Analysis of Resident's Satisfaction and Its Determining Factors on Residential Environment: Using Zigbang's Apartment Review Bigdata and Deeplearning-based BERT Model (주거환경에 대한 거주민의 만족도와 영향요인 분석 - 직방 아파트 리뷰 빅데이터와 딥러닝 기반 BERT 모형을 활용하여 - )

  • Satisfaction on the residential environment is a major factor influencing the choice of residence and migration, and is directly related to the quality of life in the city. As online services of real estate increases, people's evaluation on the residential environment can be easily checked and it is possible to analyze their satisfaction and its determining factors based on their evaluation. This means that a larger amount of evaluation can be used more efficiently than previously used methods such as surveys. This study analyzed the residential environment reviews of about 30,000 apartment residents collected from 'Zigbang', an online real estate service in Seoul. The apartment review of Zigbang consists of an evaluation grade on a 5-point scale and the evaluation content directly described by the dweller. At first, this study labeled apartment reviews as positive and negative based on the scores of recommended reviews that include comprehensive evaluation about apartment. Next, to classify them automatically, developed a model by using Bidirectional Encoder Representations from Transformers(BERT), a deep learning-based natural language processing model. After that, by using SHapley Additive exPlanation(SHAP), extract word tokens that play an important role in the classification of reviews, to derive determining factors of the evaluation of the residential environment. Furthermore, by analyzing related keywords using Word2Vec, priority considerations for improving satisfaction on the residential environment were suggested. This study is meaningful that suggested a model that automatically classifies satisfaction on the residential environment into positive and negative by using apartment review big data and deep learning, which are qualitative evaluation data of residents, so that it's determining factors were derived. The result of analysis can be used as elementary data for improving the satisfaction on the residential environment, and can be used in the future evaluation of the residential environment near the apartment complex, and the design and evaluation of new complexes and infrastructure.

  • The purpose of this study was to survey curriculum of the department of housing and to develop housing welfare educational program in order to offer the information helpful to the professional of housing education and housing policy makers. Documentary research and content analysis methods were used in this study. Data drawn from internet homepage of each universities and public institutions. The major results of this study are as follows. 1) There were 30 universities which has related to the department of housing and the name of major was very various. The half of their curriculum were housing and interior design. 2) The housing welfare educational program should be step by step. The first is basic step to team basic theory of housing and to establish concept of housing welfare. The second is application and practice step of housing design and housing policy and housing economics. The third is specific application step to consider that who were taker from the housing welfare policy and to take practical training in field.

  • When disasters happen specially in islands, we have a lot of problems of 'managing many workers and heavy equipments because of bad weather', 'being hard to offer, transport and install container-houses as temporary housing', 'being hard to store and use again after disassembling', too. More serious problems come from bad conditions that more and more people leave the islands and only old people live there, moreover, islands get easy to be isolated by inclement weather. So the purpose of this research is to develop and design emergency housing for sufferers which is light, efficient to be stored, easy to transport and build in disasters by resolving such problems, after rethinking the concept of temporary housing. Also, this research intends to suggest the concept of 'emergency housing'. The process of this research includes selection of architectural materials, experiments, constructional simulation, design and building test.

A Numerical Analysis for Fire Spread Mechanism of Residential Building Fire (주거용 건축물의 화염전파 현상에 대한 수치해석적 검토)

  • This study is intended to present a computational thermal model for a residential building. As the Performance Based Design is more popular, fire-intensity and fire-load have turned out to be very important factors for building design and can be predicted through some computational work. To predict and estimate the fire properties of a residential fire, we made some numerical models of combustibles and residential building. In a bid to validate the estimate values, computational analysis results from numerical models were compared with real fire tests. For computational analysis, the Fire Dynamics Simulator (FDS) was used with Large Eddy Simulation (LES) model for turbulence. Consequently, fire-intensity was well predicted and flash-over of rooms were successfully estimated.

The Effects of Housing Poverty on Family life (주거빈곤이 가족생활에 미치는 영향)

  • The housing is basic need to human life, foundation of family life and structural characteristics to control human life and action. The structural characteristics of housing have various effects on the family life such as family lifestyle, relationship of family members and child development and health by family structure. The purpose of the study is to identify how the housing poverty, defined as sub-minimum standard housing conditions, excess housing expenditure and housing instability, affects the family responsibility burden, the family relationship satisfaction and the family life satisfaction. This study used the third Korean Welfare Panel Study, the analytic method used was the Structural Equation Modeling(SEM), and the model fit had a considerable validity by inspecting the SEM. The findings of the study are as follows. Housing poverty had significant positive effect on family responsibility burden, while had significant negative effects on family conflict action method, family relationship satisfaction, family life satisfaction and health(subjective, mental, physical). The indirect effects on housing poverty had better effect by family conflict action method than effect by health, but the direct effects had the most.

  • 이 연구는 2차자료가 부족한 우리나라 슈퍼마켓 업체의 여건을 감안하여 간편하게 활용할 수 있는 입지분석 모델의 가능성을 탐구하였다. 연구모델은 두 가지 기준을 근거로 모두 네가지 모델을 설정하고 비교검토했다. 먼저 표본추출방법에 의해 내점객표본과 지역할당표본으로 분류하고, 이것을 다시 포함하는 변수의 범위에 따라 축소모델과 확장모델로 구분하였다. 공간상호작용모델의 추정에는 MNL(Multinomial Logit)방식을 이용했다. 분석결과 내점객표본으로 조사해서 얻은 응답자의 주거지와 주로 찾는 점포, 그리고 사전적으로 입수한 경쟁점포의 매장면적, 인접점포까지의 거리에 대한 자료만을 이용해서 추정한 가장 간단한 모델이 비교적 만족스러운 결과를 나타냈다.

Analyses of Structural Performances for Reinforced Concrete Middle-Rise Residential Building under Construction (중층 규모 철근콘크리트 주거형 건물의 시공 중 구조성능 분석)

  • Middle-rise reinforced concrete residential buildings account for a large portion of the Korea, and structural performance analysis are needed for problems that could occur during the construction of such buildings. Thus, a middle-rise reinforced concrete residential building with 25 stories are selected as a sample model for structural performance analysis. The structural analyses are performed by dividing a sample model into the construction stage models of the 5th, 10th, 15th, 20th and 25th floors and the completion stage models with the design completed. For the comparisons of structural performances, Eigenvalue analysis results and lateral-load-resisting capabilities and structural design performances of structural members are analyzed. As a result of analyses, it was confirmed that both the construction and completion stage do not exceed KBC criteria limits at the lateral displacement and story drift ratio, and structural design performances of structural members confirm structural safety in all components except for some members of the wall. Therefore, it was concluded that if structural stability is obtained during the completion stage of a middle-rise reinforced concrete residential building, structural stability is secured under construction.

  • 낙후된 도시를 정비하는 방법으로 새로이 등장한 거점확산형 주거환경개선사업은 전면철거방식인 주택재개발사업이내 공동주택 건설방식과 비교하여 지역주민의 재정착 비율이 높고, 기존 도시 조직을 고려하며 점진적으로 개발할 수 있는 기성시가지 정비수법으로 주목받아 왔다. 또한 지역의 침체된 경제를 활성화시키고 황폐화된 구시가지를 회복시키기 위하여 정부에서는 도시의 새로운 경쟁력을 찾고 지역 주민의 삶의 질을 보장하기 위해 지역 주민의 삶의 질을 보장하기 위해 지역 커뮤니티를 근간으로 하는 도시재생사업을 추진하게 되었다. 효과적인 거점확산형 주거환경개선사업을 위해서는 주민참여가 중요하며, 현재에 이르러서는 필수적인 요건이 되었고, 도시계획 역시 주민과 함께 하는 방향으로 변화하게 되었다. 이에 따라 GIS도 주민과 같은 비전문가의 의사결정을 지원하기 위한 도구로 확대되어 활용되고 있다 하지만, 현행 주민참여 방식은 형식적인 수단에 불과하며, 주민 참여도를 높일 수 있는 획기적인 방법은 아직도 연구해야할 과제이다. 따라서 본 연구에서는 커뮤니티의 재생을 목적으로 하는 거점확산형 주거환경개선사업에서 능동적 주민참여를 좀 더 효율적으로 이끌어 내고자 사업정보제공서비스, 주민의사반영 서비스, 쌍방향적 의견교환서비스, GIS 서비스를 제공하는 커뮤니티 재생을 위한 앱 기반 PPGIS 모델을 제안하였다. 최근 스마트폰의 보급률이 급증함에 따라 스마트폰의 활용은 주민들의 관심과 참여 비율의 변화를 크게 가져올 수 있을 것으로 기대되며, 커뮤니티 재생을 위한 스마트폰의 앱 기반 PPGIS 모델은 정책결정자, 전문가 그리고 주민이 서로의 생각을 교환하고 이해하는데 또 다른 유용한 의사소통 도구가 되어 주민의 참여도를 높여 줄 것이라 기대된다 특히, 스마트폰을 많이 사용하고 있는 젊은층의 흥미를 유발하여 참여도가 낮은 젊은층의 참여도를 높이는데 기여할 것이라 여겨진다,
