The Role of Key Housing Accessibility in the Relationship Between Mobility Disability and Residential Satisfaction of Seniors - A Case Study of the United States - (주요 접근가능한 주택디자인이 노년층의 이동장애와 주거만족도의 관계에 미치는 영향 - 미국 사례 연구 -)

  • This study investigated whether housing accessibility plays a significant role in explaining the relation between mobility disability and residential satisfaction of seniors. Also, it identified people who are at greatest risk of mobility disability and living in homes without housing accessibility. We analyzed the 2011 American Housing Survey data with a sample of 20,089 households aged 55 and over living in single-family homes. Results show that although residential satisfaction decreased as mobility became more disabled, the key housing accessibility features were significant buffers against the negative impact of mobility disability on residential satisfaction. Seniors who were Black, low-income, housing-costs burden and renters in older housing in an urban area were more likely to have mobility limitations but fewer housing accessibility features. The moderating effect of housing accessibility on residential satisfaction was much greater for seniors with greater mobility disability. For vulnerable seniors living in an old single-family home, housing policymakers or local communities should consider home modification programs and services after evaluating housing accessibility.

  • 주택문화관은 소비자와의 접점으로 주택상품을 전시하고 판매하는 실질적인 공간이다. 따라서 주택문화관은 다양한 디자인을 통한 경험을 제공하고, 소비로 이어질 수 있는 마케팅 요소로써의 공간이 되어야 한다. 특히 행동체험은 신체적 경험을 유도함으로써 기억과 추억을 남기는 핵심적 공간마케팅 전략이다. 본 연구에서는 현실적 체험요소와 호기심 자극 체험요소를 제안하여 소비자들에게 은유적이고 장기적인 인식을 지원하며, 이것이 공간 마케팅 관점에서 반복적이고 지속적으로 접근 가능한 소비환경이 되는 전략을 제시한다.

A Study on the Market Segmentation of Accessible Housing for the Elderly Using Conjoint Analysis (컨조인트 분석을 이용한 노약자를 위한 접근가능한 주택의 시장 세분화 연구)

  • Due to the mass production of housing in Korea, homogeneous current housing may fail to represent residents' preferences, especially for the elderly. The purpose of this study is to identify the preferred properties of consumers for accessible housing and to examine whether cluster analysis can identify groups of residents with similar accessible housing preferences. Using a conjoint method, prospective users can jointly consider all accessible attributes, with cost attributes suggested by this study. Four categories (accessibility, safety, convenience, cost), 7 attributes (clear width, level difference, installation of grab bars, installation of elevators: only for single house type, non slippery floor materials, safety alarms, service control devices, cost) and 2 levels for each attribute were chosen. A total of 374 questionnaires were collected through a questionnaire survey method. This study employed ratings-based Conjoint analysis and the respondents ranked each card, which consisted of a set of accessible housing attributes. The data were analyzed using SPSS 16.0. The findings of this study have identified 3-4 clusters for each housing sub market. Each cluster has a different combination of socio-demographic characteristics and residential characteristics, and showed the relative importance or preference values for each accessible attribute of the segmentation. For the single housing, one group of people strongly preferred installation of elevator. The results suggested that better customization of housing could be more appealing to the different clusters of residents, providing accessible housing with cost limitations.

  • In 21 century, it is difficult to define the limit of home automation, Recently, based on the advanced digital communication technology and necessity, The scope of the home automation has widened to home energy management, integrated reading of home and home health care etc. beyond the existing home automation. However, those methodologies reduce the efficiency and economy, and make it harder to realize a compact home automation because those methodologies are proposed independently without a unified standard. Therefore, this paper investigates and analyzes these methodologies, and then proposes an advanced home automation system that enables a compact design and improves the efficiency and economics of the home automation system based on the analyzed result.

A Study on the Effect of Accessible Design Features of Housing and Public Facilities on the Quality of Life of People with Disabilities (주택과 공공시설에서의 접근가능한 디자인 요소가 장애인의 삶의 질에 미치는 영향에 관한 연구)

  • There is a growing awareness that physical barriers affect the level of independence of people with disabilities. Many researchers insist that barrier free design could influence independence living and quality of life of the disabled. The purpose of this study is to find out the effects of accessible design features of house and public facilities on quality of life of disabled people. A total of 189 questionnaires from the disabled who visited public welfare facilities was analyzed. In order to find out what variables among accessible features in housing and public spaces impact quality of life, multiple regression analysis was carried using SPSS 14. The results showed that accessible designs significantly influence quality of life of the disable. The main reason in which the disabled have difficulties when they move outside is a lack of accessible amenities and facilities. Particularly in house design, accessible main entrance route and accessible main entrance door, and removal of floor level significantly affects quality of life of the disabled. For public spaces, accessible main entrance and installation of ramp or removal of floor levels of main entrance and corridor increase quality of life people with disabilities. This paper suggested that the improvement in housing and public space, in which regulation or bylaws do not specify, should be made to increase accessibility for life quality of the disabled.

  • The purpose of this paper is to appraise Bogeumzari Housing Program(BHP) which is providing public housing of different types for the target brackets on a matching system basis. Especially, on government's announcing BHP plan with the designation of several Bogeumzari districts in Seoul Metropolitan area, they raised a question about target groups' receiving the benefits of BHP plan and this paper focuses on the question. We tried to analyze two topics. First one is about the exorbitant windfall profits to the future potential residents derived from low price or rental cost of Bogeumzari Housing in comparison with neighborhood's market price. Second one is the low possibility of low-moderate income household's access to absolutely high price Bogeumzari Housing that is because the market price is so high in some area. BHP includes not only long-term public rental hosing(Permeant rental housing, National rental housing) for low income households but also other types of public rental housing(10-year rental housing, shared-ownership rental housing) for moderate income households. So, in this study we tried to find out the affordability of each bracket in three public housing types, which are public sales housing(condominium), 10-year rental housing and shared-ownership rental housing. Through analyzing the housing affordability by types, regions, size, we tried to seek the answer to the controversy and propose policy implications related to the future public housing programs.

Gender Roles, Accessibility, and Gendered Spatiality (성역할, 접근성, 그리고 젠더화된 공간성)

  • This study attempts to elucidate manifold dimensions of gendered accessibility experiences. How gender roles(household responsibilities) differentiate accessibility experiences between women and men is explored through the comparison of married dual-earner couples' parental status, using the US Portland activity-travel diary dataset with GIS-based geocomputation results of(time-geography based) space-time accessibility. First, this study shows how gender division of labor within the household still permeates current society, despite the widespread belief of the social change toward a gender-egalitarian society. Then, the study pays special attention to the way gender roles structure individual accessibility experiences of women and men differently, and, in turn, the way such accessibility experiences take a form of gendered spatiality. Gendered spatiality is examined through the analysis of accessibility space as well as activity space in order to ascertain women's home-attached and spatially entrapped characteristics. More household responsibilities throughout a day and, even more, the time constraint of picking up children at the daycare centers after work lead women's possible activity space to be more home-centered. The analysis of the spatio-temporal context of accessibility space makes gendered spatiality visible. However, the findings suggest that behavioral outcomes should be understood with an explicit awareness of constraints individuals face. It is because the revealed activity spaces can be not only an outcome of constraint but also an outcome of choice. Behavioral outcomes should not be treated as a straightforward expression of the level of constraints. It is problematic to expect that behavioral outcomes directly mirror the level of constraints. It is also problematic to suppose that the level of constraints can be straightforwardly elicited from revealed behavioral outcomes.

The Evaluation of the Purchase Social Housing on the Characteristics of Location and Housing in Busan (부산지역 매입임대주택의 입지 및 주택 내·외부 특성에 따른 주거평가 분석)

  • This study aims to analysis of determinants of the residents satisfaction of purchased rental housing and currently being implemented policy of supporting low-income families are empirically evaluated through the residential evaluation of purchased rental housing residents. Purchased rental housing users are possible to live in currently residing community consistently, have advantages for fewer problems of the phenomenon of social isolation, exclusion and preventing slumism of low-income families, are expected to increase in the future. First of all, the characteristics of residential environment, housing expenses and a head of household were examined for the residential environment evaluation of the residents of purchased rental housing, on the basis of this, the characteristics of internal and external house and residential location are examined each for the determinants of the residential environment satisfaction of purchased rental housing. The variables that affect residential satisfaction according to residential location are public facilities, educational facilities and welfare facilities respectively. In particular, the higher the satisfaction of access to welfare facilities, the higher the satisfaction of residential location of purchased rental housing was analyzed. The variables affecting the residential satisfaction according to the internal and external characteristics of house are significant in window status, cracking, heating facilities, housing scale and management.

U. S. Fair Housing Amendments Act (FHAA) and Home Accessibility - Comparison of before and after the FHAA - (U.S. Fair Housing Amendments Act와 접근 가능한 공동주택 디자인 - 법 시행 전·후 비교 -)

  • This study examined whether the Fair Housing Amendments Act of 1988 (FHAA) in the US provides more home accessibility features and reduces the home accessibility problems of senior residents with physical disability. The 2011 American Housing Survey data with a sample of 2,326 senior residents age 55 and over with physical disability and living in multifamily housing built between 1970 and 2011 were analyzed. We compared senior residents living in multifamily before (1970-1990) and after (1991-2011) the FHAA. The results show that senior residents living in multifamily housing before the FHAA were at a greater disadvantage because they were more likely to live in older buildings located in urban areas, yet paid lower rent and received government subsidies. This study confirmed that the FHAA enabled residents of multifamily housing to have more home accessibility features. However, there was no significant difference in perceived home accessibility problems between the two groups, indicating that senior residents in multifamily housing have experienced home accessibility problems both before and after the FHAA. This study has important implications for housing policy makers to consider home accessibility features for multifamily housing buildings before the FHAA, and to revisit if the FHAA sufficiently compensates physical disability of senior resident living in multifamily housing after the FHAA.

Development of Selection Model of Interchange Influence Area in Seoul Belt Expressway Using Chi-square Automatic Interaction Detection (CHAID) (CHAID분석을 이용한 나들목 주변 지가의 공간분포 영향모형 개발 - 서울외곽순환고속도로를 중심으로 -)

  • This study develops model for analysis of relationship between major node (Interchange in expressway) and land price formation of apartments along with Seoul Belt Expressway by using CHAID analysis. The results show that first, regions(outer side: Gyeongido, inner side: Seoul) on the line of Seoul Belt Expressway are different and a graph generally show llinear relationships between land price and traffic node but it does not; second, CHAID analysis shows two different spatial distribution at the point of 2.6km in the outer side, but three different spatial distribution at the point of 1.4km and 3.8km in the inner side. In other words, traffic access does not necessarily guarantee high housing price since the graphs shows land price related to composite spatial distribution. This implies that residential environments (highway noise and regional discontinuity) and traffic accessibility cause mutual interaction to generate this phenomenon. Therefore, the highway IC landprice model will be beneficial for calculation of land price in New Town which constantly is being built along the highway.
