회복하는 데 있다. 올해 기대되는 건교부의 7대 계획을 들어보자.

아파트는 우리나라 주거의 반수이상이 공급되어 있으며, 가장 선호하는 주거유형으로 자리매김 되고 있다. 이처럼 주거의 대부분을 차지하고 있는 아파트 내부공간이 최근에는 트렌드 차별차로 다양한 변화를 자랑하고 있지만 기본적인 법적 요구공간과 설계치수만을 적용하고 있는 상황이다. 주거에서 가장 중요한 의미는 가족이 단란하게 생활하는 공간이며 사회생활의 긴장을 완화시키는 기능이라 할 수 있을 것이다. 또한 주거공간은 가족 구성원간 상호작용과 자아정체감을 갖는데 영향을 주고 있으며 공간의 기본조건 중 능률성은 동선과 사용공간, 가전제품, 가구치수는 주거공간의 면적과 칫수에 영향을 미치고 있다. 아파트의 내부공간구조 자체가 서구에서 도입된 형태로 우리나라의 신체적 치수적용에 부조화를 초래하였으며 최근에는 다시 인체치수의 변화로 이와 관련하여 대한 건축계획에서도 적절한 주거공간의 구성을 위한 인체공학적 적합성에 근거한 주거공간 계획 기준을 제시하고자 한다.

주택유형의 변화와 친환경 주거에 대한 관심이 높아지면서 친환경계획요소의 정량적 검증에 대한 연구가 활발히 이루어지고 있다. 하지만 초고층 복합주거의 경우 친환경계획요소에 대한 정리와 실제 거주자들을 대상으로 한 만족도에 관한 연구는 미비한 실정이다. 이에 본 연구는 초고층 친환경계획요소를 단지, 건물내부, 설비 및 유지관리로 구분하여 실제 거주자를 대상으로 중요도와 만족도를 평가하였다. 또한 거주만족도(만족도, 충성도, 선호도)와 친환경계획요소의 영향 관계를 PLS 구조방정식을 통해 실증 분석하였다. 연구결과를 요약하면 첫째, 단지 친환경 계획요소의 개선은 만족도를 충족시켜 실제 거주자의 충성도에 영향을 미치는 것으로 나타났다, 둘째, 건물내부의 친환경 계획요소의 증가는 실제 거주자의 만족도와 선호도를 모두 충족시켜 충성도에 영향을 미친다. 셋째, 설비/유지관리의 친환경 계획요소는 실제 주민의 선호요인으로 도출되었으나 만족도에 대한 가설은 유의하지 않은 것으로 나타났다.

본 연구의 목적은 최근 건설된 노인전용 조합주택으로 입주한 노인가구를 대상으로 거주자 측면에서의 주거환경 평가이며, 아울러 미국 조합주택에 대한 이해를 도모하고자 한다. 설문지를 통해 수집한 자료는 빈도와 백분율 회귀분석을 사용하여 분석하였으며, 총 171가구가 본 조사에 참여하였다. 조사대상 가구주의 평균 연령은 76세였으며 교육 수준은 높았고, 가족형태는 부부나 독남가구가 대다수였다. 조사에 참여한 가구들은 저렴한 주택비용, 안전성, 주택유지 및 관리의 용이성, 주거 내의 접근용이성을 현 주거환경의 선택 동기로 손꼽았다. 현 주거환경의 평가를 물리적 환경, 사회적 환경, 그리고 거주자 참여방식의 관리에 대한 만족도로 크게 3가지로 나뒀으며, 물리적 환경 관련 요소가 주거환경 평가와 관련한 만족도에 가장 중요하게 작용하였다. 본 연구결과는 장기적인 주택관련 비용의 저렴화와 노인의 독립성을 위한 지원성이 강화된 물리적인 환경의 구축이 무엇보다 주거환경 평가시 중요하므로, 향후 노인전용 대안주택 계획시 이점에 대해 고려되어야 할 것이다.

Recently as the rapid increasing of the elderly, silver housing has grown up. Though much fire evacuation and safety law, fire accident is most dangerous problem in our society. So this study is the purpose to analyze evacuation safety in urban silver housing of floor planning by corridor types using human behavior simulation. The methodology of this study is 'Literature Review' and 'Simulation'. This study has been carried out on silver housing's definition, types, fire safety theory and relation law. To proof evacuation safety, this study measured escaping time, longest distance, and bottleneck counting using human behavior simulation. This study use game engine simulation program to analyze 6 corridor types experimental model. As the result of simulation, this study compare between ASET and simulation result. The result come down to 3 part. First, double loaded corridor type is the most dangerous on urban silver housing. Second, Safe shelter's location and number cause increasing of escaping time. Lastly escaping time is influenced by behavior of agent, bottle neck strike frequency.

90년대 이후 지구 환경문제가 인류 생존과 직결된 중요한 이슈로 제기되면서 개발 위주의 의식이 환경에 대한 보전과 자연과의 공존의 의미로 전환되었다. 이에 본 연구는 친환경적 건축으로의 변화시점에서 건축의 대다수를 차지하는 주거건축을 중심으로 디자인 원리를 추출하고, 이의 세부요소를 추출하여 친환경적 미래주거계획에 자연과 인간이 쾌적하고 지속적인 발전을 이루는 주거단지 개발의 가능성을 제시하고자 한다.(중략)

This study which aimed to propose development directions for the future housing through the social change tries to predict the change of the future. Establish directions for planning of concept-Sustainability. Human-friendliness. High Technology and, with reference to case study and literature judge feasibility of them. The major findings were as follows : 1. Development direction related to the future housing can be classified into 7 principle : energy-saving, resource-saving, natural adaptation, community, user participant, super high level, and home intelligent. 2. Planning factors of the future housing can be divided into several itemes.
