Analysis of Residential Location Preference Factors by Characteristics of Households in the Case of Daegu.Gyeongbuk Households (대구.경북 가구의 가구특성별 주거입지 선호요인 분석)

  • The purpose of this paper is to analyze the residential location preference factors by households' characteristics in the case of Daegu Gyeongbuk households. Under this research purpose, firstly, questionnaire survey of Daegu Gyeongbuk was done, and nextly, AHP(Analytic Hierachy Process) with questionnaire survey results was analyzed. The main results of this study are as follows. Firstly, residential location factors most preferred by Daegu Gyeongbuk households is capital gain, followed by living environment, accessibility of public transportation, accessibility of private car traffic and security. Therefore, we can see Daegu Gyeongbuk households prefer investment value and living amenity together as residential location factors. Secondly, according to the results of AHP by age, below 30th prefer accessibility factors, 40th prefer capital gain and school district factors, and above 50th prefer living environment, natural environment and security factors, relatively. Thirdly, according to the results of AHP by household income, low income households prefer living environment and accessibility factors, middle income households prefer capital gain and accessibility factors, and high income households prefer security, accessibility of private car traffic and view/sunlight factors, relatively.

  • The purpose of this paper is to analyze the residential location preference factors by households' characteristics in the case of Seoul metropolitan area households. The main results of this study are as follows. Firstly, residential location factors most preferred by Seoul metropolitan area households are accessibility of public transportation, followed by security and living environment. Therefore, we can see Seoul metropolitan area households prefer amenity and quality of life as residential location factors. Secondly, according to the results of AHP by age and household income, the residential location factors Seoul metropolitan area households prefer are different by age and household income. Thirdly, according to the results of comparative analysis between the case of Seoul metropolitan area and Daegu Gyeongbuk households, Seoul metropolitan area households more prefer safety and quality of life, on the other hand, Daegu Gyeongbuk households more prefer investment value of housing.

Korean University Students' Preferences for the Rental Apartments and Housing Location Factors - Comparative Analysis between Korean and US University Students - (국내 대학생들의 임대 아파트에 대한 인식과 주거입지 선호 특성에 관한 연구 - 미국 University of Washington 사례와의 비교분석 -)

  • This paper aims at, firstly, analyzing the preference of rental apartment owned by real estate companies, and the characteristics of housing location factors which Korean university students prefer, secondly, examining the effect of location factors to housing preferences. Especially, comparative analysis between this study and US students' precedent case study are used, in order to derive the implications about the housing policy. The main results of this study are as follows. Firstly, according to the questionnaire survey results, a great part of Korea and US university students prefer rental apartments owned by real estate companies as next housing after graduation. And a meaningful part of them prefer rental apartments owned by real estate companies as permanent housings. Secondly, according to factor analysis, five new factors such as (1) housing condition, (2) facilities and management, (3) neighborhood, (4) reputation and policy, (5) accessibility are extracted. Finally, according to logistic regression analysis, "facilities and management" and "reputation and policy" factors influence the preference of rental apartment. Therefore, provisions of "facilities and management" and "reputation and policy" factor are important to activate rental apartments owned by real estate companies for young generation.

  • This paper aims to analyze the effects of the residential area and personal characteristics of households on the preference of residential location factors. The main results of this study are as follows. Firstly, considering the results of multiple regression analysis, it can be seen that preference of location factors is differentiated according to the residential area and personal characteristics of households by individual location factors. Secondly, considering the results of binomial logistic regression analysis, it can be also elucidated that the preferred location factors are differentiated according to the residential area and personal characteristics of the households. Therefore, it is judged that the residential area and personal characteristics of household and the location factors of the household are mutually influencing each other.

  • This paper aims at, analyzing the characteristics of immigration path, residential status and residential location preference of Korean immigrants in Washington State of United State. The main results of this study are as follows. Firstly, according to the questionnaire survey results, respondents tend to prefer own housing as their incomes are higher. Secondly, Location factors which respondents most prefer are safety, natural environment and school district. Thirdly, household income influences the housing ownership rate of respondents, according to the result of binomial logistic regression analysis on the impact of individual characteristics of the respondents on the housing ownership structure. Finally, according to the results of logistic regression analysis on the impact of individual characteristics and housing ownership structure of the respondents on the residential location preferences, (1) respondents who own housings more prefer school district as residential location factor, (2) respondents their age are over 40 years old prefer safety/amenity as residential location factor, (3) respondents their immigration period are more than 10 years prefer safety/amenity as residential location factor, (4) respondents their initial immigration region are not Washington state prefer safety/amenity as residential location factor.

  • Established redevelopment and reconstruction projects were unified into one law in 2003 when the 'Act of Urban, Residential and Environment Improvement' was enacted. However, the act only focused on the improvement of the physical state of residential environments established by maintenance projects. In order to be effective, the law also needs to improve the nonphysical aspects of the residential environment. While conducting our research and comparing it with past research, we identified the major factors of residential preferences in order to extract and analyze the nonphysical state of residential environments. As a result, we found that social and economic factors are significantly more important to residents than cultural factors. Also, we found that in each district studied the housing preferences were the most important in redevelopment and reconstruction with the exception of Sangdang-Gu (where the community was the most important factor) and Hungduk-Gu (where the social factor was most important). For future purposes, it is necessary to consider the variables according to each location in order to reflect the needs of the residents when building an apartment complex within the redevelopment and reconstruction district.

  • 본 연구는 거주자를 고려한 색채계획에 기초자료로 활용되고자 주거공간의 색채계획 실태와 선호하는 색채를 파악하고, 이를 사용자 측면에서 평가하였다. 연구결과는 다음과 같다. 첫째, 거주자들은 마감재를 선택하는데 있어서 특정한 한 가지 요인보다는 여러 가지 요인을 동시에 고려한다. 둘째, 주거공간에서 색채는 실내분위기를 결정하는데 중요한 요소라고 평가하고 있음을 알 수 있다. 셋째, 현재 거실공간과 부부침실의 경우 천장과 벽의 색상(Hue)은 N(흰색)계열이었고, 색조(Tone)는 밝은 톤으로 마감되어 있음을 알 수 있다. 이러한 색채계획에 관한 만족도는 보통인 것으로 나타났다. 넷째, 거실공간과 부부침실에서 가장 선호되는 마감색채는 현재의 것과 동일하게 나타났지만, 현재 마감된 색채보다는 색채종류가 더 다양함을 알 수 있었다.

Empirical Analyses of the Relationships between the Factors of Residential Mobility and Preferable Residential District: The Case of Daegu (대구시 주거이동 결정요인별 선호주거지역 분석)

  • We explore what factors influence the residential choice and mobility of people, and try to figure out the preferable residential district in Deagu. Household, housing characteristics, and neighborhood environments are considered as explanatory variables to predict the residential choice and the preferable residential district, and logit regression is used for the analysis. We found age, ownership, income, property, and education level as household characteristics, building age as housing characteristics, and accessibility to park and open space, public library and shopping mall as neighborhood environments are significant in determining residential choice of people whereas housing size, accessibility to elementary school, local market, cultural facility and gymnasium are not significant. These results imply people choose the residential district according to household characteristics as they did, as well as choose according to housing characteristics and neighborhood environments which are newly issued factors.

  • Large-scaled apartment housing complex at outskirts of downtown which has direct influence on urban view concentrated on improving the space outside the complex like spatial composition of individual plan design, but neglected the contribution of urban view. However, as people's orientation toward urban areas was changed to quality from quantity, concerns on urban view have been gradually increased and planning of apartment housing has been extended to complex with view contributing to urban people as a factor composing the city in resident centered spatial composition. This study is therefore to examine the characteristics of view components of 13 apartment housing complexes at Sangmu District in Gwangju Metropolitan City and their influences on evaluating view image.

  • The development of modern medicine and economic growth has caused the elderly population to increase rapidly in Korea and the country is becoming an aging society. As the population of elderly has increased the interest in silver towns has also increased. the elderly population is more affluent in the past and more willing to spend their money on themselves. This led to the need of supplying silver towns where they can have comfortable retirement. The research conducted for this study was to understand the silver town market by finding the preference of silver town service according to their life style. The target of this survey was the pre-elderly in the Cheongju area and several analysis techniques like factor analysis, crowding analysis, and conjoint analysis were used to understand the life style of the preelderly and preference factors of silver town services.
