  • 현재 GIS의 수치화된 지형정보(DEM, TIN)를 기반으로 하는 가시권분석 방법은 현재 택지개발, 산불예방, 도시계획, 경관계획 등의 여러 분야에서 광범위하고 보편적으로 사용되고 있는바, 본 연구에서는 명승지 내부의 경로를 따라 예비조망점을 설정하고 GIS가시권 분석 후 현장검토를 함으로써 GIS가시권분석을 이용한 조망점 선정의 유용성 여부를 분석하였다. 분석결과 명승지내의 옛길에 대한 가시권분석결과와 현지검토 결과가 대부분 일치하는 것으로 나타나 명승지내의 경관자원발굴과 현상변경을 제한하는 타당성 있는 근거를 제시할 수 있을 것으로 예상된다.

A Study on Museum's Rest Area in Korea and Japan (한·일 뮤지엄 휴식공간에 관한 연구)

  • This study covers museum rest areas among the methods that reduce museum fatigue. The subjects of the study were Seoul branch of the representative National Museum of Contemporary Art and National Museum of Korea. These museums were compared and analyzed with The National Art Center of Tokyo and Tokyo National Museum. The first research step was the analysis of museums' floor plan, and the second step was the tracing survey of visitors' movement. The result of this study was as follows. The National Art Center of Tokyo and Tokyo National Museum had the rest space within the visitors' route along with good viewing areas. National Museum of Korea had poor viewing area even though there was the rest space withing the visitors' route. Lastly, Seoul branch of National Museum of Contemporary Art had the rest space out of visitors' route along with poor viewing areas. This study is meaningful in that it provided guidelines for museum space plan with visitors' route considered, so that their museum fatigue can be relieved along with the guideline that can be applied to space elements of rest space.

An Analysis of Factors Influencing the Landscape of Gyeong Po Lake and the Establishment of Criteria for Height Control (경포호 주변의 경관영향요인 분석과 고도기준설정)

  • Gyeong Po in Gangneung is highly recognized as a scenic area that is home to twelve traditional pavilions which are still in existence today. Since the modification of the Natural Park Act in 2007, there has been serious concern about the regulation of the heights of buildings surrounding Gyeong Po. In light of this, the present study aims to provide some guidelines for the regulation of building height in the modified Natural Park Act on the basis of investigations of landscape characteristics of Gyeong Po and the psychological influences of changing building heights. The analysis of the view from the pavilions located around Gyeong Po Lake indicated that the strategic landscape control points were Gyeong Po Dae and Bang Hae pavilions in terms of landscape management. These two landscape control points were considered as points from which people could view the greatest part of the landscape surrounding Gyeong Po Lake. The results of a preference analysis revealed that the views from Gyeong Po Dae to Juk Do were of relatively higher preference than the view from Bang Hae pavilion. This finding emphasized the importance of landscape management in Juk Do and its surroundings. A factor analysis resulted in three factors including attractiveness, tranquility, and orderliness. A comparison of the magnitude of influence of these three factors showed that the order of influence to preference was: attractiveness>tranquility>orderliness. These results highlight the need to introduce landmarks or unique buildings into the areas because the panoramic views of Gyeong Po Lake are relatively flat as lake views go. There should also be a variety of skylines harmonizing with the natural landscapes and landscape management for building groups, rather than individual building control, to enhance tranquility. Analysis of the psychological effects of building height suggests that, regardless of view points, preference was split at a 30 meter building height. This was indicative that viewer preference would drop when building heights are controlled to allow heights over 30 meters. The present study was not able to take varying view points and story heights into account. A more detailed study considering building types, the arrangement of buildings and the number of building stories is needed for effective landscape management in the Gyeong Po Dae area.

The Qualitative-value Analysis of Apartment View (아파트에서 보이는 조망 경관의 질적 가치 분석)

  • The purpose of this study is to make realistic analysis of qualitative value for apartment view. This study is conducted in two ways. First, 6 apartment complexes in Daegu metropolitan city are selected as research subject. And then the following 4 activities are made in order: picture-data establishment, declared-price research, market-price research, and survey. Second, realistic analysis of qualitative value included in apartment price is made based on the above data. And then the value is compared with apartment's declared price which is a current tax index. The result shows that the view value included in apartment price is realistically different depending on many variables such as story/side, plot planning of apartment complex, view element, unlike the declared price mainly focused on story.

  • View targets have been studied extensively in terms of an aesthetic value and a monetary asset. But there was actually deficient in the research about a variety of view targets. Therefore, the purpose of this paper was to classify systematically into diverse view targets in an apartment unit by the use of both the literature methods and the questionnaire-interview survey. In result, the view targets in an apartment unit were categorized by two large groups which are a natural-type and an artificial-type view. The former was subdivided into a pure natural-type and a man-made natural-type view, while the latter was subdivided into a building-type, a street-furniture-type, a road-type, a open-space-type, and a tower-type view. Consequently, this study might be applied to the understanding of the quality of residential environment as a basis.

  • This study was conducted to determine the realistic value for the apartment view which has been vaguely known until now. Six apartment complexes in Dae-gu metropolitan city were selected to obtain the basic data for the study. The view value included in apartment price was analyzed using few elements such as picture-data establishment, declared- and market-price and questionnaire date from residents. The result of this study appeared that the qualitative-value of the apartment view was realistically varied with several factors such as story/side, plot planning of apartment complex and view element. The result obtained from the study will be widely used to declared-price and new apartment price.

A Hedonic Valuation of Urban Green Space in Seoul, Korea (공원일몰제 시행과 도시녹지 서비스에 대한 서울시민들의 선호측정: 아파트 실거래 기반 헤도닉가격접근법을 적용하여)

  • This study is to apply Hedonic Price Method in analyzing residents' preferences for three types of urban green space (UGS, rivers, urban parks, and forests) near the apartment complexes in Seoul. Based on hedonic price function estimation results, residents in Seoul preferred for the urban amenity that was provided by the view and accessibility (in terms of both within 10 minutes and distance) of rivers and urban parks near the apartment complexes, but not forests. The annual benefits calculated using the shadow prices are about 550~600 thousand won for the urban park views and about 800 thousand won for the accessibility, which is 2-3 times higher than river views and accessibility. On the other hand, forest views and accessibility did not have significant effects on apartment prices, except the view of Bukhan mountain for the residents of Gangbuk area. Based on the empirical results, Seoul residents' preferences for urban parks would have important implications for the urban park sunset program that will be initiated from July 2020.

The Method of Selecting Landscape Control Points for Landscape Impact Review of Development Projects (개발사업의 경관영향 검토를 위한 주요 조망점 선정 방법에 관한 연구)

  • The Natural Landscape Rating System was introduced in the amendment of the NATURAL ENVIRONMENT CONSERVATION ACT in 2006. For landscape preservation, the system aims to consider the effects of development projects or plans implemented in a natural landscape on skylines, scenic resources, and view corridors. Currently, a lack of consistency in standards for determining Landscape Control Points (LCP) to assess landscape impact lowers the accuracy and reliability of the assessment results. As the perception of and the impact on a landscape varies, depending on the location of the LCP, it is necessary to establish a reasonable set of criteria to select viewpoints and avoid unreliability in the assessment due to unclear criteria. The intent of this study is to propose an objective and reasonable set of criteria for LCP selection to effectively measure the impact on the landscape from development projects that anticipate a change in the landscape and, ultimately, to suggest basic analysis methods to assess the landscape impact of development projects and to monitor the landscape in the future. Among the development projects affecting natural landscapes, as reported in the statement of the environmental impact assessment, cases of construction of a single building or other small-scale development projects were studied. Four spot development projects were analyzed in depth for their landscape impacts, in order to make recommendations for the LCP selection procedure, which aims to widen the scope of selection according to the direction of viewpoints from the target site. The existing results of analysis based on LCP have limitations because they failed to cover the viewshed of the target buildings when there are topographical changes in the surroundings. As a solution to this problem, a new viewshed analysis method has been proposed, with a focus on the development site and target buildings, rather than viewpoints, as used in past analysis.

  • 본 연구는 명승경관자원 발굴에 있어 명승주변에서 조망되는 경관의 현황을 객관적으로 검토할 수 있게 함으로써, 전국 지자체를 비롯한 문화재 담당 실무자들이 명경경관자원의 발굴 및 관리를 용이하게 하고자 하였다. 수치지형정보를 이용하여 3D시뮬레이션을 실시함으로써 조망경관의 형태를 분석하였으며, 시뮬레이션형태에서 가시권분석을 실시함으로써 가시영역에 대한 경관형태를 직접적으로 확인 할 수 있었다. 이러한 분석은 명승의 경관자원 발굴에 있어 객관적인 근거를 제시할 수 있을 것으로 예상된다.

An Observation on Environmental Modification Behavior: Implications for University Apartments' Design (환경조절 행태에 대한 관찰연구: 대학 아파트 설계를 위한 시사점)

  • 본 연구는 미국 소재 T 대학교의 학생아파트를 대상으로 하여 창밖으로 보이는 외부 환경의 차이와 거주자의 환경조절 행태 사이의 관계를 분석하는 관찰연구로 진행되었다. 거주자와 거주환경간에 발생하는 부조화는 환경 스트레스의 한 원인이 된다. 이러한 환경 스트레스에 대한 대응 전략으로 거주자는 그들의 환경을 조정하곤 한다. 본 연구는 실내에서 식물을 키우거나 거주자의 취향에 따라 커튼을 교체하는 등의 환경조절 행태를 분석의 대상으로 한다. 창문과 현관 영역에서 발생하는 환경조절 행태의 정도를 비교 관찰하기 위해 군집형과 일자형으로 되어 있는 두 개의 배치 유형을 연구의 대상으로 선정하였다. 군집형 유형(cluster type: type A)은 상대적으로 도로에 가깝고 거실 창문의 조망이 다른 건물에 가로막혀 있으며, 일자형 유형(parallel type: type B)은 가로막고 있는 건물이 없어 자연경관을 거실 창문을 통해 조망할 수 있는 배치상의 두드러진 차이점이 있다. 관찰연구를 통해 군집형 유형에서 일자형 유형보다 더 높은 빈도로 식물 화분과 개별 커튼 등을 이용한 개인적 환경조절이 이루어진 흔적이 발견되었다. 이러한 결과는 창문을 통해 보이는 외부 경관의 특성이 거주자의 환경조절 행태에 미치는 영향의 정도를 암시하고 있다. 결론적으로 관찰연구에서 나타난 거주자의 환경조정 행태를 반영하여 디자인 고려사항을 제안하였다.
